Roof Refurbishment Why competency is key for both property owners and roofing contractors REFURB DEVELOPER&UPDATE September 2022 www.developer-update.co.uk

020 7448 admin@nfrccps.com3189 020 7448 3189 | admin@nfrccps.com ROOFING REFURBISHMENT SIMPLIFIED Do you carry out roofing refurbishment works? NFRC CPS can save you time and money by helping you to win contracts and manage compliance within your business. As the first established competent person scheme for the roofing sector in England and Wales, NFRC CPS allows registered contractors to self-certify residential, industrial and commercial work that comes under the Building Regulations 2010 Approved Document L1B. Joining NFRC CPS means that we will inform the local authority Building Control of all registered works on your behalf and provide your client with a certificate of compliance within 30 days of completion. Our scheme will also ensure your client receives an insurance-backed guarantee where required, and NFRC CPS will assist with complaints should a problem arise. To find out more about how NFRC CPS can improve efficiency and standards within your company, visit nfrccps.com/contractors

NFRC (National Federation of Roofing Contractors) realises the importance of proving competency across the roofing industry. Contractors who join NFRC’s Competent Person Scheme (CPS) have been thoroughly vetted against a robust set of technical standards to ensure they have skilled and competent operatives carrying out their roof refurbishment work.

Tanya Cooper, CEO of NFRC CPS explains what to look out for when sourcing a contractor for roof refurb projects and why price shouldn’t be the only consideration.

In construction, defects and poor installation cause delays and create unnecessary extra costs.

Competency is key when sourcing a roofing contractor

If you are a contractor who is interested in registering to be part of NFRC CPS, or an individual roofer who is interested in RoofCERT please visit: www.nfrccps.com www.roofcert.co.uk

By becoming RoofCERT accredited, a roofing operative can provide a client or employer with visible proof of their essential roofing skills, putting them ahead of the game when seeking employment.

Businesses who use RoofCERT accredited operatives can demonstrate they employ fully qualified and competent roofers , giving them the edge when tendering for work.

Using an NFRC CPS accredited contractor gives clients peace of mind that roofing refurb work will be done by a company that has proven it can complete the work properly. Defects may arise for a number of reasons: poor design, wrong material specification/selection or poor workmanship— possibly because the work was not carried out by experienced or qualified roofing contractors which work to the latest standards. A contractor may have gained their qualification 20 or more years ago but will be marketed as a qualified, up-to-date installer, despite having no evidence that they have kept up with changing standards and building regulations. In reality, clients can put themselves in safer hands by using a contractor that is part of a credible body or can prove they are up-to-date by ensuring its operatives have undertaken continuous professional development.

Contractors and individuals making these investments are supporting the roofing sector in proving that competency is key across the construction industry and allows roofing to be seen as a career of choice to our next generation of roofers.

NFRC also offers RoofCERT roofing accreditation, a competency scheme for the individual . It provides roofing operatives with a specialist accreditation to demonstrate that, alongside their existing skills and knowledge, they maintain awareness of the latest standards and building regulations relating to the work they undertake.

An NFRC CPS contractor company can selfcertify that their works meet the requirements of Building Regulations, without having to go through the lengthy and costly process of obtaining Building Control sign-off. The home or property owner will then receive a Building Regulations Compliance Certificate directly upon completion of the project and where eligible, an insurance-backed guarantee to protect them in the future. The contractor’s clients will have peace of mind that the work has been undertaken by a company that is continuously vetted against its workmanship.

