The price of homes has been notably impacted from I economic conditions which started in 2008. Home prices have softened across Bermuda especially condominiums. However, depending on location and condition, this does not mean some sellers won’t get a respectable price Heather Chilvers for their home particularly a cottage. The sale may take longer than in year’s past, but a little creativity can help them move a home without having to drop the price too much.

• Offer to pay a portion of the buyers closing costs.
• Offer to assist with the down payment. Banks are requiring up to 25% of the asking price. Not everyone can come up with this ‘chunk of cash’ rather than offer a price reduction considering offering cash assistance with the down payment so that the buyers qualify for a larger mortgage.
• Many condos across Bermuda have maintenance programs that require monthly dues. Paying the first year’s fees could be a big incentive to a buyer nearing the limit of his or her liquid assets.
• Offer to pay off a buyer’s bills. According to Realty Times, some loan programs allow sellers to pay off the credit card debt or auto loans of the buyer which will help him or her qualify for a better mortgage and prevent the need to buy a smaller, less expensive house.
As a Real Estate Professional I offer the following suggestions for sellers who want to speed up the process. Nip and tuck. If a repair is required, it is a good idea to go ahead and fix the problem. Potential buyers will cast an extremely critical eye over your home and in a situation when more houses are available on the market to choose from, they may take a pass on a home which requires too many repairs. Some potential purchasers are scared of ‘too much work’ so if the roof needs painting, or the garden needs trimming, this can be conceived as everything else may need work as well, which isn’t always the case. Offer a “seller’s contribution.” A seller can sweeten the deal by including assistance to the buyer in ways that do not require lowering the asking price. There

In the last two articles I’ve explored the tangible financial value of investing in solar energy and how Government’s rebate programmes work. Now that you buy into and have begun the process of identifying the appropriate solar system for your property, let’s focus on how your photovoltaic system will tie into the Island’s electricity grid and the opportunity for you to sell back excess energy to BELCO... (i.e. net metering).
So what exactly is net metering?
Basically, it is an energy policy for consumers who own small renewable energy facilities that will allow you to receive retail credit for the extra electricity your property generates. Net metering involves a bi-directional meter that accurately tracks and records the flow of electricity in two directions. Excess renewable energy/electricity that is produced can, in effect, be sold back and applied as a credit to your account. Last November (2010), BELCO established the Interconnection Policy for residential property owners/occupants. It covers smallscale renewable energy systems that are 15 kilowatts or less and allows eligible customers to feed or sell back excess power that is generated back into the BELCO grid at the same rate that is paid for traditional electric power. There are certain guidelines that must be followed, the exact specifics of which can be found in BELCO’s Residential Interconnection Policy Agreement (available on www.belco.bm). provider should be able to guide you through the application and interconnection process. Once the interconnection is successfully complete, each month BELCO will provide you with the relevant net energy production on your monthly BELCO bill. The same rate that you are charged for BELCO’s supply of energy (inclusive of fuel adjustment rate charges) will be used to calculate the credit to your account. To put it simply, in actual real world numbers, if during a one month period you consume 450 kWh from BELCO and manage to send back 250 kWh, your bill that month with be 200 kWh (450 kWh – 250 kWh = 200 kWh). Should a customer ever find themselves in a position where they are selling back more than they are using, this amount will accumulate until June 30th and/or December 31st, when a refund equal to the accumulated bill credit will be paid to you within BELCO’s next billing cycle. It is important to note that you would need both a substantial sized solar system combined with very low electrical demand to achieve this scenario. Without the implementation of net metering the size of your solar system is somewhat limited; this is because once your system meets the current household electrical demands, any additional electricity or potential electricity that is generated would be lost and wasted. With interconnection, the availability of feeding the excess energy back into the BELCO grid AND getting a credit means that you can now install as much solar as your roof/property can sustain (within the 15 kilowatt limit). Before embarking on an interconnection arrangement, it is critical that you liaise with a fully qualified alternative energy consultant and fully verse yourself on the components of the Interconnection Agreement.
