A GUIDE TO FIRE SAFE ROOF SPECIFICATIONS Here, Daren Fraser, Head of Technical at Langley Waterproofing Systems Ltd, explains the fire classification that is required to comply with current Building Regulations and offers advice on how to ensure a safe and durable flat roof specification, which can be trusted to resist the spread of fire. Since the Independent Review of Building Regulations and Fire Safety, the Government has published its draft ‘Building Safety Bill’ (July:2020) incorporating elements from Dame Judith Hackitt’s review. The changes to requirements have been vast, with a predominant focus on building safety standards. These changes have been described by Housing Secretary Robert Jenrick, as the “biggest improvements to building safety in nearly 40 years.” Occupant safety is of vital importance, and the bill will look to entitle powers to the Building Safety Regulator, that will highlight failures in breaching compliance to Building Regulations. Understanding Approved Document B Approved Document B (Fire Safety) of the Building Regulations is a vital reference document and should be used for guidance in mitigating fire risks in all areas of the building in line with Building Regulations. Section B4 ‘External Fire Spread’ focuses specifically on ‘resisting fire spread from one building to another’ and details the associated hazards. For roofs, one risk is that airborne material or heat from a nearby fire may cause the roof to ignite. To improve safety, Approved Document B (Edition 2019) states the minimum distances between buildings and the required fire resistance of building materials based on this distance. Compliant classification The external fire performance of a roofing material can be identified by European classification test standards BS EN13501-5, which classify roof systems into five categories based on their performance. Broof, Croof, Droof, Eroof and Froof, with B the highest fire resistant rating.

Further to this, testing is carried out to meet individual legislative requirements for each country - t1 for Germany, t2 for Scandinavia, t3 for France and t4 specific to the UK. The specified test for the UK has two stages designed to meet the stricter requirements demanded by UK regulations. If the system passes the required criteria, it receives Broof(t4) classification. A Broof(t4) classified system is referred to as ‘unrestricted’ or ‘low vulnerability’ and therefore has no minimum distance requirement between adjacent buildings. Whereas specific guidance in relation to different building types might provide an opportunity to specify a roofing system with a lower fire rating than Broof(t4), this is not recommended. The distances stated in the regulations are designed to protect the roof and building from the risk of fire spreading from other structures but do not account for any other ignition sources that may be closer to the building. Anything less than a system that meets the Broof(t4) classification means that the building or buildings are more susceptible to fire risks. System Approach Another factor to consider is that fire resistance classifications apply to the whole roof system, rather than individual components. This means that, if the system has only been tested and passed with a specific type and thickness of insulation, for example, it is dangerous to assume that that system will still perform as expected if the insulation type or thickness differs from that tested this applies to any of the components that make up the system. A particular risk is that the substituted components are more combustible

than the ones tested and therefore pose a significant fire risk if installed. Independent Certification Once a system has been specified for a new or refurbishment project, Facilities Managers can review the considered solution, on whether it is safe and compliant, through documentation supplied by the manufacturer/supplier. This should include details of independent certification, such as BBA certification, or a fire test certificate via the fire testing organisation. These will detail whether the system has Broof(t4) classification and whether the components specified match those detailed within the independent certification. If not, it may mean the system is not compliant to current Building Regulations. Fire safety is a crucial consideration when selecting a flat roof system. Specifications incorporating components that have been fully tested as part of a system will ensure peace of mind that the flat roof solution is safe and compliant. Langley is a 100% Hackitt Supporter. Further information on Approved Document B and safe and durable flat roof specifications, attend their CPD webinar titled ‘Mitigating Fire in Flat Roofing’. It is delivered live and can be booked via www.langley.co.uk/ cpd-presentations

NO SNAGS for BeadMaster’s busiest period Manufacturer of game-changing housebuilder products, BeadMaster, has skimmed straight over its busy period, making a big impression on the construction industry.

B

eadMaster has become known for offering a range of innovative products that deliver a perfect finish around sockets, switches, downlights and sprinklers. The range includes: Rectangle, for standard double gang socket and switches, Square, for standard single gang socket and switches, and Circle, for downlights and sprinklers. The smooth finish is created by stapling the products to the plasterboard, enabling plasterers to skim over socket, switch, downlight and sprinkler holes quickly and easily. The recyclable centre is then removed with a hooked blade, which follows the groove of the cover plate to reveal clean, reinforced edges. In addition to providing a superb result, first time, every time, the products save money and effort for all involved. Despite the challenges the construction industry has faced as a result of Covid-19, the company has achieved several noteworthy milestones this year, which have been highlighted below.

