Don’t be complacent to the minor annoyances in your home: By Jacqueline Ward, Island Property News Home improvement doesn’t have to start and end with big renovations. Yes, large renovations usually add to the overall value of your home, but there is something to be said for paying attention to the little things. We all have an extraordinary ability to ignore and then become accustomed to minor annoyances (this is how we’re able to endure most cubicle jobs). Why stay inconvenienced? These annoyances can be easily fixed when we take the time to look at them. Micro-renovation is becoming a popular way to fix the home and add value to not only the overall cost of the home but also your lifestyle living in it. The key is to approach finished rooms with some objectivity and find small ways to make them better.

Get Creative with your Stairs:

Utilize spaces that aren’t working for you. Staircases can mean a lot of dead or awkward spaces in your home. Many people are using their staircases as storage, or a way to display their book collections; incorporating shelving units under the stairs or hinged openings for storage. More creative people are even building reading nooks, pet areas or a wine cellar under their stairs to utilize them more.

Kitchen islands are useful but they can definitely be doing more for you than housing the hot mess of Tupperware you’ve acquired. The key is to make each room in your house feel larger. Replace heavy closed draperies with vertical blinds or shutters to let light in — a sunny room feels larger and more open. The more clutter, furniture and plain old stuff you have in a room, the more cramped it will feel. Add an attractive shelving unit to an underused space and store your clutter out of sight.

Freshly painted rooms look clean and updated­—and that spells value. You won’t believe how much better you’ll feel in a freshly painted room after putting up with that peeling beige paint for years. Color has the power to affect moods and productivity, so painting a room with the right color can help you in many ways. If the actual task of painting is too bothersome to contemplate, consider hiring a pro or invite friends over for a paint party to get it done quickly.

A “bright” way to increase the value of your home is to lighten up. Adequate lighting in a home makes a big difference. Not only does a bright, well-lit room feel more cheerful but it also makes spaces feel larger and cleaner. 5. Use a tennis ball to help you sand. Wrap a piece of sandpaper around the ball. It’s easier on your hands and helps with sanding curved surfaces; Many people see the beauty and quality in our work and quite often we’re asked for tips or tricks when it comes to creating and maintaining these pieces. So here are our top 8 tips to carpentry mastery: 1. Measure twice cut once. Always double check your measurements to ensure your piece will come out how you want without wasting materials; 2. Avoid placing your furniture in direct sunlight, as sunlight causes fading; 3. For stuck or stripped screws, stretch a rubber band across the head before using your screwdriver to remove it; 4. Do your research when it comes to cleaning your piece. Depending on what type of wood or finish was used, cleaning methods can vary; using polishes, waxes, or other cleaning products. Make sure to ask when purchasing the piece or test in a discrete area first;

6. Polish your furniture approximately every six months using a clean, soft, lint-free cloth and rubbing the polish in the direction of the grain; 7. Cracks and gouges should be filled so that they’re level with the surface of the wood. For very small holes, like staple holes, wood-tone putty sticks can be used. If you can’t match the wood, several colors can be mixed together. To use a putty stick, wipe it across the hole and smooth the surface with your finger. If you plan to finish or refinish the wood, let the putty dry for at least a week before proceeding further; and 8. Remove permanent marker from wood floors with a dab of toothpaste and a damp cloth. These are a few tips and ‘life-hacks’ when it comes to selfmaintaining your wooden products. If the exterior color of your house is fading, painting is a good place to start your improvements, along with updates to exterior details and shutters. Eyebrows, sills, shutters etc., can add charm and depth to one’s house, but not if they’re hanging crooked or flaking paint. Updating a driveway that is in disrepair is a must, because it leads people to your home and it should be warm and welcoming. Moreover, driveways also have a big part to play when it comes to selling the property. A well laid driveway adds real value to the property and since first appearance always is the best, these driveways have the capability to create a unique impact on the house and also on the eyes of the buyers. Locally, options, in order of ‘desirability’ choices are brick, concrete (including a combination of concrete and vegetation and / or gravel), or asphalt. Traditionally, brick driveways are hard to beat for their curb appeal, and options for artistry and design can add an element of customization (we’ve even had a client create a Compass using brick design). If bricking the entire driveway becomes price punitive, creating a brick border on a concrete driveway can add to the product. However, it should be cautioned that potential headaches can arise due to tree roots and consequent uneven surfaces that may result, and weeds that inevitably grow up between the pavers which will require steady maintenance. A further disadvantage to the brick driveway will be the cost as the brick laying is far more labor intensive than their counterparts, but really should be measured against the final product which can dramatically add to the value of your home with a beautiful entrance.

Pools in the Off Season Expert Advice from AquaTech Out of sight but keep in mind these few important steps to ensure your pool is in the best possible shape over the winter months. 1. M ake sure your pool chemicals are correctly balanced before the colder weather sets in. It is harder for chemicals to react in colder pool water and when the season comes around again you could find yourself with an unbalanced pool. 2. C ut back on your electricity bills by resetting your pump timer to run less frequently. Cooler mornings and darker evenings mean you can adjust running time by an hour or two at the start and end of the day. 3. M ake sure you continue to check skimmer baskets periodically for leaves and debris during the winter months as storms and winter winds can cause considerable mess and restrict your pool circulation. If your pool circulation is restricted it can put unnecessary strain on your pool pump. 4. Whilst in the pump room make sure that all your pool’s plumbing and cleaning equipment are in good condition and remember that wintertime is the perfect time for repairs and replacements. 5. D uring your routine checks, keep an eye on water levels and monitor for any possible leaks.

6. Do a walk around with your gardener to determine whether you are happy with your pools surrounding vegetation and allow him to make any adjustments on trees and bushes that may have encroached on the pool and affected its general cleaning and maintenance during the summer. 7. Use the off season to make any repairs to pool decks and tiles. A good power wash on a pool deck might be the perfect upgrade on the overall appearance of your pool come spring. 8. After a Summer of fun and enjoyment your pool has been subjected to suntan lotions, hair products, beach sand, salt and more. All of these oils and particles have been collecting in your filter and it is probably time for it to have a good clean. Ask your pool operator about having a filter clean with detergent. Crusts formed in sand filters are the perfect hiding place for algae and the last thing you want when the warm weather comes around again is to be battling a green pool! 9. Lastly, once all the above has been accomplished, jump in! We live in Bermuda! it can’t be that cold.
