Welcome to our 2018 Contractors Awards! By Jacqueline Ward, Island Property News
It’s that time of year again, where we praise our award winners and talk all things contractors. They are the ones we turn to for help when improving our homes. However picking the right contractor can make the difference between a job done right and an utter nightmare. That’s why this month is all about who stood out in 2018, where to find them and what ask when working with them. Throughout the year we are constantly running into people who work on some sort of aspect of the home. From security companies to general contractors to tech gurus to surveyors we are lucky enough to hear about them, see their awesome work and learn more about their trade. At its core, that is what our Contractor Issue and our annual Contractors Awards awards are all about. Not only does it praise contractors for a job well done but also it’s the opportunity for contractors big and small to talk about their trade and share their business with the island. As a small business we know how hard is it to get your name out there and in Bermuda reputation means a lot.
Word of Mouth:
It can be difficult to hire contractors and know what you’re getting. Word of mouth is so important, especially on such a small island. Many of our contractors are small businesses and run solely on client referrals and recommendations.

We wanted to create a yearly “go to” list of trusted contractors for homeowners. For most homeowners, the hardest part of any home project isn’t the work itself; it’s finding a competent and reliable contractor to do the job. Our Contractor Awards acts as a handy list to refer to when you need a project done.Not just of larger mainstream companies but also smaller vendors and specialty contractors. In the end we are proud of how popular our Contractor Awards have become and are happy to give winners some time in the limelight. once they have built the house there is nothing more to do. How wrong could he be!
What we love about these awards is that they are compiled and voted on by Realtors that use vendors that are outside of the mainstream, to some extent. Realtors that need small tasks taken care of, the faucet changed or cedar lining of closets, are carried out by companies that in other jurisdictions would be best described as a ‘mom and pop’ operation.
Construction in Bermuda is the next 3-5 years will hinge on the global fortunes of the largest economies, and shifts in confidence of those economies will affect whether or not new construction or renovations are a boom or a bust here locally, as foreign investors with the cash to spend on homes and the trickle-down effect that they have will denote how well local contractors will fare.
These smaller companies sometimes are made up of no more than four or five employees, however in no way shape or form does the moniker of ‘mom and pop’ take away from the professionalism that these companies and employees project to the community and the pride that they have in taking care of the customer.

In communities like Bermuda, word of mouth is sometimes more valuable to customers than flashy ads, leading some small contractors to barely advertise – heck, sometimes you can’t even track them down to get them to even give you a quote, let alone carry out a job for you! That’s because these folks are so good at what they do that they have a loyal following, and take care of those that take care of them – namely real estate agents and their colleagues who have clients that just want the job done right the first time. Properties will always require some form of maintenance, from tank cleaning to window changing, and this is where long term relationships occur – one well known general contractor has a saying that in his trade, they work themselves out of a job, as
These standards will be for naught if we don’t educate and train the younger generations in the skills that it takes to carry out basic trades such as carpentry, masonry, electrical and plumbing. Passing on knowledge in an increasingly technological world only goes so far as the basics, as advances in chemicals used in paints and coatings, non-traditional building materials and even tools and fasteners call for increased training that can only come from technical education and continuing education. Advances in technology are only useful if they are harnessed and applied, using these skills make our traditional Bermuda homes and gardens bright, colorful, and built to last for generations. Take note of the skilled tradesmen – they will always be in demand!!! But before you get too excited about knocking down walls you might want to consider resale value. Flashy renovations don’t always yield the best returns, so you’ll need to take care when picking projects.
Remodels to Avoid Luxury Rooms
A wine cellar, sauna, or even a movie theater won’t often recoup the high building costs as they are very ‘taste specific’. Luxury add-on rooms are hard to pitch to buyers unless you’re living in an upscale area with large square footage. Most ‘average buyers’ would rather have an extra bedroom, a bigger kitchen or a home office. Furthermore, rooms that depend heavily on wired electronics, like home theaters, are hard to keep current because TVs and speakers are constantly advancing.
Swimming Pool
The cost of building a pool is seldom fully recovered once the home is sold. It’s widely accepted throughout the industry that a homeowner will not gain additional money by adding a swimming pool. Some homebuyers don’t want to deal with the maintenance cost of a pool which can be costly in electricity, cleaning and chemicals. There are also added insurance premiums, and—if young children are involved, safety issues.
Changes way above the neighborhood houses
Location is everything and it is always better to be on the lower value end of homes in your neighborhood, as most home buyers will see improvements that could be done that will enhance the home’s value. However, if you do $200,000 worth of renovations in a neighborhood, where the average house is selling for $600k, unfortunately it won’t necessarily make your home automatically worth $800,000. Likewise, knocking down the walls of extra bedrooms for an open layout might not be appealing in a familyoriented neighborhood.

Improved landscaping
An overall landscape upgrade should provide 100% return or more on investment.
Kitchen remodel
Said to be the heart of the home, the kitchen deserves some extra attention if you’re hoping to sell. That doesn’t necessarily mean making a complete overhaul, but could include refacing cabinets or updating finishes. Keep colors neutral and current, replace hardware with something modern.
Bathroom improvements
The bathroom is another prime place for renovations. You may choose to replace the vanity, faucets, lighting and toilet. This can be an inexpensive way to dramatically improve the look and feel of the room. Completely renovating, or adding a bathroom doesn’t always have the best return. However, it may be essential to making a sale. If adding a bathroom is out of your budget, get planning permission in principle to add one on. This makes it easier for the buyers to imagine what it will look like, where it might go, and how much it might cost.
New windows
Replacing old windows can brighten a room. Concentrate on kitchen and living areas where you are likely to need the most light. Be careful as placement of old windows can sometimes be improved upon. i.e. one large double window, instead of two single ones which dictate where furniture is placed.
More square footage
Refinishing a basement or providing a pull down ladder for the attic, can dramatically boost the value of a house. Everybody loves storage, to spend a few thousand dollars finishing an additional space, really makes sense.
Interior paint
It’s hard to calculate the return on investment for a coat of paint, but buyers like clean lines and airy spaces. If there is any way you can bring light in, it’s going to affect your price. For those on a tight budget, fresh paint can go a long way to brightening a room.
Keep it light and neutral
Even if you’re not considering selling your home just yet, keep potential selling benefits in mind. Intrepid homeowners know that the best remodels will increase both quality of life and listing price, so take care to invest in projects that not only your family will enjoy, but will provide good returns or profits in the future.