Willmott Dixon makes BeadMaster mandatory on all projects Willmott Dixon has made BeadMaster the mandated method for electric switches and sockets on all of its projects. To ensure that the innovative products are used on all Willmott Dixon projects where a skim coat is specified, the contractor has included the cover plates in its quality manuals for efficient design and installation and workmanship; The Yellow Book: Design and The Yellow Book: Build. As a result, BeadMaster will be installed throughout Springfields, a £12.5 million supported living development in Leicestershire. The contractor selected the unique products for the development after trialling them at previous projects in their South West division during 2019.

14

Scheduled to be completed in spring 2021, Springfields will feature BeadMaster’s Square and Rectangle cover plates in all 65 of its one and twobedroom apartments.

Anthony Chadley, Managing Director, at BeadMaster, said: “We are thrilled to be a part of Springfield’s project and to be providing our unique products, which will help deliver the best results. “Designed for single and double gang sockets and switches, these products can be plastered straight over, keeping the backbox clean and creating that perfect finish, which is even more sought-after when completing high-quality developments. “ We hope that the project runs as smoothly as possible and look forward to growing our relationship with Springfields and Willmott Dixon as the project progresses.”

BeadMaster extends range with new sizes BeadMaster has extended its offering with two new products; Circle 62 and Circle 86. The Circle 62 offers a practical solution for bespoke projects that require smaller downlight and sprinkler holes, as it can be used on holes from 49-62mm. The second new size, the Circle 86, provides a secure cover plate for much larger holes, between 72-86mm. The complete range, which includes the original Circle 72, allows all holes between 49-72mm to be covered with BeadMaster’s cover plates. Pete Carter, BeadMaster Inventor, said: “We are delighted to extend the range with two new product sizes as it will enable both new and existing customers to use more of our products on-site, saving additional time and money.

October 2020 “We are confident that the industry will welcome the new size offerings, especially as we’ve already received interest from customers using our Circle 72 cover plates. We hope our new products are just as popular as our original offering and look forward to receiving feedback.” Circle 62 and Circle 86 are available now at distributors across the UK and Ireland. For more information on BeadMaster’s new products, please visit: www.beadmaster.co.uk/products-circle.

BeadMaster supports construction industry with 3,000 samples Over the past five months, BeadMaster has delivered over 3,000 samples to tradespeople, enabling individuals to try out its products for free. The company shared its innovative products with over 600 plasterers, electricians and self-builders across the UK and Ireland, allowing them to experience the benefits of its products first-hand. The feedback received has been extremely positive; both plastering and electrical companies are now purchasing a range of products through their local distributors to use on future projects.

Feedback received on BeadMaster’s social channels: Grant Campbell at G-LEC: “Absolutely brilliant, that’s going to be my standard from now on.” Stephen O’Neill at SJ O’Neill Construction: “The most innovative product I’ve seen introduced in my 37 years in construction.” To request samples, please visit: https://beadmaster.co.uk/contact.html.

BeadMaster launches brandnew distributor finder BeadMaster’s sought after distributor finder is now live on its website. The finder offers an easier way to find out which local distributors can order in BeadMaster products, as well as those that already have stock. BeadMaster is directing all of its customers here to help make the purchasing journey smoother; over 300 people have used the new tool since its launch at the start of August. Schöck Isokorb for seafront Passive House Award Winner Some claim that passive house standard is easier to achieve with simpler, box-like forms, resulting in finished buildings being

20

aesthetically limited – but this is certainly not the case here. A little design ingenuity and the use of Schöck Isokorb thermal breaks,

has enabled generous sea-facing balconies with sweeping curves to create a striking finish.

October 2020

Seaton Beach Apartments in Devon is the first UK multi-residential development to be certified as passive house plus. Seaton may be a traditional Devon seaside resort town, but there is nothing traditional about the eye-catching new passive house development right on the seafront. Seaton Beach Apartments is an innovative, award-winning, new development of seven luxury twobedroom beachfront apartments, complete with a three bedroom penthouse – and is the first multiresidential development in the UK to be certified as passive house plus. Which means it is not only able to meet the ultra-low energy fabric requirement, but also generates renewable energy. The project can also boast ‘best sustainable residential development in the UK’ from the International Property Awards. Initially though, the original architectural design was not to passive house standard. However, the developer recognised that the south-facing orientation and form factor would make it possible to reach the necessary standard. Architects Gale and Snowden, who have helped stimulate the trend for larger scale passive house projects in the region, were brought in at this point to develop the initial detailed designs and oversee the construction. The ground floor is concrete, with a monolithic clay block construction used from the first to third floors and timber frame for the penthouse. Combined with highperformance external render and internal plaster, the result is an entirely mineral hygroscopic wall build-up, which helps to regulate humidity and provide a healthy and comfortable internal environment.

