CONCERNING A PROPOSED AMENDMENT TO ZONING BY-LAW 10-04, AS AMENDED OF THE TOWN OF GRAVENHURST

Respecting a mapping update to the Town of Gravenhurst Zoning By-Law 10-04, as amended. TAKE NOTICE THAT the Council of the Corporation of the Town of Gravenhurst will hold a Public Hearing on November 27th, 2018, at 5:00 p.m. at the Gravenhurst Municipal Offices, Council Chambers, 3-5 Pineridge Gate, Gravenhurst, Ontario P1P 1Z3. THE PURPOSE of the Public Hearing will be to consider proposed updates to Zoning By-law 10-04, as amended of the Town of Gravenhurst pursuant to the provisions of Section 34 of The Planning Act, R.S.O. 1990, Chapter P.13. ANY PERSON OR AGENCY may attend the Public Hearing and/or make written or verbal representations either in support of or in opposition to the Proposed By-law. ADDITIONAL INFORMATION is available for review at the Town of Gravenhurst Development Services - Planning Department at the Municipal offices during office hours (8:30 a.m. to 4:30 Monday to Friday). IF A PERSON OR PUBLIC BODY that files an appeal of a decision of the Town of Gravenhurst in respect of the proposed Zoning By-law does not make oral submissions at a public meeting or make written submissions to the Town of Gravenhurst before the proposed zoning by-law is adopted, the Local Planning Appeal Tribunal may dismiss all or part of the appeal. PURPOSE AND EFFECT OF THE PROPOSED ZONING BY-LAW On December 20th, 2016 the Town adopted the new Town of Gravenhurst Official Plan. The Plan was approved by the District Municipality of Muskoka on May 15th, 2017 and contains more accurate information as it relates to environmental protection boundaries. The Town of Gravenhurst has initiated an update to Zoning By-Law 10-04, as amended, in order to bring the Zoning By-law Schedules into conformity with Schedule B of the Official Plan. Changes to the By-law generally include but are not limited to an update to the Zoning By-law Schedules for the Environmental Protection Zones, which will bring the current Zoning By-law mapping into conformity with the Official Plan Schedules. The end result is an update to the Zoning By-law Schedules which regulate land use and development in the Town. It is proposed that the new Zoning By-law Schedules will repeal and replace the Town’s existing By-law Schedules, save and except for any site specific amendments which have been made to Zoning By-law 10-04. The proposed Zoning By-law update applies to all lands within the Town of Gravenhurst.Your property may be affected by updates to the Zoning Schedules which reflect the amended Environmental Protection (EP) Zone. It is the Towns intention to update the Zoning By-law through a number of By-law updates.

PUBLIC NOTICE TAKE NOTICE that the Council of The Corporation of the Town of Gravenhurst proposes to enact a by-law to close, stop up and sell those parts of the original road allowance described as follows: That part of the original road allowance between Lots 20 and 21, Concession 9, Township of Ryde, now Town of Gravenhurst, District Municipality of Muskoka, designated as Part 1 on 35R-25804 (Ben Lake) AND TO SELL that part of the original road allowance between Lots 20 and 21, Concession 9, Township of Ryde, now Town of Gravenhurst, District Municipality of Muskoka, designated as Part 1 on 35R-25804, to the adjoining owner or owners of them. THE PROPOSED BY-LAW will come before the said Council for consideration at its regular meeting at the Gravenhurst Municipal Office, on Tuesday, November 27th, 2018, at 5:00 o’clock p.m. and at that time the Council will hear any person or by his Counsel, Solicitor or Agent, any person who claims that his lands will be prejudicially affected and who applies to be heard.
