Year-end statistics on the Bermuda real estate market are giving realtors and home sellers reason to celebrate. Buddy Rego and his team at Rego Sotheby’s International Realty have labeled 2013 a “market turnaround” year for residential real estate, reporting the first year-over-year sales growth since 2008. Meantime, Coldwell Banker is reporting growth in the first quarter of 2014 as well. Its latest market intelligence report reveals a 38% increase in the amount of sales closed in the first quarter of 2014 when compared with the first quarter of 2013.

The purchase of property in Bermuda by Non Bermudian / International Buyers is subject to certain restrictions and it would be useful to have a knowledgeable real estate professional to help navigate the process. Prospective International Buyers must apply for a Licence to Acquire Land and submit an application along with a consideration fee of $1 416.00 (refunded if the license to own property is granted). From 1st April 2013 the cost of a License to Acquire is reduced from 18 percent to 6 percent of the purchase price of a condominium and from 25 percent to 8 percent of the purchase price of a house. After 1st October 2014 the licence fees will rise to 8 percent of the purchase price of a condominium and 12.5 percent of the cost of a house

Agreement in principle between an international buyer and seller includes a deposit of 10 percent of the purchase price. The deposit is held in escrow, subject to contract, and deducted from the overall purchase price. Properties that form part of a Tourism Designated Development or a Resort property are subject to a 6.5 percent licence fee. International Buyers may not buy land without a dwelling on it, commercial real estate or property intended mainly to earn rental income. International owners may be granted permission to rent their property by the Immigration Department. Permission rarely extends to periods of more than a year and includes a tax of 7.25 percent. The look and feel of a home starts with the first impression –– the outside, or what many call the “curb appeal”. An overgrown, messy garden can send prospective buyers retreating before they’ve even had a chance to see what you are offering. So what are some easy ways to make your house look more appealing? “Keep your lawn well-manicured and tidy to make a good first impression,” says Eddie Simas, manager

at Brighton Nurseries in Devonshire. “Hiring a good landscaper to ensure that your garden is tidied up is a good idea. Pull up any weeds and make sure that the grass isn’t overgrowing into the driveway or paths. If you have a good view, make sure to trim back any growth so that you can see the view.” Colour can always help to bring out the natural beauty of your garden. Mr Simas suggests picking up a few colourful glazed or terracotta pots and planting some annuals, which can be a valuable way to brighten up the outside of your home. “Plant a few colourful flowers or trees in a pot that can be taken with you to your new home when you move, which can be very cost effective but also give a little pop of colour,” he says. Another cost effective but colourful idea is to plant annuals. “If you know you are planning to sell your home, a couple of months in advance pick up a few annuals to plant in flower beds around your home. Window boxes can also be made up,” he says. “Another thing you can do if you have flower beds is add some colourful mulch, which helps keep everything looking nice and tidy.” Along with planting colorful blooms and making sure the grass and shrubbery are nice and tidy, it’s always a good idea to have the outside of the house painted and take care of any unused items that might be left out on the lawn. “If you have empty pots around fill them with plants,” says Mr Simas. He adds: “Taking care of the upkeep of your home by having a nice manicured garden makes a good first impression.”