Uses 90% less energy than a typical new build Other features of the construction include low electromagnetic field wiring arrangements and a highly efficient mechanical ventilation system with heat recovery. Complete with an exhaust air heat pump for hot water supply. An array of PV panels on the roof yield an annual 14,234 kWh, resulting in

the building generating more energy than it uses. There is a constant supply of silently circulated filtered fresh air within the triple glazed, airtight construction. And 90 per cent less energy used than in a typical new build. All factors which have contributed to the building achieving the stringent passive house plus target. Passive house standard is easier to achieve with simpler, box-like forms and finished buildings are often considered aesthetically limited and rather prosaic. However, with Seaton Beach Apartments, a little design ingenuity and the use of Schöck Isokorb thermally broken balcony connectors defies this notion. The potentially unexciting building now features large sea-facing balconies with generous curves. The detailing of these balconies is critical though, if thermal bridging is to be minimised and the building’s energy performance not compromised.

The Isokorb is a technically advanced solution Schöck Isokorb thermal breaks are installed where the balconies meet the clay block structure, as ineffectual insulation at these cantilever connectivity points will result in local heat loss. This means more energy is required to maintain the building’s internal temperature. Low internal surface temperatures around the thermal bridge can also cause condensation, leading to structural integrity problems with absorbent insulation products and the potentially serious occurrence of mould growth.

The Schöck Isokorb is one of the most technically advanced countermeasures against thermal bridging. It not only thermally separates components from one another, but acts in a structural design capacity as well. The product type used here has an innovative HTE Compact compression module made of high-density micro-fibre reinforced concrete and transfers both negative moments and positive shear forces with cantilever balconies, or positive field moments combined with shear forces.

Enormous freedom of design As the leading international supplier of structural thermal breaks, Schöck is able to offer planners complete construction dependability and almost limitless freedom of design with the options available in its Isokorb product range. There are solutions for concrete-to-concrete, concrete-to-steel, steel-to-steel, a thermally insulating connection for reinforced concrete walls – and even a maintenance free alternative to wrapped parapets. The temperature factor used to indicate condensation risk (fRSI) which must be greater than, or equal to, 0.75 for residential buildings, is easily met by incorporating the Isokorb. All products meet full compliance with the relevant UK building regulations and the NHBC. They also offer LABC Registration and have independent BBA Certification. UltraCrete Enviro Mastic complies with the new SROH Introduced in May 2020, the revised SROH standards are changing the way repairs and reinstatements will be carried out on our road network.

The SROH (Specification for the Reinstatement of Openings in Highways) promotes industry best practice and a right first time approach to help prolong the life of repairs and reinstatements on our pavements, footpaths and roads. For highly trafficked areas, SROH has always demanded the use of independently tested PAS (Product Approval Scheme) approved products and for the first time in its history, this now extends to polymer modified mastic asphalt (PMMA). The fourth edition of the SROH also references the difficulty often faced when trying to achieve the required level of compaction in narrow trenches or areas which lack adequate space. The SROH now advises that for all sites where ‘compaction is impracticable or where conventional equipment cannot be used owing to existing restrictions’, that PMMA be used to carry out the reinstatement or repair.

UltraCrete have always prided themselves on driving innovation and developing new products to stay ahead of the game. With this in mind, they are delighted to provide the industry, and their partners, with a PAS approved mastic asphalt, which fully complies with the latest edition of the SROH. UltraCrete Enviro Mastic is a PTS PAS approved, hot applied polymer modified mastic asphalt that gives superior performance in the patching and repairing of carriageways, footpaths, footways and cycle tracks. Stored as a granular material, UltraCrete Enviro Mastic is poured straight from the bag on site, into a pre-heated mastic mixer and only takes 45 – 60 minutes to melt – much quicker than other products on the market, which can take up to 2 hours. Polymer modified for increased flexibility and durability when in-situ, Enviro Mastic is available

