Mt. Brave Mt. Veeder – Napa Valley 2014 Cabernet Sauvignon By tami austin
W
e often reach for a bottle of Cabernet Sauvignon because of its serious palate power. It’s known to be full bodied, dry with dark fruits, combined with hints of vanilla and savory notes of complexity. Personally, cabs are one of my favorite red wines and not only are they the perfect way to de-stress, most reds are loaded with antioxidants, and in moderation, not viewed as a guilty pleasure. At least that’s what I tell myself and I will remain a firm believer.

The background on a well-made wine is often quite interesting. Mt. Brave Cabernet Sauvignon, in particular, has a history that dates back to the original vineyard purchase in 1841 – before the Gold Rush and the Civil War. It is a tribute to the pioneering spirit of those who settled the rugged terrain during the 1800s and an homage to the native Wappos, “the brave ones,” who originally endured the labors of this extraordinary place. The vineyard itself sits high atop Mt. Veeder at an elevation of 1,400 to 1,800 feet, which plays a vital role in the wine making process. It is labor intensive, and water retention becomes a challenge on steep slopes, but the vines take advantage of this struggle and produce concentrated flavors. Mt. Brave is a blend of Cabernet Sauvignon, Merlot, Cabernet Franc and Malbec. Harvest dates were September 16th-October 15th. Aged 19 months in French oak barrels (89 percent new) with case production at 4,857 and a proposition to shine a light on Mt. Veeder without producing overt tannins, the 2014 Mt. Brave vintage solidified that endeavor. The Taste Mt. Brave presented itself with a deep, vibrant red color. The nose carried explosive, aromatic notes of floral, dark and red berries, plum, spice and oak. Hints of stone, espresso and tobacco tangoed together with layers of complexity at its peak of freshness. It is well balanced with good tannic structure, mild acidity with a delightful, lingering finish. This wine would be paired well with a juicy fillet. MtBraveWines.com

esla. It’s a name synonymous with innovation, electricity, and the ability to transfer power through new means. Former Jetset cover icon and entrepreneur Elon Musk is the embodiment of this automotive paradigm shift, with his unrelenting mission to change the perception of renewable energy. As mentioned in Barry LaBov’s piece “Standing Out to Succeed,” Musk’s first major initiative was to focus consumers on value rather than price. While this approach has helped drive new business and acquire new brand fans, convincing an educated buyer to move from gas to an electric-powered vehicle is a massive hurdle. Personally, I’ve resisted the electric vehicle (EV) movement for years. Being a lifelong motorsport enthusiast, the idea that petrolpowered cars might become obsolete was unsettling. Skepticism firmly in hand, I accepted the invitation to take a Model S for an extended test drive. At first blush, the P100D seems like every other Model S on the road. The four-door sedan’s enticing appearance can certainly be misleading: sleek lines, receding door handles, panoramic roof, and gorgeous interior suggest the vehicle was designed for comfort before performance. But Musk, of course, has created a flawless melding of these two objectives. The P100D is one of the smoothest rides you’ll ever experience, yet with the simple push of a button, it transforms into a superior performance vehicle capable of a mind-blowing 0 to 60 in under 2.5 seconds - less time than any Lamborghini or Ferrari! But the question remains: if purchase price is no obstacle, what value does Tesla provide that would steer affluent consumers toward the EV market? The most obvious benefit is reduced carbon emissions. Whether you recharge at home or at any of the available Tesla stations, the car’s eco-friendly electric battery means keeping it on the road will be exponentially cleaner and less expensive than the fuel costs commonly associated with low MPG sports cars. Then there’s the zero-maintenance factor: there’s no oil to change, no engine to rebuild, and no tune-up needed. Aside from tires (and brake pads if you drive like I do), you’ll realize a substantial savings over typical operating and maintenance costs. Even with these practical benefits, it wasn’t until I spent a few hours driving the P100D (or perhaps it was doing a few launches in “Ludicrous” mode) that the true excitement of Tesla ownership began to sink in. Remarkably, the driving experience embodies both top-of-the-line luxury and the unmatched adrenaline rush of the most sought-after supercars. During my time with the car, I was repeatedly reminded of how quick the P100D really is. The sheer torque from the vehicle’s front and rear motors generates enough G-force to deliver a feeling like an amusement park ride. It’s literally break-neck and whiplash worthy. Couple that exhilaration with unreal new tech and ultraluxe materials and design elements and it’s clear that the future of automobility will be driven by the EV movement, with Tesla as its undisputed market leader.

