6. CREATE CURB APPEAL

PRE PHOTOSHOOT CHECKLIST
Our pre photoshoot checklist will aid you in taking proactive measures to ensure beautiful photographs that showcase your home. Before photographs are taken, your home needs to be “set up” so that our photographer can capture its best features. Things in real life appear very differently than they do in photographs, and our job is to ensure the photos look their absolute best. The following checklist will help make this possible.
Vacuum and clear away unnecessary objects from the floor.
Toys, bicycles, and garden hoses and tools should be out of sight.
Outdoor spaces should be free of toys, tools, and garbage/recycling bins. The yard should be neatly landscaped.
All light sockets (ceiling lights, ceiling fans, lamps, etc.) should have a working light bulb All curtains, blinds, and draperies should be pulled open.
5. CUT THE CLUTTER
WWW.THEVSIGROUP.COM

A photograph of the front of your home can create a great first impression Vehicles should be out of site (inside the garage or parked on the street on the day of the shoot) The lawn should be neatly mowed, leaves raked, or snow shoveled. The front door and porch should be swept clean. Garbage and recycling bins should be away from the front of the house (place inside the garage or out of view).
2. LET THERE BE LIGHT
When showcasing your home, you want it to look like a model home, so getting rid of clutter is key, De clutter bookshelves, mantle pieces, and visible storage units Office areas are major clutter culprits. Please hide visible cords, stacks of paper, excessive amounts of items on desks or other surfaces.

4. CLEAN, CLEAN, CLEAN
Consider putting fresh hanging or potted plants near the doorway. If your home already has flower or plant beds make sure these areas are devoid of weeds and tidy.
3. EYE SORE TO EYE CANDY
All beds should be made, and bathrooms sanitized.
Dress up your house with accessories that make it look like a model home Place fresh flowers and fruit in the kitchen or on the dining room table. Make bathrooms feel like a spa with fresh flowers, towels and toiletries Add warmth to the living room by lighting the fireplace or strategically placing a few candles in the room. A nice throw and opened book with add a cozy feel too. Be sure to depersonalize your home of family photographs, trinkets, collectables and the like.
1. Kitchens,PRIORITIZEmaster
Light is one of the most important things that a camera needs to produce an amazing picture. Make sure your home is illuminated by doing the following:
In addition to the nook and cranny cleaning you have already done, please consider the following for your photo shoot: Clear off all surfaces (countertops, tables, bathroom vanities) or unnecessary items.
bedrooms, master bathrooms, and living rooms are major selling features in homes. Please ensure that these areas especially conform to the items outlines in this checklist.

When your listing goes live, I immediately send out an email blast to my personal database of nearly 3,000 local agents with property details, pictures, and a link to the home’s full listing information on the Harry Norman website.

AGENT EMAIL BLAST

Over 25,000 properties are actively entered in the listing service computer at any given time. The majority use a Supra Lockbox because it has proven to be a highly effective selling tool. Because many different people will be inspecting your property, it would be prudent to keep jewelry and other valuables locked away and out of sight during the listing period. Please help us work toward a successful sale by following these simple security precautions. Julie will be happy to answer any questions you may have concerning Supra Lockboxes
If your home is vacant, we will place showing instructions in FMLS stating to call agent(me) before showing. This will help to monitor who is showing your home. An email will be sent to me immediately when the agent enters the home. All information is used to follow up to obtain feedback showings. Not applicable for APPOINTMENT ONLY showings.
The Supra Lockbox enhances the accessibility and therefore the salability of your property

When a Realtor has a prospect for your property, unless other arrangements are made, he or she will call you to set up an approximate showing time. With a Supra Lockbox, the agent can then enter and show your property when you are not present. Often the most qualified prospects are transferees who must make decisions quickly and access to your property can be the key to making the sale.
When an agent shows your home, it is imperative that the agent use the lockbox, even if you are home. This is an important security measure as it is the only way we will have a full record of exactly who has shown your home and when.

Those sellers expecting to sell quickly are following recent buyer trends. With mortgage rates and home prices rising, buyers in today’s market are serious about finding a home quickly. But with the limited number of homes for sale, there are very few options for those buyers to choose from. That means many may be willing to take on projects after they purchase.
Because of this, you may be able to focus on less time consuming tasks before putting your house on the market. According to the survey mentioned above, some of the top things recent sellers completed before listing over the past year include landscaping, making minor cosmetic updates, and touching up paint (see image below):

One of the biggest concerns for a homeowner looking to sell is the time they’ll have to put in before listing their house. If that’s the case for you, you should know your home might be closer to list-ready than you think in today’s housing market. A survey of recent sellers from realtor.com finds that many were able to get their house ready in less than a month. It says:
YourHouse CouldBe CloserTo List-ReadyThanYou Think

Your trusted real estate advisor knows the ins and outs of the market in your specific area. They’ll help you identify the places where you should and shouldn’t spend your time and money and that can enable you to list quickly.

Of course, each situation is different, and knowing what repairs or updates your house needs to stand out in your local area is critical. That’s where a trusted real estate professional comes in. In a recent article, NextAdvisor explains:
If you’re ready to take advantage of the incredible conditions for sellers in today’s real estate market but are worried about the time it’ll take to get your home ready, you might be closer than you think. Partner with a local real estate advisor to see what you need to do before listing your house today.