in 20kg bags consisting of loose aggregates and pellets of modified bitumen, rather than in large blocks of raw material, which helps you to easily work out exactly how much material you need, reducing wasted product. What’s more, every bag of Enviro Mastic contains more than 50% recycled material helping you to reduce your carbon footprint and reach environmental goals. For further information on the new SROH standards, Enviro Mastic or to book a free product demonstration, please contact UltraCrete’s team of technical experts by calling +44 (0) 1827 254402 or emailing ultracrete@instarmac.co.uk. MODUS TILT & TURN ACCOMODATES TOUGH REQUIREMENTS AT NEW DEVELOPMENT When construction and development group Bowmer & Kirkland needed to ensure a £19million project for the YMCA stayed in budget, they asked Eurocell for advice. The right people to turn to, as the successful completion of the landmark building in November 2019 would prove. With an enviable track helping architects, developers and installers find solutions, plus unmatched PVC-U window design and expertise, we got our sleeves rolled up before the first concrete was poured. Making short work of value engineering analysis for the project, Eurocell engineers identified the tight budget could be made to work even harder. By changing the window spec from aluminium to PVC-U in the shape of their Modus Tilt & Turn profile, they could lower costs by up to 37% and increase thermal performance, without altering the design. ‘Eurocell were good at supporting Astraseal technically. They were clear about what could and couldn’t be achieved with the Modus profile. It was a successful contract.’ Mark MacMullan, Astraseal PVC-U may look like a good choice on paper. But how does it perform against aluminium in-situ? When it comes to aesthetics, it’s the best lookalike around as virtually any metallic surface can be replicated. In this case, an identical colour and finish to the original aluminium spec through the application of a smooth RAL7016 foil. Not just a perfect match for the architect’s vision, but also for any aluminium doors and

commercial shop fronts on the ground level. However, and perhaps even more eye-catching for developers, its hidden strength lies in its outstanding versatility when used in a profile such as Modus. With full technical support and expertise from Eurocell, installation contractor Astraseal was able to specify a system that was modified and strengthened to provide the rigidity required to meet the project’s challenging wind loading and structural issues. This required reinforcing steel bars to be supplied by a third party to be integrated with the frames during fabrication. A solution that could be seamlessly incorporated into the profile and one that had already been put to work in previous developments requiring similar structural support capability. Acoustic rating to the glass was also a major consideration. Modus Tilt and Turn was a flexible enough option to be able to meet the requirement of structural engineers PRP, who factored in the required noise reducing glazing with the help of the Eurocell Technical Support Team. In the case of the Milton Keynes YMCA, switching window spec to PVC-U not only significantly lowered the overall installation cost for the windows. But also put in place a system with thermal efficiency that will continue to save money as it reduces overall utilities costs for the facility into the future.

The Importance of Delivering Hot Water with Temperature Control By Dan Madagwa, MEng

Introduction The supply & use of hot water is vital to the efficient function of almost all industries. From NHS Healthcare to Care Homes to food production, hot water is critical yet often an overlooked integral part of the system design is the overall ability to accurately control hot water temperature. This capability can allow you to preemptively tackle or avoid issues arising from poor hygiene regimes or bacteria. The significance of hot water temperature

control itself is being given a lot more attention, as seen in a CIBSE journal article entitled “Taking the temperature – domestic hot water” which looked at the potential of reducing carbon and providing modern, safer low energy solutions simply by focusing more on temperature and revising guidance (CIBSE, 2020). The importance of being able to accurately control hot water temperature will be explored in this paper.

CPD

How is precise temperature control achieved? Temperature control is the procedure where the change of temperature of a space or substance is measured and the movement of heat energy into or out of said space or substance is adjusted to achieve a desired set temperature. In the case of hot water heaters, this process is governed by a temperature controller. This instrument simply calculates the difference between a set-point and a measured temperature by taking an input from a sensor and giving an output signal for the connected heat element. Venturing into system design, another way to ensure the desired temperature is provided at the outlet is by using thermostatic mixing valves (TMV’s). A TMV uses an internal thermostat that blends hot and cold water to achieve this result.

• • •

Limitless supply of hot water provided constant gas and water connections exist. Lighter and require less space. Advanced models can supply very precise temperature accurate hot water.

Table 1 opposite shows a comparative analysis between a continuous flow and storage water heater. As you can see from the data, the storage tank option tends to be less efficient and consume more energy. Once you factor in replacement costs, a continuous flow hot water heater is the more cost and energy efficient option as well as being better at reducing the carbon footprint. However the most important feature with regards to temperature control and what makes continuous flow the preferred option for this application is the ability of some continuous flow water heater models to constantly provide temperature accurate hot water with a precision of up to ±1°C.

The two main forms of supplying hot water are the conventional storage tank water heater and the continuous flow (instantaneous) water heater. The main differences are outlined below. Storage water heaters: • Have a limited amount store of water. • When store depleted takes time & fuel to reheat before use. • Require greater plant room space. • Materials handling issues, heavy and cumbersome. • Standing losses. Continuous flow heaters: • Hot water is heated and provided solely upon demand. • Evidence and data that they are mechanically and operationally more efficient.