Arachnophobia was inspired by a giant spider sculpture that MB&F’s founder, Maximilian Büsser, had seen in Geneva and although this table-cum-wall clock is much smaller at 405mm in diameter, it is an intimidating piece of work. The highend L’Epée movement has been reimagined as the spider’s head and abdomen, with the visible moving parts adding to the overall “live” effect. While it’s not for everyone, Arachnophobia’s presence can’t be denied. Arachnophobia can be wall or desk mounted

o the unenlightened, Dubai’s sprawling Al Quoz area, located a mere two and a half kilometers from the uber-luxurious Burj Al Arab hotel, is a dusty, sand-swept industrial zone, filled with nameless backstreet garages, tire fitters and concrete contractors. However, to those in the know, Al Quoz — and Alserkal Avenue in particular — is Dubai’s creative heart, a hotbed of galleries, specialty retailers, museums and the odd trendy café. Maximilian Büsser, founder of the avant-garde boutique watch brand MB&F, decided that this edgy arts district would make the ideal home for the third location of his M.A.D. Gallery which is devoted to the inventive genre of mechanical art devices. The creative establishments in Al Quoz are typically unpretentious, so they rely on word of mouth and their reputations for business. And since foot traffic in Al Quoz is virtually non-existent, clientele is kept to the most exclusive of UAE residents.
Choosing an unconventional gallery space made perfect sense, considering Busser’s artistic convictions and vision. In 2005, after years of conforming to the rules of corporate watchmaking, he had his “Falling Down” moment. He escaped the safe world of horology with a myriad of defiant ideas and started a rebellion which he called MB&F – Maximilian Büsser & Friends. He headquartered his fiercely unconventional Swiss watch brand in Geneva. The “Friends” named in his company’s new title consisted of fellow creatives, all of whom were blessed with a restless streak. Büsser wanted to assemble a group of radical artists with a penchant for the extreme — rebels without constraint — who were rock star watchmakers and sculptors. Büsser’s passion for kinetic art, horology and mechanical art devices led him to establish the first M.A.D. Gallery in Geneva, just a stone’s throw from MB&F’s office. The second M.A.D. Gallery opened in Taipei in 2014, followed by the Dubai location in 2016. The gallery on Alserkal Avenue showcases the complete range of MB&F Horological Machines and Legacy Machines as well as a collection of carefully-curated mechanical art devices from around the world. Each piece represents the pinnacle of this art form, from an arachnid-inspired wall clock to custom-built motor cycles. As visitors to this unconventional gallery quickly discover, the M.A.D. Poseidon By Xia Hang
Inspired by the unlikely duo of cartoons and polished steel, China’s Xia Hang formed what are arguably some of the M.A.D Gallery’s most eye-catching sculptures. As you step through the door, Poseidon greets you, a huge stainless steel creation that is the amalgamation of two of the planet’s most feared predators: the attack helicopter and the Great White shark. Watching over it is another striking piece, the 90x65x90cm Mutton Head — a sculpture of polished steel that challenges the conventions of the art of sculpting.

Nixie Machine II By Frank Buchwald
Back in 1993, Berlin-based Frank Buchwald decided to turn his science fiction illustrations into working pieces of art, creating all manner of space-age sculptural lights. For the M.A.D. Gallery, he collaborated with Dalibor Farny, a passionate engineer, to create the Nixie Machine II, a clock utilizing Nixie tubes. Also known as cold cathode displays, the tubes contain numerals that glow a seductive orange and are “fed” by numerous steel tubes. Telling the time has never been so alluring.

Airdrive
By Renaud Marion On the walls of the Alserkal Avenue gallery, Renaud Marion’s Airdrive project showcases nine visionary photographs of “flying” cars. Inspired by sci-fi films of the past, the French photographer created his interpretation of future transport, but with a twist: the cars are all based on classics from the 1940s through the late 1960s. To get the look, Marion photographed each car in situ in and around Paris, making sure the backdrop was as “Luc Besson” as it could be. Back in his studio, he digitally removed the wheel wells, creating the iconic “flying” look.

Swiss artist Fabian Oefner’s Disintegration series is one of the most well-known of the M.A.D. Gallery’s works, as it has been picked up by a number of automotive websites and blogs. Using iconic sports car models as a base, Oefner painstakingly takes two months to deconstruct and photograph his works, taking over 2,000 images in the process. After photographing each of the exploded components, Oefner comps the image together to create a real photograph that looks like a 3D rendering.

