industry news Twinned Therm’s Facade Cavity and Aperture Protection System (FCAPS)

Encouraging news for the occupants of ALL ‘at risk’ properties

There have been many examples of total loss fires in the UK attributed to the ingress of smoke, heat and flames into buildings’ cavities. They vary from residential, commercial and industrial buildings, old and new, and the lack of robust protection of these cavities has led to the total loss of the buildings and, in some cases, fatalities.

Fire proof FCAPS East London, approved by Building Control Window facade and deflector Twinned Therm Smoke Vent, North London

These losses are avoidable

After recent events there has been a lot of focus on High Rise Residential Buildings (HRRB’s), yet combustible materials feature in all building envelopes for consideration when it comes to fire safety. The Ministry of Housing, Communities and Local Government (MHCLG) acknowledges the risk to life in HRRBs is low; last year 91% of all residential fires were in houses, bungalows, converted or low rise flats and only 9% in blocks of flats of four storeys or more. MHCLG, acting on advice from an independent expert group, recommends a more proportionate and evidence-based approach to fire safety. The removal of the requirement for EWS-1 forms for buildings less than 18 metres should free leaseholders from cost and delay and restore balance to the housing market, helping flat owners to buy, sell or re-mortgage their homes.

The Twinned Therm Facade Cavity and Aperture Protection System (FCAPS) is a robust, physical installation that provides this proportionate defence to all buildings and is a cost-effective alternative to other routes aimed at securing properties from the risk of fire. FCAPS derived from an industrial smoke, heat and fall protection roof light where the insulation in the sandwich panel required protection from the exhausting smoke and heat. With a tested and certified A2-S1-D0 level of integrity, the FCAPS provides a cavity barrier to prevent the spread of the fire through the building. Furthermore the FCAPS will protect the cavities between a building’s outer wall and any rain screen cladding and has been independently tested and proven to do so.

The system has the fluidity to protect any building envelope and is bespoke in both design and performance. Similarly they are equally as effective with door and window apertures as they are with flue or air vents. Furthermore their protective qualities allow buildings to be insured, another real solution in the marketplace today giving leaseholders some more encouraging news.

Magply A1 Boards selected for fit out of London apartments

One of the UK’s premier housebuilders has switched to specifying Magply boards as part of the wall construction, within the exterior elevations for an apartment development in a prime West London location, chosen in place of the plywood alternative because of the MgO boards’ outstanding physical characteristics and other practical benefits.

R

oyal Warwick Square is a development by St. Edward – a joint venture company owned by M&G Investments and Berkeley. The scheme is part of the Warwick Road Masterplan that is providing a thousand new residences, a new school and landscaped spaces across seven acres of Zone 1 land in the Borough of Kensington and Chelsea.

With work near to completion, Watford based PIB Contractors has been installing the Magply boards, supplied through MP Moran of Watford as ‘pattresses’ or backing blocks for fixings, within the light gauge steel wall panels. The pattresses are sized and positioned in line with a •8•

pre-designed layout: facilitating the hanging of fixtures and fittings like shelves, radiators and kitchen units.

St. Edward is amongst a growing number of sector specialists turning to IPP Ltd. and its Magply range where high performance panel products are required to meet specific technical challenges.

In the case of Royal Warwick Square, a member of the project team contacted IPP Ltd. during the early design stages, leading to the Sales Manager for Magply delivering a full technical briefing on the versatile product, which has found many similar applications, particularly in Ireland and on student accommodation buildings across the UK. The Operations Director for PIB, Danny White, commented: “What you see on the Royal Warwick Square site is the use of 20mm Magply in lieu of a timber – plywood – pattress as this has a very good pull-out capacity similar to the properties of plywood and is non-combustible.” Backed by BDA Agreement certification, Magply MgO boards present a firesafe and environmentally friendly alternative to conventional plywood or OSB products. Additionally, the unique production process keeps the chloride content to just 0.01%, enhancing both stability and long-term durability. The different thicknesses of panel are also widely used as a substrate board for the direct application of proprietary render systems, as well as for flooring and flat or pitched roof build-ups.

Stay and study in style at The Robinson

• 3 & 4-bed apartments with multiple bathrooms to rent, ideal for student sharers • Wembley Park location puts students at the heart of the action in a well-managed estate • Almost 1 in 5 Quintain Living residents are students • The Robinson offers rent and bills in one handy, monthly payment

Q

uintain Living is already well-known for its distinctive rental accommodation. The award-winning management company oversees the rental of more than 3,000 apartments in Wembley Park. However, its latest building – The Robinson – is causing some head-turning thanks to its seriously quirky amenities and eye-catching homes.

