PERSONNEL JENNIFER POWERS My career in real estate began in 1991 on the commercial side of the business. It is there that I developed strong negotiating skills, intuitive professionalism, and tireless perseverance. Shifting my focus to residential sales in 2000 allowed me to combine those skills with my natural ability to work with home buyers and sellers on a relational level - to understand and help them achieve their goals, to simplify the often complicated buying/selling process, and to foster long-lasting relationships. I am a member of the Sonoma Valley Chapter of Realtors (SVCR), chair of the SVCR Scholarship Committee, member of Marketing Masters, and member of the National Association of Realtors, California Association of Realtors and North Bay Association of Realtors. I graduated cum laude from San Francisco State University with a Bachelor of Arts degree and have also obtained the designation of Certified Residential Specialist (CRS). CRS is the highest designation awarded to sales associates in the residential sales field. Approximately 4% of agents nationwide currently hold the CRS designation. Having lived and worked in some of the most beautiful locations northern California has to offer, I have happily settled in the place in which I was raised, idyllic Sonoma Valley. I am an active member of the community and dedicate as much time as possible to supporting worthwhile community causes, such as Impact 100, Plein Air, and volunteering at our local public schools.

PERSONNEL KAREN URY Searching for that beautiful spot in the country, I moved from the Bay Area to Sonoma in 1975 and began my real estate career here in 1981. In 1985 I earned by Broker’s license and over the years have served as Principal Broker of two small real estate companies. I became affiliated with Sotheby’s International Realty to provide my clients with the highest quality of marketing and the greatest exposure when selling their properties. I am a graduate of the University of California at Berkeley. Within the real estate field I have achieved the status of Certified Residential Specialist (CRS). JEFFREY GIBSON, SENIOR VICE PRESIDENT AND QUALIFYING BROKER Gibson has 25 years of experience practicing law, including 15 years as a partner with the San Francisco firm Goldstein Gellman Melbostad Gibson & Harris, LLP, specializing in real estate as well as construction, employment matters and family law. Since 1996 he has provided outside legal counsel for Sotheby’s International Realty’s operations and has worked closely with the San Francisco, Wine Country and Carmel offices and the company’s corporate counsel in New York on various litigation and transactional matters. Gibson earned a B.A. from the University of Texas, Austin, and a J.D. from Pepperdine University in Malibu, California. He served as an adjunct professor of law at Golden Gate University School of Law in San Francisco. JONATHAN SOH, BROKERAGE MANAGER Jonathan Soh, brokerage manager of three Sotheby’s International Realty offices in Sonoma, CA, has been a licensed real estate broker since moving to Sonoma County in 1993. He has a breadth of experience in residential, commercial and agricultural real estate, and has experience working in Sonoma, Marin and Napa counties. His clients have included home buyers, business owners and investors. As brokerage manager, Jonathan is responsible for helping sales associates navigate through a real estate transactions to a successful close of escrow as well as maintain strong client, agent and community relationships. Jonathan has previously worked in the banking and IT industries. He is a graduate of the University of Colorado, Boulder and holds an MBA from the Carlson School of Management, University of Minnesota. KATE MARBURGER, WINE COUNTRY & SAN FRANCISCO MARKETING MANAGER Kate Marburger has been marketing luxury real estate for more than 15 years. Her experience ranges from growing small local real estate brokerages to Creative Direction for the Christie’s Great Estates International brand. Kate has managed Marketing for several Sotheby’s International Realty brokerages in New Mexico and California and also works frequently with the SIR corporate office in New York to implement new marketing programs on a national level. Kate grew up in Suisun CA, attended UC Davis, and now makes Sonoma County her home.

PRICING STRATEGICALLY THE INITIAL ASKING PRICE IS A CRITICAL ASPECT OF YOUR PROPERTY’S MARKETING PLAN While the goal is to achieve the highest possible closing price in a reasonable amount of time, listing a property above market value often turns away prospects and decreases the likelihood of a successful sale (see chart A). An overly aggressive price prevents a property from taking advantage of a key driver in property marketing—timing. It is well known that a property attracts the most excitement and interest when it is first listed (see Chart B). If a property is priced above market value, it does not appropriately benefit from this peak interest period. This may ultimately lead to a sale at below market value (see Chart C), or no sale at all.
