ABSTRACT

Background San Francisco is a world-renowned travel destination. I was impressed by the city’s ability to accommodate different cultures cohesively. As a designer, the multicultural city inspires me. When I walk through the big Lake Merced Park, it’s so quiet. Everyone enjoys their life, like fishing or riding and music make me feel that I am in a different world. When I walk through Chinatown, vendors are full of energy for selling. The atmosphere changes immediately when I enter North Beach, which is known as Little Italy, which is near Chinatown and I feel relaxed. This contrast always attracts me.


BUILDING PROBLEM

450 Mission Building was the building I chose. The building is located at the corner of mission and First Street. I discov to believe that the building was not being used efficiently. These empty offices had not been rented for 3 years. All of the 3rd floor, and part of the 5th floor are still available for rent. After visiting the building, I was surprised to find that 4th floor was also an empty space.

ANALYSIS

The south financial district is a developing area. There will be a new Transbay Transit Center, which will be finished in 2017. The new Transbay Transit Center will serve all transportation systems for San Francisco, including High-speed railway for the state of California. The center will also have entertainment, retail shops, conference, educational, and cultural spaces. The new amenities will change downtown San Francisco, especially the Financial District in the future. Therefore, I carefully chose an old building near the new Transbay Transit Center. South financial district used to be part of South of Market (SOMA). The area is from 3rd St. to Embarcadero St., Market St. to Folsom St. The Spanish called it Yerba Buena Cove. The Spanish controlled the San Francisco bay area including SOMA, starting in 1769. At the time, part of SOMA was still under water. After that, this area was called Yerba Buena Village in the1830s. The United States controlled this land after 1847. Then, Yerba Buena became a part of San Francisco.

SITE

Location Nearby The new Transbay Transit Center will be located between Beale and 2nd streets, Mission and Howard streets in San Francisco. It will offer a Bus Deck for AC Transit, transit amenities on the ground floor, Caltrain and high speed rail on the below-grade floor. The center will provide entertainment, retail shops, conference, educational, and cultural spaces. The Architect is trying to create an open, airy concept to break the solid shapes building. The surrounded build ings including bank, real estate, and technology companies are taller than the Transbay Center. Two new buildings under construction, 350 Mission & Mission and 1st Street will both be mix-use. The new Transbay Center will be convenient and totally change the environment nearby.

Geography San Francisco’s original shoreline was from north at Telegraph Hill to south at Rincon Point with the cove inward to where now the 1st street located. During the Gold Rush era, more and more ships were coming to San Francisco, and this boosted the development of San Francisco. The Yerba Buena cove was first filled in the 1850s. Most of the immigrants were Irish and German who stayed and cultivated South of Market. SOMA became one part of the South Financial and Embarcadero area now. Lots of residential buildings were in this area. After the 1906 big earthquake in Bay Area, the government renews the new bay side shore as a harbor. Therefore, it became the current shapes, which is part of the embarcadero area.

Business Behaviors The red area shows the business development spread down from north to south gradually due to the high-density block zone from north and south. From demographics, it shows the area has around 86% companies and 14% residents. Before 100 years, the area was stand with lots of residential house. Now, most of the buildings were transfer to commercial purposes, like company,restaurant etc.

Building 450 Mission Building is a historical building and was built in the1920s by the Architect, Frederick H. Meyer. It’s a five-story, reinforced-concrete, commercial building and lightly ornamented in Gothic details. (450 Building Primary Record) The main entrance is located on Mission Street. The original function of the building was a wholesale dry goods center and was operated by 3 firms. The original owner, C.C. Moore, is an engineer. He managed his company, own a ranch and an orchard near San Francisco. Now, the owner is the Terminal Plaza Association. It was established in 1946, has approach 10 employees, and they are running a real estate business now.

Client &Users Developer: Personality Hotel’s Group The hotel provides guests the best of home life in the most desirable environment away from home. In addition to providing hotel guest rooms and a dining room, there will also be private meeting spaces for business people. In the atrium, different events such as private parties during the holidays can be organized.

Stakeholders: Terminal plaza partners The original owner, Terminal Plaza Partners, was established in 1946 and have owned this building until now. It employees approximately 10 employees and operates a real estate business.


Primary user: Business people 1. Investors 35-45 (LA-SF) 2. Techs 30-40 (LA-SF) 3. White collar who work in San Francisco financial district My primary users are people visiting San Francisco for business. They are 30-45 years old with over $118,000 salary per year. They usually come from Los Angeles by highspeed train once the Transbay Center is completed. They want to attend meetings in the financial district and spend around $300-500 on a hotel room per night.

