Jean Nouvel proposes to take strict respect of the zoning envelope, and the legal envelope becomes the massing of the building. Ceiling tray-based lighting is expressed nicely. The glossy finishes of the columns/wall units and marble of kitchen island are conveyed nicely through the reflection.

The city view outside the window is too bright, too sharp, and without depth. For the lighting setting, the glossy finishes of columns/ wall units and the kitchen island have different white tones; one is in a yellow tint, and another is in a blue hue.

It shows the storage capacity of the wall units and the modern design of the countertop and fixtures. It could showcase the fully-integrated Sub-Zero wine refrigerator in the rendering. 7

The darker wood floor makes the statuary marble island and countertops stand out and bring out the timeless vibe.

Marketability Statement Despite the current fall in the luxury condo market for the

pandemic and political changes regarding foreign investment

policies, there will still be a demand for core assets in a prime location. According to Douglas Elliman, Manhattan sales

volumes were up 13.1% year over year in the first quarter of

2020, even as median prices declined by a modest 2.6%. With its built date, location, and state-of-the-art architecture de-

sign, the price per square footage is competitive compared to similar skyscrapers around the area.

The floor plan presents a residence for affluent buyers who enjoy both social events and serenity of family life or even

one’s retreat. Upon arrival, the residence greets its visitors

with a functional gallery. The graciously proportioned rooms

offer east, north, and south city views either to welcome and

accommodate guests or to nest with family members. For the

target buyers who host at-home receptions or salon concerts, the residence offers separation between the public and private zones connecting by the gallery with direct access to