or beautiful and talented women around the world considering a run at the title of Miss Jetset 2018, an inspiring role model they can emulate is Amanda Chandler, the third place runner up in 2017. The native of Mableton, Georgia, who now lives outside Atlanta, decided to cast any fears and doubts aside, and take a shot at the coveted crown. It was her first competition of this type, and she entered with modest goals. She was hoping to expand her reach in the modeling world, and maybe find exciting opportunities that she normally would not have access to. Amanda also had another, much more personal reason for entering the competition. It provided her with a much-needed diversion during a time when she and her family were dealing with some devastating news. “My father was diagnosed in March of 2015 with a rare cancer called Glioblastoma,” she explained. “It is the most common type of primary brain tumor. The prognosis was bad, so from the beginning I was scared to death of what would happen. “I wanted something that would bring me joy and take my mind off of all of the sadness we had going on. The contest was one of the only things I was doing to take my mind off of it.” Amanda immersed herself in the competition and found it to be both therapeutic and motivating. She did a phenomenal job of encouraging her social media followers to support her and together they raised money and awareness for the B+ Foundation, a nonprofit organization dedicated to fighting childhood cancer. It was a cause that hit close to home for Amanda as her family coped with her father’s cancer. Entering the Miss Jetset competition has helped Amanda reach her goals. “This has been a pretty great thing to be blessed with,” she said. Her success is opening doors for her and she has already signed on with a new modeling agency. She also plays the piano and sings and uses these talents to perform at events. Competing in the Miss Jetset competition and supporting a worthwhile cause like the B+ Foundation gave Amanda something positive to focus on as she dealt with the personal tragedy and sadness of losing her father. It also taught her to embrace life and all it has to offer. “There are so many opportunities in life and I am not sure what I will end up doing but whatever it is, I want it to be something that makes me happy, brings joy to me, and that I am passionate about,” she said. “I cannot wait to see all that life has to offer, because I truly feel that there is a lot that is waiting for me . . . just around the bend.”

The answer, of course, is anything is possible. Timing, luck and talent all play a major role in forging careers and creating stars, as model and actress Carla Tempesta is showing the world.

For this dazzling up-and-comer with Midwestern roots, the desire to get to Los Angeles hit her at an early age. “By my early childhood, I was certain I wanted to be an entertainer of some sort,” Carla told Jetset. “At that time, I had already been doing ballet and tap, singing around the house, and writing plays and performing them in front of my family. Then, around age 14, I started doing theater and fell in love with acting — so that’s when I knew I wanted to move to LA and act.” With the full support of her family and friends back home, Carla packed her bags and made the big and exciting move to Southern California. She used her Midwestern work ethic to dive into auditions and try to establish herself as quickly as she could. “I was so young when I came to LA, I just knew I wanted to be in acting school and start acting right away, which I did. I booked my first job a couple weeks after moving here, without knowing anyone. My specific goal was that I wanted to work with the directors I admire.” Being around Carla, there’s little doubt she’s ready for her big breakout opportunity. On top of stunning looks and a warm and infectious personality, Carla is level-headed and hungry. She’s a double threat as both a model and actress with a very keen eye for the type of roles she’d love to tackle. “One goal of mine is to be able to do every genre of film and play any type character. Not just to be viewed as the pretty girl, or the funny girl, or for dramatic or horror roles — but all of them! And fortunately, with the indies that I’ve done, I have been able to play very diverse characters. Currently, I’m auditioning for roles that fit
my look. My last audition was for a high school cheerleader,” she explained to Jetset. The new reality for young actresses like Carla and her industry peers is having to safely navigate some of the treacherous waters filled with sharks. Thankfully, the exposure of so many of the creeps in Hollywood has made young professionals just looking for opportunities to advance their careers in film and TV more cautious, and in the long term, hopefully safer. “There have definitely been times when meetings became a little inappropriate, but thankfully, nothing bad has happened,” Carla explained. “Nothing like the stories I’ve heard. I think women are starting to prevail now more than ever, which is great.” Carla has what it takes to succeed in Hollywood. As they say in the industry, ‘she’s got the goods!’ Talent, focus, desire and the kind of head-turning looks that are the secret sauce in the entertainment world. After booking a number of modeling gigs recently, she certainly sees a bright future ahead. This talented Midwestern transplant is motivated and determined to make her mark in the entertainment business, and when she does, she knows how she’s going to treat herself. A car girl to the core, she’s got her eye on a couple special rides. “A 1971 Hemi ‘Cuda and a 1960 Mercedes 220 SE Cabriolet. I’ve started a collection of classics, so these would be the perfect additions.” Carla is clearly well on her way to adding them to her fleet. And she’s going to enjoy the ride along the way. ince being awarded the lease at Santa Ana’s John Wayne Airport (SNA) in the spring of 2017, ACI Jet has attracted 14 new aircraft that now call the FBO home. As part of the competitive bid, ACI Jet promised that it would rapidly increase the tax revenue and it has done just that. Today, ACI Jet has quickly become the FBO of choice for those desiring to base their plane at SNA. These aircraft have a combined value of over $200 million in assets which contribute to the property tax roll for Orange County and therefore benefit the whole community. The thrust behind this rapid climb is Ms. Avriel Tomaiko, Client Relations Manager for ACI Jet at SNA. Locally known as the “Queen of the Jets,” Avriel has worked for some of the premier real estate companies in Southern California, including Berkshire Hathaway. Licensed with the California Department of Real Estate at the age of 22, she is a shrewd negotiator, and her years of real estate experience and brokering transactions have proven to be an effective foundation for leasing hangar space to jet owners and operators. As a pageant contestant, Avriel was crowned “Miss Southern Coast USA 2017” and competed for “Miss California USA.” Also an accomplished tennis player, she was a State Champion, a Regional Doubles Champion and a California Interscholastic Federation Champion. She was also a NCAA Division 1 college athlete who received her degree in Broadcast Journalism. Still an athlete at heart, she is a fitness fanatic in her free time and also participates on the ACI Jet softball team. Never completely breaking away from aviation, she

