The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase property in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $153,000 and a condominium an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.

After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year and incurs a 7.25 % tax on that rental income. The rain is pouring, the wind is blowing, and the power is out… it’s okay - you’re prepared. You’re equipped with enough food, water and supplies. You’re ready to weather this storm however long it lasts. Except… devices are slowing running out of juice, the kids are going stir crazy, and you have drastically misread how much rum you should have gotten to last through this thing! How can you live with out all your devices? Is there a world out there not hard wired to electricity? What do you do when the boredom sets in? This month our experts have some great tips & advice that will help you prepare your families and home this hurricane season.


Prep, Plan and Party! By Jacqueline Ward, Island Property News

There are a lot of things you can do during a hurricane to last out the storm. Hurricane parties are among the most favorite. In Bermuda we are self proclaimed experts at it but sometimes it can all start to seem a bit monotonous. Here are a few ideas to liven things up!

1. Do Something Different

Grab your friends and do something different this hurricane season. Many people are loving the idea of “Adult Summer Camps” so during a storm take the camping inside and get back to some cheesy fun loving times: • Set up a campsite - If you have pop-up or small dome tents, it’s easy to set up camp indoors. If not, you can create tents by draping sheets over the couch. Make them comfy with airbeds, pillows, and sleeping bags. • Have an indoor treasure hunt - Make one set of clues for every player, each clue leading to the new one, and finally, to the treasure. • In terms of food, there’s a good chance the power will go out so stock up on food that does not need to be refrigerated. Yes, this means junk food. Enjoy your free pass to binge eat Cheeseits, you don’t get opportunities like this much anymore. Just get ready to burn off the hurricane fifteen after the storm passes, yes that’s a thing.

Staying Connected: The power is out and your various devices’ batteries are quickly dwindling. What can be done? Turns out a lot. Here are our favorite tips on how to keep your electronics on and running longer: • Turn Off Vibrations - Vibrations use up more power than ringtones. • Dim Your Screen - Auto-brightness setting enables the smartphone to adjust brightness to its optimal level for reading while conserving battery life • Shorten Screen Timeout – This is the amount of time the screen is lit when we are done using it. Lock your phones immediately or shorten the screen timeout to save on power. • Switching Off When Inactive - switching it off for a couple of hours can save more battery than leaving it on sleep or inactive mode. • Close Unnecessary Apps – Close your apps when you are not using them, they are still running in the background and draining your battery. • Disable GPS - If you’re not using Location Services, and don’t plan to use it right away, turn them off and save some power. • Disable Bluetooth & Wi-Fi - Energy is consumed whenever your smartphone searches for signals, repeated searches for these signals can easily make your battery level drop a notch. • Turn Emails on to Manual - The less often your phone accesses a network, the less battery it uses. Save battery life by setting your phone to check your email every hour or even manually. • Turn on Airplane Mode – It will suspend many of the device’s signal transmitting functions which will reduce usage and save you power.

2. Fight the Boredom

There are many people on the island who are living alone or with a partner. If it’s just the two of you, things can get either very steamy or very dull or both. When you are really fighting the boredom, try finding things you’ve been putting off for a while: • Rearrange your room – Although this sounds like a lot of work you’ve been putting it off and now you have plenty of time. • Clean out your closet - If you’re stuck spending hours in your room, you might as well make yourself useful. Go through all of your clothing, try it all on and make piles of things that you haven’t worn in the last year or don’t fit anymore. Not only do you get to put on an impromptu personal fashion show, but you’ll feel super productive. • Have an indoor picnic - Light a candle and pop some champagne to turn this evening into a romantic outing with your sweetie. Don’t forget the picnic blanket and wicker basket! • It’s all about grilling and using up whatever’s going to go bad in the fridge. Make sure to eat up any leftover sorbets and ice creams try adding yoru favourite liquor for some boozy cold drinks.