ACOP L8 is the Health and Safety Executive Approved Code of Practise that governs the control of Legionella in water systems. Legionella – full name Legionella pneumophila – is a bacteria that causes, amongst other less serious conditions, Legionnaires disease, a potentially fatal form of pneumonia. Legionella bacteria are common in natural water sources but the conditions are rarely conducive to people catching the disease. This usually occurs in purpose-built water systems and the risk of being exposed to Legionella increases in warm, stagnant water, passed to humans via breathing in miniscule, aerosol-like droplets of water. Specific guidance for the control of L pneumophila in water systems is provided in ACOPL8 and its associated regulations, HSG274 Part 2. When it comes to combating Legionella, precise temperature control is one of the strongest weapons available. The bacteria begins to die in temperatures above 50°C and cannot survive above 60°C Certain conditions support the growth of bacteria, such as a temperature range of 25°C to 45°C as well as the presence of certain deposits such as lime-scale, rust, sludge

and organic matter can also increase this risk. This is why it is important to control the risk of exposure and do all you can to minimise it by introducing measures that restrict the growth of bacteria and reduce exposure. Traditionally this is done via temperature control, keeping stored water at least at 60°C and ensuring distributed water is supplied with 50°C water (55°C for healthcare) at outlets within 1 minute.

Scalding When discussing temperature control of water the risk of scalding should always be considered, especially in the health and social care sector. According to the Health and Safety Executive (HSE), high temperatures over 44°C can create a scalding risk and as such water temperatures discharged from outlets accessible to those vulnerable or where there is the potential for full body immersion must not exceed this temperature. Engineering controls can be put in place in order to ensure this. These include using the aforementioned thermostatic mixing valves which should be placed as close

38,007.3

to the outlet as possible, temperaturerestricted or temperature accurate instantaneous water heaters. This would allow water of a safe temperature to be provided continuously and reliably at the outlet. For example there could be a scenario where a water heater was set using the controller to provide water of 43°C directly to the outlets. In this case, the use of thermostatic mixing valves would not be required though there could be legionella concerns. However regimes could be put in place to help control this. One method that could be used in addition to normal operation is a pasteurization regime. This would consist of raising the water temperature very high to over 70°C, the point at which legionella bacteria are killed instantly, and flushing the system. This could be done when the building in question is not occupied, the water is returned to a safe temperature prior to occupancy and it could potentially allow for water to be supplied as low as 43°C during regular use, reducing consumption immensely.

Hygiene regimes

Food Processing

The temperature of hot water is critical for many hygiene regimes across a variety of industries such as laundry for hotels, care homes and healthcare, particularly with regards to the cleaning and disinfectant processes. Being able to reliably provide water at these temperatures not only serves to properly disinfect the items in question every time but gives the end-user peace of mind. According to the Health & Safety Executive’s HSG (95)18 Hospital Laundry Arrangements for Used and Infected Linens, “The washing process should have a disinfection cycle in which the temperature in the load is maintained at 65°C (150°F) for not less than 10 minutes or, preferably, at 71°C (160°F) for not less than 3 minutes”. This is especially important as there are a number of harmful bacteria that can survive temperatures of over 50°C degrees such as Staphylococcus aureus, a well-known pathogen that if allowed to invade the skin deeply can cause a plethora of diseases, ranging from superficial skin infections that cause boils to more systematic issues like pneumonia and blood infections. Maintaining high temperatures ensures that such bacteria are killed before they have a chance to become a problem.

The need of hot, potable water is essential in any food processing operation as it is a major component of the cleaning process. To reduce the risk from hazards, comply with legislation, presenting a hygienic visual image or to ensure the variety of bacteria and residue left behind during production is removed, having clean equipment is of paramount importance. Hot water (thermal energy) plays an integral role in the effectiveness and rate of the cleaning method. Increasing the temperature generally increases the rate of the chemical reactions involved in the cleaning and so make it more effective and take less time. In the same vein, higher temperature of water may require the use of less detergent, allowing money to be saved. The goal is often to find the perfect balance between cost, efficacy and food safety and so the ability to precisely provide water of specific temperatures is hugely beneficial and allows great control.

Conclusion It is clear to see that implementing temperature precision and control in the specification and installation of hot water systems is vital and will only continue to grow in importance, particularly in the current pandemic and the aftermath. Being able to choose between providing water hot enough to combat Legionella and disinfect laundry or low enough to prevent scalding is a useful tool and if it is more widely incorporated as one of the first steps in the design process, a plethora of issues can be avoided and effectively design-engineered out of the equation.

