LAKE VIEW RESIDENCES – GENER 2’S MASTERPIECE

Expected to be fully complete by the end of 2021, Lake View Residences will splash its uniqueness demonstrating once again the innovative approaches of Gener 2. Facing the Lake of Tirana, Lake View Residences has been designed by the principal architect, Marc Joubert who created the project to resemble the surrounding hills of the city. “The project adheres to all European and international building standards, which Gener 2 was the first to begin building with these standards more than 12 years ago. We were the first developers in the market to do so,” says Is Ulaj, the Executive Assistant to the CEO, who, in an exclusive interview with TRAILBLAZING MAGAZINE, elaborate on this innovative project on Albanian market.

Can you make a panorama of Lake View Residences project and what is its position in the portfolio of projects of Gener2?

Set in front of Tirana’s beautiful artificial lake, Lake View Residences is bringing a new way of living to Tirana. Because the location offers immediate access to the park and to the roadway, the Lake View Residences is in high demand by people of every age. From a developers’ point of view, the location is

one of the best-selling points and buyers highly value the location, especially when they visit the site and see the city and the park from inside the apartment. We are extremely proud to be delivering such a well-rounded development, which will ultimately become a full-fledged, new community. What do you value most from an artistic and architectural viewpoint when designing Lake View Residences? How harmoniously is this project interconnected to the prime location in this case?

Marc Joubert, the principal architect of the concept design, created the project to resemble the surrounding hills of the city. Not only is this design very aesthetic, but there are functional purposes to it as well. For example, the structural shape of the buildings with the tapering balconies from floor-to-floor, creates great views from each building and each floor. Additionally, this structural shape allows sunlight to enter the complex and provide sunshine to every window. This wouldn’t be the case if the buildings didn’t have the taper and were designed as traditional towers. There would be obstructed views from the adjust buildings and shadows. If you find yourself taking a walk near the lake in Tirana, you won’t miss Lake View Residences. It will stand out from anything else you’ve seen.

Can you walk me through the different phases of Lake View Residences? What are some top facts about it?

All of the buildings have topped out since last January and most of the interior walls of the residences are complete. The curtain wall is currently being installed along with the building’s mechanical works. The two worksites that make up Lake View Residences consist of 7 structures, with a total of 600 elegantly designed apartments, each of which is unique. The ground floor and first floor are designated for commercial use, while the next 15 floors up are all residential floors. The access points are separate for the commercial and residential spaces. This is an important security and convenience feature which rarely exists in other developments in Tirana. The underground floors contain 950 parking spaces and areas for storage. In total, the development is an area of 129,000 m2.

When do you predict to complete this project?

Lake View Residences is expected to be fully complete, with residents and businesses to begin moving in, by the end of 2021.
