Iceni (Planning and Heritage) secured permission in January 2020 for office-led, mixed use development, immediately adjacent to Tower Bridge on behalf of FORE Partnership and Landid Property Holdings.
The scheme will provide for c.10,000 sq.ft of Grade A office space, with the introduction of complementary commercial uses (A1, A3, A4, D1 and D2) at the basement and lower ground floor levels, to create a new active frontage within the unique street scene of Shad Thames – whilst maximising flexibility for future occupiers. The scheme will also provide dedicated space for start-up businesses, community groups and social enterprises, in responding to the growing need for affordable solutions across London.
Working closely with Stiff and Trevilian, Iceni have built a close working rapport with senior officers and key decision makers at the London Borough of Southwark in creating a high-quality building which responds sensitively to its neighbouring surroundings, including the Grade II listed Tower Bridge and Accumulator Tower.
The scheme has also been designed to accommodate flexible and dynamic working practices, including [xxx], with health and wellbeing at the core. The building will aspire to be 100% electric and carbon neutral in operation – promoting [xxx], whilst bringing the site back into beneficial use and creating a significant uplift in jobs at a prominent gateway site within the Central Activities Zone.
We are currently advising Lab Tech on the comprehensive redevelopment of this prominent site in Holborn.
The site is currently occupied by 16 storey Travel Lodge hotel and a multi-storey NCP car park, representing one of the final available development sites in the wider St Giles regeneration area.
The site represents a rare Central London opportunity to bring forward an iconic development in the heart of one London’s most important opportunity areas. The site occupies a strategically important and prominent position within the opportunity area and is surrounded by several high-profile development sites that have either been built out or are in the planning pipeline.
Through these new developments, the area is be transformed into a thriving new mixed use community. We are currently working collaboratively with Camden Council, the GLA , TfL, Historic England and other key stakeholders through extensive pre-application discussions to bring forward a major mixed use development on the site.
The proposed development will deliver 35,000 sqm of new floorspace, comprising office, residential, retail, leisure, a 21 storey tower, the refurbishment of listed buildings fronting on to Oxford Street, and major public realm improvements.
Iceni secured approval for the delivery of a new, purpose built 8 storey office development for 65 TS Ltd in the heart of Shoreditch.
The scheme is being delivered as part of the wider Central Foundation Boys School Masterplan and will deliver best-in-class office accommodation that meets the requirements of tenants.
Iceni advised Feldberg Capital on the acquisition, pre-application, planning and post submission stages for the Parklife project.
The scheme delivers a 90,000 sqft commercial campus through a two storey roof extension, the refurbishment of all existing floorspace, a new F&B unit and ground and roof level as well as through new soft and hard landscaping that draws its inspiration from the adjoining Wandsworth Park.
Iceni Projects have been advising Estates & Agency Group on the comprehensive refurbishment and extension of Flitcroft House, located on Charing Cross Road in the London Borough of Camden.
The scheme was granted planning permission in 2023 and comprises a cut and carve refurbishment of the existing office space, two new office floors, a roof terrace and best in class end of journey facilities. Given the site’s location within a conservation area, the restoration of the historic façade at ground floor level and refurbishing the existing façade to its original condition was a key means in which to unlock the development potential of the site.
Iceni Projects provided planning consultancy services for works to 99 Charterhouse Street near Barbican. The development comprises a three-storey upward extension and six storey rear extension, as well as provision of new roof terrace amenity and other external alterations to the building. Planning permission was granted by the London Borough of Islington in June 2023.
Iceni secured planning permission and listed building consent to the iconic Grade II listed 34 Farringdon Lane.
The scheme delivered heritage-led restoration of building, the delivery of new extensions, a roof terrace and new end of journey facilities in order to modernise and reposition the building for the modern-day office occupier.