3. Keep the Kids Entertained

Bored kids on a regular day are stressful, lock them in an enclosed area for a prolonged period of time and your sanity will truly be tested. With kids it’s all about being prepared with as much activities as you can think of. Think outside of the box and maybe find some things that will tire them out as well: • Help your child make a “storm fun kit” that you bring out only during storms. Make one up for the different members of the family and make these items things that the kids are not allowed to play with at any other time so that they are novel and interesting when the time comes to use them. • Decorate t-shirts – gather up some supplies (markers, paints, stencils and any other art supplies) and get creative. Kids can spend hours designing their own shirt they can wear over and over again. • Helping kids understand what storms are about can help them feel less scared and more in control when bad weather occurs. Older kids who may appreciate science books about what actually happens during a storm. For younger kids, using developmentally appropriate books that explain storms and what to do to feel less afraid can help kids feel more in control because they’ll feel more prepared and have a better understanding of what is really going on. • Marshmallow toothpick castles - Split into teams of 2 or 3. Give each team 15 mini-marshmallows and 15 toothpicks. The team that builds the highest marshmallow structure in 10 minutes wins!


Hurricane Essentials: Making that important trip to the grocery store Expert Advice from Lindo’s It’s good to prepare for a hurricane a few days in advance. In addition to blocking your drains on the roof, closing the shutters, bringing in the outdoor furniture and checking on loved ones, you should also take a trip to the grocery store. There are many things available at the grocery store that can help you prepare for a hurricane. In case of a power outage, you need to get the right kinds of food. You need non-perishable foods like canned soup, canned meat like tuna, pasta, bottled spaghetti sauce, and bread. In addition you can purchase items like peanut butter, canned fruit and vegetables and snack items. Some of the foods you buy will be able to be eaten without any preparation, but others require the use of a stove. If you have a gas stove, then you are able to cook pasta, soups and other meals.

The Panic Button: The Bermuda Weather Service:

The BWS supplies weather information to the media, including two local weather-dedicated TV channels and a variety of marine users, including the many visiting yachts. Bermuda Maritime Operations Centre staff relay our forecasts on Marine VHF radio, weather channel 2. The BWS works in close liaison with Bermuda’s Emergency Measures Organization (EMO) and the US National Hurricane Center.

Radio Stations:

1610 AM / 100.1 FM – Government of Bda Emergency Information (broadcasts emergency information, such as hurricane watches and warnings) 162.400 - The Government of Bermuda’s Maritime Operations Centre has also set up a shortwave radio station in 2007 (call-sign: ZBR) 1340 AM / 89.1 FM – ZBM (Bermuda Broadcasting news) 1160 / 1280 / 1450 AM – VSB (broadcasting BBC UK, BBN, and Gold)

A very important item to purchase is bottled water. During a power outage, which could last for several days after a big storm, your pump will not work and you will not have access to water for bathing, cleaning, cooking or drinking. Grocery stores have a wide variety of bottled water from large containers to small ones to meet your needs during this time. You also need batteries for your flashlights and radios. Your flashlight will help you see in the dark and your radio will give you information on the storm and services available afterwards. Make sure you get to the store quickly once you know a storm is coming to make sure you get the batteries you need. You can also purchase buckets at the grocery store which you can use for filling with water. Stocking up on your medications is important in case you should need them during a time when it is not possible to get to the store, either during the actual storm or afterwards when the roads are impassable. Getting ice for your cooler just before the storm comes gives you a place to put the most important perishable items like milk if your power should go out and your fridge not work. Afterwards, shop day to day for perishable items such as milk, meat, and vegetables and place these items in your cooler with fresh ice. Doing all of this will ensure that you are prepared and safe during the storm.

The Bermuda Government’s Emergency Measures Organization (EMO) has established these emergency shelters: Cedarbridge Academy Gymnasium, 1 Cedarbridge Lane, Prospect Whitney Institute, 59 Middle Road, Smith’s The shelters usually open their doors to the public during the “warning” stage of the hurricane emergency. If you need to evacuate your home, the EMO suggests you take pre-assembled emergency supplies with you to the nearest emergency shelter.

