Hurricane Readiness

Hurricane season runs June 1st through November 30th, and we encourage all of our residents who may be leaving for the summer to be sure to have a plan in place to secure loose items from around your home.

You should also have your arborist inspect the trees that surround your home for risk limbs, especially after last year’s two named storms that produced downed trees and branches. Those storms also compromised many branches that may not be noticeable, so please follow up with your arbor care service.

Storm Drains

The ICA has engaged Cloud Nine in the cleaning of storm drains around the community, with an emphasis on areas that are prone to flooding.

Residents should also have their gutters and storm drainage checked as well.

After A Storm

As a homeowner, you are responsible for having storm debris and down trees removed from your property through your landscape and arbor care service. Post-storm, it is the Home Services team’s first priority to ensure that roadways are open, navigable, and that debris is clear from common areas of the ICA.

If you have not done so already, please reach out to your landscape service to make sure they are prepared to assist you with post storm clean up and debris removal. Storm debris must be removed by your landscape or arbor care service, off site.

It should also be noted that many private companies last year attempted to dump storm debris in various areas of the community, which is unacceptable. Any landscape service found dumping debris without permission from the ICA can be fined up to $500.00 and/or subject to permanent removal from the community.

CONTRACTOR-VENDOR ACCESS PROGRAM

As with most gated communities, the security gates require that a driver of a vehicle has a valid driver’s license as part of our access control procedures, prior to entry being granted.

If a vendor, contractor, or commercial service provider arrives with multiple passengers in a vehicle, each person will be required to show a valid photo government I.D. or they will not be allowed entry.

Vendors, contractors, and commercial service vendors who enter the community more than three times in a month must register with the ICA, or access will be denied for subsequent entries until that process is completed.

Registration for this program is $25.00 and normally takes two business days.

The process includes a background check, a sign off on the community rules and regulations, a photo of the vendor, and finger printing. If approved, the contractor/vendor will receive an ICA photo RFID access card that allows for expedited access into the community between the hours of 6:00am to 6:00pm Monday to Friday, Saturday 8:00am to 4:00pm. This access card requires renewal every year.

Roof Inspections

Letters went out in April and we appreciate the response we have received from many of our residents.

Follow up letters have also gone out for those that have not taken action as of yet.

The cleaning of your roof is not just about the appearance of your home but the protection of your roof investment and the appearance of the community to support the maintaining of the community value.
