However, those who have been around the real estate world for a while know this is not the case. If you were an agent through the

collapse of 2008, you probably knew that the lofty numbers from 2021 would not last forever. We have heard from some agents that things have slowed down a little for them already this year. Top producers aren’t making excuses about low inventory and rising interest rates. Though uncertainty certainly exists, many real estate pros that we’ve talked with recently say they are doubling down on their growth efforts, not retreating until the market “stabilizes.” These agents are changing and adapting to the market. We have to be willing to try some new things and make the best of these challenging times. We wish everyone a great end to Q2 of 2022 and a wonderful summer ahead! The year is about half over. Chance encounters have the potential to reshape lives, families, and communities. One small act or conversation can cause a chain reaction of unexpected and impactful events.
Such was the case for Rick Farmer. Before moving down to Florida in 2010, Rick had spent his entire life in New Jersey, where he built a successful, 15-year career in the mortgage industry. His family and his business were thriving — until the economy crumbled in 2008. The collapse affected every American, but perhaps no industry was more directly impacted than the mortgage lending world. During this time, an old friend of Rick’s, who had moved to Florida years prior, ran into a mutual acquaintance. “The person he ran into said, ‘Did you know Rick died? He got steroids and died.’ Now, if you look at pictures of me, maybe you’d understand why they thought I did steroids, but I didn’t, and of course, I wasn’t dead,” Rick laughs. That strange conversation caused Rick’s old friend to call him up to reconnect. They were both in the mortgage industry, and Rick’s friend began trying to convince him to join him in Florida.

I think because I know how to market and network, I was able to come down and make a splash.
“At the time, it was right in the middle of the meltdown, and we were struggling. I was busting my butt just to earn a living. He got me in with a mortgage company down here, and I decided to give it a shot and come down.” The Listing Edge
In Florida, Rick picked up his work in mortgage lending, but the industry was still in recovery. So in his spare time, he began working photography gigs. Over the years, Rick had discovered a passion for photography, and his involvement in jiu-jitsu and mixed martial arts gave him an inroad to sports photography.
Beyond Photography Outside work, Rick enjoys lifting weights, hanging with his family, and traveling. He takes regular trips to the west coast, where he enjoys hiking, offroading, and skiing. He and his wife, Edith, have two sons, Luke and Jake, and have taken a third teenager, Justin, under their wings.
“I got into doing some contract underwriting, which allowed me the free time to grow the photography business,” Rick reflects. “So I would underwrite in the morning and evening and build this business during the day.”

After two years of balancing both jobs, Rick had a realization: his photography business was sustainable and profitable. The time was ripe to make it his full-time work. So, in February 2012, Rick officially launched The Listing Edge. Rick began his photography work in sports, but he slowly transitioned into real estate. After spending 15 years in mortgages, it was the business he knew the best. With The Listing Edge, Rick has been able to marry his love for photography with his passion for real estate. Today, real estate photography comprises about 95% of The Listing Edge’s business. “I think because I know how to market and network, I was able to come down and make a splash. I also have a different philosophy about how I do business. Most photographers are all about how good they are. Don’t get me wrong, we’re all about quality, but I’m all about getting the quality to a point where our customers want and doing it for the right price. Because I focus on what the customer wants at a price that makes sense to them, we’re able to win business ... I don’t nickel and dime my customers. I don’t charge extra for a bunch of stuff. I figure out a fair price, and I build it in. Customers like that.”

When Rick launched The Listing Edge, he noticed that many of the photographers in the real estate business were freelancers and one-person shows. He’s taken a different approach, forming a professional company with the support that clients want and expect. “The void that I saw in real estate photography is a lack of professionalism. You have to take care of people like it’s a company. For example, if we make a mistake, I’m going to take care of it. I’m going to do what’s right for every customer we’ve got,” Rick says. “We’re a professional company. I don’t mean you can’t joke around, but we treat the business as a real business.”

KNOWLEDGE IN TRUST Sometimes it is nice to relax and put your trust in someone else to get the job done, but the hardest part is knowing who to put your trust in.

He also notes how rolling the dice on real estate has had other great benefits beyond the financial ones. “I also enjoy helping people, so this is a perfect conduit to help people while still working on my goals.”
“I started doing research on wealthy people and found that real estate was a common denominator for most wealthy people,” he elaborates. “I wanted to learn the process, so I could start purchasing more properties and build my own portfolio.” Theo lists his decision to quit his reliable 9-to-5 job and bet everything on a career in real estate in 2020 as one of Jacksonville Real Producers • 17