The Bermuda Weather Service What main messages do you want to get out there to the public?

for every tropical cyclone that forms in the Atlantic. These are based on the National Hurricane Center forecast products, which are updated every 6 hours (or every 3 hours if under a Watch/Warning). Information is posted to our website and to the TV channels as well.

Create a hurricane preparedness plan and review it with your family before the start of every season (June 1st). Relevant information has been posted on our website during “Hurricane Preparedness Week”, which began on May 30th this year.

A “Watch” is issued when a tropical cyclone will possibly affect the island or marine area within the next 48 hours. A “Warning” is issued when conditions are expected within the next 36 hours.

Where can people find out all your information? (Ie website, social media, radio, and other locations)

When looking at the extended range forecast, if the center of a tropical cyclone is forecast to pass within 400nm of Bermuda in the next 72 hours, it will be deemed a “Potential Threat”. If the forecast center passes within 100nm within 72 hours, it is considered a “Threat”.

Have you seen any trends in hurricanes over the past couple of years? What are the predictions for this year?

Hurricane Gonzalo, October 17th 2014

Over the past couple years we have seen less activity in the Atlantic Basin as a whole, but locally we have experienced quite a different story with the direct impacts of Fay and Gonzalo. This serves as a reminder that seasonal forecasts should be taken with a grain of salt, because it only takes one tropical cyclone to make it an active season. On average, the Atlantic will see 12 named storms, 6 of which become hurricanes and 2 intensify further into major hurricanes (Category 3+).

What should people watch out for? Should we be expecting heavy rain, stronger winds, minor flooding, colder weather, rougher seas etc? Heavy rains and damaging winds represent principal elements of a tropical cyclone, but the greatest risk to life typically involves the sea. Even a system passing hundreds of miles away can send strong swells toward Bermuda.

What are the various warnings we should be aware of & how worried should we be? The Bermuda Weather Service publishes “Tropical Update Bulletins” 8 Island Property News • June 2016 • www.ipn.bm

These different categories are designed to provide the public with the necessary lead time before the event occurs. However, some systems can develop and intensify very near Bermuda, requiring much quicker actions. Thus, it is important to always remain up to date with the latest BWS products.

What should home-owners be doing in preparation for this hurricane season? Make sure your home is in good repair, with quality shutters and proper plywood, steel or aluminum panels to board up windows and doors. Verify with your insurance provider that the home is covered for any potential hurricane damage. Have a hurricane supplies kit stocked with drinking water, non-perishable foods, flashlights, batteries and a first aid kit.

Are there areas or neighborhoods in Bermuda that historically hail better in storms? Or areas that are more prone to get hit harder, or with more tornados? Properties that are atop hills or exposed toward the predominant wind direction of the tropical cyclone will feel the brunt of the strongest winds. Low-lying properties near the ocean also have the threat of inundation, especially if maximum winds coincide with high tide.

What’s the one thing home owners should have ready for a hurricane? A hurricane preparedness plan and always keep abreast of the various BWS products!


Prepare for Stormy Weather Expert Advice from BELCO Forecasters are calling for an active hurricane season, June 1November 30. Please follow these tips to ensure you are well prepared and safe. Check with your insurer to ensure your home insurance covers storm damage, including power surges and spikes that may damage electronic equipment. Post emergency contact numbers your household might need in a storm including friends’, relatives’ and emergency services. Ensure tree limbs are cut back, so they will be less likely to take down power lines in a storm. BELCO has a public tree-trimming programme, but trees on your property are your responsibility. Branches should be kept at least 6 ft. away from lines. If tree limbs are dangerously close to lines, contact BELCO on 955 or 299-2804 at least three weeks in advance so that electricity service can be interrupted while you are trimming trees.

Before the sorm:

• Unplug appliances and electronic equipment, and detach cable television to protect sensitive equipment; • Shut off valves on propane gas tanks and cylinders; • Fill bathtubs, sinks and extra containers with water and have household bleach on hand to purify water (one drop per litre or four drops per gallon); • Fill car and motorbike with gas; • Secure shutters and movable outdoor items; and • Make sure pets are indoors.

