The last couple of years I have utilized a “One Sheet” for goal-setting. (If you want to know more about what this is, reach out and I’d love to share it with you.) At the end of the One Sheet, it asks what needs to happen to accomplish the goals you put on there. My answer right away was to schedule things and put things down on the calendar. A few days later, I was attending a business conference and the presenter asked a similar question, and my answer, along with many others in attendance, agreed that utilizing a calendar more efficiently is likely the pathway to reaching our goals.
Many people underestimate the power of a well-planned calendar in achieving their goals. A calendar is not just a tool for tracking appointments and meetings; it’s a way to manage your time and priorities. By integrating your goals into your calendar and scheduling specific actions,

Having a solid warranty in place is a smart move in most, if not all, markets. Certainly, the hope is to never need to use the warranty, but you don’t want to be without it when you need it. Furthermore, you want to have a warranty that will cover what you need, and when you are dealing with thousands of dollars, comprehensive coverage is crucial.

“Growing up without much taught me to value the few things I had, but because of big dreams, I was driven to accomplish more,” Jeff explains. “I worked multiple jobs as a kid from age nine, including baling hay, walking beans, detasseling corn, shoveling snow, washing dishes, mowing grass, and fur-trapping. I bought my first car, a ‘65 Mustang, when I was 14. I paid for my college through my savings, student loans, and work-study. All these experiences taught me discipline, focus, and perseverance.”
JEFF’S STORY
In his early adult life, Jeff played football in the USFL for the New Jersey Generals. After a season there, he went on to play in the NFL with the Philadelphia Eagles and the Cincinnati Bengals for a season each.
Jeff lists one of his most pivotal moments in life as Buddy Ryan, the coach of the Philadelphia Eagles, coming up to him and saying, “Welcome to the Philadelphia Eagles, son!” He describes his reaction to the moment as wondering, “How the heck did a farm kid from a
high school of 167 students end up here?” From that, he learned that anything is possible with enough hard work and focus.
After his time playing football, Jeff went into pharmaceutical sales, outside sales, and new home construction before joining 2-10 HBW. He has been married to his wife, Donna, for 29 years. They have three sons: Tyler (31), Zachary (28), and Ethan (26). They also have a three-year-old grandson, Lucas.
TRISH’S STORY
In her mid-thirties, Trish went through a divorce. Opting for a little change of scenery, Trish moved away from Jacksonville to Alaska, where she lived for just about two years. “Prior to moving, I had already fallen in love with Arabian horses, so when I moved from Jacksonville to Juneau, I moved the six horses I had at the time from Florida to Arizona.”
“It was sort of halfway between Juneau and my family back in Jacksonville. I was in Arizona frequently for business and had a number of close friends there, so it made sense at the time. After two years in Juneau, I realized I missed
the sun too much and Alaska was not for me, but I wasn’t ready to come home to Jacksonville, so we relocated to Scottsdale, Arizona where my horses were. I bought a home and some property and had a small horse farm with my own facilities.”
Trish tended to her Arabian horses for another eleven years in Arizona. Her life changed again when she went through some financial difficulties. She stayed in Arizona for another year before moving back home. “I didn’t want to miss any more time with my brother, sister, and nephew. My nephew who is very special to me was growing up so fast
and I was missing out on so many great moments in his life.”
“After two failed marriages I decided that perhaps that was not in the cards for me. Of course, that is when you meet the person you wish you had met so much earlier in your life. Enter my husband and best friend, Rich.”
Trish and Rich have two adopted dogs: a Corgi named Cooper and a Sheltie named Bea. Additionally, they have an adopted orange tabby cat named Bubba. Rich has a daughter and son-in-law, and they now have a granddaughter, Maeve.