With multiple bedrooms of near-equal size, many of them with en-suite bathrooms, and one monthly bill which can be split for ease, The Robinson is perfect for students who want to stay and study in style. Just 12 minutes from central London and within reach of some of the capital’s most popular colleges and universities, Wembley Park is the ideal student location. In fact, almost one in five Quintain Living residents are students, further testament to the appeals of the neighbourhood with those in higher education. Well located for UCL, the University of Westminster, Middlesex University London, The Regent College London, College of North West London and with University Campus of Football Business (UCFB) Wembley right on its doorstep, The Robinson is now drawing in students who are looking for more from their digs. So, what is it about The Robinson that is proving to be such a hit with students?

“The combination of bold, alternative design and the apartments’ eclectic style with such a wealth of amenities has been a real hit with young people who want the very best from their student lifestyle. And with one monthly bill, a concierge on site to provide peace of mind, plus an array of social events to enjoy, The Robinson really does offer the whole package. It balances quiet homes that are ideal for self-study, with amenities that reflect the excitement and vibrancy of Wembley Park .”

Danielle Bayless, Chief Operating Officer, Quintain Living

The Robinson’s apartments are packed with style. Influences vary from contemporary and mid-century to art deco and retro kitsch. The underlying design is simple and classic, with exposed concrete and galvanised piping creating a raw feeling, while brightly coloured kitchens offer a sense of excitement. Lights are metal or bamboo, with handmade Liberty pattern lampshades adding a touch of contrast in the beautiful black and white, Yin and Yang bathrooms.

It’s when residents step out of the apartments, with their individually coloured front doors, and onto the Caribbeanstyle patterned carpets of the corridors that the wonder really begins. Homely touches, such as grandmastyle wired lampshades and nostalgic wallpaper, create a sense of connection, but are overlaid with a whole host of other features that contradict and challenge.

It’s hard to know where to start when it comes to The Robinson’s amenities. As you meander through the extensive podium gardens, curiosities await at every turn. There’s an enclosed peace garden where you can sit and soak up the surrounding greenery. There’s a formal lawn with deckchairs that’s perfect for summer picnics. The Mad Hatter’s Tea Party Garden boasts brightly coloured giant flowerpots, chandeliers and festoon lights hanging from the rafters, an oil drum BBQ and a bright pink kitchenette that’s hidden behind innocuous wooden panelling.

Head up to The Robinson’s roof terraces and there’s plenty to appeal to students looking for a sense of community. The main roof terrace is home to what is believed to be the longest stretch of sun loungers in London, with a juice bar (shaped like an orange, of course) providing refreshments at one end. A smaller roof terrace hosts three bespoke camper vans, fitted out as work from home spaces, with heating and power (along with the site-wide WiFi that’s provided free of charge). Where better to write your dissertation? And for relaxation after a long day of studying, students can enjoy the rooftop spa caravan complete with its own hot tub!

If the British weather takes a turn, then students can slide down from the main roof terrace to the residents’ lounge below. With its multi-layered art wall, see-through fireplace and Damien-Hirst inspired polka-dot London taxi coffee machine, the lounge is the ideal spot for students to socialise, make new friends or simply enjoy some solo down time in a community atmosphere. It’s also a great spot to hang out and study, with a number of booths and individual study areas for quieter moments. With estate-wide Wi-Fi in place, students can simply pick up their laptops and move from one study area to the other without having to fret about connectivity.

The events that Quintain Living organises certainly build on that sense of community. There’s something for everyone, from bread-baking and cocktail making classes to screenings of films and dance classes. Events range from the super-special supper clubs and private gigs in the podium gardens to much more chilled affairs such as quiz nights and bingo.

Students also have the whole of Wembley Park at their disposal. The area is home to an outstanding selection of independent shops and eateries, including London’s largest Boxpark which is home to 24 food and drink outlets. There’s also London Designer Outlet, with 70 shops, coffee shops and restaurants, Wembley Park Market, the Troubadour Wembley Park Theatre, The SSE Arena, Wembley and, of course, Wembley Stadium – which The Robinson’s residents can see from their rooftop sun loungers. Pop-up markets, art trails and more add to the wealth of experiences on offer in this vibrant London neighbourhood. Safety is also a priority at Wembley Park with professional estate management offering 24/7 on-theground security, a dedicated police team, and round the clock concierge services available in all Quintain Living buildings.

“Students in London will be hard-pressed to find more exciting homes in a better location. We are delighted with the depth of the experiential living available for renters at The Robinson and look forward to welcoming our growing cohort of students over the summer months, in the run-up to the 2021/22 academic year.”
