The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase property in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $153,000 and a condominium an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.
After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year and incurs a 7.25 % tax on that rental income. The reality is, it’s best to do what works for you and your home. All of these things can help you save either time or money or both. But if it’s not something you believe in or can afford then it’s not going to work in the long term. Pick and choose tips that you can make-work in your home and that are easy for you to integrate. It doesn’t take much – a number of small things can build up to mean big savings.
Paper products are one of the biggest wasters. Many clean freaks out there are gasping at reusing a cloth towel or sponge as opposed to paper towel, but sometimes you just don’t need to waste a bunch of paper for a little spill.
Cut Back:
We are arguably the most wasteful generation in history, so shouldn’t one of the things we do to try and save us money is to

Try cutting back on the amount of lights you use at night by dimming them or using your reading lamp. This will not only cut back on energy but the softer lighting will help prepare your body for sleep and allow you to have a better rest. Shocking as it may sound - turn OFF the AC and get outdoors when you can. We live in a tropical paradise! Get outside, enjoy the fresh air and when the humidity is too much jump in the
ocean or visit a friend’s pool. It’s not hard to cut back on a few small things, try it…you won’t even miss them AND you’ll be contributing towards savings in your home.
Go Green:
As Bermuda gets more and more involved in alternative energy and sustainable solutions, it’s hard to ignore the easy things we can do to have a greener home. Being such a small island, it’s necessary to ensure that we are doing everything we can to keep Bermuda beautiful. We are as much affected by the environment as the rest of the world despite our remoteness. We need to ensure we are doing everything we can to not only keep our island clean and green but also the world as a whole. The biggest solution that is hitting Bermuda is an obvious one: solar power. This not only gives us energy from our warm and sunny climate, but also can provide back up power during stormy and hurricane weather. Simpler green solutions are buying greener products. Be it cleaning solutions or reuseable bags and bottles, learning to love the cold (nearly 90% of the energy associated with doing the wash comes from having it hot) and finally trying out that green thumb and growing your own garden. With so many options, it’s easy to find some ways to pitch in.
Get Organized:
We can’t say enough about getting organized. De-clutter your bathroom, arrange your closet, and coordinate your kitchen to its peek performance capabilities. Creating spaces that are organized allows you to save time instead of searching for where something is and keeps your home clean and tidy. Think about what spaces need more storage and think of strategies that will allow you to store more. A lot of times this involves thinking outside the box. Use a hanging shoe rack to store cleaning products in the pantry, ice cube trays or corkboards to display jewelry, toilet paper rolls to organize and control electrical cords. There are so many different things you can do to get your home in top condition to save you the most time and money. Visit Pintrest, Istagram and other social media platforms for ideas and inspiration for how to organize any room in your home. You won’t regret it.
Upgrade: In todays world
there is so much technology that can help you in the home. Incorporating a couple of them can help immensely in organizing and saving you money. The largest portion of a home’s energy costs come from heating and cooling costs. Programmable thermostats allow you to set and time temperatures for your home remotely from your smartphone, tablet, or online. With zone-based thermostats, your house can be divided into zones so that unoccupied rooms and areas are not being cooled or heated unnecessarily. Motion sensors in the room can start up and stop your heating and cooling system to decrease the amount of wasted energy. You don’t have to invest in large solar panel technology to start harvesting energy from the sun. Start with some well-designed solar lights for patios, porches, and other outdoor lighting needs. Smart Homes extend to the garden, too. Installing a smart irrigation system will save you time and money, giving you scope to enjoy the fruits of your labor. Power management is about understanding peak times and optimal times for appliance usage, and changing parts of your behavior accordingly. There a number of real-time energy monitoring tools that provide feedback on your usage vs. the cost of energy at the time of use, allowing you to make adjustments as you go.
In Conclusion:
There is no one way that’s perfect for everyone. Do what works for you and your home to create spaces that give you more time and save you more money in the long run. They may seem small but they can offer you big rewards in the long run if you let them.

Solar + Storage: Demand Better Expert Advice from AES Solar
The use of the word ‘smart’ has evolved; it was commonly used to describe a person of quick intelligence or ready mental capability. Today, it is more likely to be used to describe how clever a particular technology is. In that respect, it is certainly an apt description of a new solar energy system that Tim Madeiros of Alternative Energy Systems (Bermuda) Ltd. (“AES Solar”) has brought to Bermuda, which will allow people to go totally off-grid and be power self-sufficient.