First and foremost, Passivhaus is fundamentally about integrated design where the whole building team are involved at the outset. Whilst it may seem that Passivhaus is designed just for colder climates, the second key element is information about location, as a well designed Passivhaus structure can now effectively be installed anywhere in the world. Orientation, the third key element, has a part to play in ensuring that solar heat gains are minimised. The fourth key element is the building form; whilst a Passivhaus construction can take any form, physics confirms that a convoluted shape with a resulting greater surface area for a given space, will likely allow for more heat transfer through the building fabric. Finally, the fifth element is that of the construction methodology itself. Passivhaus maintains a fabric first approach and whilst any material can be utilised, the focus on airtightness and thermal insulation are paramount. Thermal bridges are to be avoided at all costs to maximise insulation at critical points of the structure. In Passivhaus, it is the building fabric design that does all the heavy work of maintaining a steady, comfortable internal Whilsttemperature.‘Passivhaus’ is commonly considered as a German innovation, in fact, it was an American physicist, William Shurcliff who in 1982 published a book “The SaundersShrewsbury House,” in which he describes the concepts of “superinsulation” and passive solar as “passive house.” In the late 1980s a passive house movement had emerged in North America, but, shortly after America lost its appetite for energy conservation and Germany picked up the reins.

Whilst we generally think that a Passivhaus design building maintains a comfortable internal environment given the colder zones of the northern climate, the reverse is also true. Utilising colder evening temperatures in hot climates to cool the structure, internal temperatures can be kept at a comfortable level during the hottest of days.

ALUPROF

There are five key elements to understand about Passivhaus before starting to look at the technical requirements.

German physicist Wolfgang Feist refined the passive house concept to further improve efficiency and proposed a passive house concept with an annual energy demand of just 15 kilowatt-hours per square metre of floor area. As the UK has recently seen temperatures reach 40º Celsius, many of our buildings fail to cope with keeping internal spaces at a constant comfortable and safe temperature. It is estimated that there are currently around 2,000 heat-related deaths in the UK every year with a further 10,000 deaths due to the cold. With increasing extremes of weather, these figures will likely increase over time. Keeping our buildings within a temperature comfort zone throughout the daily and yearly cycle will ensure a safe and healthy environment is maintained for occupants.

04 developer-update.co.uk

In previous decades when energy costs were affordable, we heated our poorly insulated buildings in winter and then switched on air conditioning in summer to keep them cool. The extensive use of fossil fuels to heat and cool our properties has contributed to placing us on a global warming roadmap which we are now eager to apply the brakes, if we can find them in time!

KEEPPASSIVHAUSHELPSITSCOOL by Wojciech Brożyna - MD of Aluprof UK

Enhancing thermal insulation, roller shutters can be added at the design stage to external window reveals, furthermore, shutters can also offer enhanced building security, especially at ground floor level. Aluprof offer a wide range of additional products that can be discussed as options during the early design stages.

Whilstoptions.high performance curtain walling, windows and doors can greatly assist in thermal insulation, especially when specified with high performance glazed units, it should be remembered that there are also additional products that may be used to enhance thermal stabilisation of a building space. Solar shading, or brise soileil, can offer sun shading of glazing helping to reduce solar gains. Solar shading can take the form of fixed louvres or external Venetian or roller blinds.

The MB-104 Passive Aero has excellent thermal insulation performance for an openable window system with a Uw as low as 0.53 W//m2K and for a door with a UD as low as 0.62 W//m2K. With glazing widths up to a class leading 81mm in thickness, doors can also be assembled into panel doors as well as fully glazed

Designing high insulation wall elements can be relatively straightforward, but when these elements are perforated by windows and doors, robust detailing is needed to minimise thermal bridging and maximise air tightness. Window and door systems chosen must offer the highest levels of thermal insulation including the adoption of triple and quadruple glazing. Few systems meet these high performance characteristics, most are supplied by aluminium systems companies with wide, high performance thermal breaks. Aluprof, one of Europe’s leading aluminium systems companies, offer a range of systems that can be specified by architects to meet the requirements of Passivhaus Membersdesign. of the UK Passivhaus Trust, Aluprof’s class leading MB-104 window and door system has gained the Passivhaus Institute Darmstadt certification.

At the design concept it is crucial that the right product is specified along with detailing to ensure that the building will meet Passivhaus standards. Aluprof can assist in product choice, often tailoring the system chosen to offer the best specification for its location. The technical team at Aluprof can also offering assistance in the reveal detailing, which will minimise thermal bridging in the interface between the building fabric and window system.