Secondary user: Tourists 1.Travelers (Califorians )30-45 -Californians, LA, Oakland, San Jose - New York 2.Travelers (Internation )30-45 -European

Californians are my secondary users. People who came from LA are first choice for domestic visitors. The second hotel guests are from Oakland and San Jose. The third guests is from New York. (according to San Francisco Visitor Profile Report)

Potential user: Local people The workers close to this building are potential consumers for a mixed use space. During the work day, business people could make a reservation and have a conference in one of the meeting spaces. Also, these people can spend time in the restaurant and/or the bar after work.

METABOLISM ARCHITECTURE Metabolism was an architecture theory from Japan in the 1960s. It took from biological concept and hope an image of architecture and cities that shared the ability of living organisms to keep growing, reproducing, and transforming in response to their environments. (Y.L. Lee Aaron, July, 2013) I hope my building would be a better communities in the urban San Francisco without reconstruct a building in the corner of mission and 1st street. The Metabolism offered my project different face. Good space should be suitable for its target users and neighbor, especially in high-density San Francisco. Therefore, I planned 1st floor would be mix-used space that offer for nearby people and hotel guests.

WATERHOUSE HOTEL This project gave me inspiration of preserving existing and adding new element for original building. Old building was valued for its history. Besides, Office building was a good choice to renovate without removing its structure. NEDRO Company is good at old & new design. For my thesis project, I want to keep historical part for my building and add new elements. I learned the way of blending old and new in space, especially historical space. In addition, I learned that material is another way to show contrast.

SOUTH PLACE HOTEL South Place Hotel is a new modern hotel in London, United Kingdom. It was designed by Allies and Morrison architects with interiors by Conran + Partners, by mirroring both business needs and its neighborhoods. The hotel try to create an “more meet than sleep� environment by offering art from contemporary London artists, 3 South Pliace Bars, and various temporary events in five meeting and private dining rooms. This project gave me a new direction for Hotel after visiting. Hotel is not only for people to dwell for a short period of time. It should also have strong social communication inputs. Residents and Business people also can attend events in it. In addition, the access control point is a good design, a consulting desk was setting between restaurant and hotel lounge to separation different spaces.

After this visiting, the layout influence my project to arrange back of house program in underground leave for saving space and adding efficiency for workers. Marriott Hotel San Mateo Foster City Courtyard is a well arrangement hotel. In the public space, the computers, restaurant next to the main lobby is a good layout for adding flexibility in one space. Also, the outdoor courtyard can be hold flexible event by different function. For the back of house, the connection cleverly between kitchen-offices, Offices-IT-Mechanical room not only reducing empty space but also adding an efficiently work’s environment.

Building a Better Boutique Hotel Positive Guest Emotion

Because I want to offer a unique and special experience for customers, I believe a boutique hotel is the best choice for my building. This kind of hotel is designed for guests with a specific lifestyle and is also functional space. The key to a great boutique hotel is creating an environment that not only stimulates the guests but also provides them with an emotional connection. In the article ”Building a Better Boutique Hotel”, Van Hartesvelt pointed out that a good design makes the functional fun. It also identified 10 megatrends: automation, experience economy, personalization, nanotechnology, ubiquitous, world flattening, biotechnological, reinvented retail fostering, and modularity. (Van Hartesvelt) As an interior designer, I had to set up and create a special experience for the users of the hotel. It was challenging and interesting to combine my concept while trying to make the functional spaces fun. According to the article, “Emotional Design for Hotel Stay Experiences”, a display of positive guest emotions will stimulate a good experience from the guests. It’s the main reason that guests will return to the hotel. Good space includes meaning-oriented, sensorial, and functional integration. Consumers will have a nice memorable experience and come back next time.

Parking Lots Nearby The map shows the 5 parking lots nearby which serves valet parking within two blocks. The parking price is around $25-35 pre night. Two parking lots are located in the same block, three parking lots is in the different blocks. Due to driving direction on the street, the parking in 555 Mission standard parking & 350 Mission are the two closest parking spaces.

Structure & Equipment Maintaining The Rooftop and underground Equipment for building are the keeping equipment for serving its original system. The underground equipment include: Boiler Room, Pump Room, Electric Room, PG&E Vault, Fire Pump location. The rooftop equipment include HVAT system and its related equipment.

Changing The changing parts are gateway for ground vehicle and entrance door for this building. For ground vehicle, the minimum car U-turn is 15ft for normal car in the right side alleyway. The wide of alley is 16 feet. However, if a car were longer than regular size, 14 feet, it would be not allow to go inside of driveway. To solve this problem, there will be a clear notice in front of the car entrance. Besides, the end of alley can be allowed temporarily parking for shipping to hotel. The red areas show four new accesses for this building after analysis. Two front doors are the main entrance that is serviced for hotel guests and restaurant consumers. For the safety issue, the two back door will be create for egress. Also, there will be a new sensor detection elevator in front of the old elevators that is serviced for mixed users. And a new emergency exit will be located behind a new elevator.

