Condominium Collaboration in Hurricane Season The condominium board members, homeowners and tenants of the island’s many condominium developments are aware of the unique elements of condominium living. Even hurricane preparedness takes on a different meaning at condominium developments as the entire condominium community must partner together to ensure success. “Emergency preparedness is a team sport”, according to Eric Whitaker, a public health and emergency preparedness expert. In the interest of helping your condominium community during hurricane season here are some preparation tips for your team members:
Board Members and/or Property Manager • P lan - Create your hurricane preparedness plan. Establish roles before, during and after an extreme weather event. • Communicate - Share critical information with your community, including pre-storm plans, storm procedures, emergency response numbers and information on shut downs of major building systems. Residents should also understand their roles when it comes to securing their private property. • Think high-tech and traditional - digital files and documents should be backed up and safely stored. Have on hand up-to-date, hard copy reference lists of contact details for all owners and residents as well as insurance representatives, landscapers and repairmen • Review your insurance policy - make sure it’s current and that you understand the limits, exclusions and deductibles beforehand • Liaise with service providers - provide vendors with expectations for securing their equipment and fulfilling vital roles before and after a storm. Have an understanding of what level of commitment to expect from your landscaping, security, maintenance and construction vendors should your community become damaged • Prepare the property - If you have generators, ensure they are properly maintained, tested and that there is an adequate supply of fuel available. Keep trees trimmed and minimize debris stored on site. Evaluate areas that may be prone to flooding and ensure storm drains are clear. Set aside adequate space to store common area items such as pool furniture. Assess the property for areas of weakness; loose railings, gates and light fixtures can cause property damage during high winds
Owners and Residents • Prepare your property - Secure your outdoor furniture, barbecues and plant pots • Check and double check - ensure that your windows, doors and shutters close properly and all hardware is in working order. If not, enquire with the responsible party for repairs (this varies from one development to another) • Communicate – The communication sent from the condominium board or property manager is important; take some time to understand the information sent to you and ask questions if certain aspects are unclear. Take note of the appropriate individuals for reporting damages post-event. • Review your insurance policy – the condominium’s property policy will not cover your personal effects if damaged so you should obtain contents insurance. With a collaborative team approach to preparedness, the impact of Hurricane season on you and your condominium development can be successfully managed. The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. Non Bermudians may purchase property in Bermuda subject to certain restrictions. Non Bermudians may buy a house which has an ARV (Annual Rental Value) of over $153,000 or a condominium with an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Designated Development. After 30 September 2015 the license fees are due to increase to 8% on a

condominium and 12.5% on a house. Non Bermudians may not buy vacant land, commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year and incurs a 7.25 % tax on that rental income. Prospective international buyers should review the Bermuda Immigration and Protection Act 2007 for more in-depth information. Our experts have some great tips & advice that will help you prepare your families and homes for the sometimes overnight ordeals (thanks Fay) that can happen to us all. Let’s not be caught out this year - be prepared!
Throw a Hopping Hurricane Party! By Jacqueline Ward, Island Property News
Holding a hurricane party has become somewhat of a Bermudian tradition. During the seriousness of a storm it’s nice to have some friends to kill the time. Holding a party at your home provides a safe and stress free refuge for those friends with smaller places (or those who have waterfront properties!). Here are a few tips to throw the perfect, and safe, hurricane party for you and your friends. First, as it’s your house that’s hosting you want to make sure there is plenty of room for the people you’ve invited. Make sure there is enough space for everyone to comfortably sleep (as some storms last overnight). Ask everyone to come early to ensure they make it before the storm hits and you’ve got extra people to double check all the safety precautions. Second, it’s all in the company you keep. Don’t invite people over that you can’t stand to be around for more than a day (That friend who is an annoying drunk and then even more annoying snorer should probably stay off the invite list). In exchange for a place to stay and party, guests are often expected to contribute supplies. They should bring over extra water, blankets, safety kits, radios, batteries, any perishable or frozen food, games and alcohol. Third, it’s not a party without food and drinks. A good idea is to cook up meat before the storm and freeze it (frozen meat stays that way for up to 3 days and can act as ice packs before becoming some yummy snacks). We all know the power is probably going to go out so ask guests to “clean out the freezer” and bring stuff over. Eat the items that will spoil quickly, there is no reason for all that food to go to waste. Stock up on water and if you decide to drink make sure you’ve got a sober friend to keep an eye on things.