Since setting up the Aluprof Office at the Business Design Centre in London, the company has rapidly grown their specification influence in the UK with their high-performance architectural aluminium systems. Further expansion of the company’s headquarters in Altrincham now provides specifiers with meeting facilities and an extensive showroom of commercial systems to Furtherview. information is available on the company’s website at aluprof.co.uk or direct from their UK head office in Altrincham on 0161 941 4005 developer-update.co.uk

Didcot’s independentnewestplumbing,heating,andbathroomstoreopensitsdoors…

County Plumbing Supplies in Didcot, Oxfordshire opened its doors in late February 2022, with the aim to be a one-stop-shop for local tradespeople, giving them easy access to plumbing, heating, and bathroom supplies

Graham Bustin was Branch Manager at Oxford Plumbing Supplies (part of UK Plumbing Supplies) when he met Nick and has a lot of management experience in the industry. Graham jumped at the opportunity to join Nick as a director and shareholder at County Plumbing Supplies, as he shares his sentiments when it comes to a customer-first mindset. Graham said: “Every time a business makes a decision, it should think about how such a decision might affect its customers.

Putting your customer first is not a one-off action. It’s imperative that your whole team is knowledgeable and has the right information to hand, it’s the whole attitude of a business that fosters a positive customer experience.”

Glenn Fisher, The IPG’s Managing Director said: “We are committed to encouraging communities to support their local IPG member store, where alongside unrivalled service and unbiased honest advice, a customer is likely to find that their shopping basket is cheaper.”

Plumbing supplies are a member of The IPG and proudly promotes this fact on their new signage. The IPG is a membership group that commits to providing business and marketing support to local independent plumbing and heating stores and bathroom showrooms. It has the expertise to support Nick’s team with not only their purchasing power, but all digital aspects including a website, social media content, and an in-store digital screen.

07 developer-update.co.uk

The new premises boasts over 8,000 sq. foot of warehouse and storage space and importantly, ample car parking for customers’ vans and cars to park. The shop design has a modern and fresh feel with an element of the ‘wow-factor’.

Nick Wheatley, the owner said: “customers not only want a great price, but they also want good, unbiased advice, and therefore the ability to offer exceptional customer service is key.” He went on to say: “you should always be honest to your customers to ensure their expectations are met.”

O pen to the trade and public, this new store has a strong product offering - stocking the best brands at great prices. What’s more, the team at County Plumbing Supplies has over 115 years of industry expertise between the four of them. Nick, Graham, Richard, and Anthony have all previously worked together and understand what an independent merchant needs to offer.

A large bathroom showroom is being built in phase 2 of the store build. Having been in the industry since 1985, Nick Wheatley, the owner, worked for several independent merchants before founding his own business ‘UK Plumbing Supplies’ in 2005. He retired in 2018 but was encouraged by previous customers to return. He explained what was key to bringing him back to the industry: “The people – our customers. It’s a privilege and a pleasure to serve the local community. We care about our customers, and we enjoy being able to meet their needs and help them to solve any problems.”

Routes to market have changed over the yearswith the introduction of digital channels, and Nick and his team understand the need to engage with websites and social media, especially amongst their younger customers who prefer to communicate this Countyway.

With Convenience Being

System Interoperability: Futureproof support is also a growing concern as users are pushing for long-term convenience while achieving cost savings. In fact, almost half of the respondents (49%) selected the ability to support new tech in the future as one of the top three features in a new access control solution, and 33% included integration with existing security platforms as being important. As a result, consultants and integrators are moving away from proprietary models and embracing open standards-based technology, where software upgrades can be securely managed through the cloud. One in five respondents added that interoperability and open standards will be one of the top trends set to shape the industry in the near future.

Mobile Access and Touchless Capabilities: It’s no surprise then, that demand for mobile access is showing an uptick, with 42% of respondents planning to upgrade to mobile-ready systems. While security system administrators benefit from increased operational efficiency, employees and visitors may find mobile access more convenient and secure since they are more likely to have their mobile devices at hand than their access cards. The pandemic also played a role in the demand for touchless physical access control. About 32% of respondents cited they would upgrade systems to introduce touchless solutions in response to the pandemic, with contactless biometrics also being considered among them.

