The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase property in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $153,000 and a condominium an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.

After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year and incurs a 7.25 % tax on that rental income. First contact your bank if you need to borrow money to purchase a home and find out how to qualify for a mortgage. Ask for a pre-approval so you know what your buying power will be. Then select a real estate agent that you are comfortable with and discuss what you are looking for - where you would like to live, what you can afford as well as what your needs and wants are in a property. A good realtor will recommend suitable properties which will save you time by filtering out properties that look & sound right but don’t fit your requirements. Once you have found the right property it is best to make a written offer which covers the main terms and conditions under which you intend to purchase the property. Take advice from your realtor as to what you should consider including in your offer. 4 Island Property News • February 2016 • www.ipn.bm

Your realtor can provide you with an idea of the closing costs on the purchase price so that you can insure that it falls within your preapproved mortgage amount. If your offer is accepted a Sale and Purchase Agreement will be drawn up and sent to your attorney for approval. At this point you will need to ensure you have funds on hand for the 10% deposit. Your attorney will review the contract details with you & if it is acceptable will make an appointment for you to sign the Sale and Purchase Agreement & lodge your deposit. Once both Purchaser and Vendor have signed the Agreement & the Purchaser has lodged the deposit it is said to be “In Contract” and neither party can withdraw unless the specified conditions are not met. The sale closes on the completion date specified in the contract once a property search is carried out and conditions are met. At completion the Funds are transferred to the Vendor’s attorney. The conveyance document is signed by the Vendor & returned to your attorney completing the sale & you become the new owner of the property.

Not every home is built for kids and not every buyer or seller has them so it’s important to consider a number of things when looking to sell or buy a home if you have children.

Selling:

First and foremost kids, whether small or big, come with a lot of clutter. So it’s important to downsize the mess, and make your space less cluttered. Get creative with storage or purge some unnecessary pieces. This will help your home look larger and more appealing to prospective buyers, while also looking lived in. It’s also important that the rooms in your home are clearly defined as to what they are used for. For example, a bedroom that has been used as a playroom for your kids should be converted back into a bedroom or home office. It will help buyers see it as a more useable space for them to work with. Choose a real estate agent who has experience in selling homes with kids. A real estate agent who has sold homes in the past where there were kids involved will know how much is involved with showings and the preparation for showings. Make sure they are aware of how much time you need to prepare and if you have young children when the home is not available (i.e. nap times, feeding etc.) Finally before you leave for a showing, do a quick walk around your 6 Island Property News • February 2016 • www.ipn.bm

home and make sure there aren’t toys laying scattered throughout your home or yard.

Buying:

Safety features are a big must in a home you’re deciding to buy. How old is the home? Are there smoke detectors? Any mold issues or old carpeting? Is their fresh paint & electrical? Did the former owners smoke or have pets? How many young kids live in the neighborhood? Check the stats, but use your eyes as well. Look for houses with strollers or trikes on the porch, swing sets for tiny tots, or cars with car seats in the back — all signs that point to future play-dates for your pipsqueak. Are you able to walk to a park or playground? Having a park close to home can be a big bonus. Not only does it offer ready-made entertainment for your tot, but it’s also a good bet that other families with little kids live close by — so both of you are bound to make new pals while playing at the playground. Whether you have children, expecting a child, or neither, the local school district is generally an important thing to consider when buying a home as well as access to public transportation. Besides the quality of a nearby school or transportation line, the school district also often times can impact the ease and timeliness of a future sale.

these just come on automatically as it gets dark, and enable you enough light if you get out of bed at 3am to walk around confidently and not disturb anyone else by turning on the overhead lights just to go to the loo!!

The hardware and systems encompass things like the doors and windows, locks, alarm systems, lighting, motion detectors and camera systems that are installed on your property.

Alarm Systems, each owner of a system has a different idea of what works best for them. However, most systems are installed to automatically detect, alarm and report unauthorised access to your property.

Our personal security practices encompass what we do to make all the expensive hardware and systems work for us.

The systems that incorporate motion detectors, door opening and window opening or breakage are expensive and best left to the experts to install and monitor. This is expensive, not only to setup but also the monthly monitoring fees and maintenance.

