A Letter from Jackie Sunflowers & Symbolism: My Fall Inspiration Sunflowers have always been my favorite flower.

19 years ago when my mother passed away, she was wearing a sunflower covered sweatshirt and it was a perfect symbol of who she was - someone who always turned towards the light in good times and bad. Her faith was an inspiration I've carried with me my whole life and I'll always associate sunflowers with her. Sometimes it feels like sunflowers are following me through my day. The welcome sign on my front door has a sunflower on it for an immediate warmth when I come home and a friendly greeting for my guests. When I'm out showing homes or visiting clients, I see them in kitchen curtain fabrics, throw pillows and paintings. They're blooming in gardens and brightening up flower arrangements. Every time I see another sunflower, I get a little boost and I feel that love and warmth coming down from above. Many cultures connect sunflowers with the virtues of faith and flexibility since they bend to follow the Sun throughout the day. I think this is a perfect lesson in how positivity and a willingness to adjust is your best path to a happy life. As long as there's a sliver of sun in the sky, you can bet that sunflowers will be turning towards it, storing all that light to get through darker hours. We can all learn from that! My mother was a wise woman and I'm glad she taught me to always turn to find the light in my life. Some days bring a lot, some days it's just a glimmer here and there, but there's always enough to get me through. And if I ever forget that lesson, I know there'll be a sunflower somewhere nearby to remind me.

Why I don't believe we're in a Market "Bubble" Who would have ever thought that the word "bubble" could be scary? Our last recession has had as much of an effect on us psychologically as it has economically. Realtors and homeowners have learned to be suspicious of the signs of a booming housing market for fear that it's a bubble waiting to burst. Buyers want to be reassured that they're spending their money wisely and that they can truly afford a home. No one wants to become a statistic in another great recession. I believe that we all learned important lessons from the downturn that will drive our economy onwards and upwards for many years to come. Here's why‌

Healthy Market Growth: The slowing pace of growth in the real estate market is a source of frustration for some. During 2012 and 2013, the market boomed back into good health faster than anyone even expected. It was exciting and we all loved to watch those numbers go up. This growth pulled many homeowners' loans "above water" by restoring the value of their property. This year the number of homes entering foreclosure is back to healthy pre-crash levels we haven't seen since 2005-2006. However, in 2014, we've seen the market slow down a little. It's still far above recession levels - with a predicted year end growth rate of 9% since last year - but many fear that this is a bad sign. In truth, this slower growth is good news. A more gradual pace means that houses will avoid the trap of rising too fast and then snapping back downwards as the market adjusts. According to Capital Economics Property Analyst Paul Diggle, "The housing market will avoid becoming overvalued, allowing the recovery in sales activity and housing starts to continue." Slow but steady will win this race.

The Traditional Buyer Returns: A part of the slow-down is the shift in just who's doing the buying. When prices were low but credit was hard to come by, investors were dominant in the market. They brought cash to the table and, as the market recovered, it was difficult for traditional buyers who needed mortgages to compete. Houses are still relatively inexpensive, but they're no longer providing the kind of instant growth that attracts short-term investment. This means that we're seeing a slow evolution into a traditional homebuyer's kind of market. Buyers who are purchasing the dream of homeownership generally intend on staying for five years or longer. Their decisions are based as much on what their heart says as they are on their wallets. These buyers move a little slower than a cash investor, but they provide a nice stable real estate market in the long run. It's much like the difference between day traders and long term investors in the stock market. In September, Zillow.com named the Northern NJ/NY Metro area one of the nation's Top Ten Housing Markets. A buyer-friendly climate has evolved locally as the upwards momentum of prices has slowed and the housing inventory has increased. Sellers are coming out in force thanks to their homes' increased values and this means less competition between buyers since there are more homes to go around.

Gorgeous Gray and Other 2015 Trends Gray is coming into its own as a perfect neutral for every purpose. Homeowners who are tired of "builder beige" are embracing gray in a big way, and Pantone named Steel Grey as one of their hot colors for 2015. Gray still meets with a lot of resistence, though. I frequently talk about paint colors with homeowners who are sprucing up for sale, and when I suggest gray many people immediately picture bland concrete or cold metal sterility. In truth grey is a building block to a bigger, brighter design - just like any other neutral. Consider this Living Room. What's important in this picture is where your eye is drawn. The extensive moldings and built-ins catch the eye first and entirely define the space. The fireplace stands out in stark relief and every color in the room pops. The art and pleasing geometric shapes of the mirrors on the wall are perfectly highlighted. The warmth and shine of the hardwood floor anchors it all. The walls themselves are the last thing you see. They're the base of a much larger, richer palette of colors and textures.

Gray is also gaining popularity for Kitchen appliances. For decades now, every popular appliance color has been a stand-out, whether it was white, black or even out-of-fashion avocado green and harvest gold.