Office Principles helps unite Barracuda in one single working space Office Principles has completed work on industry-leading provider for cloud-enabled security solutions, Barracuda Networks, new office at The White Building in Reading. “The recessed ceiling, with its concrete downstands, presented a particular challenge as it inhibited the placing of partitioning, calling on the team’s skills and experience to make it work without compromising space. The endgame was to avoid a standard call centre look and reflect the White Building’s overall modern and vibrant draw.” Chris Ross, Senior Vice President, International Sales for Barracuda adds: “Office Principles collaborated with us to create a great layout and use of space, demonstrating a real understanding of our needs and translating this into the brief. The build team helped through any issues as they surfaced and completed with minimal interruption, despite the challenges presented by lockdown and the Covid situation.” For further information on Office Principles and its services, visit www.officeprinciples.com The design and fit out project has enabled Barracuda to move from its previous offices, split over two floors in Basingstoke, to a more stimulating, single space, uniting the team and allowing all employees to work together in an open, shared environment. Work on the 13,000 sq ft project comprised of a complete CAT B fit out. The overall project included the remodelling and installation of M&E services, the creation of a selection of large and small meeting rooms, a kitchen area, break out areas and a townhall presentation space with tiered seating. The design, fit out and workplace consultancy provided Barracuda

with a series of potential designs and test fits. Solution-based design features were incorporated throughout the centralised area complementing the architecture of the building and the spirit of the White Building, with its contemporary and informal appeal. Clever space planning enabled a visual connection to be maintained throughout the open plan. Tom Parsons, projects director for Office Principles comments: “One of the key aims of the project was to maximise the unusual T shape space, without wasting any of the stand out architectural features. A consultative approach was taken to ensure that the initial brief was met, while delivering the best design.

Office Principles launches specialist laboratory division Office Principles has launched an expert laboratory division, Principle Laboratories to provide a bespoke technical service and one-stop solution for its growing number of clients within the scientific, innovation and technology based laboratory environments. The new division, which operates autonomously, with a team trained in the unique complexities and challenges of lab design and delivery, is led by design director, Nick Jones.

project write-up zones, showers and washrooms, breakout areas and meeting suites. We have the knowhow and experience to deliver all aspects of the fit-out to create an integrated and inspirational space.”

With several years’ experience as a principle laboratory designer and visualiser, Nick understands the challenges of these sectors and is keen to engage with clients to identify best practice solutions and create smarter labs. Nick says: “Laboratories are workplaces with a difference. They have their own set of specialist requirements, with intricate and exact specifications due to the nature of the processes and materials being handled in these spaces, which often include chemicals and other highly flammable and toxic substances. There is a keen initiative to make these environments more energy efficient for facilities and more sustainable for the environment to meet Carbon Neutral objectives.

Managing director of Principle Laboratories, Cyril Parsons is confident that there is a demand for a more specialised, tailored offering: “There are relatively few companies who can provide the full package for laboratory design and fit-out, eliminating the prospect of duplication, split responsibilities and over-running costs. By procuring and co-ordinating a single solution, we can deliver within budget and on time, regardless of the scope of the project.

“Each project is different and requires an expert eye, along with a deep understanding of what is taking place in that lab environment to create the optimum space. Specialist knowledge is needed along with a responsive approach to the wellbeing and comfort of the employees who will be operating within this workplace.

“What we have found is that there is huge competition within the scientific, innovation and technology fields at the moment and our clients are focusing on recruitment and retention and how to attract the best talent. The design of the laboratory environment and the supporting facilities play an integral role in helping to recruit ‘best in class’ talent. However laboratory fit outs require a more sensitive, specialised approach than offices, coupled with a strategybased methodology.”

Key services provided by Principle Laboratories include laboratory design and build; workplace consultancy, furniture supply and ergonomic seating; the handling of specialist gases, solvents and waste disposal; specialist ventilation, mechanical and extract installation; gas storage and delivery; the installation of architectural building components such as safety flooring and partitions, fume cupboards, Bio-safety cabinets and isolators, emergency facilities, security access control, airlocks and integrated BMS and laboratory information management systems. Principle Laboratories is a member of OBN, One Nucleus and CBRE. For further information on the specialist fit-out division and its services visit www.officeprinciples.com

“We want to differentiate ourselves from the perceived office refurbishment doing laboratory fit-out and emphasize our capability and experience, coupled with industry knowledge and understanding of these environments. However, many of our clients don’t want a lab fit-out in isolation. “There will also likely be a requirement for supporting commercial workspace such as

CONCRETE OIL Makes Concrete Stain Resistant 610 Satin Natural Ingredients Highly water repellent Protects against dirt & wear Enhances the natural surface

www.osmouk.com

Introducing October 2020 Osmo Concrete Oil, a clear, satin impregnation oil that is designed to protect and enhance the appearance of concrete, artificial and natural stone, screed and unglazed tiles.

