Why Rent? As the demand for apartment housing rises, Apartments.com conducted a survey to current renters to find out why they choose to rent. The results of the survey reveal that maintenance free living, cost and flexibility are the most common reasons to rent! The largest number of respondents (43.7%) rent primarily for the maintenance free living apartments provide. Many respondents have a strong desire for the convenience of a maintenance person available for common household repairs as well as the freedom of not needing to tend to a lawn, garden or landscaping. More than twenty-three percent of renters choose to rent for financial reasons. According to the National Multi-Housing Council (NMHC), if an individual plans to live in one place for less than five years, it may make the most financial sense to rent. The costs of buying and selling a home can total 10 per-

cent or more of the price of the home. Additionally, home ownership in a desired neighborhood may be much more expensive than renting in the same neighborhood. Some of the survey respondents indicated that they chose to rent in a preferred school district when owning in the area was not within their budget. Renting also affords individuals the freedom to invest in a variety of stocks, bonds and mutual funds that can provide a higher return on investment as opposed to property ownership. the average home value increases only five percent each year, whereas the average stock value increases seven percent and bond value increases eight percent each year. Nineteen percent of respondents indicate that relocation flexibility and the lack of a long term commitment in an apartment is the primary reason they choose to rent. The NMHC suggests that renting may be a good choice for the following types of individuals: • Young adults just beginning their careers. • Single parents who do not have time for maintenance or the money to buy a house in a desired school district. • Empty nesters who want to travel. • Anyone tired of long commutes to work. • Anyone who wants abundant amenities and social activities where they live. • Professionals who transfer often. For those who choose to rent, apartment selection hinges on specific available amenities and community features. Our survey revealed that in-unit washers and dryers and air conditioning are the most desirable amenities. Properties that allow pets and have ample parking for tenants top the list of community features that increase renter satisfaction.

Failing to do your research before you move can leave you with more that you bargained for when something goes wrong. Tips for moving can help you decide which apartment movers fit your needs and can make the process go smoothly.
Tip #1: Only Hire Licensed and Insured Apartment Movers
It may be tempting to opt for a mover who does not have insurance or a license to provide moving services because a better deal can often be found. Unfortunately, thousands of people have found out the hard way that sticking with licensed and insured professionals is a must. Licensed and insured means that the person who has hired the company is protected when it comes to liability for any injury a mover may experience
while working in a personal residence. Insurance also covers any loses suffered by the customer when personal belongings are damaged, lost or stolen during the moving process. The Massachusetts Executive Office of Energy and Environmental Affairs advises that a licensed mover can typically be considered to be reputable because they adhere to state regulations related to moving professionals. The company then claims that the cost is actually much higher than the estimate because the weight of the items was significantly higher than initially thought, and the victim of the scam is not allowed to access their own possessions.
Tip #3: Make Sure a Company Offers a Full Range of Services
Some movers just load the truck and drive within a small region. If you’re looking for a company that can help with packing, facilitate a long distance move or store personal belongings during the transition, ask questions before settling on a moving company. Be clear about what you are looking for in a professional, and verify time and date availability verbally and in writing. Living With Roommates
According to the 2007 National Multi-Housing Council tabulations in the Annual Social and Economic Supplement from the U.S. Census Bureau, the 32 percent of Americans who rent — whether they are young, old, married or divorced — are probably going to be looking for a roommate. Ahh, roommates. Can’t live with ‘em and you can’t pay the bills without ‘em. In our “Roommate Scenarios” series, Apartment Living aims to help those lucky 32 percent of us to look at the good, bad and the day-today drudgery of living with a partner-in-crime. Most of us are probably unaware of some of the do’s, don’ts and absolute no-no’s of sharing our space. Your roommate abandoned the place? Well, unless you follow the letter of the law, you’re stuck with the bill. And it’s doubtful your landlord will let you wash his dishes to stay another month! Because you and your roomie both signed the lease, you are jointly liable for the rent. Period. What is unfortunate is that people often enter a legally-binding situation like this without having the basic points nailed down. • How long will each roommate stay in the apartment? • What are the basic house rules concerning guests/smoking/drinking/cleaning/ groceries? • What happens if a roommate wants to leave early? Who pays the rent? How do you find a replacement? • How will you divide the rent? • Who gets the bigger room (and does that entail a larger share of the rent?)? • Who will have their name on the utility bills? Even if you and your roommate are best friends (sometimes especially so) it is a good idea to have a written contract — either a roommate agreement or a sublease agreement — depending upon your situation. These can be provided to you by your landlord. It’s in his or her best interest to see all parties involved understand their legal obligations. Unexpected problems can occur—an argument, job changes, whatever—and a prior agreement sets obligations and rights of the roommates (it’s kind of like a pre-nup if you think about it!). Although these types of agreements can be either oral or written, both are equally enforceable under the law—but obviously in written agreements consequences are clearer.
