Oftentimes, we associate a new year with new goals and resolutions. Do you make goals or resolutions? I have never been one to make New Year’s resolutions because I always had the impression that no one ever really kept their resolutions, so what was the point? Research suggests that by the second Friday in January (also known as “Quitters’ Day”), the majority of people will have given up on their New Year’s resolutions. Then by the second week of February, a whopping 80% of people will say goodbye to their resolutions.

I do set goals, however. Even though they are similar, there is a difference in how we can approach them. Resolutions are a decision to do or not do something, but a goal is a desired result. Goals provide a direction to follow to achieve the desired outcome. Goals involve intention setting, planning, preparing, and taking realistic action.

1.904.994.9176 | info@listingedge.net | listingedge.net

Taking the time to think about what we want and why we are doing the things we do can have a huge impact. Whether we set big goals or tiny ones does not matter, the most important thing is developing the habits to ensure we can meet our goals. Without these habits, it’s just hopes and wishes. It is critical we set goals that are measurable. When people watch a sporting event, they like to know what the score is. They like to know right away who is winning. The same goes for us in our own lives. We want to know if we are winning at what we are doing, and setting measurable goals gives us that opportunity. Tracking our actions–and the results of those incremental actions– allows us to know if we are on track or not.

As top producers in our industry, you have to be doing a lot of things right. Goals for the year ahead are not about changing everything. We all should take the time to reflect on what is going well and expand on those things. For example, if we already work out four days per week, then maybe increase it to five days each week this year. If we already send 10 handwritten notes a month, consider increasing it to 15 in 2022. Taking specific measurable steps forward on the things we already do well, can have a big impact on the end results.

The old saying, “If you fail to plan, then plan to fail,” really does hold true. This new year, let’s resolve to set trackable goals that prompt us to take the extra steps required to see them through in ‘22. Here’s to bypassing Quitters’ Day and making this our best year yet!

M A K I N G A N A M E F O R T H E M S E LV E S Kingfish Pest Control is quickly making a name for itself in the Jacksonville pest control arena. Their team, from management to certified technicians, is loaded with industry experience. Owner Brian Lunsford has a long history in the industry that dates back to when his father first launched a pest control company in the mid-1980s in Georgia. That gives this relatively young company a leg up in the local market, and they haven’t wasted any time in cementing their reputation as a company built on integrity, experience, and top-quality service.

FROM TELEVISION TO ENTREPRENEURSHIP

Brian began his professional career as a producer with the FOX affiliate in Atlanta. After a few years in the newsroom — while at the same time earning a political science degree from the University of Georgia — he recognized the harsh reality of working in a major television market: late nights in the studio, always on call for when news breaks, and stress. So, after stepping away from television, Brian took a short break — he moved to the Caribbean island of St. John in the USVI for six months — to determine his next steps and eventually found his way into the family business alongside his brother. Under the leadership of Brian and his younger brother, the small company they purchased from their dad with one employee in 2005 ballooned to a 100-person team by 2019. That same year, Brian and his brother went on to sell the Atlanta pest control division of their company to a well-respected Fortune 500 company that was so impressed with the reputation the Lunsfords had built, that they opted to also purchase the rights to continue to use the name.

TEAM HIGHLIGHT: BRIAN WESCOTT, VICE PRESIDENT BRING THE JOY

Thus, Kingfish Pest Control was born in Florida and was immediately built on a strong foundation. Brian and his wife, Kristin, became the sole owners in 2020. They also own a sister company, LunsPro Inspections, in the Jacksonville and Tampa areas. And earlier this year, Brian and Kristin became the owners and publishers of this very magazine.

Kingfish Pest Control is not only led by owners with tremendous industry experience; Vice President Brian Wescott, who runs the daily operations, has over two decades of industry experience. He worked for Brian Lunsford at the Georgia pest control company and eventually followed Lunsford to his new venture at Kingfish Pest Control in Florida.

Integrity, reliability, and joy stand at the top of Brian and Kristin’s list of values. Their teams often use the tagline: Bring the Joy. This is a testament to their desire to leave every person they interact with — from customers to agents to vendors to each other — feeling happy with the end result of their interaction, no matter how big or small.