Finally, kill time with plenty of activities. Chances are you’ll be stuck for more than a few hours so stock up on games, books and other non-electronic entertainment. For those of you with a dark sense of humor, create a hurricane play mix. Expert Advice from Standard Hardware Gearing up for hurricanes is something Bermudians are used to. And with hurricanes becoming stronger each year it’s something we have to take more seriously. Gone are the days when we could just eat all the ice cream and light a candle and the hurricane would be done in a day. Winds are stronger, storms last longer and the power stays off for far more than we want it.
Before: Stock up! We always think we have these things right up until the moment we need them. A hurricane is the worst time to realize you’ve got no batteries and your roof is leaking. Make sure you’ve got these when it counts:

During: Be smart and ride out the storm in a safe way. Determine the best place in your home to go during a hurricane. Use an area in the home without windows that will be safe from the damage of winds. Turn off utilities if instructed to do so. Otherwise, turn the refrigerator thermostat to its coldest setting and keep its doors closed, it will keep the food colder longer if power is shut off.
After: Although a hurricane is gone there are a lot of things to do after it’s finished. Don’t assume once the rain is done that it’s okay to go out. Drive only if necessary and avoid flooded roads. There will be plenty of debris, fallen lines, and damage so be safe. Walk carefully around the outside your home and check for loose power lines, gas leaks and structural damage before entering. Inspect your home for damage. Take pictures of damage for insurance purposes. Find everything you need at Standard Hardware along with the knowledge about what to do, how to use them, and what you’ll need to ride out the storm.

After Hurricane Tree Removal Expert Advice from Gorham’s
Hurricanes and tornados can cause a lot of damage and destruction. Trees and foliage take the worse of it during a storm and afterwards there are many uprooted trees, debris, and stumps to worry about. Trees are often left in the ground for a reason — they can be very difficult to remove. Removing a tree stump is not as impossible as it seems though. In fact, with the right advice and tools, you can do the job yourself. Here are a few ways to get the job done. • Do not use a chain saw if you are not experienced in operating it or if you are not physically fit. If you must use a chain saw, work only on the ground. • Never do any tree work that involves felling trees, climbing of any kind, or using ropes. Get a professional to help you with these situations. • Survey the site. Identify potential hazards and discuss where there is potential for injuries. • Set a perimeter around the work area and mark it. Step 1. Dig Around the Roots Dig out the soil around the stump. Expose as much of the roots as possible, by removing the surrounding soil using a shovel or spade. You may need to dig fairly deep on each side of the larger roots to really expose them so that you can cut or chop them up. Step 2. Cut Up and Remove the Roots & Branches Chop up any exposed roots or branches in the way. This can be done quite a few ways. Depending on the diameter, you can use bypass loppers, a shovel, an axe, a hatchet or a saw. The goal is to chop them up or cut them into pieces for easy removal by hand. • Wear the appropriate protective equipment such as gloves and safety glasses • Cut at waist level or below: Chain saw injuries to the head often result from making overhead cuts. • Take extra care when cutting branches: Branches that are bent, twisted, or caught under another object may snap back and hit you or pinch the saw. Step 3. Remove the Tree Stump Pull out the stump. Once a majority of the stump root structure has been removed or damaged enough, you should be able to pull it out of the ground or push it over, tearing it away from any remaining small roots that are still attached. Step 4. Patch the Hole Fill the hole where the stump once was with topsoil, loam or potting soil, etc. Pack it down by hand or with a tamper so the ground is level with the surrounding area. Add grass seed or lawn repair patching to the area so grass grows in and matches the area with the rest of the yard. Clean up after a hurricane may be a lot but it doesn’t have to be daunting. Your yard may look like a hot mess but with the right tools, proper safety and some elbow grease you can make it look brand new.