Have essential supplies ready, including: • Candles, matches; flashlights and batteries;

• Battery operated radio (Emergency Broadcast station, FM 100.1 MZ); • Portable gas stove and fuel; • Fire extinguisher and sand bucket; • First aid kit with fresh supplies; and • Non-perishable foods, including powdered milk, manual can opener; prescription medicines; special items for infants, elderly or disabled household members, and for pets.

After a storm

If your power is out, check with neighbours to see if theirs is out too. If they have already reported the outage to BELCO, then you do not need to. Please call if power has been restored to your neighbours, but not to you.

• To report an outage, call BELCO at 955. Please call only once, and only when the storm subsides, as crews cannot be dispatched in severe weather. • I f power is out, turn off all lights, leaving only one on, so you will know when power is restored. Storm shutters are products designed to limit damage to window and door openings caused by high winds and flying objects. Commonly they are popular in coastal areas - such as Bermuda. How much will this cost?

There is no simple answer or set answer for this question, each application is different. It depends on what type of hurricane protection you order and also depends on your width and height.

After a quotation is done, what’s next?

Once we have completed a site visit and furnished you with a quotation, a 50% deposit is required to order any special orders.

How long do orders take to get here on island?

Typically it takes anywhere between six and eight weeks to get orders here on island. This can fluctuate due to how busy our supplier is, and when the next ship is sailing to the island. As everyone knows we depend on ships coming to the island to bring us our goods.

Is there any sort of warranty on the products?

We do carry a warranty on our products, as long as our Technicians have installed them, and no one else has tried to repair them. The warranty on the unit and parts is one year.

Prevent moisture and damage to wooden pieces Expert Advice from BS&R Group We all want our home looking its best. Bermuda’s climate, particularly during hurricane season, can create a lot of dampness in your home and in your outdoor living spaces. Preventing moisture is the most cost efficient approach to managing this yearly dilemma in favor of repairing, re-upholstering, and/or replacing furniture damaged by humid conditions. Moisture in furniture can often lead to mildew, while dryness can cause furniture to lose its natural luster, and weaken joints. This doesn’t just apply to your furniture but your decking and outdoor spaces as well. Maintaining this delicate balance for your furniture is vital to keeping it looking its best year after year. Sealants and weather proofing products will help ensure that pieces last.

Decay:

Wood that is in contact with water over a long period of time can decay, develop stains, become discolored, and can even grow molds and fungi. Some outdoor applications such as decks and porches are more conducive to decay. Restore your faded and weather-worn deck with a coat of waterproofing deck stain. These products are designed to protect the wood from water damage, mildew and destructive ultraviolet rays. To enhance the natural beauty of the wood and keep it looking like new, apply the stain at least every three years.

Warping:

Bermuda is a very humid place. Great for the nice year-round weather, but it can also cause havoc on our houses and belongings.

Swelling in damp conditions and shrinkage in dry can have unwelcome effects on wood. Windows and doors may jam or let in drafts, wood may warp or split, leading to insect degradation and more frequent maintenance cycles. Worstcase scenario may result in a wooden structure becoming unstable. Utilizing treated woods such as Accoya, or weather treatment products, have shown a reduction in swelling caused by moisture uptake of 75% or more. From oven dry to water saturated conditions, the swelling and shrinkage of acetylated wood is only minimal and, in fact, better than tropical hardwoods. Alternatively, a naturally durable species, such as cedar, should be considered. Regardless of the protection provided, it is good practice to keep wood away from potential water sources. Bring in or cover your outdoor pieces during severe weather conditions. If that is not practically possible, the piece should be protected to ensure that moisture does not accumulate, and that the wood will re-dry after wetting. Don’t let something as simple as water ruin your beautiful piece.

Hurricane Preparedness Expert Advice from BF&M

As another storm season gets underway, it is important that you take the time to prepare. Much of the damage of 2014’s Hurricane Fay was a result of complacency and lack of preparation for what was expected to be a tropical storm. Don’t make that mistake this hurricane season. Preparation is vital when dealing with the unexpected.