Sustainability: Organizations across all regions are making a clear effort to understand how new purchases and upgrades in access control technology can have an impact on sustainable practices, with about 28% of respondents having consulted their sustainability departments about their buying decisions. Access control readers that have Environmental Product Declarations and intelligent power management, for example, support green building ratings such as LEED. Additionally, deploying mobile access and virtual credentials removes the need for plastic cards and so spares the carbon footprint associated with their lifecycle. When integrated with a building management platform, it is possible to maintain for continuous adjustment of building resources based on occupancy. The specification of the sliding mechanism itself will be determined mainly by the overall weight of the door, as Darren Lloyd of Govette Windows explains: “These sliding/pocket doors are available across the membership, though each company may have their own way of manufacturing the doors utilising different sliding mechanisms and makes of ironmongery.

he single glazed doors can be specified as bi-parting and can be installed with discreet wall pockets to hide the running mechanism from view.  They are ideal for zoning off a dining room or children’s playroom from the kitchen, for example, but will work equally well in other locations such as spa complexes and restaurants.

Members of the Steel Window Association (SWA) supply and install internal sliding doors (pictured) in a wide range of sizes and styles to suit all types of interior schemes. They create a stylish link which maximises light transmission while cutting draughts and noise transmission from adjoining spaces.

“Our internal doors are single glazed with 6.4 mm laminated glass, while the sliding mechanism is a ‘Henderson’ product.  We recently manufactured and installed a single sliding pocket door that was 2150mm wide x 2700mm high.   We also use a ‘blanking off’ plate to the visible door and fixed light jambs that SWA members specifically designed to cap off profiles, so that they look neater when used on an internal application.  The meeting stiles can further feature a draft strip, included within the blanking plate, to reduce air movement and sound transmission.” The SWA’s membership provides UK-wide coverage for the manufacture, installation and repair of all types of steel framed doors and windows, from heritage situations to ultra-modern apartment buildings and commercial developments.

Sliding doorsets are not fire rated.  They are, however, glazed with toughened or laminated glass for safety and can be lockable.  They are also available with many different types of handles and in bespoke as well as standard RAL colours.

This was achieved amidst a world health pandemic and a global shipping crisis - to name a few – thanks to the collaboration, engagement and one-team approach from all partners “Alongsideinvolved.this excellent achievement, today’s report also highlights the real benefit we have brought to local communities here in Birmingham, both engaging with young people and hard-toreach groups, encouraging them into work and bringing a lasting legacy to the area, which as a business, we are very proud of.”

It is estimated by the Climate Change Committee (theccc.org.uk) that homes account for around 15% of all greenhouse gas emissions in the UK, so the implications of ecoconscious buyers demanding more sustainable homes could have a significant impact on the market and the environment in the near future.

A recent nationwide survey from Leaders Romans Group revealed almost three-quarters (70%) of respondents would like their property to be more ecofriendly and over a third (35%) of respondents said they would pay up to 10% more for a property with eco-friendly features.

Eco-conscious buyers

Andrea Fawell says: “Some may be willing to pay more to ensure green credibility, but it is likely that these requirements will increasingly become the norm and developers need to keep up.”

Post pandemic the desire to have gardens and access to open spaces, as well as the importance of sustainability and green credentials, are in tandem increasingly significant to buyers; in particular to younger generations and first-time buyers for whom sustainability may well be a deal-breaker when making property decisions.

Andrea Fawell, Sales and Marketing Director at Kebbell says: “New buyers are increasingly concerned about rising energy costs. They are concerned about the need to improve air quality, want to ensure clean water and simultaneously minimise water usage, and reduce waste. They want their homes to have better insulation, more energyefficient lighting, eco-friendly power supply and more efficient appliances, wood and plastic alternatives, recycled materials and materials that are free of toxins. They are also more passionate about open space preservation and flora and fauna diversity.”

properties has significantly risen and the market is still seeing a strong push for new homes with gardens, situated within close proximity to beautiful natural habitats, open spaces and nature reserves.

