Residential proposals for Land at Linford Land at Linford

BACKGROUND EASL and ilke Homes submitted a detailed planning application in October 2021 for the construction of 230 affordable homes. The scheme will be constructed through Modular Construction methods that will enable an accelerated build programme. Homes can be delivered up to 50% more quickly compared with traditional construction methods, enabling the provision of much needed affordable housing in a much shorter timeframe. Moreover, the applicant has agreed to a shorter implementation period, so rather than the typical 3 years, this will be reduced to just 18 months. All dwellings will be of Modular Construction with the modules manufactured off-site before being transported to Site for assembly. This will allow for an increased rate of delivery compared to traditional build housing and will also minimise noise and dust nuisance during the construction phase, as well as reducing general construction site traffic and pollution. The proposed dwellings will be highly energy efficient with sustainability front-and-centre of their design. This will result in an up to 90% lower energy bills and an average of 20% less energy consumption compared to a traditionally constructed home. 58 homes will be ZERO bills homes. This would make it to date the single largest commitment to Zero-Bills housing in the country.

STANFORD-LE-HOPE ilke Homes are delivering a 153-affordable home scheme in Stanford-le-Hope. The comprises of 138 two-, three- and four-bedroom houses and 15 two-bedroom apartments. The project is the largest zero carbon development in the UK with a number of homes having ZERO bills to pay. Included in the development will be integrated low-carbon technologies, like air source heat pumps, solar panels, and battery storage – this will drastically reduce household bills. Each ZERO bills household will save over £2,500 on energy costs per year. The scheme was approved by Thurrock Council in March 2021 and is already well progressed. The scheme will be built around a significant amount of green open space. To add to the appeal for families, the area will include play areas, nature trails, plus a network of footpaths and cycleways meaning the nearby town is easily accessible for jobs, shops and the train station into London Fenchurch Street. The scheme also includes biodiversity areas and attractive water features to encourage local wildlife and add to the attractiveness of the neighbourhood. Nearby Stanford-le-Hope Project
