Calm Haven
As the world outside gets busier in the warm spring/summer months, the ‘Calm Haven’ trend offers an understated sanctuary for homeowners to return to after a busy day.
To achieve a sense of tranquillity, this trend brings together soft tones, natural textures, and muted finishes to create a calm and soothing atmosphere. The ‘Calm Haven’ look draws inspiration from Scandinavian and Japanese interiors, so it’s all about marrying subdued colours and minimalism with functionality to create a peaceful space.
Draw on natural elements with timber and stone-effect counters for added comfort, with chrome or black fittings and handles to help punctuate the pared-back colours.
Sensory Delight
Where the ‘Calm Haven’ trend focuses on the tranquil and subdued, ‘Sensory Delight’ is about all things decadent and dramatic. Defined by intense shades and tactile materials, this trend creates a bold and elevated environment for homeowners who want to be inspired by their kitchen.
Striking colours are a key element of this trend—charcoals, slate grey, and marine blue form this bold look, while garnet red will really lift
the dark pallet. Customers should choose storage accessories in a complimentary colour for a cohesive look – inside and out.
Elegance
The ‘Elegance’ trend is defined by luxury, sophistication, and decadence. Ornate patterns, refined colours, and deluxe features define this trend. When accompanied by marble effects and brass elements, it reflects a sense of sumptuous nostalgia while hinting at optimism for a brighter future.
Neutral tones including antique rose, dove grey or warm sandstone offer an understated backdrop ready to embellish with luxe details. Iconic marble patterns are the star of this trend and should be the material of choice for counters.
Functional features should be discreet, high-tech, and indulgent with no expense spared. Look to tower and drawer storage for a clean, modern look. This will elongate a room for a spacious appearance.
Crafted
Bringing the outside indoors with a natural kitchen interior is a great way to create a timeless home environment. The ‘Crafted’ trend focuses on bringing textures, colours, and materials from the natural world to create an authentic and intentional feel.
Vibrant tones are key, with inspiration taken from the earth, sea, and sky. Create a nurturing place to nest with blues and greens and elevate a homely atmosphere with handcrafted elements.
Traditional accessories, such as timber storage, help to heighten the rustic feel while making a prominent design statement. Real stone and wood counters, and wood and stone effect floors are a must for this trend to add texture and authenticity.

A TOUCH OF ITALIAN ELEGANCE WITH THE PORTOFINO SURFACE FROM KÖNIGSTONE
The latest surface to join the KönigQuartz range is the Portofino from Königstone - a bold choice and one that will definitely make a striking statement in the kitchen.

PYE HOMES APPOINTS WILTSHIRE-BASED MANOR INTERIORS TO SUPPLY HANDMADE KITCHENS
Pye Homes has appointed Manor Interiors to provide fitted kitchens in all its new properties.
Based in Wiltshire, Manor Interiors specialises in the design, manufacture and installation of handmade kitchens for the new homes sector.
Previously the Oxfordshire developer, which is owned by Blenheim, had worked with a company based in Germany.
However, as part of its ongoing commitment to sustainable development and reducing carbon emissions, they have now switched to Manor Interiors as their main supplier.
“We are looking at every aspect of our operations to see how we can further reduce our environmental impact and support local businesses,” said Pye Homes’ MD Graham Flint. “As part of that we have to consider the carbon emissions associated with transportation.
“Manor’s main manufacturing facility is less than 35 miles away from us which represents a significant reduction compared with having to import the kitchens from Germany.
“It also means we can work closer with a locally-based firm which shares our values, strengthens our pledge to build in harmony with the local area so that new homes belong as part of a community and makes communication straightforward and timeframes considerably reduced,” he added.
Manor Interiors has been awarded full FSC® certified (C119172) in recognition of its commitment to using timber from sustainable sources. The company also recycles 90% of the waste material from its manufacturing facility. Many of their kitchens feature low energy LED lighting and ‘A rated’ integrated appliances which will lower customers’ future energy costs as well as reducing the impact on the environment.
“We are delighted to be working with Pye Homes to supply all their fitted kitchens,” said Richard Garstang, Manor Interiors’ Business Development Manager.

SPRINGFIELD ACQUIRES PREMIUM SCOTTISH HOUSEBUILDING BUSINESS AND TIMBER FRAME FACTORY
Springfield Properties (AIM: SPR), a leading housebuilder in Scotland delivering private, affordable and PRS housing, is pleased to announce that it has entered an agreement to acquire the Scottish housebuilding business of Mactaggart & Mickel Group Ltd (“Mactaggart & Mickel”), which has been delivering high-quality housing across the Central Belt of Scotland for almost 100 years. The total consideration is £46.3m, comprising £10.5m cash paid on completion and a deferred cash consideration of £35.8m to be paid proportionally as homes are sold over the next five years (the “Acquisition”). The Acquisition will be funded from Springfield’s internal resources and existing debt facilities with Bank of Scotland.
Under the terms of the Acquisition, the Group has acquired six live private and affordable sites with work in progress with a fair value of approximately £15m and fixed assets. The Group has also acquired a brand licence to build homes as Mactaggart & Mickel on a further 11 private and affordable sites, which will transfer to Springfield as homes are sold in line with the payments of the deferred consideration. The total 17 sites, of which 16 have planning permission and equating to the delivery of c. 700 homes, have a gross development value of c. £230m. The Group expects to generate gross margins on these sites materially in line with margins delivered by the rest of the Group. Springfield intends to retain all of Mactaggart & Mickel’s housebuilding business employees.
The Acquisition also includes Timber Systems, a timber frame •16•
factory near Glasgow. The Group already constructs 90% of its homes from timber kits and the addition of a second timber frame factory will secure kit supply and increase capacity for future growth while further reducing its carbon footprint. Springfield will retain all of Timber Systems’ employees. In addition, Springfield and Mactaggart & Mickel have established a strategic alliance with an agreement that gives Springfield opportunities for future acquisitions of sites from Mactaggart & Mickel’s remaining land bank of approximately 2,300 acres across Scotland.
The housebuilding business of Mactaggart & Mickel is a premium brand housebuilder primarily targeting the larger private home market. The land bank is in highly desirable locations within the Central Belt of Scotland, expanding the Group’s footprint in areas with a higher price point.
The payment of the deferred cash consideration is subject to an annual minimum payment of £7.7m from the second year following completion. Each annual minimum payment will be reduced by any excess deferred consideration paid by the Group over the annual minimum payment in the prior year. The Group has the option to defer any year’s minimum payment by 12 months. The consideration for the Acquisition will initially be satisfied from the Group’s existing cash and debt facilities and the deferred consideration will be paid proportionally as homes are completed. It will also partly utilise the Group’s existing uncommitted land purchase budget for the next five years.
The Acquisition is expected to be earnings enhancing in the current year to 31 May 2023. For the year to 31 May 2022, the Group expects to report results in line with market expectations, with good revenue growth and a better-than-expected reduction in net debt to c. £39.0m at year end (30 November 2021: £43.0m). Further details will be provided in the Group’s full year results announcement, which is expected to be published in September 2022.

As well as bringing another premium brand into the Group, this acquisition gives us land, with planning permission, in areas of significant demand. The structure of the acquisition – with the majority of the payment to be made as homes are completed – de-risks the deal and creates an effective and efficient means of acquiring land.
“The addition of a timber frame facility in the Central Belt, alongside our existing facility in Elgin, secures our supply of timber kits and provides further capacity to support our next stage of growth. It will also reduce our carbon footprint by enabling local manufacture of all kits.