Buying changes Preferential mortgage rates for new homes which have an energy rating of A and B are increasingly being offered, in part to encourage people to buy more energy-efficient homes. A purchaser can also sometimes borrow more from a lender, if they are buying a new build property with a good energy rating, on the basis that if you buy a new home with lower utility bills you can probably afford to borrow more. Proximity to nature

One new resident at Cornelian Fields, Michael McSharry, agrees

and says: “We go for a walk to the bay and around the area every weekend morning, collecting a coffee from the local coffee hut. It is a steep walk back and totally wild. Dalby forest is 20 mins away and the area is part of The North York Moors so is excellent for mountain biking and you can also cycle up the coast. It’s just stunning.”

Andrea Fawell says: “Responsible developers are going out of their way now to protect nature. For example, we are putting in sandstone walls for mining bees as well as hedgehog homes and a few

Fawell describes how Cornelian Fields in Scarborough was built with proximity to nature at the heart of the design but says “We cannot keep up with the demand largely because it is the perfect location to step away from the big cities and to embrace coastal and countryside life. Carefree coastal living provides endless opportunities to explore nature, as well as relax and unwind after busy working days, and that is something that many buyers desire now.”

“The importance of sustainability within the property industry is no longer niche and being closer to nature has never been more of a driving force behind out of city sales.” developer-update.co.uk

It is possible to plant bulbs outside of these times however the soil should be at 60ºF or lower otherwise the bulbs are at risk of viral or fungal diseases such as tulip blight. In warmer states, these ideal temperatures might not be reached until December. Tulip blight has no chemical controls so prevention is the only solution.

hilst you may know how to plant tulip bulbs, knowing the best time to plant tulip bulbs can make all the difference. Planting tulips too early can leave frostdamaged shoots, plant tulip bulbs too late and you may leave the bulbs susceptible to disease.

Bulbs: ‘Dry tulip bulbs are some of the best spring bulbs, but need to be planted in colder months to bloom in time for spring,’ explains Rachel Crow, garden editor for Homes & Gardens. ‘Tulip bulbs are best planted in the fall between September to November when the bulb is dormant.’

To add these iconic flowers to your garden ideas and enjoy them in the springtime, use this guide to plant them at the perfect time.

Starter plants: Store-bought tulips starters should be planted in the spring months, rather than the colder fall months, and can add an instant pop of color to your flower bed ideas as well as being brilliant additions to a wildlife garden idea. You may need to ease store-bought tulips into the cooler weather before transplanting them outside. It is worth noting that store-bought tulips are often forced tulips, and may not rebloom again for a year or two after transplanting as the bulb regains its energy. Can you dig up tulips and replant them?

When to plant tulips

‘Wait for the tulips foliage to turn yellow or brown before digging them up. Digging up too early could mean the bulb does not have the chance to replenish itself and could kill the plant,’ says Rachel. Can tulips be moved when blooming?   Tulips should not be moved when blooming. The best time to move tulip bulbs is whilst they are dormant, either long before or just after flowering.  If you must move the tulip when in bloom, you must disturb the roots as little as possible and replant the bulb at the correct depth. This is incredibly difficult so it is best practice to leave your tulips until the following year.

Tulips are renowned for their symmetrical flower buds and perfect appearance, so learning when to plant tulips for the best blooms is important for a well-manicured, colorful garden.

You can dig up tulips and move them, but it is best to wait until they have died away before doing so. Tulips are perennial plants and tend to regrow every year, however, the bulbs prefer to stay in the ground once planted. Moving tulips could, therefore, stress the plant and prevent blooms or cause smaller blooms the following year.

‘If you buy your bulbs earlier than needed make sure to store them in a cool, dry, dark place, to protect them from damage before planting,’ Rachel adds.