“Brian Wescott helped us build a 100-person customer service Brian Wescott, vice president of Kingfish Pest Control machine in Atlanta, now he’s here with us “We always try to do things the right in Jacksonville doing it again,” says way,” Brian says. “It seems like our Brian Lunsford. team members truly embrace our core values and follow through with them at Wescott’s pest control experience a high level on a day-to-day basis.” ranges from sales to service to operations, making him the perfect fit There are numerous examples of for a position requiring him to wear how the Kingfish Pest Control team multiple hats. abides by its values. new and exciting ideas, ways to improve the businesses, and it’s exciting to work with people that are challenging their employees in a healthy and constructive way. And having the full support of your owners is always a pleasure.” FAMILY AND FUTURE

Brian and Kristin Lunsford have rich lives outside of their work with Kingfish Pest Control. In addition to owning LunsPro Inspections and Jacksonville Real Producers, they are loving this phase of life with their young family. Their kids, Jake and Abby, are now nine and seven, respectively. “I’m happy the way we are balancing work and parenthood,” Kristin says. “We haven’t missed any of our children’s events. We are grateful for the amazing teams that surround us in all three companies. These talented people allow Brian and me the time freedom to be present every day in Jake and Abby’s lives.” As a family, the Lunsfords enjoy going to sporting events and traveling the country. One of their personal goals is to visit all 50 states before their kids graduate from high school. As Brian and Kristin look ahead, they have tremendous personal and professional goals. And yet, they are quick to remind us that their number one objective with Kingfish is to be known as a reliable pest control company that treats people right. Last year, Kingfish Pest Control expanded its credibility in a big way by becoming a ‘proud partner’ of the Jacksonville Jaguars. Looking ahead, Brian says the vision is simple: “Continue to be the most trusted resource for pest control in Northeast Florida.”

question of the month LUKE NEWCOMER, THE NEWCOMER GROUP

My collective team’s goal is to sell 500 homes and $200 million in sales. We’ll end this year at 275 homes with $120 million in sales. I personally want to sell 100 homes. I want to focus heavily on listings and be a stronger leader for my team through sales training/ skill-building. Shoot more video, take more market share, enhance the strong relationships that I already have, and appreciate the little things.

What are your goals/resolutions

ANGELA STANCIL, COLDWELL BANKER VANGUARD

for 2022? CHARLES GIFFORD, AMERISPEC INSPECTION SERVICES

AmeriSpec Inspection Services would like to increase our customer level revenue by 30 percent over last year. I believe it to be an attainable goal. It will take some effort to capture referrals from new agents that believe in our inspection protocol, clear reporting, and outstanding customer service.

LINDSEY O’STEEN, COLDWELL BANKER VANGUARD REALTY

To give back more to the community, find a better balance between work/family life, and double my business from this year!

SHERRI NELSON, KELLER WILLIAMS REALTY ATLANTIC PARTNERS ST. AUGUSTINE

I want to hire a Director of Operations by June, with at least half of that hire’s salary in savings. This person will help oversee the team’s business operations and help me track agent numbers, accountability…

My personal and professional goal is to become more balanced. This market has forced me to work a little more fiercely than anticipated. It’s been a wonderful ride, but my resolution is to time block more efficiently and stick to it. KIRA SIKES, SANDBAR REALTY

Business goals: 1. To successfully launch my property management division in January. 2. To grow the residential division with 12 more agents. 3. To be on the cover of Real Producers magazine!

BRITTANY JONES, ANNIEMAC HOME MORTGAGE

Professional - foster and grow connections in the housing industry and collect and build on new skills. Personal - be more intentional with my time, energy and money, travel to at least two new places, and approach conversations with curiosity over judgment.

Personal: 1. Take an actual “adult-only” vacation (Maybe for my 10-year wedding anniversary since it’s in May of 2022). 2. Pay off my car. 3. Buy my first rental property plus one more!

TALY BRINZEY, SUMMIT PROPERTIES INTERNATIONAL

To swim and play tennis regularly, acquire 100 PM properties and become a volunteer for a worthy cause.

SHAUNA CLARK, MOMENTUM REALTY

My personal goal is to travel and make more memories with my family! My husband and I would love to purchase at least one more but hopefully two rental properties. Also, our team goal for 2022 is 60 units and $25 million!

AUSTIN PREIK, EXP REALTY

This year I’m focused on spiritual, family, and physical growth. (Physical is probably more reduction than growth, haha.) Spiritually: I have a video project I am working on and committed to at least 1/ week. Family: my wife and I are putting a weekly date on the calendar. I am going to attend all my daughter’s volleyball tournaments and take my son on a couple more college tours. Also putting one hour/week with each kid on the calendar. Physically: I want to drop to 220lb (from 260) and keep my blood pressure in check without meds.

JEAN PICKETT, RE/MAX

My standard goal every year is to increase my sales volume from the previous year. But, my new goal is to have laser focus this year on giving back and being a source of value to my past clients and sphere.

DUNIA TAYLOR, REMI REALTY NIKKI-LYN HOLM, THE COASTAL HOME GROUP

To help my team achieve their goals and to continue to support the local small business owners through relationship building and collaborative, creative, client-centric community events! 16 • January 2022

rising star

hat you see is what you get with Rising Star, Edwina Burch. Her spark is part grit and part her outgoing, caring persona. But Edwina’s success is rooted in her care for her clients and her perseverance and dedication.