Iceni advised Feldberg Capital on the phased refurbishment and repositioning of the Eversholt, a 110,000 sq ft listed building in Euston.
Working closely with Camden Council, we developed a bespoke heritage and planning masterplan approach for the building. This culminated in 13 x separate planning, listed building consent and advertisement consent applications to secure these enhancements.
Iceni advised Arax Properties on the repositioning of 5 x disparate buildings into the award winning Johnson Gardens commercial campus in the heart of Hatton Garden.
The scheme involved over 10 x separate applications ranging from land use swaps, new terraces, refurbishment, new landscaping as well as a new public art mural delivered by Street Art For Mankind.
Iceni advised Highbridge Estates on the comprehensive refurbishment of the Grade II listed 141 Moorgate above Moorgate Station.
The scheme included the provision of new M&E equipment, replacement windows and new interventions at ground and roof level to ensure the building is brought up to modern day EPC and quality standards.
Iceni assisted Arax Properties in the comprehensive refurbishment and extension of Euston House, immediately adjacent Euston Station.
The scheme sees the provision of a new extension at roof level to provide a roof terrace, rear infill extensions, new end of journey facilities and ground floor enhancements.
Iceni have been advising Feldberg Capital on a series of interventions to Lonsdale Road in the heart of Queens Park, and one of London’s most popular destinations.
Our advice has covered bespoke Class E land use strategies for the circa 100 properties in the street, asset management applications, new development as well as a comprehensive public realm enhancement scheme.
Iceni advised S2 Estates on the change of use, refurbishment and extension of the former Society of Genealogists Library in the heart of Clerkenwell.
Integral to the success of the application was a bespoke land use case to justify the change of use, together with an iterative design process with Islington Court.
The completed scheme will deliver over 20,000 sq ft of high quality office accommodation.
Iceni have been advising the owners of this iconic art deco commercial building in the heart of Goodge Street.
The scheme would see the existing building given a new lease on life, with a roof extension, roof terrace, improved energy efficiency and a retained F&B unit and ground and basement level.
Iceni have been advising Feldberg Capital on a number of strategic interventions to reposition Knollys and Stephenson House as a prime office and commercial destination in East Croydon.
The interventions include the delivery of 2,500 sqm of new Class E commercial accommodation, recladding of the facades, new hard and soft landscaping and the reduction of existing car parking and provision of new cycle parking and end of journey facilities.
Iceni Projects were appointed by Merchant Land Investment Ltd to provide Townscape, Heritage, and Visual Impact Assessment services in support of applications for a tall building development within the City of London.
The redevelopment of the Site includes the demolition of a smaller, 5 storey office block, located within the Eastern Cluster, which was identified as not utilising the full potential of the Site, to be replaced with a 20 storey building comprising office and retail and associated works which has been developed by Assael Architecture.
As the Site is within the City of London, a number of highly significant heritage assets are within its immediate and wider setting, including the Grade I listed Bevis Marks Synagogue, Grade II* listed Former Port of London Authority Building, and the Tower of London World Heritage Site. Iceni Heritage were commissioned to provide advice regarding the setting of these sensitive heritage assets. The ground level elevation along Heneage Lane incorporates a relief detail in homage of the Holy Trinity Priory that once stood on the site.
As well as detailed analysis on the setting of heritage assets, aided by the use of 3D interactive modelling and verified visuals, the height of the scheme required analysis of views and townscape impacts, with key views agreed with City of London, which included viewpoints within the LVMF.
Iceni have advised Highbridge Estates on the retrofit and refurbishment of the Grade II listed King William House above Monument Station.
The scheme modernises the existing commercial floorspace and delivers a new terrace for staff amenity along with improving the overall energy efficiency of the building.