It is common for decks to develop green algae and mildew as moisture becomes comes trapped in the wood, so cleaning a deck yearly is a must. However, you may find that while it’s worse in winter, it’s also a problem in shady spots on the deck through summer, too. So, if you are planning on building a deck, or are about to stain a deck, you will need to know what to look out for and how to remove green mold from a wood deck.

To remove green mold from your deck ideas, you will need to give your deck a regular brush with a stiff broom. Using a pressure washer on your deck at least once a year is an extremely effective way of banishing any build-up of dirt and algae, too, as well as giving your deck a fresh look by bringing the wood back to its original color.

R emoving green mold and mildew from a wood deck is a job every deck owner faces every now and then. Leave it and it won’t just make your backyard look unkempt and uninviting, green decking can also become slippery, hazardous and can even damage the deck’s structure.

A further step you can take to avoid the green algae building up on decking is to replace old boards with anti-slip decking,

HOW TO REMOVE GREEN MOLD FROM A WOOD DECK – AND MILDEW, TOO

How to remove green mold from a wood deck

If you do use a pressure washer to remove green mold or mildew from a wood deck, bear in mind that timber is made of fibers which can open up if exposed to too much pressure, which can cause the deck to become vulnerable to rot, so make sure to keep the washer’s head at least six inches away from the deck boards, and ensure the pressure washer is on a wide spread Chrissetting.

Moorhouse, Category Director for Timber with Wickes suggests investing in a wood cleaner, which remove algae and stains with a biodegradable mixture without damaging the deck with other, harsher products. Wood cleaner can be easily brushed into your deck and washed off with water and a stiff brush, keeping your deck clean of algae. This is a good, if slightly more labor-intensive, alternative to using a power washer and needs only to be reapplied every few months.

Wondering how to remove green mold from a wood deck? If your deck is turning green, this is why it’s happening and how to remove it

What happens if deck algae builds up? The algae on your deck’s surface, if neglected, can cause the wood to splinter and will inevitably damage the deck’s structure, which will be an expensive repair job.

To prevent and reverse the damaging effects of green decking we suggest using preservatives and staining.

How do you get rid of green on decking?

‘Traditional timber and composite decking boards become dangerously slippery when wet or icy and as the result of the build-up of algae and leaves. If you choose antislip decking, this will be much less of an issue,’ suggest the professionals at Gripsure. Why is my deck turning green? The experts at Gripsure explain that ‘timber is an attractive substrate for algae to quickly take hold – the timber surface retains moisture and therefore they can remain damp long after the rain has gone,’ meaning it can easily form mildew, mould and algae. When this process is repeated every season without interval cleaning measures to prevent algae from forming, your deck may be at risk of turning green and developing a slimy film.

Chris Moorhouse, Category Director for Timber at Wickes recommends using a Gardens 35 developer-update.co.uk layer of wood reviver to restore your decking. ‘All cut ends, drill holes and notches in pressuretreated softwood timber need to be treated with an end-grain preservative,’ he says.

Gripsure experts advise that this will protect the timber against fungal attacks. ‘Both softwoods and hardwoods can be oiled to prevent the timber from weathering. This will also prevent the timber from natural weathering to a silvery grey’

The experts at Deck supermarket recommend using a mixture of one cup of white distilled vinegar and a gallon of lukewarm water to treat the early stages of green mold from a wood deck.

which is less prone to algae buildup.

White distilled vinegar is a natural cleaner and much like other deck products it adds a layer of protection to fending off the onset of algae. After power washing your deck, leave the mixture to soak on your deck for five minutes. Rinse the solution thoroughly and wipe with a microfiber cloth. When this process is completed we suggest using deck stain to ensure your deck is further protected. Can you paint over algae on decking? You can paint over algae but you will get a very poor finish and will only cover the green deck look momentarily. The algae will continue to grow, so still needs to be removed.

‘Oils and stains are a great way to bring life back to older timber, improve the longevity and performance of your decking, and to make next year’s clean down that bit easier.’