By Michelle Williamson | Photos By Megan Murray

“When I sign a client,” Edwina says, “I tell them, ‘Listen, I will fight for you all the way to the closing table, and I will hand you the keys to your home.” And fight she does.

WHAT YOU SEE IS WHAT YOU GET

Edwina is…well, just find her on social media. Her life is there for everyone to see. A fact her mom sometimes worries about. “My mom recently asked me, ‘Do you have to put everything on there?’” “That’s just me, Mom,” she responded.

More than 95 percent of Edwina’s clients come from social media connections, and impressively, many of her clients are first-time African American homebuyers who didn’t think they could purchase a home, some in their early 20s, which says a lot about Edwina’s resolve. “Winning a contract on a house with an FHA loan is tough today,” she says. “I get calls from potential clients saying, ‘I’ve always rented, but I looked at your page and saw that you helped my friend, and I want to buy a home, too. Can you help me?’”

I treat each transaction as if it were my own. My job goes beyond writing and submitting an offer.

EDWINA BURCH 20 • January 2022

Social Media Maven

@realproducers

My job is also to protect them, to fight for them. I want what is best for each of my clients.

realproducersmag.com

Of course, Edwina is ready to enter the fight. Her clients rely on her market expertise, industry relationships, and negotiation skills to get the job done. “I work hard for them,” she beams. “Being a REALTOR® has given me the career fulfillment I think I’ve searched for my entire life,” says Edwina. “Now, I feel that my purpose is bigger than me. I know buying a home is a huge transaction for them and knowing that I didn’t settle, that I got the best deal possible for them, is something I’m truly passionate about.” “I treat each transaction as if it were my own. My job goes beyond writing and submitting an offer. My job is also to protect them, to fight for them. I want what is best for each of my clients,” she says. Her client relationships definitely extend beyond the closing table. “I’ve been to weddings, baby showers, housewarmings, and even made hospital visits,” she says. “I’m there for my clients, and they know it. That means so much to me.” Quickly Climbing the Ladder

2022 is Edwina’s third year as a REALTOR®, but until recently, she was a dual agent. She spent her days overseeing funding and enrollment for River City Science Academy, a charter school where she still works as a contracted employee. Edwina decided to become a REALTOR® after a former teacher/agent shared a client’s challenging home-buying experience. “I wanted to truly help people,” she says.

Jacksonville Real Producers • 21

As if two jobs weren’t enough, Edwina jumped on the opportunity to purchase a bagel shop this year, and now is the owner of Holey Moley Bagel Bar in Orange Park. On opening day in July, they served 412 people. Friends flew in, drove 12 hours to get there, and took time off work to support Edwina and her family. “I’m not there [at the bagel bar] every day now, but I try to be there as much as possible,” she states. Friendly Family Competition

At home, there’s Edwina, her husband, Koreen, Kaleb (14), Kaiden (9), and Elise (5). They’re a competitive family that loves sports. Kaleb, a high school freshman, is playing football (7v7) and running track. Kaiden is also a football player, and Elise is in gymnastics.

I wanted to truly help people.

She is also the owner and managing partner of RTR Title which is one of the fastest-growing, full-service, investor-friendly title companies in Florida.

Even deciding what to do or where to go during family time is a competition. “Everyone wants to choose,” smiles Edwina.

Edwina’s collection of high heels, all 200 plus pairs, were secure. Most importantly, her family is safe and for that, she is grateful.

Fire, Faith, and Love

Edwina is shining in her REALTOR® role and loving every minute of it. She knows the secret to success is partly rooted in her favorite quote penned by another social media influencer, “Sometimes it’s up to you to remind yourself that you are a bad*** woman and no one can stop your magic.”

In August, they experienced a fire while at home at night, the result of arson. Thankfully, Kaleb saw the flames and woke everyone up. “I know God loves me,” recalls Edwina. “My heels were in the one room the fire didn’t touch.” 22 • January 2022

The idea of giving back started while Keely was enrolled in a school that required community service hours. “Realizing how fortunate I am and what I have to offer my community is what has made me passionate about giving back and dedicating my time to certain causes.” Keely has also been a chair member for the Cowford Ball since 2016. The Cowford Ball is an annual local fundraising event for the American Cancer Society. The money raised from this yearly event contributes directly to the fight against cancer. “Family friends of ours were chairing the Cowford Ball in 2016 and asked me to join their committee. Both of my grandmothers had breast cancer and my paternal grandmother passed away because of her breast cancer. My grandfather also had cancer and so have other family members

and friends. Cancer is a disease that affects us all in some way and it’s made me very passionate about working to help find a cure.” Keely discloses that the passing of her grandfather in a hospital bed is what first introduced her to such struggles. “That event really opened my eyes to advocating for people who can’t advocate for themselves,” she states. Keely is also a passionate supporter of the Jacksonville Humane Society, Friends of Jacksonville Animals, and First Coast No More Homeless Pets. Building for Service

