TRANSIT HILL The area bordering Shelly and Lighthouse Beaches also represents the highest peak throughout Port Macquarie, known as Transit Hill. The northern slopes of Transit Hill were originally the domain of market gardeners and banana growers eventually attracting the eye of developers as the town began to boom in the 1960’s. Homes began to appear in the 1960’s on the higher streets such as Astronomers Terrace with the original estate developed and sold as Plantation Estate in 1961. Up until 10 years ago the well known Williams family were still growing bananas on much of the lower slopes of Transit Hill and retailing their own produce from The Banana Stall on Kennedy Drive. Their old farm land became the Compass Rose Estate and now all the available land has been developed making the area even more valuable and desirable. The Transit Hill area is a highly regarded suburb of Port Macquarie being handy to town, beaches and schools but far enough away from the congested hustle and bustle of the CBD, providing a wonderful environment in which to live. Those properties towards the top of Transit Hill are blessed with magnificent views of the hinterland, mountains, river, town, the coast and the city lights at night.

FEATURES AT A GLANCE
WHY ARE THEY MOVING?
Impressive residence offering superb coastal, hinterland views from the kitchen, family room, dining room, lounge room, bedroom, walk-in wardrobe, ensuite, enclosed front patio and BBQ room, all upstairs.
Our family have finally settled down and are back from overseas, have returned from the West Coast and now have homes of their own. They have finally collected their stored possessions, emptied their bedrooms, garage and other storage, and we are now at last “empty nesters”. It’s time for us to downsize.
Downstairs includes a bedroom with built-ins, bathroom, kitchenette, billiard room/bedroom, enclosed patio with panoramic views, large garage and very extensive storage area. A low maintenance garden with minimal mowing compliment this home. All rooms are of generous proportion and of an open and airy nature flooded with natural light. Features include reverse cycle air conditioner, solar hot water system, 4kW solar panels (22 solar panels), Wood heater, billiard table and spa make this a very homely and comfortable abode. The home is being offered with many appliances and furniture options. Oh – and did we mention the secure ocean and mountain views?
WHAT THEY LOVE ABOUT THE PROPERTY (FROM THE OWNER) We recall our initial inspection when we purchased this beautiful home. When we reached the top of the stairs and looked out toward the northern views we both looked at each other and said “this is it, we’ll buy it!” After 2 years of searching for a level home with views, we knew an outlook as special as this does not come with a level home. We consider it a privilege to have lived ten wonderful years in this unique home and we leave with much sadness and regret, for the next stage of our lives. The best room in the house is undoubtedly the upstairs front patio with its perfect aspect for the sun in winter, shade and north east breeze in summer. Our guests gravitate to the front patio. We love the quiet neighbourhood with
no through traffic, and the independent downstairs accommodation. The welcoming nature of this home, lends itself to being a family home and or entertainers delight. NEIGHBOURS We have been extremely fortunate with our street having fantastic, mostly long term neighbours most being owner occupied. Everyone is friendly, respectful and always approachable. ITEM LOCATIONS • Hotwater – Located in the work room behind garage. Solar Chromagen 300 Litre • Telephone ports – Located in kitchen, main bedroom, dining, garage, billiard room • TV points – Lounge, main bed, family room, kitchen foyer, bedroom 2, billiard room • Solar – 4 kW 22 Panels
