If a home owners circumstances do change and they decide to sell their home there are no buy back fees or outgoing penalties involved and they retain the entire sale price. Once you’ve found the right place you have to pay a holding deposit which will hold your property for 90 days. With these properties, you are purchasing an initial 3-year lease which rolls over to an ongoing lease thereafter. This is what makes it so cost effective to live in a lifestyle village. Once you have placed your holding deposit, the resort manager will prepare the lease document which you are able to review yourself or with your appointed solicitor before commencement. Within the 90 day time frame, there will be a cooling off period, an exchange and an agreed settlement or set lease commencement date. Under the Residential Land Lease Communities Act, you are classified as a Home Owner. You will not have to pay stamp duty on the purchase or on the lease document itself. That can be a saving of thousands of dollars at the time of purchase. In terms of ongoing fees, there are no council rates. Residents pay what’s called a weekly rental / maintenance fee. The fee covers council rates, maintenance for all the facilities and grounds maintenance. Basically, the only bills residents pay are telephone, electricity, water usage, contents insurance and gas, if applicable. Also many residents may qualify for rental assistance which helps to reduce this weekly fee.

Clearly, once you have put down a deposit, you then have to sell your house within 90 days. Sometimes it can be a challenge to sell within 90 days but if you have prepared your home before you start looking for the right property, are keen to move and have a good real estate agent and solicitor, you’ll be set to start on the next chapter of your life. When selling, it is important to make sure that your home has the wow factor when it does hit the market. If it looks great and people get excited when they see it for the first time in the paper or on the Internet, this will reduce the amount of time that your property is on the market. You want people to walk in and fall in love with the home so your agent can start talking to them about whether it’s the right property for them.