Keely has been in the real estate business officially since 2014 when she got her license, but she was involved even earlier by marketing for her REALTOR® mother, Debi Kopp. Since @realproducers

When Keely is not working, she loves to go out and experience the world. This includes photography, traveling, and attending concerts and sporting events — especially with family. Times are not always easy, and that is how you move through life. As Keely likes to live by, “Take your time, don’t live too fast, troubles will come, and they will pass.” “The future is bright for me. I will continue to work in real estate on a team with my mom, and I am excited for what my future in volunteering holds for me.” Keely looks forward to the ever-coming opportunities to help others who may not be in a position to help themselves. LISA BARTON

In the last few years, real estate teams have become commonplace in the industry. More and more agents are looking to leverage the value of teams to better serve their clients and provide more free time in their own schedules.

TEAM

More than ten years ago, the real estate world looked quite different, and teams were rare. Yet, Lisa Barton was ahead of the curve; after five years as a solo agent, she launched her team in 2011. Even more impressive is that her team has stayed together for the past decade — and counting.

KELLER WILLIAMS REALTY

“We’ve had a team for ten years, and our team has been together with the same people for ten years. That’s really unusual in the real estate industry,” Lisa smiles. THE EARLY YEARS

To understand how Lisa’s team came to be, we must first take a journey back through time to understand her personal path. Lisa’s story begins in Gainesville, Florida, where she was born and raised. Her father was a professor at the University of Florida, and Lisa remembers those early years in Gainesville fondly. “My parents taught my brothers and me to value education, so we were all big readers. We also spent a lot of time outside. I am from the ‘don’t come into the house until the streetlights come on’ generation. I grew up with a deep appreciation for the natural beauty of Florida,” Lisa reflects. Lisa went on to attend the University of Florida, where she earned a degree in psychology. She continued her studies in Washington, DC, earning an M.S. in School Psychology from George Mason University. She worked in a school setting for four years before returning home to Florida to raise a family. FROM PSYCHOLOGY TO REAL ESTATE

After working as a school psychologist, Lisa stayed at home with her children for five years. When her children started school, she began to explore a re-entry into the workforce. As Lisa assessed her options, she was discouraged by the salary and benefits offered in public school settings.

“My best friend’s husband was a builder, and I helped him design a custom home. He suggested I get my license and the rest is history,” Lisa explains. Just a few years prior, Lisa hadn’t even considered selling real estate. But as she dove into her new career, she found that it aligned with her desires and skills at each step along the journey. “I really enjoyed the building design process and thinking three-dimensionally. I also loved the idea of creative marketing. When I was working with a custom home builder, getting my license seemed like the logical next step. Once I started working as an agent, I was hooked.” As a real estate agent, Lisa continues to leverage her background in psychology. Her education and prior professional experience taught her the importance of developing strong relationships and the value of a good reputation.

“I’ve transferred those same lessons into my approach to real estate. All inquiries are returned promptly, my listing presentations are detailed, and my pricing recommendations [are] well-supported by strong market analyses. I am an excellent listener and truly value my relationships with my customers. Buyers and sellers both will benefit from my knowledge of the Jacksonville area, sense my enthusiasm for the natural beauty of the beaches, and find comfort in the insights I can provide into the local economy, philanthropy, and public/private school systems.” Over the years, Lisa’s high-touch, relationship-focused approach has proven to be a success. In 2020, her team had its best year to date, closing 84 transactions for $92 million. “I am dedicated to my real estate team. My team members are an extension of my family. We’ve been together for over ten years, and I am so proud of each of my team members. Everyone brings unique talents to our team, and our success is a result of everyone’s hard work and devotion.” 34 • January 2022

Each day is precious — REALLY PRECIOUS. her husband had a similar TBI. Those injuries — and the associated health scares — caused Lisa to reevaluate her priorities. She was forced to reconfigure her business schedule on the fly so she could tend to their needs. These events not only expanded Lisa’s medical vocabulary; it taught her a lesson in gratitude and appreciation. “Each day is precious — really precious. I try to spend my time involved in things I really believe in and work to make a difference in issues that are important to me,” Lisa says.

these health scares also led her to double down on family time. She and her husband, Bill, have six children and five grandchildren. They love getting outdoors, whether it’s to bike, hike, garden, or play tennis. They have a cottage in Maine, where they often hold summer family gatherings.