The planning process is becoming more streamlined and Belco has been very user friendly,” said Mr. Madeiros, which, together with the enactment in the near future of the new Bermuda Energy Act will open up the electricity grid. This means it will be easier for home-owners, businesses and independent companies to install solar and feed it back into the grid at a pre-determined buy-back rate.
The owner/founder of AES Solar, Mr. Madeiros, was approached by German firm, Sonnen, to be its representative on the Island and establish a Sonnen Center. Already the market leader in Europe, the firm is expanding into the US and its technology and product offering is, according to industry analysts greentechmedia and pv-magazine, much more advanced than that of Tesla.
To ensure the greatest return on investment it’s important to ensure that your solar panels are generating the most power that they can. “There is only one company that manufactures a 22% efficient panel – SunPower”. SunPower panels hold the word record for power production, and given Bermuda’s small size, efficient power production is critical, whether it be on a roof or on the ground. Batteries are a key component of a self-sufficient off grid solar system. Based on the Sonnen battery specs, Mr. Madeiros believes the Sonnen batteries are significantly more efficient and better at storing power than those manufactured by Tesla. According to the analysts, “the Tesla Powerwall was designed for weekly cycling, giving it a lifetime of around 500 cycles at 80% DoD”, whereas “the SonnenBatterie can charge and discharge at least 10,000 times at 100% DOD.” But as Mr. Madeiros points out, “the Sonnen product is also an energy management system. It will manage the energy load and will even check the weather forecast to determine if the weather is going to be sunny. Tesla does not come with any management system, inverters, or charge controllers.” The Sonnen system will monitor the entire load distribution and manage the loads according to the energy stored in its batteries and the solar production. If production is low, the Sonnen Energy Management system will direct energy to the critical loads only unless programmed to either pull in excess from the grid or initiate an external generator supply. The SonnenBatterie “manages the loads in a person’s home. It can turn up the air conditioning or turn off the water heater and concentrate on critical loads if needed. With Sonnen, it is possible to take a home 100 percent off the grid and be totally self-sufficient in terms of power” noted Mr. Madeiros. Hence the word ‘smart’. As such, Bermuda’s Solar Future Looks Bright. Mr. Madeiros advised that he is also seeing a big uptick in business as more and more institutions are turning to solar energy as a way of reducing their costs in the long-term. He noted that the 500kW SunPower Solar system that AES Solar installed on the roof at Gorham’s is about to come on-line, and Saltus Grammar School is also in the process of installing a SunPower solar system. This follows other commercial solar installations completed by AES Solar at Somersfield Academy, Goslings, Lindo’s, The Bermuda Aquarium Museum and Zoo and Bermuda Veterinary Services. “I would say that the pace of the solar energy industry is picking

So say goodbye to all that stickiness this year and say hello to cool comfort and a healthy humidity level. High humidity promotes mould and dust mite population growth, both of which are indoor allergens that can set off allergic sensitivity and trigger rhinitis and asthma. These allergens depend on warm temperatures and high humidity to live and grow so, to lower the mould and dust mite growth, keep the humidity inside your home at 50 percent or lower. By keeping humidity levels within comfort range, you’ll not only keep allergies under better control, but you’ll keep your body safe as well. And while you’re getting ready for summer, take time this month to check your air-conditioning system, so you’re well prepared for switching on as soon as the heat starts to climb. As part of your own regular maintenance, be sure to take the following steps yourself:
1. Check outdoor units for visible damage or blockages that might
prevent air from flowing. Replace damaged cords and power cables,
as they can overheat and cause a fire.
2. Clean outdoor units with a garden
hose to remove any salt, debris or blockages for continuous airflow during operation. Clean or replace indoor unit filters and, if the unit smells musty, lightly spray a specialised product, on the metal coils.
3. When switching on for the first time, your system should sound
the same as it did last year. Any continuous unusual rattling or grinding sounds may signal a potential problem. As for the pollen and mould issues, a Steril-Aire germicidal UVC emitter installed in your air-conditioning system will improve the indoor air quality of your home. A study with a Dutch window producer and a maintenance company shows that Accoya is initially more expensive but has a lower total cost than PVC, aluminum, pine and hardwood windows over the life of the home.
BS&R has been able to utilize Accoya wood in a number of client projects. For instance decking projects have been built using Accoya for the sub-frame. Using Accoya for the framing means that it would outlast the ipe wood used on the deck versus using wolmanized/pressure treated pine framing. BS&R have also have been able to use Accoya wood in a number of windows and shutters. Their Building Number 9 project, for Team Oracle USA, in Dockyard replaced over 100 windows with Accoya materials and has produced more projects for BS&R.