Trish has been with 2-10 HBW since 2017, while Jeff has been with them since 2019. As account executives, Trish covers all of Northeast Florida, while Jeff covers the Jacksonville West, Orange Park, Gainesville, Ocala, and Fernandina Beach markets.
Trish spent two years in commercial print and 25 years in print advertising sales. She shares what brought her to 2-10 HBW by saying, “The opportunity actually just kind of found me. My predecessor was moving into a management role and was looking for a replacement. We were brought together by one of my current agents who I knew through a very close friend that we had in common. It was a friend-of-a-friend situation.”
As for Jeff, he says, “From 2003 up to the real estate industry crash in 2008, I was VP of warranty and customer service for Standard Pacific Homes here in Jacksonville. PATRIC YOUNG CHOOSES JOY
How his faith is overcoming his circumstances

From the moment he arrived at the Five Points-Riverside area restaurant for lunch that day in late March 2023, his bright smile and infectious positive attitude was apparent. So was his large body and huge arms. During

A Strong Faith Rooted in God and Family
During that initial discussion Kristin and I had with Patric, he explained how important his faith in God is to his recovery and how the accountability of his wife Whitney keeps him on track. Grand plans of a large wedding in Omaha had been scheduled for last summer, but after the accident they took their vows in the hospital shortly after the crash. The love he has for his wife is so obvious and clear when he was talking

Providence School to Gator Nation to Professional Basketball
I asked him when he knew he could go to the big-time college level in basketball and he said by 10th grade scouts were watching him closely. Two years later, he was a Florida Gator under then-head coach, Billy Donovan (now head coach of the Chicago Bulls). He recalled the whole recruitment process and while it was flattering, he said he was still just a kid and wanted to make a decision quickly about college. Patric and Coach Donovan hit it off and the rest is history.
Patric starred at the University of Florida (2010-2014), played in the Final Four with the Gators and racked up many awards on and off the court, including SEC Defensive Player of the Year in 2014 and was the first three-time winner of the SEC Scholar Athlete of the Year honor, earning the recognition in 2012, 2013 and 2014.
He played high school basketball locally at Providence School in Jacksonville and after his decorated college career in Gainesville, he went on to play professionally overseas until 2020.
The Gator great half-grinned and said he wishes he’d pushed himself as a player as hard as he does now during rehab and he might’ve made it in the NBA. But to be fair, Patric had to deal with multiple bas

Patric told FloridaGators.com: “I know there was untapped potential that I left behind with basketball. I will not leave this life without being able to say I did everything in my power to try and walk again.”
Dream Job: College Basketball TV Analyst
In September 2021, Patric was hired by ESPN to become a studio host for the SEC Network’s college basketball coverage. The telecommunications major was beyond thrilled with this news. He tweeted at the time:
“First of all God is GOOD! I thank God for everyday I am allowed to open my eyes and walk this earth. It is my pleasure to announce that I have been hired by the SEC network as a college basketball studio host.”
Despite his accident shortly after getting his dream job, Patric is still a rising star in sports television and is a studio host for the SEC Network and can also be heard on SiriusXM, as well as on local sports talk radio.

Then on July 1st, the foundation will host its first public event–an ultimate obstacle race by Hildervat. Designed specifically for the Patric Young Foundation, it will be an inclusive course that will push able-bodied and adaptive athletes to take on the obstacles together.