Before the storm

Create a family plan if you don’t already have one. Make sure to review and practice it and take special care to include pets. Stock up on safety and emergency gear including flashlights and extra batteries, as well as items like nails and plywood. Stock up on these at the beginning of the season if possible.

Once a hurricane warning has been issued

Prepare your home property. Get shutters or plywood in place on windows. Move garbage cans and outdoor furniture into the house or tie down anything that can’t fit inside. Check on your neighbours. The elderly, infirmed or parents with young children may have trouble preparing and require help. Charge all electronics in advance of potential power outages

After the hurricane

Do not leave your home unless officials say it’s safe to do so. Keep the road clear if possible for emergency vehicles. Be cautious and wear protective clothing while surveying your property.

Should the need arise; know that BF&M is here to help you. Following Fay and Gonzalo, BF&M opened the next day to help customers report claims and assess damage. A temporary St. George’s office was established to help Eastenders report damage regardless of the condition of the Causeway or phone lines. Adjustors worked around the clock and on weekends to take reports on over 1800 customer locations. Within 24 hours of reporting their damage, 85% of BF&M customers received visits from a BF&M claims adjustor. There are many resources at your fingertips to help you prepare for the 2016 hurricane season. The Emergency Measure Organization (EMO) is the Government body that coordinates Bermuda’s disaster preparation and response. Their website and radio station, 100.1 FM are the official source of information during an emergency. Download their emergency plan from their website and familiarize yourself with emergency numbers, tips for health and safety, as well as securing your home. The Bermuda Weather Service (BWS) is another source of important weatherrelated information. The BWS is officially recognized as the islands National Meteorological and Hydrological Service, providing public, marine, tropical and aviation weather forecasts, warning and climatological services. The BF&M-sponsored weather.bm informs the public when the BWS issue a storm watch and/or warning. The easiest way to know if you’re covered during a storm is to make sure your BF&M policies are up to date. Most power outages in Bermuda happen during a storm or hurricane, so while they may be fairly rare, they certainly hammer home the importance of electrical power. In October 2014, Hurricanes Fay and Gonzalo pummelled the island, disrupting power for the majority of residents, some remaining without power for weeks afterwards.

They provide from between 5,000 to 125,000 watts, depending on the size of generator you purchase, and deliver high-quality power, so they won’t harm your electronics.

Stores had no problem selling portable gasoline-powered generators before, between and after the storms, which goes to show how people are less inclined in this day and age to live without electricity beyond a few days. With Hurricane Season upon us, now is the time to prepare for what may or may not happen in the months ahead. If you’ve made up your mind that, this time, you’re buying a generator, the question remains as to which type you should get: A portable model to keep the fridge or air conditioning up and running, or a larger standby generator to keep your whole home up and running.

An automatic transfer switch will disconnect you from the main BELCO power grid when it detects an interruption in service. Once your home is safely off the grid, the switch starts up the generator before transferring its power to the home’s electrical panel.

Portable generators provide from 3,000 to 8,500 watts, and were originally designed for job sites and camping, and other mobile activities. In Bermuda, however, they provide a fast and easy solution to a power outage as they can easily be stored away when not in use and pulled out for a quick start, when needed. A portable generator will usually power only individual items, like a fridge or freezer, lamps or water pump, so you have to be fairly selective in which item you want to power up. They are the cheapest option when it comes to the original outlay expense, they run on gasoline or diesel, and tend to be noisier than a standby generator. Standby generators are installed permanently on a concrete pad outside your house and will provide uninterrupted power backup for days, including for critical hard-wired systems like air conditioning, sump pumps, water pumps,

When the main power resumes, the switch shuts down the generator and reconnects your house to the grid. The transfer switch also acts as a safety mechanism, as it prevents back-feeding electricity to the grid, a potentially lethal practice that can start fires and harm utility workers attempting to restore your neighbourhood’s power. Before you make your choice, it’s important that you talk to a professional to not only assess your load needs, but to also determine which type of generator would best fit your home. The size of your generator should mainly be determined by your needs in a temporary situation, as you’re not looking to power every single appliance in the house while you’re off the grid.