Stainless is far more neutral than any of the other options, but its silvery sheen still makes it the brightest star in any Kitchen design. Homeowners who are investing in custom woodworking for their cabinets, gleaming granites and decorative tilework want those finishes to dominate their design. Dark gray appliances that recede into the background are one of the newest, chic-est options for high-end Kitchen remodels. GE recently expanded their line of Slate finish appliances to meet this growing demand.

Designers are exploring just how fresh and appealing warmer metals can look in your Bath or Kitchen. It used to be that your Kitchen and Bath hardware choices were always shiny brass, brushed steel or cool chrome. Over the past few years, rustic coppers and oiled bronzes began to appear in higher end lines of hardware and fixtures. Now the newest looks are soft, satin finished gold and modern, yet traditional, brushed bronze. These new colors have also made their way into appliances, where they make it easy for homeownves to warm up their palette of Kitchen colors.

How to Choose the

Right Assisted Living Community for YOU! Imagine giving up housekeeping, cooking, and laundry for the rest of your life! You can live in a community with activities, friends, and medical services just steps away and never have to mow the grass or repair your home again. Sound good? Of course it does, but make sure to look before you leap. Choosing the right community isn’t as easy as looking at a few brochures. Each community offers its own blend of services and amenities with its own set of fees attached. The price tag can easily be several thousand dollars a month - depending on the area and the services included. On top of the monthly cost, moving in usually requires an upfront fee - sometimes just one month’s rent, other times tens of thousands of dollars - to get into the community. This kind of expense requires careful long term planning for a retiree without a full time paycheck. Knowing exactly what you’re buying with your monthly payment is the key to a long, happy retirement. Many communities offer different tiers of service at varying price points. These packages give you the opportunity to decide what is truly important to you and what you are comfortable doing for yourself. You can usually save some money by using only the services you need, but keep in mind that your needs may change with age and, if that happens, so will your monthly expenses. Don’t just assume anything is included in the rent, but know that it isn’t hard to find communities offering on-

site activities, housekeeping, laundry and linen service, and three meals a day as part of the standard fee. Some places also provide concierge service and scheduled transportation for appointments and shopping, which is important if driving is an issue. Availability and charges for other amenities vary, but might include guest meals, room service, personal transportation for errands or fun outings, wireless internet access, a fitness program, and spiritual services (or transportation to them).

Independent and assisted living communities do not offer extensive medical services, but

there is assistance with taking care of personal needs. Assistance with medication is often an extra fee depending on the number of prescriptions and complexity of administration (pills vs. injections, for example). Some communities have an RN on site during the day so help is available if emergencies arise. Services like continence management, diabetes monitoring, blood pressure and wellness checks, and other health maintenance usually come with an additional fee, so ask about it before you move in. Remember these types of conditions typically worsen as we age, so services may be needed later in life, if not now.

This is the point where you do some leg work. Most communities do not publish their rates or complete lists of

services. They want you to come in for a tour, which is usually given by a polished salesperson. Once you’ve narrowed your choices down to a few, go for some visits and look carefully for maintenance issues, cleanliness, tidy common areas, and the friendliness of the staff. Pay attention to the residents that are in common areas. If people are sitting around doing nothing in particular, sleeping, or seem unhappy, take it as a warning. Try to talk to a few people for an inside look at the lifestyle and care. Dropping in for unannounced visits is a great way to see how the staff handles a surprise and what the energy is like at different times of day. Go at least once during a mealtime. If you can’t sample the food, at least get a sense of how appetizing it is. It may seem like a small thing compared to quality of care, but three meals a day for the rest of a person’s life is a huge factor in health and happiness.

There are also safety features to seek out. Bathrooms should have grab bars for the shower and toilet and non-slip mats or flooring. At minimum, there should be an emergency pull cord in the bathroom, though sometimes pendant systems or call buttons are available too. When you’ve narrowed your choices down, request copies of inspection reports from your state agency. They can take a while to receive, but you will find out about health and safety hazards and compliance issues, which should inform your decision. If ongoing problems are not addressed or there are infractions on the reports, consider your choice carefully before moving in. Last, but not least, decide what aspects of your everyday life are most important to you and

find a community that will allow you to keep them. Many places allow pets, though with some restrictions and, occasionally, fees. If you value the outdoors, find a community with plenty of grounds or wooded areas. If internet access is integral, finding a community with WiFi or a good computer lab is key. Moving into an independent or assisted living community does not have to be an unhappy choice. However, finding the community that meets both needs and wants will ensure the choice is both as positive and healthy as possible.

My friend told me that I should never hire a home inspector recommended by my Realtor because the inspector will overlook problems in order to make the deal go forward for the Realtor. Is this true?

