The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. Non Bermudians may buy a house which has an ARV (Annual Rental Value) of over $177,000 or a condominium located in a Designated Development with an ARV over $32,400. Once the buyer enters into a contract to purchase a property they will be required to submit an application for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,416. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8% of the purchase price for a House and 6.5% for properties that are part of a Tourism Designated Development. After 30 September 2015 the license fees are due to increase to 8% on a condominium and 12.5% on a house. Non Bermudians may not buy vacant land, commercial property or property intended to earn rental income. However Non Bermudian owners of property

may be granted permission to rent their Non Bermudian’s may property by the Immigration Department purchase property in of the Bermuda Government. This MAY it’s all about the outdoors! With spring in full bloom and summer right around the corner we’re taking our focus from inside to out. As Bermudians, we are lucky to have so many options for outdoor living spaces and so many opportunities to utilize them. With such a variety of spaces here are tips to make the best of your outdoor area no matter the size.

Space Flow:

Every room is designed for the flow of foot traffic and that should also extend to your outdoor living space. No matter the size of your space your areas will work better together if you establish traffic flow. Walkways, potted plants, or even utilizing the direction of your wood decking will help permit free flow of foot traffic. It doesn’t matter how great your outdoor space looks if you cant easily get around in it.

Establish Areas:

Depending on the size of your area, creating zones for your outdoor living areas will help break it up as well as establish areas of use. For example do you need space to garden? Bbq and cook? Dine outside? Relax? Use different textures or rugs to break up the areas and create functional spaces.

Make Furniture Work Twice as Hard:

When furnishing outside make sure to have pieces that work double time. Furniture and accessories that double as storage, extra seating or lighting options are perfect for your outdoor area. Because space is often an issue, utilizing pieces that are functional as well as beautiful will create a space you can enjoy for years to come.

Lighting:

Lighting can go a long way into making your backyard into a magical oasis after dark. There are a variety of options you can use to light up your space from solar powered accents to hanging lamps to wall-mounted lights. Hanging outdoor string lights have become a popular way to create a dreamy getaway. Combine a mix of lighting sources to create the best ambiance for your perfect nighttime hangout.

Small Accents Make the Space:

A patio can be a hot slab of concrete baking in the sun or it can be a welcoming extension of the house depending on the amenities. Accessorizing your outdoor areas with pillows, weatherproof art, water features, fireplaces or pits, vines or plants can go a long way into making your space enjoyable. Create a shady spot using pergolas or arbors to provide a much needed retreat. Small accents such as these create a living space that is both welcoming and pleasurable. Whether you have a small balcony or extensive backyard following these tips will ensure your space is functional, beautiful and full of personal charm. The old adage “you get what you pay for” is very true for teak furniture. Teak may be pricey but it is well worth it in the end. Spending the extra money means having furniture that will last well into your great grand children’s life.

TIP 1 - Most teak furniture comes with

a high price tag. But that is because they are built to last and be in a space for years, if not generations, to coxme. So if you are a person who moves a lot or likes to constantly redecorate it may not be the best option for you.

TIP 2 - Buy all your unfinished teak furnishings at the same time to ensure they’ll end up the same color. Or buy your teak already pre-weathered. This makes it easier to decorate your space, as the color you bought it will be the color it stays. TIP 3 - Teak furniture needs to be cleaned at least once a year to remove dirt, dust and stains. This is something you can do yourself but make sure to ask your vendor which detergent you should use based on the finish you’ve chosen. TIP 4 - The commonly named

There are many sizes, colors, textures, types, and materials natural stone can be made from. Whatever the choice a good tip for outdoor areas is to choose one that is slip resistant (especially if used in pools and walkways), durable, and fits in with your design aesthetic. BUILDING THE PERFECT DECK Expert Advice from Anthony Madeiros of BS&R Group With winter in our rearview mirror and summer up ahead we’re all looking to the outdoors as a place to relax and enjoy. With that in mind we’re thinking all about decks. Bermuda offers an amazing backdrop and climate for us to use our outdoor areas all year round. Which means our patios and decks need to be areas that not only are beautiful but multi purposed. We’ve taken on a lot of deck projects over the years and there are a number of factors that are involved when deciding and implementing the perfect deck. Things like style, space, size, and materials all are factors in the perfect deck.

Style:

Whether it’s an older house or you’re just building, it’s important to choose a style that suits your house and personal taste. Think about how your rooms flow and keep this idea throughout your plans. Most decks will be composed of a variety of spaces to accommodate various activities. How these spaces are designed and creatively organized will determine the spatial layout of your deck.

The Space:

Sometimes it is difficult to look at a deck plan on paper and understand exactly how it will look and feel in real space. Make sure to lay it out on location to get an idea of the size and shape of the design. Does it feel proportional? Will it be functional? Visualize how the space will be used and determine if there is enough space to move freely. As Bermuda tends to be a bit more hilly, determining if you need a raised, dropped or multi levelled deck can make all the difference in the design.

Maintenance of your deck is something that you should be aware of. Maintenance, staining, and worrying is only needed when using standard budget choices such as spruce or pitch pine. Going for the more expensive exotic hardwood decking, like the accoya brand we carry, will pay off in the long run. They don’t need staining or sealing for weatherproofing and can be left to weather grey and all last 25 years or more.

Installation:

Installation of these materials is also key. Proper installation with ensure your deck doesn’t cup water or warp over the long run. Using end grain sealants and finally caulking between the deck board and the frame will prevent splitting and water being trapped.
