ÂJKA Profile A talented and driven architect with a passion for design, Jess has 18 years of professional architectural experience, including 10 years of experience in the UAE. Jess has successfully led the delivery of projects with a combined value of over USD500m, across several asset types, in UAE, Qatar, Singapore and Australia. In addition to project delivery, Jess’ professional experience includes initiating and cultivating real estate developments with potential clients and stakeholders and developing business plans and operating procedures that have provided a competitive edge to the architectural studios Jess has been a part of. Jess has extensive contract administration experience, delivering three projects as FIDIC Engineer in the UAE, as well as administering FIDIC and ABIC SW & MW contracts internationally. Jumeirah Central Al Sufouh 1 Dubai UAE USD 20b Detailed Masterplan Jumeirah Central is Dubai’s first truly walkable, mixed-use urban development master plan. Comprising 74 city blocks and covering a site area of 1,600,000m2, Jumeirah Central is a collection of 274 plots with a combined maximum permitted gross floor area of 4,800,000m2. The plot zonings allow for 27 asset typologies, with a mix of uses on each block.

The master plan contains multiple “non-business-as-usual� approvals from the Dubai authorities, that allow Jumeirah Central to achieve an urban fabric that is similar in character to the top tier cities around the world. The approvals include vehicle left turns in lieu of roundabouts and u-turns; narrower vehicle lanes; barrier-free tram routes and zero-setback plots. Each of these features contributes to a public realm that is free of barriers and has solar shading throughout the year. Jumeirah Central was created to attract international institutional investment to Dubai’s real estate, by meeting international real estate grading requirements. Jess is responsible for setting up the District Planning Office, that will oversee the development of the individual third-party projects within the master plan, to ensure that the developments are in line with the vision and local authority approvals of the Jumeirah Central master plan. Jess also manages all district-wide design aspects, such as the public realm.

Budget Confidential Completed As Projects Director, Jess liaised with Emaar’s Rove team and managed Stride Treglown’s UK-based interior design team. Jess was actively involved in maintaining the quality of information that was being issued to the client on an extremely fast moving project. Jess also managed STL’s post contract role.

Le Royal Meridien Refurbishment Abu Dhabi UAE

USD Completed 2012 Stage 2 of the refurbishment of all rooms and suites in the hotel. BSBG were appointed by the property owner to take over Stage 2 of the refurbishment of the Le Royal Meridien Hotel in Abu Dhabi. As Lead Architect, Jess carried out a thorough peer review of the Stage 1 design and specification, with the aim of improving the cost and time efficiency of the refurbishment and vetting potential contractors to carry out the next stage of the hotel’s refurbishment. Jess worked closely with the property owner’s executive management team to ensure that the project was delivered in line with their commercial and operational requirements and to their aesthetic aspirations for this iconic property.

USD 20m Completed December 2011 An extensive refurbishment of the EGC Clubhouse, including a complete renovation of all interior spaces, the exterior facade, the swimming pool and fitness areas and re-landscaping of the practice putting green. As Lead Architect, Jess managed the development of the design from concept stage to construction documentation and, together with BSBG’s Project Manager, oversaw the delivery of the project on site.

JKA USD 18m Completed February 2016 Stride Treglown delivered Dubai’s first non-campus based student accommodation building for GSA in February 2016. The building contains 424 beds in 48 apartments and 24 studios and communal indoor and outdoor areas and fitness amenities. The project is LEED-certified. As the Associate / Lead Architect on the project, Jess liaised with the client and managed STL’s UK-based architecture team and the Dubai based consultant and contracting teams, overseeing the project as lead project contact through till practical completion of site works and handover. Jess demonstrated his expertise in designing contemporary, flexible and space-efficient accommodation for students, key-workers and young professionals, which gave the client the confidence to offer five new student / key-worker accommodation projects to STL for development of concept designs.

USD tba Concept Design A concept design for efficiently planned two-bedroom contemporary townhouses in Dubai. The design improves on existing offerings of similar sized properties and achieves this by configuring habitable spaces in a manner that significantly reduces circulation requirements. As a result, for the same amount of GFA / BUA as existing similar townhouses, this design achieves significantly higher habitable room sizes. Jess created and designed the project and managed the preparation of the project proposal for presentation to prospective developers.

USD 100m Completed A 25,000m2 mixed-use development on a narrow land parcel adjacent to Burwood Railway Station. Burwood Council’s development plan indicated that due to the narrow site, buildings should span NorthSouth over the adjacent railway lines. Jess prepared and successfully presented a concept design and environmental impact statement, demonstrating how a more costeffective building design, that did not span the railway tracks can still be deemed to comply with Council’s aspirations for the locality. The project was subsequently delivered by another architecture firm.

GEMS World Academy Yishun Singapore USD 150m Completed September 2014 GEMS Education is the world’s largest private education provider with schools in North America, Europe, Africe and Asia. As Senior Design Manager, Jess was responsible for preparing client briefs, based on GEMS’ education and operational finance strategies and selecting, vetting (through tender), recommending and appointing consultants for projects. During the design stage, Jess used his design skills to introduce efficiencies into the school designs to meet GEMS’ operational and commercial aspirations. Jess’ intervention in the design of the GEMS World Academy Singapore was recognized as being capable of saving USD 10m in construction costs. Jess ensured that the consultants received the client’s full support and encouragment to provide GEMS with the most progressive and effective architectural designs, while expressing GEMS’ ethos. In addition to design management, Jess was the nominated FIDIC Engineer on GEMS’ premium brand schools outside the UAE. Design by CPG Architects.

USD varies Concept Design Modular design for schools allowing ADEC to configure the school to suit site restraints and community requirements. The design can be configured to suit sites ranging from 23,000m2 to 64,000m2. Jess’ concept design consisted of a completely resolved educational facility that met all the client brief requirements of flexibility and adaptability across all the required sites. The presentation to the client demonstrated the adaptability of the scheme through test-fits for all sites.