Water & Plumbing

The plumbing system in any building but especially in a hotel is more and more important considering the drought conditions that exist in California at the present time. For this reason a recycling system will be installed in the plumbing which will collect the water used in the showers, clean it and recycle it for future use. This water recycling process will greatly reduce the amount of water needed to operate the hotel. The entire system for recycling water will be located out of sight in the basement of the building.

CONCEPT DEVELOPMENT

Invisible shoreline - Weaving between work and life

A shoreline is a transition area between sand and water. Shoreline changes all the time. It separates different area between sand and water. If we stood on one of the angle, we don’t see the line and feel the change all the time. In the past, a part of San Francisco land was beneath the water. After immigrants came from Ireland and Germany and cultivated the land, this area became “Happy Valley”. It was a place between work and life. Shore is an initial place that people walk through and gather when arriving land from ship. Invisible shoreline is a cross section between work and life. Shoreline changed history, this land, building nearby, and merged work and life for people.

In this giant urban jungle, most people usually work a lot. They spend more time working than on relaxing and communicating with people. 450 Mission is a shelter between work and life. It’s a space for relaxing, working and making friends, like the ebb and flow of tides against the shoreline. The most important factor is that the shelter becomes a transition area. It’s a place that people meet at different times and for different reasons. This is like the flow of water, in and out, during high and low tides. According to San Francisco Chronicle, People who lives close to financial district, were complained about the shadow of high building. The shadow cover too much building. By reflecting an open, airy concept to break the solid shapes building from Transbay Center, the atrium in the 450 mission building is a good way to connect urban. Lighting is the most important element in this case. The hole gradually bigger from top floor to second floor.

RESPONSE TO GEOGRAPHY

Shoreline changes this land and influences people behavior. In1850s, original shoreline is a curve shape with water and sand between Telegraph Hill to Rincon Point and started from 1st Street. This transition area was filled up with land by mechanics after 1906. The local government filled the edge with sand and grove covered up the original port and buried abandoned ships that were used during the Gold Rush period. Instead of the original water land, this land became a business trade area that turned into a harbor to convey people between bays to Oakland. Function is the main element in geography. After separate land and water, red area display land and purple area symbolizes water area. Red area becomes the mixed-use spaces, like a land close to water shore. People uses to used and active in land. Purple area becomes private spaces. People can live and take a rest in this habitat.

My project, 450 Mission building once was a wholesale dry goods center and operated by 3 firms in 1920. In the red area by isometric, it shows the mixed-use space. People bade food, and meet in this place. The Purple area performs the hotel area. It represents people that arrive to new place. People could work in hotel and walk into mixed use space easily. In the picture, Red columns are an adding elevator for new program. Blue column is the old facility. It shows the two old elevators in the front, one stairs and shipping elevators in the background. These backside blue columns are in the back of the house in hotel.

ACCESS Access analysis is the focus point. By analyze the access, users can use this new function of building easily than before for mixed-use users. The access is also a complicate factor, based on the multiple users.

The Time Bar shows time density of using this building in the future. The black color is my main target users.The black bar means high density of using. In the daily use, business people and Californians use it frequently, In a morning, Business people could have a meeting after eating breakfast in meeting room. After lunch, visitors can check-in in the lobby area. Also, the self-checking system could be used by guest in front of the front desk, if guests want to save their time to check-in. Social events could be hold in atrium, private meeting space or rooftop bar after evening. Different users could communication in an event.

DENSITY These density maps show the different using states in the six floors. According to the density map, first floor is the highest density place for guests to use, based on the mixed users. Second floor is the second density for users. Third to fifth floors are the lowest density for guests because of guest rooms program. Besides, rooftop is the other mixed-use program for hotel events or another appointment events.

AUTOBIOGRAPHY

My name is Jason Ho. I choose to become interior designer because I desire to change interior space. For me, the interior space is so charming. I enjoy decorating my room most of time. After I do it, I am satisfied what I did before. The city, San Francisco infuses lots of different cultures that encourage me inspiration every time. Academy of Art University(AAU) is a good school to train my skill because of it. My main faith, Less is More, comes from one of my favorite architects, Ludwig Mies van der Rohe. He is the pioneering master of modern architecture. The famous building, Farnsworth Hous, is located on Chicago that influenced me. The style is so simple, clean, and pure. Our lives become more and more complicate after lots of new technology and routines. I believe that our own house is the only way we can relax and release our tension. Also, good interior design can reduce our tiredness when we live in home. San Francisco is a creative city that I can learn form itself. The city infuses different cultures that impress me so far. My goal is that open an interior company to help people work and live comfortably. No matter commercial and residential space, I will do my best in every project. As the world becomes more complex, interior designers is one of ways to improve human’ life. Therefore, I’ll strive continuously for opportunities to create space that people like.
