Selling to iBuyers in our community Ibuyers are Internet Buyers who are corporate investors backed by hedge funds and conglomerates who buy homes that owners wish to liquidate or sell quickly without putting their home on the open market. During the last 2 years of the decade ending in 2019, the average cost to do business with them is about 12% of the offer price. This percentage can vary due to location, size and condition of each home. You go online and ask for an offer. They will pull the information available online from public records and homes that sold near the subject property and make you an offer. They will come out to the home for a visual inspection and typically adjust their offer downward to account for repairs they will say the home needs. There will be the offer price, the adjusted offer price, a convenience fee for using the service and fees for repairs based on their estimate. If there is an immediate need to sell the home or sell a home you do not want to work on prior to selling, this may be a viable option for you.
You should weigh your options of selling direct to them or selling on the open market. The open market will give you a broader base of buyers and more control over your final sale price. With ibuyers, it’s their way or the highway.

The numbers below are based on research and review of closing statements of owners who received offers and closed their sales. The other 2 ibuyers report their sales. Average seller paid 12% in costs to sell to an ibuyer. In this example based on available numbers equates to $2,393,502 of costs shared by those 75 sellers over the 2 years. Some seller paid less and some paid more. This number is an average. The cost would be higher for homes that need work or selling to the ibuyer at higher prices. More on ibuyers Selling to corporate buyers is very convenient to sellers who crave a faster sale than going onto the open market and hiring a real estate agent. The marketing from these companies is heavy in our area. It is very enticing to sell fast and do no work to your home. The challenge is that you give up equity in order to do so. In researching for this report, home sellers interviewed shared they paid a range from around $13,000 to over $62,000. They amount is based on location, condition and price point. As price points vary, the costs will as well. However the percentages stay around 12%. It was shared that ease of sale was great, but all of them said they wish they could have negotiated for more as they would have with a regular buyer.
Selling to corporations takes local dollars away from the community. In the last two years that has been almost 2.4 million dollars. They are a small part of the local Mableton market but impactful to those sellers who chose time and convivence over equity. The ibuyer market in Mableton is sure to pick up regardless of the market conditions. If the market slows, they will change their business model to higher percentages to cover holding costs of a slower market. Forward thinking: Mableton’s Future Mableton is on the rise. As more families move into the area, retailers will continue to come. Schools will change for the better and more resources will be available to residents. The sleepy town of Mableton is no more as more people are primed to take advantage of the great location and low tax base. Although prices have already began to climb, there are still opportunities to get the most bang for your buck. At the time of the writing, Mabletonians are contemplating incorporation as a city. If that happens Mableton will become the largest city in Cobb County at 80k residents and nearly 40k square miles if the remaining unincorporated areas of South Cobb County are included in the city limits. Most of the residents are either against or on the fence of incorporating and are waiting on comprehensive studies to make their decision based on the findings.
It should be noted that when polling for opinions on the topic, a large amount of people weren’t aware Mableton isn’t a city despite living in Mableton currently. As builders continue to invest in Mableton and build homes the masses desire, the community will continue to grow whether Mableton becomes a city or not. The quiet affluent have been buying land for years and held them as investments as they hedge on Mableton’s success as a powerhouse in the Atlanta region. With an eye on the future, it would be wise for residents to think in the same vein. In the Mableton shadow market ( homes not on the market), many opportunities are available if you know where to look and how to contact owners of distressed or vacant homes to purchase.