He also adds how he is very persistent and will always get the job done. Following the spirit of his “big picture” focus, Theo is constantly looking to expand on what he is doing. A pursuit to expand the canvas that will become his legacy.
Theo finds the process of helping people find their dream home while guiding people through what may be their biggest financial transaction to be the most fulfilling part of being a REALTOR®. “Today, I have helped over 100 families in two years of real estate, built my book of business tremendously, and gained extensive knowledge of the real estate process,” he explains. Theo points out how his family is found both in Norway and Gainesville. “We like to play card games together and entertain my young nephews!” he notes. 18 • June 2022
He understands that the life of a REALTOR® is constantly busy. “I’m always working, but when I have a day off, I like to travel and go to the beach.” As an interesting detail about himself, Theo mentions that many people don’t realize that English is his second language, while Norwegian is his primary language. LOOKING TO THE FUTURE
Theo wants to make sure that people know that they can trust him with their transactions. “I have never steered anyone wrong, and I always have my client’s best interest in mind — no matter what.”
“I want to start a mentoring program for young men that do not have a mentor or father figure in their lives,” he explains. “I would like to be remembered for having a lifelong positive influence on others.” He notes how he will soon have enough passive income to finally start working on his mentor program. This will also allow him to focus on other things he wants to accomplish in his life. Congratulations to Theo Fulger, this month’s Rising Star. LIVING HER BEST LIFE
“Earlier in life, I always wanted to live the ‘jet-setting actress wannabe’ lifestyle,” Nikki begins with a laugh. Nikki is an outgoing, people-focused, adventurous spirit. During her twenties, she worked for a major airline, traveling the world for free as a sales specialist and customer service supervisor. She then entered the fitness industry, becoming a force for the fastest-growing health club in Tampa Bay. She went back to school for culinary management and was recruited to do wedding planning for a boutique caterer. The throughline in all of Nikki-Lyn’s work is her love for meeting and helping others. “I love connecting people,” she beams. “Building relationships, supporting small businesses, and cultivating community — it’s a natural part of who I am.” Over the years, many friends and colleagues had suggested Nikki give real estate sales a shot. When a friend and life coach encouraged her to follow her dream into real estate in 2013, she finally decided to dive in.

Nikki had relocated from St. Petersburg to St. Johns County in 2007. She was a single mom, and with the economy in freefall, she regrouped with the support of family and friends.

“For the first time in my life, I had a year where I just got to be a mom. It was great,” she reflects. THE HEART OF A MOTHER
Nikki eventually returned to the workforce in wedding planning. She then moved into the IT staffing world. “I started to get licensed (in real estate), but I stopped halfway because I realized I didn’t have money in the bank as a single parent to take care of us. So I got a job offer to go into IT staffing which is laughable because I’m the most non-IT person out there,” Nikki reflects. “A year and a half later, my boss was like, ‘You need to go into real estate.’ She encouraged me, and I finished my license.”
Today, The Coastal Home Group is a team of five agents “with room to grow.” All five agents, fittingly, are mothers. “We are natural nurturers,” Nikki says. “We give each other a lot of grace, and at the same time, we hustle hard. It’s mom-tasking/multitasking. We understand each other. We multitask well and make things happen.” The culture of The Coastal Home Group is centered on serving people. Nikki views herself and her team as connectors.

Nikki began with a small builder. She was not only a new agent, but she was newly married, and her new blended family required her love and care (Nikki’s adopted children had just lost their mother to breast cancer).
“We love connecting our people to anything they need. We love connecting and supporting small businesses. We love to connect and give. That’s the heart of our people.”

“I had this broken little family that I had to take step by step to put back together,” Nikki explains. An encounter with another working mom eventually convinced Nikki to double down on real estate. “I encountered an empowering single mom neighbor. She was trying to buy a house, and she messaged me and asked for help. She encouraged me just to start doing it. She helped me realize that I was more than just a stay-athome-mom — that I could do this. So I did.” As Nikki’s family rediscovered stability, her business also began to grow. By 2017, she started a team, The Coastal Home Group.

LESSONS LEARNED ALONG THE PATH
Nikki met her husband, Mike, in 2013, and today they have a blended family of four children: Shaelyn (14), Chris (14), Caitlyn (12), and Emelia (10). Nikki still has the heart of a traveler, but her adventurous spirit is channeled differently now; most of her energy goes towards her real estate business and her family. She enjoys ski trips to the mountains, hiking, biking, planning epic birthday parties, family trips, and playing games. “I’m fun-loving, approachable, authentic, transparent, honest, and giving in spirit,” she smiles.