Osmo Concrete Oil Providing a warm and rich colour, the finish is intended for use on wall panelling and flooring in kitchen and bathrooms, and on tabletops, windowsills and kitchen worktops. Made from natural oils and waxes, Concrete Oil is a microporous and breathable finish that penetrates the surface, rather than forming a film on top of it. This prevents the finish from cracking, peeling, flaking or blistering. Once treated, the surface becomes water and dirt repellent a well as stain resistant. “We are noticing a shift in the type of surfaces that are being installed in residential and commercial properties,” comments Steve Grimwood, Owner of Osmo UK. “Concrete can provide an interesting design feature internally, but the surface needs to be treated so that it

remains in good condition and has a warm colour to it. We are pleased to introduce Concrete Oil to the market, as this finish will provide specifiers, DIYers, and contractors with a highquality product that will tick both boxes of protecting and enhancing the surface.” Osmo Concrete Oil is ready to use straight from the tin – it does not need to be thinned – it just requires stirring. Before application, the surface must be absorbent, clean, dry and frost-free. By using an Osmo Flat Brush, Floor Brush, Oil Finish Applicator Fleece (Hand Pad Holder) or Microfibre Roller, apply the finish very thinly and spread it well across the surface. Any excess product should be removed with a pad or a lint-free cloth, or on larger areas, use a rubber scraper and polish with a buffing machine (white pad). Ventilate the room well

and leave the finish to dry for 8 – 10 hours, at which point, a thin second coat can be applied.

Osmo Concrete Oil is for use on: • • • • •

All types of interior concrete (exposed concrete) Absorbent artificial stone Screed Microporous, natural stone with a polished, sanded or break surface Unglazed tiles

MariMatic to deliver Automatic Waste Collection to the City of Amsterdam MariMatic has, through a public tender process, been chosen by the city of Amsterdam as the supplier of an Automatic Waste Collection System (AWCS) for the new residential area in Sluisbuurt. The system utilizes MariMatic’s unique energy efficient MetroTaifun® technology with noncorrosive pipe networks. Sluisbuurt is a new neighborhood in Amsterdam located on the Zeeburgereiland and it will comprise of 5500 new homes and include schools, shops and offices. In addition to the OAT system (Dutch acronym for automatic waste collection system AWCS), the area will be equipped with other kind of sustainable technologies, such as district heating from renewable energy. Waste is collected and transported directly from the buildings through an underground pipe network by using vacuum conveying to a waste transfer terminal, eliminating noisy and polluting traditional waste trucks from the area. Four different waste fractions are collected to separate containers located in the waste transfer terminal. The containers will then later on be picked up for further distribution to recycling centers etc. The waste transfer terminal, which is part of the scope of the contract, called “The Diamond”, will be located in the park. The building is designed with high sustainability in mind, including solar panels, rainwater collection and even a charging point for the service cars. Part of the walls will be glass, giving the public possibility to view the pneumatic collection in action. The public tender in Amsterdam was focused on technology, reliability, performance, quality,

and a technical life cycle of 60 years. MariMatic’s technology and solutions achieved maximum scores. MariMatic is known for the usage of 300 mm diameter “composite piping”, instead of the commonly used 500 mm carbon steel piping systems. Due to absence of corrosion, longer life cycle of the systems is achieved. Interruptions of possible blockages are minimized, as the waste easier fills up the pipe, giving higher vacuum force for conveying. Development of MariMatic’s formator technology enable use of larger waste bags (150 liter) in 300 mm size piping. MariMatic’s patented Ring-Line configuration allows change of air flow direction, to facilitate removal of possible blockages. Recently, MariMatic was also awarded contracts to supply Automatic Waste Collection Systems for the two new residential areas in Sweden, Förseglet, Västerås and Haga Norra, Stockholm. The order value of these together with the Amsterdam contract exceeds 30 million euros. MariMatic is a technology company, developing and marketing vacuum pipe conveying systems. Development of the products and solutions began in 1983 and since then, over 1000 systems have been delivered to over 40 countries. The future of health and safety training for the construction industry We’ve sat down for a Q&A with SAMS Limited Operations and training Director Lee Sadd to see how his health and safety training company have dealt with educating people and companies on a variety of courses. Q: Hi Lee, Thank you for taking the time to chat with us. Our first question is how are things going for SAMS since we’ve come out of lockdown and people have gone back to work. A: It was a very difficult period from March to May when we were at the height of lockdown. I had to make the decision to furlough all of my employees like many other businesses. Since then we have adapted our training outlay and opposed to clients coming into our offices we’ve taken quick and decisive action to go online for 7 of our most prominent courses which in include CITB, IOSH and NEBOSH training. Luckily after May and the introduction of online training we have had a positive upturn in business. Q: What lead you to moving the course online as we know previously CITB was only a faceto-face option? A: The great news for us was that CITB made the decision to move their courses online, which was crucial to SAMS. I think this was a major step in the right direction and massively