Wish I’d thought of that! What did you wish you remembered during the last hurricane?? There’s always something you forget. What did you wish you had (and didn’t get) before the storms hit last year? Mine was sheets of plywood! As the 2nd storm approached I was thankful that we’d weathered the first one fine but the surrounding devastation caused by Fay made me a lot less confident as Gonzalo approached from the opposite direction and the integrity of my big glass doors! I think we can safely say that Bermuda and Bermudians know that storms are inevitable and that we have to be prepared for them. After hurricane devastation we pull together and recover quickly. We need to stay vigilant for new storms and anticipate requirements ahead of time. Looking back we’ve learnt things by living through a few major hurricane events. Apart from the general moving and securing outside plants and furniture, I now know to either remove the blades from my outdoor fans or the secure them with bungee cords so they can’t turn and spin themselves off! I’ll be sure to stock up on a healthy supply of paper plates, cups, paper towel and tin foil so that washing up is minimized. And of course Clorox wipes and 409 spray to kill the ants, clean the kitchen and bathroom. I’m going to test the generator it was on its last legs during Gonzalo and I know that I should also revisit the idea of solar paneling as an alternate energy source… As we go into Hurricane Season here is my list of “Must Haves”
Ice - It’s never cold here when a hurricane or tropical storm hits so ice is always in great demand. Stock up. Save Milk cartons and plastic containers to fill with water and freeze stashed in empty spots in your freezer. These blocks will help you keep things cold in your freezer when the power goes off.
Water - Remember that you will not only want water for drinking
but also for hygiene and cooking. We are lucky in Bermuda that we all have a controllable water supply in the form of our water tanks – make things easy in case the power goes out by filling a few buckets, kettles and jugs ahead of the storm. If a more major storm is coming fill your bathtub with water for dishwashing, toilet flushing and bathing.
Drinks - It could be a day or so before you can go out on the road
and so ensure that you have all your family’s favourite beverages on hand as well (and an extra supply in case your neighbours come over).
Food - Plan to have dried food and cans in stock. If a hurricane
strikes, eat refrigerated items first, followed by freezer items. Fire up the barbecue and invite the neighbors for dinner. It’s a fun way to spend the time when there’s no power for computers and TV and to use the perishable food. Eating your freezer’s contents saves you worrying about how to keep it all cold and expending money on ice. Expert Advice from BS&R Group Shutters are a Bermudian institution and are such for a number of reasons. They are usually used for light control, privacy and protection from the elements and much more. For us they are the cornerstone of our T-Made Custom Carpentry division. Shutters have a much greater importance in Bermuda than most places. Besides a design choice our shutters, come summer, play an important role in protection during hurricanes. The obviousness of why you would use shutters during a hurricane is clear: to protect your windows and home from the weather, debris, and damage. However there are some things you can do to make your hurricane shutters better prepared to take on the onslaught:
1. Pick your Louvres: Whether you have shutters that hinge from the
side or from the top it is necessary to choose either fixed or operable louvres (or slats). Operable slats allow for greater control of light and ventilation however fixed slats are tougher and provide better protection.
2. Oil dem things! Depending on the application and the construction of
the window frame all shutters are attached in some way to allow them to open and close. Make sure to check often and replace the hardware, be it hinges or tracks, and WD40 them to ensure smooth transitions. Nothing is worse than trying to close a jammed shutter when a hurricane is raging outside.
3. Get Hardwood:
Certain hardwoods that are currently used for exterior shutters, specifically Spanish Cedar, Honduran Mahogany and Teak, have grain that actually breathes out moisture making them resistant to rot and decay, and far more durable than a softer wood like pine. Because of the tannin in these woods they are also not prone to problems from insects.
4. Go the distance: Ensure your shutters last by using a protective coating. Treat your wood with a water repellant or sealant to help it last for years rather than resembling a 50-year-old fishing pier. Cleaning and sealing any outdoor wood is paramount for it’s durability and lifespan.
5. Step away from traditional:
Shutters have traditionally been constructed from solid woods that have proven to endure outside elements however composite wood, like Accoya, offer advantages such as resistance to twisting, splitting and rotting.
It only takes one hurricane to destroy your property. Protect the openings in your home and prepare your shutters for the onslaught. Are you ready?

Hurricane Season: Know Your Coverage By Andy Pell, Assistant Vice-President, Property & Casualty, the Argus Group In 2014, Bermuda was hit with two back-to-back hurricanes, Hurricanes Fay and Gonzalo. While the close proximity of the two storms was quite unusual, it served as a reminder that hurricane season is unpredictable. In addition, the season is long, spanning six months from June through November. The length of the season paired with its variability underscores the importance of being prepared. Argus Insurance is in the business of prevention. When it comes to hurricanes, the role of an insurance company is to prevent financial distress that could result from damages caused by natural disasters. If you are uninsured, we encourage you to consider the lessons learned from last year and get insured today. If you have insurance but are not sure of your coverage, call your insurance provider as there are different plans that cover different types of damages to different types of properties. Knowing your coverage is vital in protecting your home and property. It is important to be aware that there are two common types of property insurance. The first is Buildings Insurance that applies to structures and the second is Contents Insurance that applies to personal possessions. The plan(s) you choose depends on your specific needs.
Buildings Insurance
Buildings Insurance covers structural damage to the home. Typically, this type of coverage includes the garage and any other outbuildings, walls, gates, cesspits, tanks, patios, terraces and pavements. Swimming pools, satellite receiving equipment, docks, piers, jetties, seawalls, tennis courts all fall under the structural category that is covered with Buildings Insurance.
