Rumah Kolektif Jakarta Barat 2018

Status : Competition Entry Team : Naomi Santoso, Michael Sugondo

The collective house as one of the solutions to the increasingly high property price issues in the capital, is designed on a relatively narrow land of 300 m2. The collective house emerged as an alternative to a vertical residence of co housing with a height of 4 floors that accommodate five families with different backgrounds. Each family consists of parents and children, with different jobs that have different space needs.

Each unit consists of private zones such as bedrooms, toilets and public zones such as communal spaces and shared facilities. Collective housing improves the quality of life between families as a community inhabitants, the efficient use of land and materials, responds to the work context and activities of each family.

Efficient & Modular The building has a dimension of space 9m x 6m for each unit. the area of this unit is obtained with the use of 3 modules of space 3m x 6m so that the room can be enlarged in accordance with the multiples of 3m x 6m module. The second floor of the unit is made with the same dimensions, so in preparing precast concrete, all sizes are lumped into 3m x 6m thereby reducing the manufacturing cost and also making it easier for future space expansions.

Adaptive The building is made by giving a typical room to each family, and each unit can be enlarged according to the needs of users using a second floor system. The second floor will be built by the owner of the unit if the unit owner needs additional space for their family. In the rearing period when the building area is required, the 3m x 9m module can be stacked back up and forming a more densely packed building.

Building Community

Security

The building is made into two masses with connecting space between them. The ladder connects all the units inside the building complex. Each border becomes a terrace of a different unit. This causes everyone from every family to meet each others. Increasing the frequency of meeting with neighbors makes the process of building community in a co-housing environment faster.

The design of the entrance into each unit facing each other causes each building unit to supervise other units. The openings of the windows facing in all directions also cause the visibility of occupants within the building can lead to all directions.

Sandwich House

Kelapa Gading, Jakarta 2017 Status : Top 10 Design, Archfest Petra Team : Sherly Elim, Ivana Amadea

Indonesia is a growing and the world 3rd highest populated country. This fact affects many aspects and brings out many problems. One of the most tangible problems is that the number of land availability in Indonesia keeps on declining, especially in a big city like Jakarta. More inhabitants means more house demands, more house demands means more water is used which results in ground water depletion and flood. In the other hand, referring to UUD 1945, each Indonesia citizen must obtain a residence or a livable house. This clearly means a challange for architects to make a very good use of such limited land left and turn it into a well designed & environment small space living. Sandwich house is a house that is built on a site, sandwiched by other houses. The house is located in Kelapa Gading, North Jakarta. As Jakarta is Indonesia’s highest populated city, the urban context demands gor a house with limited space, but high in terms of quality, of which Sandwich House might be the answer.

Tropical Passive Design Located in a tropical climate land, the house needs passive installments such as : openings to provide natural lighting and cooling; pitched roof to quicken rain water runoff, sun shading to prevent excessive heat.

Customizable Space & Facade Space can be either enlarged or bounded, connected or disconnected with the help of unfixed walls. Occupants can also modify the secondary skin facade according to the occupants’ need.

Compact - Space Flexibility Theterm ‘compact’ is obtained by maximalitzing space inside the house, making sure there is no space wasted for nothing, combining spaces, and selecting a series of compact furnitures. It may result in space flexibility and saved space.

Green & Sustainable Achieved using passive design to reduce carbon emission, excessive air conditioner and electicity use; using safe materials; planting vegetations to increase water absorption; and applying rain water harvesting system.

Adaptive to Era & Fit to Culture The design in suitable to its current era but not neglecting the inherited cultural context by applying essence of Betawinese characteristics.

Connected Space Communication is an important thing between household. To enchance communication, bounding space with movable panels rather than fixed brick wall is one of the solution. It can connect space and allows household to interact and check on others more

Typical Problem The priority is how to build a house in a small space, they are lack of natural lighting and cooling. Compact

Composition Inner court provide better air quality and cross ventilation. The shape of the house changed to a more dynamic one making the house lively.

The customabl the facade can tants’ demand

Facade le secondary skin on n adjust to the inhabiand many purposes.

Terrace In Betawi tradition, a terrace is an important part of the house that used for welcoming guests and hanging out.

Compact furniture for the kitchen area, that allows the difabled mother to cook easily. Area under the stairs is transformed into washing area, where washing, electric dryer machine, clothes, and iron board are stored. Sliding panels betweet each room and also compact furniture is used to fulfill the needs of the occupants with minimum space.

Customizeable Cutomizeable facade Occupants can create several looks on their house’s facade, by sliding the secondary skin as their wish and needs. Cutomizeable space Space can have boundaries, or no boundaries. If privacy is needed, occupants can create boundaries using the sliding panels. The sliding panels seperate the children’s bedroom, master bedroom, and the family room. The sliding panels can be seen from the pictrures on the right. 1. Separate the master bedroom and family 2 room 2. Separate the children’s bedroom 3. Separate the master bedroom and family room 4. Separate the children’s bedroom

Foyer - Kebaya House - Openess value of Kebaya House

Movable Walls (Panels) - Kebaya House - Make the house feel more spacious

Rather than wasting so much space with ramp, the choice goes to the wheelchair lift for the disabled mom to the second floor by just parking the wheelchair on its base plate.
