Moody's Analytics and the Wall Street Journal report that the Sun Belt region in the United States is experiencing rapid growth. This region covers eighteen states in the Southeast and Southwest of the country, including North Carolina.

NC IS EXPERIENCING RAPID GROWTH

Last year North Carolina was one of the top states for incoming residents; it ranked third in population growth from July 2021 and 2022, adding 133,088 residents. Moving here, people can choose from larger cities attracting young professionals and recent college graduates to smaller quaint towns, mountains, or coasts. The climate, walkability, and abundance of year-round outdoor activities also attract family and friends to the area.

The 2020 Census results revealed North Carolina leads in population surpassing population growth in all but five states. Over the last decade, North Carolina added roughly 904,000 people. This is the sixth-largest numeric gain among states.

This growth propelled North Carolina to the ninth most populous state in the nation in the past decade, with a resident population of 10.4 million in 2020.

According to Bankrate's article "Best Places to Live in North Carolina in 2022," three cities where Ivester Jackson Christie's has offices top the list Wilmington comes in at #3, Charlotte #4, and Asheville #5. According to Zillow and its most recent analysis, Charlotte, North Carolina, will be this year’s hottest housing market. Factors include expected home value growth, the projected change in owner-occupied households, and job growth compared to new construction.

Charlotte ranks second among large markets in projections for both home value growth and growth in owner-occupied households, which helped shoot it to the top of this year’s hottest markets list.

Demographics

Retirees and millennials represent two enormous generations, and both are very active in the housing market and attracted to the Tar-Heel state for various reasons.

A recent Forbes article, Best Places To Live In North Carolina In 2023, says, "North Carolina is a mid-Atlantic paradise for many as you can enjoy mild winters while avoiding the excessive summer temps that Texas and Florida endure. The Tarheel State offers a coastal lifestyle in the east and more temperate mountain climates."

Clarion also says The Sun Belt region is currently experiencing a population and corporate influx, primarily due to the lower or nonexistent corporate, individual, and property taxes compared to non-Sun Belt states further north. Over the last decade, almost 5 million people relocated to the Sun Belt due to outflows from non-Sun Belt states, particularly those in the Northeast and Midwest. At the same time, both regions have reported comparable international migration and natural population growth.

Cities Where Retirees Are Moving

The Census Bureau's recent ACS data shows which big cities are losing their older generation of residents and where some of them are headed. Two North Carolina towns ranked in the top 10 for retirees #6 is Wilmington; in 2021, the net migration for people over 60 was 992, and #10, Raleigh, had a net migration of 830.

The Miami Herald just posted an article, "Top 12 Reasons To Move to North Carolina in 2023, " calling it an "ideal destination for those who want to relocate to a place with a low cost of living, beautiful weather, excellent job market, and stunning landscapes."