This couldn't be further from the truth. Both Realtors and home inspectors are licensed professionals who have been sworn to a code of ethics. We have a legal responsibility to protect the interests of our clients, and if we violate that, we'll lose a lot more than your business and trust. A home inspector who covered up problems in order to move a deal forward could lose his/her license and be left wide open for a costly lawsuit. The same is true for any double-dealing Realtor. When I started selling homes 28 years ago, I did find that some inspectors were better than others. If an inspector didn't have time to look at the house thoroughly or answer questions for my clients, that inspector was off my list. I owe my clients the best and nothing less. Inspection issues can be resolved, but reputation issues last forever.

I just inherited a house from my mother that hasn't been updated in a long time. I noticed that the electrical panel is Federal Pacific brand. I've heard these can be a problem. Do I need to worry about this? I'm not sure if I want to sell or update it and move in myself.

You’re smart to ask. Between 1950 and 1990, so many homes were built with this brand. If you have the model with the "Stab-Lok" circuit breakers, the short answer is, yes, you definitely need to replace it no matter what. An estimated 2,800 fires a year are started by these panels and tests show that 1 in 4 will be defective. You don't want to live in a home with one of these and if you try to sell without updating, home inspectors and attorneys will send up the red flag immediately. It's up to you whether you want to fix it now, or closer to a closing if you sell, but you will absolutely need to take care of it at some point in the future. If you need a good electrician, just give me a call and I can refer you to an expert! I've dealt with countless sales where this issue came up & it really doesn't need to be an ordeal.

Q: A:

I'm thinking of buying a multi-family home and becoming a landlord. How do I know if this is a good investment for me? It's a lot of money to spend without all the answers!

It's true that this is a good time to be a landlord. With student loan debt hampering their credit, our youngest generation of adults is often unable to afford homeownership. The Demand Institute reports that Millennials will be spending $600 Billion on rent over the next five years and apartment construction is at its highest levels in 25 years in order to meet this rising demand. That said, you need to ask yourself a few questions to see if becoming a landlord is for you. Owning an income property is a very hands on investment. The first thing to consider is what you'll do if you wind up missing a few months' rent. If you can't fill your apartments with paying customers immediately, or if someone moves out abruptly, will you fall behind on a mortgage without that income? Also factor in both expected and unexpected expenses and decide if your profit margin will be worth it. A new furnace or major plumbing issues might eat up a couple of rent checks that you had other plans for. The third issue to keep in mind is that New Jersey is a very pro-tenant state in court. This is great for protecting renters' rights, but if you wind up with an unscrupulous tenant who refuses to pay rent or move out, eviction can take months to push through. The exception to this is in owner-occupied properties, which have easier eviction rules. Consider whether it's worth it to you to field the occasional middle of the night phone call about a broken toilet before you invest this way. The money might be good, but earning it requires a lot more work than just buying the property.

There's even a Groupon Grassoots section of the site devoted to getting online contributions for charities. The number of deals on the site can get a little overwhelming sometimes, but once you use it, Groupon starts learning what you'd like to hear about. You can favorite categories and it will intelligently serve up the best deals for YOU. These children are not in far off places; they are our neighbors and live in our communities. Nana's Gift has been working with St. Catherine's Church, Jersey Battered Women's Services, St. Peter's Orphanage, the St. Rocco Women's and Children's Shelters and a number of other organizations to provide over 700 children a year with individually selected holiday gifts. We have been able to give these children wonderful holiday memories because of the generosity of our friends and neighbors. Unfortunately, there are far too many children who need our help. This holiday season, Nana's Gift is hoping to again assist more than 700 children. Party Problem Solvers Make holiday entertaining Easy With these simple tips! There are leftovers everywhere!

First, clean your refrigerator out before you even start preparing for a holiday dinner or party. You’re going to need the room later, and it’s no fun trying to make half a leftover turkey and all the trimmings fit in an already full fridge. Second, invest in some cheap, disposable plastic containers and when dinner is over you’ll be prepared to send everyone home with a takeaway package. You won’t have any lost Tupperware or wasted food and your guests will be grateful to have a delicious leftover lunch the next day!

Half the food is cold by the time it hits the table!

If you’re not a professional chef, odds are you’ve messed up your timing and wound up with half of your dishes cooling while the rest aren’t even ready yet. This is where a little ingenuity comes in. The insulation in your big beach coolers works both ways. Stack your food inside and you can seal in heat like a giant thermos. Keep those sides warm when the turkey takes some extra time in the oven! A thermos can actually come in handy, too. Bottle up your gravy until it’s showtime and you won’t have a cold, congealing mess to contend with! Also, when guests ask if they can bring something, ask them to only bring cold foods! Adding one more dish that needs to reach the table hot might be more than you can do.