Hardware: Doors & windows, are our doors & windows robust and in good working order, do they open and close properly? Do our sliding doors really lock? Are the windows we leave open for air etc. in places that are NOT easily accessible from the outside? Check the locks, hinges and closures on your doors and windows - if they are not working correctly – fix them!! A little maintenance in this area can really pay off in the long run – a little oil on hinges and window locks can keep them in great shape for much longer than you think and also prevent those expensive surprises! Locks & keys, are the locks we have installed appropriate to what is being secured? Do we have keys for them? Do we know where all our keys are? Are the locks working? A broken lock or missing keys are open invitations to burglars. Do you keep all your keys in a single place at home – it is good practice to keep your spare keys in another location to where you hang the keys you use day to day. If you have a bunch or stash of keys, that you have no idea what door or window they are used for then test them around the house and throw the odd old ones out they will only confuse you in an emergency. Make sure all your keys are properly identifiable. i.e. you know which lock they are for either by their look shape or the location you store them in. Whilst not always avoidable it is NOT a good idea to label the keys you carry with you with anything that will identify them to someone undesirable should you lose them. Lighting, do we need to light our driveway and entrance areas? Should we light areas inside and outside the house at night? Are our lights in working order? Did you replace the light that blew out last year in the storm? It is possible to light your house in a secure manner quite cheaply with small flood lamps that come on, either at dusk or are motion sensitive – I prefer the ‘dusk to dawn’ feature available now and I use all LED bulbs on these as they can provide good light and can burn all night for a few pennies as opposed to the $$$ the older halogens and incandescent flood lights used to. Some of these are now also available in solar powered models which you can just hang on the wall or stake out in the garden. Around our house we use quite a few small night lights in our bathrooms, hallway and stair areas,

However, at the moment there is a large increase in the availability of home monitoring systems – from some basic single/double door monitoring up to some very sophisticated home monitoring setups that communicate with your cell phone over the internet and the data services and via which you can play an active role in the security of your dwelling. These applications and 3rd party services will let you view your property and house interior from anywhere in the world – they will also let you to switch lights, TVs, air-conditioning, dehumidifiers etc. etc. on and off at will also from anywhere on your travels!! This is a deterrent to burglars as even if you are away from home your property can look like you are at home enjoying TV and music with lights going on and off randomly!! The latest systems available even let you answer your door bell and see who is at the door and speak to them via your cell phone – again from anywhere in the world!

Now the most important bit! Remember to perform your Personal Security Practices BEFORE you leave your home for any period of time… • Do LOCK all your doors – the best locks in the world are just hardware, when unlocked… • Do CLOSE all windows – remember, an open window is just a door… • Switch on LIGHTS around the house even if you are at home – this is a good practice… • If you have installed an alarm system of any kind – ARM it before you go out... • Keep your KEYS secure – and replace locks when you lose a key… • Don’t tell the world via FACEBOOK TWITTER that you are going or that you are on HOLIDAY… • Keep your outside belongings safe – LOCK your bike, LOCK your car, don’t leave garden implements lying around – these are all excellent tools to get through a locked door or window.

This is not your daddy’s security system Expert Advice from Peter P. Giacalone consultant for Bermuda Security Group Let’s face it, security is not sexy. But for those of us who have made significant investment in our home and its contents and want to protect our loved ones, security is a necessary line item in our annual household budget. Even insurers realize this, and most local property insurers provide significant premium discounts for homeowners who invest in a quality, monitored security system. The modern family is often on the move with busy schedules, so managing today’s household demands simplicity, security and convenience. Choosing a security provider that delivers on all three while fitting seamlessly into one’s lifestyle and providing 24-7 support is key. Peter Giacalone, International Security Expert and consultant for Bermuda Security Group’s (BSG) upgraded monitoring station, weighs in on the elements needed to pick the perfect security system for your home or even your business. A security system is comprised of three major segments - Detection, Annunciation and Monitoring. A world-class security provider must be able to deliver on those key elements as well as offer convenience, reliability and redundancy. Locally, BSG has been a pioneer in the industry, with the most solid infrastructure, technology and team of experts. Detection is the physical system that identifies any breach. Because of the ever changing and degradation of public telephone networks, we are forced to migrate away from telephone. Although most systems still maintain this method, some are starting to experience inconsistent communications which is a big issue when you rely on your security system. Radio is a great alternative, although it can come with a big expense. We now have SecuredWireless that offers some many new features and controls and is more affordable, especially for systems that offer a retrofit option. Monitoring is the power and thrust of your system. The BSG Monitoring Station is Bermuda’s only full service, robust monitoring system with high-level interconnectivity linking detection devices with local emergency responders, a monitoring team in Bermuda, and multiple backup teams around the world to respond to system breaches such as fire, or burglary. Although the people, equipment, facilities and interconnectivity are all essential they become inconsequential in the event of catastrophic outages. Our layers of backup (REDUNDANCY) are what separates us as world class professionals from the average players in this space. Monitoring relies on many components and lots of collaboration. Without true redundancy, as BSG has in place, for every piece of equipment, telecommunications and even telephone carriers, it’s possible that an act of God could disrupt the brains behind a security system. Remember your Grandmothers mother’s living room? The one with the delicate glass collection arranged just so on the cocktail table, the silk upholstery stretched taut on the uncomfortable armchairs and the white carpet she lovingly vacuumed every week? You know, the room the kids were forbidden from setting foot in — gone are these days. It’s time to keep the kids in mind when designing and decorating your home.

