Mixed-use Hospitality

Exonema [exonomist]; Movement caused by ambient stimuli. Exonema [Exono]; Movement from outside to inside Exonema [Cinema]; Offer something to enjoy

In this project, it is required to design a building typology with a medium to high level of complexity, with multiple functions (mixed-use), multi-mass consisting of 3 (three) masses, with 1 (one) or more main building masses. The choice of building functions to be appointed includes; the hospitality function (as the main function), as for other additional functions, which can be in the form of commercial, educational, residential functions, etc., according to the context, site analysis and concept. With efforts to create design works with a sustainable architectural context approach.

Location : Jl. RS. Fatmawati No. 45, Kecamatan Cilandak, Jakarta Selatan

Area : 2,6 Ha

Year : 2022

Background SWOT (Summary)

Strength : Strategic area, adequate transportation (TOD area).

Weakness : Contrast orientation between commercial and residential areas.

Opportunities : With areas that are mostly filled with business and retail districts, the site can offer new functions that can complement each other.

Threat : The hierarchy in the aisles around (access to the site) is low so there is potential for it not being able to attract visitors to enter the site.

Land Use

There are not many unique/ interesting space programs to attract visitors from outside the area, so the majority of this place is packed with people who do activities here on daily.

Unanimity is a word for a group of people all being of one mind.

>> Just like uniforms make people look alike, this similar word indicates people are thinking alike.

Removing the image of a region that is “Very-Jaksel”, so that it is easier to be approached by various ages & social groups.

Not only prioritizing tourist crowds, this area is also expected to provide space that can accommodate the daily activities of local residents.

It aims to establish a green public space which is also hoped to be able to slowly train a walking culture for all its visitors

SPACE PLAN PROPOSAL

Programming Mass Study | Form Finding

Lack of green land for local people who just want to refresh from the hectic and fast paced atmosphere of the city.

A gathering place for creative people who come from various communities and age groups.

Proposed space program targeted at making visitors able to do their activities longer in this area.

One of the mandatory programs that can accommodate and serve tourists or newcomers when they want to do activities in this area.

DESIGN RESULTS

The space program is presented to be able to entertain visitors and become a means of channeling artistic talent which may also come from the creative hub.

Several considerations are taken during these phrases to achieve maximum results.

Shopping Mall

Shorten from “arcaDE sudirMAN”, aims to make the building a place that can provide joy and pleasure for visitors | Also can be read as Demand which refers to consumer’s desire to purchase goods and services.

This project carries the theme of urban lifestyle based on TOD which is located in Jakarta. Area development is carried out in groups and then divided per site area for further design with complementary building functions

SWOT (Summary)

Strength : Very strategic location + part of the TOD area (MRT Dukuh Atas)

Weakness : Further away from the station, the quieter it is (contrast). The pedestrian path is filled with street vendors

Opportunities : Security around the site is guaranteed by the active frontage of various activities on the site.

Threat : Minimal parking space for private vehicles --> Massive roadside parking.

POTENCIES

⚫ Utilizing the Kendal Tunnel as a channel for crowds of visitors in neighboring areas (Dukuh Atas)

High Rise - Office Building

Leze [Lezerorom] is a name that originates from Hebrew and translates to “to build up to the heights.” This name is fitting for a 30-floor office as it suggests growth, advancement, and progress.

This project focuses on designing high rise buildings, especially on existing structures and utilities so that buildings can work properly

It is an office building. The ground floor is equipped with a lobby, touchdown area & cafe. while the other typical plans contain rooms that accommodate all office needs, and each floor can be occupied by 2 groups/companies

4. SPORAM

Sporam is derived from the Latin word “sporadicus,” which means scattered or irregular. The name relates to the business description of thermal and auditory comfort as it implies a sense of irregularity or variability in the way comfort is experienced.

The work on this project focuses more on the building science calculations based on aspects of acoustic, thermal comfort, as well as the application of passive building design

Jembatan Naga : People were passing from the lobby of building B towards buildings C and D.

Canteen : The voice of the conversation of people who are active in it. Open Space in Gedung D : The voice of the conversation of people who are active in it.

Parking : Vehicle sound.

Highway : The sound of vehicles

Passive Design Elements in UMN Buildings

The shape of the building mass that has no angles can maximize the flow of moving air and the orientation that extends to the east and west can reduce solar radiation.

DESIGN SOLUTION & REQUIREMENTS

1. The floor of the audience is multilevel = so that everyone gets an equal sound and nothing is obstructed.

2. Audience corners are designed to be as blunt as possible so as not to create a curved back wall

3. The back wall is made as straight as possible = so that there is no concentration of sound at a certain point.