When you’re trying to get food on the table or greet incoming guests, it’s hard to make drinks for everyone, too. Streamline your operation and save some time and aggravation! One shortcut is keeping the selection limited. Serve a few kinds of wine, have some bottled beer on hand and then create one pre-mixed signature cocktail for the event. That way all you have to do is pour and you’re still providing a bunch of festive options. Also, consider setting out everything ahead of time on a sideboard for an easy self-serve bar.

Bonus Tip: Remember to make plenty of water available to help balance out the alcohol intake of your guests! Sipping on cocktails is no way to stay hydrated or safe to drive.

Who's responsible for your Handyman, Maid or Plumber‌

When Accidents Happen? No one expects to be responsible for their handyman, maid or plumber's injuries if there's an on-the-job accident, but if you don't do your homework before hiring, that's exactly what could happen. Here's what you need to know to protect yourself legally and financially before any workers set foot on your property.

Your Home Insurance is for More Than Just Fires :

Odds are that when you bought your home insurance policy, most of your focus was on what would happen if your home was damaged. Much less attention gets paid to the second half of that policy, which is your liability insurance. Everything from slippery Winter sidewalks to your dog getting loose and biting someone falls under this umbrella of protection. It covers guests, door-to-door solicitors and anyone you hire to work on your property.

What Leaves You Liable? :

Of all the people who come on to your property, the ones you invite for business reasons are the ones you owe the most legal responsibility to. Carpenters and cable guys are all considered "Business Invitees." You are obligated to keep your property in good repair and safe for your Business Invitees. If a worker is injured by something you should reasonably have known was a possible danger, that's considered your fault - even if you warned them that a walkway was icy or a step was loose.

What Happens When You're Liable? :

If you are at fault in an accident, then your liability insurance kicks in to cover you up to whatever the limit is on your insurance. It's usually around $100,000. This only applies to accidents that are specifically due to your own negligence. If a contractor is injured in a manner that is not the homeowner's fault, then the injury is not covered under the homeowner's policy. Medical expenses may be covered by your insurer in the short-term until the accident is fully investigated. This doesn't count against you, so don't worry about your policy getting dropped over temporary medical payments.

Why Does It Matter If Your Contractor is Licensed? :

There is an added wrinkle to this issue that you need to be very aware of, though. Reputable, licensed contractors and businesses should have their own insurance for things like workman's comp and medical expenses for injured employees. It has been successfully argued in court that a homeowner who hires unlicensed, uninsured people to do a job is, in essence, the employer and therefore responsible for all those expenses. This could apply even if you're in no way negligent, just as it would if you were injured in your own workplace. Save yourself this expensive headache and make sure that whoever you hire is properly insured. Otherwise that money you save by hiring the lowest bidder could cost you a fortune in the long run. There's nothing wrong with requesting proof of insurance from anyone you hire to work on your home, and they should always be able to provide it quickly and without any fuss.

What you "Mite" need to know:

The Dirty Truth About Your Mattress We use our beds more than any other piece of furniture in the house, but how much do we really think about our mattresses and how they may be affecting us?

The majority of doctors agree that old mattresses contribute to symptoms for asthma and allergy sufferers. What is going on inside our mattresses that's keeping so many people from breathing easy? The answer is dust mites. These creatures are invisible to the naked eye, but they're all around you - especially at night. Dust mites love the warm, humid environment of your bed and they especially like eating the 1-3 pounds (!) of skin flakes each person sheds every year. They burrow into the mattress and live off of what you shed for generation after generation, and you'd never know they were there if you weren't allergic. Even more disgusting sounding is the fact that what people are actually allergic to is the dust mite's droppings.

So what can you do? There's no way to completely eliminate dust mites in any home, but you can at least reduce their numbers. • Keeping your mattress and pillows clean is key! Pillow covers and hypo-allergenic mattress covers can keep mites and dust from accumulating, and they're easy to launder in hot water - which kills the already reduced number of mites. • Vacuuming your mattress can also help. It won't get all of them since they burrow very effectively, but fewer mites is still a major improvement. • Controlling humidity is also an option. Mites have a pollution boom in the Summer because humidity finally goes over 50%. During warmer months, AC or dehumidifiers can keep them at bay. In the Winter, watch out for overusing humidifier units. Only buy ones where you can set it to shut off automatically around 50% humidity to prevent it from creating a tropical paradise for your dust mites. •

Sometimes the best thing you can do is replace your mattress. They say that a mattress can almost double its weight in 10 years from dust, skin flakes and dead dust mites. Some scientists debate this statistic, but no one disagrees that there is a significant amount of stuff in there that you don't want to snuggle up to every night. After 7-10 years, your mattress is already losing support and possibly causing you aches and lost sleep. If you start fresh and use a quality mattress protector, you'll be sleeping easier for many years to come. And if you're very allergy sensitive, know that Serta mattresses use foams or fibers that have been treated to be, or naturally are, anti-microbial preventing the growth of bacteria and dust mites.