Consider How you Really Live: A room that looks beautiful but doesn’t take into account the demands of everyday family life will quickly be destroyed or end up not being used at all. Instead, incorporate a decorating style that will stand up to sibling food fights, vomiting babies, indoor hockey matches, incontinent pets and slobby spouses. Consider who you live with and decorate accordingly. Hint: That means checking the color of the stains on your sofa before choosing a hue for the new one. Conquer the Clutter: It’s is an unavoidable part of family life, but

that doesn’t mean it has to take over your home. Make storage a design element by tucking commodious baskets into empty corners and sliding attractive boxes into open shelves. Turn a closet floor into a toy bin, choose a double-tiered coffee table that can hold baskets or opt for a table with drawers.

Make Space: Carve out areas in common rooms for children to do the things they enjoy. After all, part of making your home familyfriendly is welcoming kids (and their stuff) into shared spaces instead of relegating them to certain areas. If your family likes games, set up a game table and chairs in a corner of the family room, or opt for a large coffee table that everyone can gather around on game night. And remember, when there are things children are encouraged to touch, they’ll be less tempted to get into stuff they’re not.

Choose Indestructible Materials: When you have children, it makes sense to buy the best-made furniture you can afford. Look for heavy, solid furnishings and upgrade chair and couch cushions to spring down, which does an excellent job of holding its shape. These pieces will stand up to years of abuse and can be reupholstered once your children reach a more civilized age. As well opt for vibrant color, a bit of pattern and touchable texture. All help to camouflage the inevitable spills, fingerprints and other mishaps. Don’t Wait to Decorate: Many families hold off on decorating

until their children are older, making do with furniture for years after its expiration date because, well, the kids will just destroy anything else. But even the youngest children benefit from living amid beautiful objects; they grow to appreciate and respect them.

Don’t Forget your Teen: When brainstorming teen bedroom

ideas, the most important thing to remember is that their bedroom is an expression of who they are. A teen will most appreciate their room as their mini, self-contained apartment where they can spend most of their time comfortably. While adults prefer a space that’s calm and understated, teens appreciate vibrant, high-energy rooms.

Fight Mold & Mildew Safely Expert Advice from BS&R Group If there is one thing in Bermuda that we all battle with its mold and mildew. Due to our humid climate and the general dampness of winters, especially in older houses, our belongings can be barraged with mold before we know it. When you have kids and a family this can be a huge danger in your house. With so much wood inside the house, either flooring, windows & doors or just plain ole furniture and trinkets, it is vital to take up arms and ensure you win the battle on mold and mildew.

Battling the Mold:

Mold spores are everywhere. They float through the air, inside and out, undetected by us all, until they start growing. Given the right conditions, in the presence of moisture, they begin to grow mold. It can be devastating to discover your cherished furniture speckled with mold spots. Even more devastating is working hard to clean the mold off only to realize your chosen cleaning method damaged the wood. Take precautions with your methods of cleaning mold in order to protect the integrity of the furniture. Learn how to remove mold from wood furniture properly.

Battle the Mildew:

To remove mildew from wood cabinets, paneling, or furniture, vacuum the loose spores with the soft brush attachment. Then clean small areas using a well-wrung cloth dipped in a few squirts of dish washing detergent and a gallon of water. Rinse with a clean water-dampened cloth and dry immediately with a fan. (Don’t oversaturate the wood; it could warp and damage the finish.)

Battle the Odor:

Odor can usually be detected all over but the actual growth is usually on the inside and underside of furnishings. One method for elimination of this problem is to wipe down the interior, bottoms or other unfinished areas with a mild solution of chlorine bleach in water. Wipe only a small area at a time. The finished areas should be cleaned with a wood cleaner and then the finished wood item should be left in direct sunlight to dry. You should only leave it in the sunlight for a few hours at the most. Sunlight can be a natural oxidizer and will have a positive effect on killing the source of the mold/ mildew odor. Pro Tip: To reduce moisture — and prevent mold buildup — install a dehumidifier in your home. While it’s always nice to complete your own DIY sometimes it can be more harmful than good. When it comes to grandma’s antique rocker consider bringing it in to the professionals. When excessive mildew has occurred on valuable antique furniture it’s always better to consult with professional refinishers and cleaners.