Andrew was schooled in the ‘art’ of town planning whilst working for two local authorities, Tunbridge Wells and Canterbury, in Kent. This experience taught him early and valuable lessons in how the UK planning system and development industry interact. He has continued to develop his professional and commercial skills having worked as a planning consultant in several large multi-disciplinary firms.

Lewis is a member of Iceni’s Central London Planning Team and has over 6 years planning experience working throughout the UK and Australia.
Lewis has worked on a number of high profile planning projects, including major urban mixed use regeneration schemes and greenfield urban land releases for up to 10,000 new homes. He has advised a diverse range of clients including landowners, occupiers, funds, developers and local authorities.

Ian is experienced in delivering large scale and high profile projects.
Ian leads teams to deliver major regeneration projects. His work ranges from large-scale redevelopments on brownfield land such as the former GSK headquarters in Greenford, Farnborough Business Park or the former Nailstone Colliery, to the promotion of large scale strategic land opportunities across the South East.
Ian initially graduated in Geography and Applied French and went on to complete a Master’s degree in Planning, Policy and Practice from South Bank University. He went on to work as part of the team who represented the Olympic Delivery Authority and subsequently the London Legacy Development Corporation to deliver the Olympic Stadium and Media Complex on time and on budget.
Ian joined Iceni Projects to assist on the delivery of a wide range of commercial, residential and mixed-use projects. Ian’s key strengths lie in his interpersonal skills and his ability to develop positive relationships with officers, stakeholders, and members of the project teams to achieve the best possible outcome for proposed developments. Ashleigh’s policy understanding and determination assists in the smooth and successful delivery of projects
Ashleigh is a Senior Planner in Iceni’s Urban Planning Team and since joining in May 2018 she has been involved in a wide range of projects and has provided tailored advice to clients to enable them to progress their site through the planning system. Ashleigh is currently working on a number of complex urban development schemes, with a focus on residential-led mixed-use development, which have the potential to turn under-utilised land in London into much needed homes.
Ashleigh also leads Iceni Futures, an Iceni sector group which focuses on how PropTech and PlanTech could influence how we plan places in the future and how we can utilise technology to make places better now. Ashleigh takes an important role in promoting our work and interest in this sector.
Before joining Iceni, Ashleigh had been on secondment for a year to the Ministry of Housing, Communities and Local Government. She played a fundamental role in the drafting of the revised National Planning Policy Framework, with a focus on the policy areas of design, density and small sites. This experience has given her an in-depth understanding of national policy and Government objectives for delivery which she utilises in her project work at Iceni.

Lorna utilises an analytical approach and attention to detail to deliver positive results for clients
Lorna joined Iceni Projects having worked within the Economics and Regeneration Team at a leading London based planning consultancy.
The focus of her work is producing and advising on socio-economic impact assessments for a wide range of development projects including residential, commercial, mixed-use and transport uses to support planning applications and to form part of Environmental Impact Assessments. She also has experience in preparing health impact and equality impact assessments for major projects.
Lorna has also led on the preparation and submission of planning applications –co-ordinating multi-disciplinary project teams and successfully negotiating with local planning authorities.
She also has experience promoting strategic housing and employment sites through the local plan process and has undertaken employment land, local economic assessments and growth option studies for both public and private sector clients, drawing on her aptitude to decipher technical evidence.

Nick has a extensive experience on delivering high profile and complex residential and commercial developments across London.
Nick is a Charted Town Planner with over 10 years experience working on a wide range of property developments across London and the south east.
Throughout his career Nick has worked on projects across all corners of London, with extensive experience in Westminster, the City of London, Camden, Lambeth, Southwark, Lewisham, Hackney, Newham and Tower Hamlets. He also has experience on a number of large scale regeneration projects across the south east, including sites in Epping Forest, Cambridge and Brighton.
Nick has advised and worked alongside some of the UK’s largest house builders, international investors and private developers to secure planning permission for a variety of challenging projects. His project experience ranges from major mixed use developments on brownfield sites in east London to controversial private homes in Knightsbridge.

The National Planning Policy Framework (NPPF) has running throughout it the ‘golden thread of sustainable development’. In spite of this, there is no clear-cut, NPFbased assessment criteria to consider a site or project’s sustainable development credentials, making current assessment processes both tricky and subjective.
The Sustainable Development Commission was established to address this recognised issue with our planning system. Made up of a balanced cross-section of industry professionals, the Commission has debated the issues and found solutions, culminating in the creation of the Sustainable Development Scorecard.
The Scorecard website is free to use and accessible to anyone with a vested interest in development, including developers, architects, planners, community groups and members of the public. By crystallising the NPPF’s guidance into a simple, online analysis tool, the Commissionaims to provide a more consistent approach to sustainable development, leading to a more sustainable built environment.
