The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. Non Bermudians may purchase property in Bermuda subject to certain restrictions. Non Bermudians may buy a house which has an ARV (Annual Rental Value) of over $153,000 or a condominium with an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Designated Development. After 30 September 2015 the license fees are due to increase to 8% on a

condominium and 12.5% on a house. Non Bermudians may not buy vacant land, commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year and incurs a 7.25 % tax on that rental income. Prospective international buyers should review the Bermuda Immigration and Protection Act 2007 for more in-depth information. We know what it’s like to yearn for some R&R and the bathroom is a perfect place to get some. The problem is, most bathrooms don’t scream luxury or spa oasis. Revamping your space to allow for comfort and relaxation isn’t that far out of reach. Everyone should give themselves a place to relax and pamper themselves. Here are our tips for turning your cheap bathroom into a luxurious retreat…
1. Think fluffy
It’s all about the towels - and if you’re going to splurge anywhere in your bathroom, a soft, fluffy neutral-colored towel goes a long way. Who doesn’t love a big fluffy towel to turn your bathroom experience into a spa-like oasis.
2. Dim the Lights
Create some mood lighting and banish that horrible overhead light! Install a dimming switch if you can, or add in a selection of alternate lighting: Small lamps, sconces, and candles galore, to create a relaxing ambiance. Also, look for candles with comforting aromas. The scent will also make your space more inviting.
3. Set a Tray on Your Counter
Clean and free up counter space by corralling all your loose items on a stylish tray. That way you’ll know where everything is, and you’ll have more room to get ready in the morning. Throw out everything that is old or the wrong color and make room for the things you do use. De-cluttering will go a long way in helping you relax.
4. Swap out your Showerhead

A bathroom should not be a plant-free zone. Not only do they help clear the air, but they’re an easy way to add color, personality, and drama to a stale bathroom. And thanks to the higher level of humidity, the plants are much easier to keep alive. Not sure which plants are best? Try aloe vera, bamboo, and philodendrons.
9. Get a Bathtub Tray

Choose a color that is cool and calming for your bathroom retreat. Light greys, blues and white create a calming effect and reduce stress while giving your space a bright fresh and clean feeling.

As plumbers, we are always asked for tips and solutions to make the bathroom run smoother. Here are our 5 simple ways to improve your bathroom:
1. Better Water Pressure
Do not settle for poor water pressure! A simple change of showerhead can make all the difference. Changing the shower strength and flow will not only let you actually enjoy your shower but also help you finish washing faster. Another fix? Soak the showerhead overnight in a mixture of vinegar and water to break down the lime buildup from the hard water. For your basin, periodically check your faucet aerator for debris that may be restricting water flow.
2. Water Efficient Toilets
Nowadays it is all about being green and environmentally friendly, and this does not end when it comes to the bathroom. A water efficient toilet will limit the amount of water that is used, without you actually feeling any difference whatsoever. This will help you not only save water but also money in the long run.

It does not take a genius to see that a toilet is the least attractive of the features in any bathroom, so do not give it a prominent role. It should not be the first thing you see when entering. Consider placing it out of plain sight as you enter the bathroom.
4. Maintain Your Drain
As soon as you notice that water seems to be draining slower than usual, it is time to clear a clog. Do not wait for the clog to grow and cause more serious problems. There is no one sure fire method that always works to eliminate a stubborn clog, but plunging basin and/or tub drains is usually the most effective method.
5. Check for Leaks
Leaks could lead to further problems down the road. Ensure you are not paying more for water that is simply going down the drain. Put a few drops of food colouring into the tank, wait about 20 minutes, then check the bowl. If you see that the water has changed colours, you have a leak. A simple solution can help you save yourself a headache later on.

Utilising Wood to add Warmth to any Bathroom Expert Advice from BS&R Group As experts in wood there aren’t many rooms we haven’t done. Not many people would think of wood when considering their bathroom design. However there are many places where wood can shine given the right design and treatment. Mixing wood with the moisture-ridden setting of a bathroom may sound like a recipe for disaster but thanks to modern technologies, this is no longer the case.
Think creatively - Wood is used on decks and docks, where
it is constantly shifting between wet and dry. So why not use it for the shower floor or another bathroom area? It’s hard to resist the warmth, texture and authenticity of wood. Using wood in the bathroom enables a mix of materials to create depth and warmth across different materials and styles. A usually cold bathroom can feel more peaceful and welcoming with well-placed wood pieces.
Flooring
- Hardwood floors are on the “must-have” lists of many homebuyers, and they are becoming an increasingly popular option in the bathroom as well.
In Bermuda wooden floors are a part of the traditional house. Utilizing wood floors in the bathroom creates flow and a feeling of continuity in a home. It’s easier to run flooring that exists in the other rooms of the house through to the bathroom to create a look that’s cohesive.

Express Yourself Selecting the Perfect Tile to Complete your Bathroom Expert Advice from Surface Trends When it comes to bathrooms you have to admit tile is key, it is what is going to make or break your design. Your options may seem endless when choosing the type of stone, tile, texture & color and how it’s going to be laid out. We asked the experts for some advice! Make a statement; why not use the smallest room to express yourself. You could go for opulent luxury, off the wall trendy, something to make you smile or stark minimalism. Here are our tips for your next stone and tile project….
1. From the tile type down to how the stone and/or tile is going to be laid out needs to be thought of from the beginning. Double check the sizing of the stone & tile and plan out where they are going. The less cuts you have to make the better. 2. As soon as you choose how your bathroom will be laid out you’ll be able to narrow down styles and materials based on your needs and taste. For example, consider natural stone, ceramic, or porcelain tile if you’re installing tile on counters or floors. Opt for glass tile for a wall or backsplash. 3. Tiles can add real value to your home, so be prepared to spend a little extra time and money. The cost of tile and stone vary, from the $3-4 a square foot range to $45-50. Also consider under floor heating and sound proofing. It can add a bit luxury and comfort at a surprisingly small cost. 4. Light colored bathroom stone & tiles can make small bathrooms look bigger as they reflect the light more, giving an airy and spacious feel to your bathroom. Using the same color wall tiles as the floor tiles can also give your bathroom a spacious effect.
5. The latest trend is larger tiles. They can open up a room and, with fewer cuts and grout lines, give your space a cleaner look. However, take note of the spacing between your washbasin, toilet, windows, etc. If the spacing is very compact small tiles may be the better option as they will ‘flow’ better than larger tiles and require less cuts. 6. If you want to create a more spa like space consider natural stone tiles in your bathroom such as travertine, marble or slate. These can create some fantastic effects and give your space a feel of luxury. 7. Keep cleaning in mind when selecting tiles. If you dislike cleaning your shower, use larger slabs or glass panels, since they making cleaning much easier than small mosaic-type tiles. 8. Keep in mind that installation costs will vary depending on the size of the area, intricacy of the tile design, and the tile chosen. Also some unique areas cannot be quoted using a square foot rate. These can be areas such as kitchen backsplashes, scum line tile in swimming pools, and some smaller projects. In the end installation should always be performed by an experienced professional. This will avoid failures, future issues, and replacement costs. Not to mention, the quality of the installation will make your products look superior. Not matter what your style you can have the bathroom you’ve always dreamed about. Make a statement with something truly you.