her everything she needed to know about being a REALTOR®. They showed up at the office daily, pouring through contracts together. When Heather had a sales appointment, Danielle would shadow her.
After six months, Danielle was ready to take flight in real estate, but she couldn’t imagine doing it alone. Neither could Heather.
“When Danielle was done mentoring, we worked together so well that we got to talking. It’s nice to have another agent who’s there with you to work together with — bouncing ideas, someone to cover, someone to work alongside. Since we were at the office together every day, I couldn’t imagine separating.”
Heather and Danielle continued working side by side. Although they weren’t officially a team, they coordinated everything they did, right down to their matching logos.
“At some point, we said, ‘This is ridiculous. Let’s just be a team,’ Danielle recalls with a laugh.
In January 2019, Team Heather & Danielle was officially born.
Four years later, Heather and Danielle are thriving. They have fine-tuned their systems and honed in on their individual strengths. The result is a well-oiled
Heather Strazinsky and Danielle Rodriguez first met in 2013 through a networking group. While attending the group together regularly, the pair realized they had a lot in common, and their relationship slowly began to grow. At the time, Heather was running a successful jewelry sales business while getting her real estate business off the ground. Danielle, who was running an organizing business at the time, eventually joined Heather’s jewelry team, allowing them to develop a deepening friendship.
“We got along really well from the start,” Heather recalls. “When she joined my jewelry team, we became very close friends. We mesh very easily -— ideals, personalities, and desires. Sometimes, it felt like I was talking to the same person.”
Danielle watched Heather succeed in real estate, piquing her interest in the career. So when a client suggested at a jewelry party she give real estate a shot, she listened.
“I had always thought about doing it, and I figured it was the right time. So five years ago, I got my license. With a twenty-year sales career, I thought I could apply what I learned to real estate,” Danielle says.
Heather mentored Danielle in the early days of her career, showing her the ropes and teaching
real estate machine that closed 52 transactions for over $25 million in 2022.
“Heather is a wiz with a contract. She knows them in and out, frontward and backward. She could easily be a broker. She prides herself on knowing everything about that,” Danielle explains. “I handle the searches for people, and we share the showings. In everything else, we find a 50/50 split. There’s never a client that’s top-heavy with one of us. We have equal facetime with them.”
As REALTORS® and community members, Heather and Danielle are committed to giving back. They have a particular love for rescue animals; they donate a portion of each sale toward Murphy’s Kittens, a 501(c)(3) non-profit focused on rescuing and rehoming stray cats. In 2022, they helped find homes for 133 cats.
The most significant change in Heather and Danielle’s business has been the founding of their brokerage, River 2 Ocean Realty, in early 2023. It’s an exciting and scary time, one ripe with opportunities for growth and expansion.
“We are doing something we’ve never done before in order to grow,” Heather says.
“We are extremely adaptable,” Danielle adds. “No matter what happens in our private lives or business lives, we keep going.”
Heather and Danielle are excited about what the future holds. They don’t have a concrete vision of what River 2 Ocean Realty will look like in two, five, or ten years. Instead, they are focusing on the present moment, choosing to care for their clients and grow their team with the heart of service they have come to be known for.
“Slow and steady wins the race right now,” Heather says. “We just know we want to do the best we can, taking on agents that give the level of service we provide. If we remain a small boutique brokerage, we are happy with that. If we expand in Florida and beyond, that’s exciting too. But we are not in a rush or hurry. We’re excited to be right where we are.”

Nykki and her children moved back to Jacksonville, FL and eventually settled in Clay County. Her family is a tight-knit group, and they enjoy spending time by the pool together, cook ing, and planning their next adventure, despite having a busy career. Nykki works to make sure she provides everything her children need or want, and she has made it her mission in life to be remembered for her independence, character, integrity, work ethic, high moral standards, and compassion. And so far, she is heading exactly where she wants to be.
CAREER CHANGES
Nykki has been blessed with the opportunity to gain the experience of having a few careers under her belt. She was first involved in the alcohol industry in sales which opened the door for her to become a national program director for a mobile marketing firm.
Unfortunately in 2020, when most of the country was shut down, and like many individuals in the service industry, her company was unable to keep her on. She saw this as her next opportunity to take the leap she had been thinking about doing, she went into real estate.
As Nykki delved into the real estate world, she quickly found her niche as a real estate agent with a unique advan tage: she came to the table with a General Contractor (GC) connection. Her partner is a GC, which gives her additional resources to offer her customers, whether it be for remodels or custom builds.

Nykki finds it most fulfilling to help individuals and families find their home. “If we can’t find it, we can build it,” she says. As Nykki started working on the new construction side of real estate, she has learned and gained industry knowledge and understanding of all the steps that go into a new construction build. This includes finding the land, all the way through the complete building process and she notes it to be “a lot of steps, but (she) loves it.”
With her newfound experience and knowledge of new construction, it allows her to help find “anything from an investment property, all the way to walking you through every step of a custom new build” and not only that, but she can help with “selections, floor plans, you name it.” One of her favorite undertakings are the relationships she gets to build with new clients and developing new skills.
Nykki also puts special effort into helping those with low credit scores and finding them their perfect home, as she wants to help everyone succeed and rise to the top.
Nykki hopes to continue expanding her knowledge of new construction while spending lots of time with her family, traveling, and starting her own investment portfolio.