helped us to sustain custom over lockdown. With our clients a majority of them are in the construction industry and continued to work even when other sectors were on hold. So the training requirement was still there and we actually saw an increase after May as sadly many people who’s jobs had been lost due to the pandemic moved into our industry, as it was still vibrant. Another successful course, which we are proud to offer, is our mental health first aid training. With the current situation it has left a lot of people needing assistance so we were so pleased to help guide companies and people through this. Q: How do your clients find the online training? A: They love it! It’s great for them as they can learn from us in the comfort of their own homes. I’ve noticed that people are more willing to speak up through the course online as opposed to in person. It also really helps the UK as no travel is required. What’s been great for us is we can now train people all over Great Britain. We’ve had clients from as far as Scotland attend our courses. I do miss the faceto-face interaction

38

but over the last few months we have successfully made a safe and covid secure workspace, which will mean from October 1st we can welcome people back to our HQ in Manston. Q: Do you think Zoom training for this sector is here to stay? A: In short, I don’t know. I think the CITB have been fantastic in how they have allowed the training to be completed remotely so that students can earn the qualifications required to carry out their role. The feedback we have from people has been brilliant and that cannot be ignored. However at the same time if awarding bodies decide faceto-face is the best way to be educated they will revert. In my personal opinion I think it will stay as the last 6 months have show that it works. From a business perspective we find the online course very fruitful as we have a much larger reach of people that we can train. We’re looking forward to January 2021 as we resume our classroom NEBOSH training that is a great course for aspiring safety professionals. For more information on the online training course offered by SAMS Ltd please visit www.samsltd.co.uk or call 01843 821406.

British entrepreneur develops a product to provide a helping hand to the UK’s hygiene efforts LedgeMate is an antibacterial shelf for public spaces and bathrooms that kills 99.9% of bacterial growth A young British entrepreneur has designed a product to improve the UK’s hand hygiene routines. Ledgemate is an antibacterial shelf that enables people in public spaces to place their belongings safely and cleanly while washing their hands. Despite its simplicity, it is a ‘first-of-its-kind’ model that prevents 99.9% of bacterial growth while addressing a glaring gap in the market when it comes to our bathroom behaviours. In addition to the shelf, LedgeMate also serves as a changeable notice board that can; remind the public to wash their hands, alert them to any key venue messages or protocols around hygiene or serve as a platform for other advertising or brand messages. “We all been to the bathroom and had nowhere to place our phone, keys or coffee but either on the floor, on the toilet or next to the sink”, said Ledgemate founder, Matthew Marshall. “As consumers, customers and visitors we’ve always put up

with it but, at a time when hygiene and the risk of cross-contamination and infection is so acute, this product only serves to underline how potentially dangerous these types of environments have been - especially as they are a breeding ground for bacteria.” The launch of LedgeMate comes as the UK is recording record increases in COVID case numbers, underlining the importance of ensuring public spaces and bathrooms remain clean. Indeed, the World Health Organisation and governments around the world cite hand hygiene as one of the most critical factors in preventing the spread of this (and many other) virus. In addition to general bacterial testing, LedgeMate has also been tested against feline coronavirus where results showed a reduction of 99.4% of that specific virus in two hours. The product requires no maintenance or instructions to use.

Matthew continues, “Hand hygiene has always been important and this isn’t a flash-in-the-pan development designed to capitalise on the here and now. The fact is that schools, airports, stadiums and many other public environments have all historically underserved their customers when it comes to hygiene and cleanliness and that is something that has to change.” LedgeMate is priced at £24.99 and can be colour customised for any venue. It is delivered ready to install, with an average install time of under five minutes. Following the development of LedgeMate, Matthew is a finalist at the Great British Entrepreneur Awards in the ‘pivot entrepreneur of the year category’. The winner will be announced this evening, 23 September. To find out more about or to place an order, please visit www.ledgemate.com
