RENDERING SUGGESTIONS
Kitchen and Bathroom
Jean Nouvel proposes to take strict respect of the zoning envelope, and the legal envelope becomes the massing of the building. The shape greatly influences the floorplans and the structural framing needed to withstand the wind loads. DESIGN + DEVELOPMENT ASSOCIATE WITH SHVO APPLICATION OF JESSY YANG

Ceiling tray-based lighting is expressed nicely. The glossy finishes of the columns/wall units and marble of kitchen island are conveyed nicely through the reflection.
1
The city view outside the window is too bright, too sharp, and without depth. For the lighting setting, the glossy finishes of columns/ wall units and the kitchen island have different white tones; one is in a yellow tint, and another is in a blue hue.
3 6
11
Consider using the night view to contrast the white kitchen.

The rendering shows the great city view in the kitchen.
4
The items on the countertop create a daily-life narrative to inspire imagination. The position of the camera should set to show how the kitchen island sits on the ground. (Overall) It should show how it connects to the dining and living room.

Materiality
It shows the storage capacity of the wall units and the modern design of the countertop and fixtures. It could showcase the fully-integrated Sub-Zero wine refrigerator in the rendering. 7
12
The darker wood floor makes the statuary marble island and countertops stand out and bring out the timeless vibe.

2
(Overall) Materiality is rendered nicely. (Overall) There is no focal point and depth. The rendering seems flat. The lighting is too dim.
3
Composition 3

5
1
(Overall) It fails to show the space dimension, orientation, and connection to other spaces. For example, it misses the opportunity to show the shower behind the bathtub.
6
11 7
7
The camera angle should be higher to show the bathtub/ washstands’ width and how they function. (Overall) It indicates there are other programs behind the door, but without a purpose. It only feels like flat layers of wall materials, which creates more confusion about the space.

Functionality
Instead of providing separate mirrors and washstands, an integrated washstand and mirror in larger size will be more functional and efficient.

Inconvenient circulation: The separate washstands are situated where the entries or bathrooms. Also, users have to turn a corner to access the mirror when using the bathtub.
Materiality 8
(Overall) The limestone floor and baseboards, marble feature walls deliver a luxurious spa vibe. FLOOR PLAN STUDY OF 53 W 53 RESIDENCE

Challenges of the Floor Plan 1. The trusses They span through the floor and affect the floor plan. 2. The irregular-shaped floor As a result, the residential unit is divided into irregular outlines as well.

Suggestions for the Selected Residence
Living Space

TV should be wall-mounted and located opposite the sofa. The sofa should turn vertically to suggest the use. The structures and wall influence the space arrangement greatly.

The Arrival Sequence 1

The foyer acts as a transitional space between the public corridor and the residence. Access to the coat closet and powder room. The dryer and Washer
could be separate from the coat closet and powder room

Bedrooms

Not much space for furniture in the foyer for it also performs as the circulation to the powder room and coat closet.
13
7 11
11
No clear access and view to the living space: The end of the corridor is the door to the kitchen, and the opening to the living room is relatively small.

Plenty of space for circulation on each side.
12
Master Bedroom The master bedroom entry is close to the stove and might affect air quality and create smells.
13
The walking closet is not proportioned well.
A private location for the powder room. Individual bathrooms for bedrooms.
The split of bedrooms allows for more privacy between the bedrooms.
A shower and a bath for the master bedroom and with a view. FLOOR PLAN STUDY OF 53 W 53 RESIDENCE

Marketability Statement Despite the current fall in the luxury condo market for the
pandemic and political changes regarding foreign investment
policies, there will still be a demand for core assets in a prime location. According to Douglas Elliman, Manhattan sales
volumes were up 13.1% year over year in the first quarter of
2020, even as median prices declined by a modest 2.6%. With its built date, location, and state-of-the-art architecture de-
sign, the price per square footage is competitive compared to similar skyscrapers around the area.
The floor plan presents a residence for affluent buyers who enjoy both social events and serenity of family life or even
one’s retreat. Upon arrival, the residence greets its visitors
with a functional gallery. The graciously proportioned rooms
offer east, north, and south city views either to welcome and
accommodate guests or to nest with family members. For the
target buyers who host at-home receptions or salon concerts, the residence offers separation between the public and private zones connecting by the gallery with direct access to
both areas. With its gorgeous 6,77 square feet living space, an open kitchen, and a guest room, the public area is fully
functional for an event. Branching out from the intermediary
space of the family room, the bedrooms maintain their individuality and privacy. The view and size of the master bedroom
make it extra luxurious. With direct access to the library from
the master bedroom, the floor plan provides an option to hide into a quiet space to work or enjoy the peace corner.