The organization thought “Georgia” might be a perfect dog for Cara’s family, and they were right. “We drove out to meet her at her foster mom’s house… When we pulled up, she came running outside and jumped into the back of our minivan!” Cara smiles. “The rest is history! I renamed her Reesie because she’s a chocolate lab, and chocolate peanut butter is my favorite! Ranger was actually one of our foster dogs, foster #4! Reesie got along with him so well, and the kids and I also fell in love with him, so we decided to make him officially ours. We just adopted Ranger in October 2022.”

eet Reesie and Ranger, Cara Ferreira’s Labrador retrievers that she adopted from Labrador Retriever Rescue of Florida (LRROF). Reesie (adopted in 2015) was originally named “Georgia’’ and had been rescued from a situation where she was being overbred and had recently had puppies. Ranger was rescued last year from a bad situation and is Cara’s first “foster failure.” “I had adopted my first dog, Paolo, from a pet store when I was only 21 years old and before I knew anything about puppy mills,” Cara says. “This time around, I wanted to go through a rescue organization.” After completing a detailed form and passing a home visit, Cara was approved by LRROF to adopt one of

According to the LRROF website, it “started in 2000 as a grassroots organization… to become one of the most successful dedicated breed-specific rescues in the state of Florida.” The organization’s primary goal is to place Labrador retrievers in appropriate permanent homes. “Prior to adoption, [they] consider the history, temperament, personality, and energy level of the rescued Labrador. Before placing a dog with a family, the family must complete a written application and a home visit conducted by an LRROF volunteer.” Through her own personal adoption experience with LRROF, Cara decided she wanted to work with the organization because she felt it would be a great way to involve her children, Adam (13) and Abby (9), in a family volunteer experience. “For a short time, I did home visits and approved people so they
could adopt,” Cara says. “More recently, I’d been trying to think of a volunteer opportunity that I could do with my kids. They are both huge animal lovers, so that factored into it.” “In addition, my former assistant and friend, Lauren, is one of the foster coordinators for a hound rescue, The London Sanctuary, and she fosters hounds,” Cara explains. “I never thought I would be able to foster dogs, but she inspired me with all of her stories, especially the success stories.” When Cara saw an urgent plea for foster homes posted on Facebook by LRROF, she decided that was the sign she needed to get started. Since August 2021, Cara and her kids have fostered ten Labrador retrievers, all of which have gone on to be successfully adopted by their forever families. A HABIT OF GIVING
Cara’s work with LRROF is not her first experience volunteering. In high school and college, Cara worked with children who had autism, and she was also a Big Sister in college through Big Brothers/Big Sisters. Through the years, she has also been a faithful blood and platelet donor.

Early on, Cara understood the importance of volunteering because she grew up watching her older brother, Brian, who is mentally and physically disabled, rely on his family and others for day-to-day support. “He’s a huge part of who I am today and why it’s so important to me to volunteer and give back,” Cara says. Brian lived at home in Northeastern, PA, until he was 21, and he now lives in a group home in Pennsylvania. Since Brian is nonverbal and Cara now lives in Florida, she doesn’t get to see him or communicate with him as often as she’d like. Giving back to the community in which she currently lives is a way she can honor her brother when she can’t be with him. CHARTING HER PATH
Becoming a real estate agent happened over several years for Cara. “I went to college at Brandeis University outside of Boston. I wasn’t sure if I wanted to be a teacher or a lawyer, so I graduated with a degree in history and minors in both elementary education and legal studies,” Cara says. “After college, I moved to Georgia to be a first-grade teacher … and I also went back to school on weekends and obtained a Master of Education.” Around that same time, Cara also met her now ex-husband, and the two began their family in 2009. While her children were young, Cara was able to stay home with them for six years, a time in her life she will “always treasure.” However, the lack of income increasingly became problematic within her marriage. In December 2015, the family decided it was time for Cara to go back to work. She wasn’t sure if she should return to being a classroom teacher or if she should try something new. “I’d always thought real estate looked 36 • June 2022
interesting. When we moved to Florida from North Carolina, I played a huge role in making sure the sale of our home went through. So I sent in the paperwork to obtain my Florida teaching certificate at the same that I enrolled in real estate school. I was hoping for a sign one way or another. By lunchtime on the first day of real estate school, I knew that was what I was meant to do. That was truly one of the most pivotal moments of my life.” A FRESH START
In January of 2016, Cara began the process of getting her real estate license. “I wanted to do something that involved helping others, but also something I could somewhat work around my kids and their schedules,” Cara says. Becoming a real estate agent allowed Cara the financial independence and the flexibility of time she so desired.

Cara, Adam, and Abby are always up for an adventure. They “especially love going to Universal Studios,” and they also enjoy ice skating, roller skating, and time at the pool. Cara says she also loves to travel, listen to live music, and play trivia.

“Sometimes, I really just enjoy sitting on the couch with the dogs and binge-watching TV, especially after a stressful week,” she says. Ultimately, Cara wants to be remembered for being a kind and good person in both her professional and personal lives, and she wants her children to remember her as a mom who was always there for them. For now, you can find her playing with Reesie, Ranger, and the other members of her pack as she readies her next foster dogs for adoption.

Five or six years after that pivotal moment, I am completely independent financially,” Cara says. “I love that my children can look up to me as a working single mom, business owner, and female role model.” In the future, Cara would enjoy having a small team to manage, but she wants to keep things client-focused as she continues to become people’s “family real estate agent.”