I
n business, one thing you cannot understate is the value of having a good mentor. I’m thankful for all of the mentors who have helped me throughout my career and life. And almost every successful person I have ever met can vividly describe the mentor or mentors who helped shape their business knowledge and put them on the path to becoming who they are today. Mentors can be people who come into your life for a brief period or those who stick around forever. One of the best pieces of advice I can offer young entrepreneurs is that they should always be looking for mentors in their field and soaking up as much as they can from them. My firm belief in mentoring and helping provide mentorship has been a significant focus of mine for the past few years. In 2015, I was appointed a Global Ambassador of Entrepreneurship as part of the Presidential Ambassadors for Global Entrepreneurship to help under-served entrepreneurs. I was tapped by President Obama to work on his My Brother’s Keeper initiative to help mentor and support young African American males. And in 2015 I also launched my own mentor program, Daymond John’s Success Formula, which has held events across the nation that have been attended by over 100,000 people.
My friend and current mentor Jay Abraham recently shared a study with me that I found particularly illuminating. The study showed that startups that have helpful mentors and learn from those thought leaders raise seven times more capital and have over three times better user growth. Think about that for a second. This one single thing made that much of a tangible difference on these businesses. Mentorship is what allowed the successful companies to focus, not take funding too soon, and scale at a good pace. If you needed a reminder how vital good mentorship is in business, there it is right there. My first mentor was my mother. I have talked time and time again about how influential my mom was, however, most of the stuff that she taught me I didn’t fully comprehend or understand until I was at least 20 years old. Like most kids, I was deaf to my mother’s advice as a teen. Eventually, the lessons stuck though. My mother used to say, “money is a great slave but a horrible master.” She helped me gain financial education, which if you’ve read my books or routinely read my column in Jetset, you know I believe it is one of the most important things we need to impart to the younger generation. My mom taught me that it was my homework that was going to make me wealthy, not my remedial summer job. So she used the ISSUE 2 . 2018

She would save up all year so she could afford to send me away come June. I will never forget how incredible it was that she managed to do this (and had the wisdom to know it’s importance). One summer she sent me to stay with her friend on a naval base in Hawaii. (Other summer trips included Barbados, Trinidad, Canada, California wine country, and more.) Even though we were poor, my mother somehow found a way, whether putting me up with family or close friends, to make sure I developed a global view. The impact that had on me is quite profound. It taught me to appreciate a variety of cultures, and broadened my outlook on the world. Another mentor of mine, my stepfather Steve, came into my life after my parents got divorced. He is a white, Jewish man, who takes pride in his faith and culture. Steve taught me that I should be proud of who I am. He told me that I should absolutely be “pro-black,” but also not be anti-anything else. So I have embraced my racial identity, but never judged or put down any other race or culture. Living with Steve taught me that people are people. Here was a guy who came from relative wealth, but all he cared about was health and happiness. And Steve also had a passion for animal preservation and rescue, which has stuck with me as well. My FUBU partners were tremendous mentors too. Like any good business partners, their impact was invaluable. Keith, Carl, and Jay were my guys, my brothers really, whom I came up with and knew since I was ten years old. We used to call it “the brain trust,” as on the days that I wanted to quit, they wouldn’t let me and I on the days when they wanted to give up, I would save the day. We were working towards a common goal, and we were a force to be reckoned with.

Two more people, Norman and Bruce, became my partners after replying to an ad I had placed in a newspaper, seeking investors for FUBU. They didn’t have much experience in the urban market, but they were smart enough to let me do what I do best — market, brand, design and construct — while doing what they do best, make goods and sell them. We had a fantastic partnership back then, and still do today. Without these five people, I would not have been able to scale that business into the multi-billion-dollar force it was at its height. PROFITING FROM PROMOTING VALUE OVER PRICE
T
he fact that there are so many brands and choices today can create a confusing sea of sameness for consumers. Now, more than ever, it’s important for brands to sell on what makes them unique. What are the differentiators that set a brand and its products apart in the marketplace? It’s those special elements that hold value for customers and move them to consider purchasing one product over another.

Value-based selling is the process of identifying and reinforcing the advantages of a product, then selling on value rather than price. There are two critical components a business must have in order to utilize value-based selling. First, they must be able to identify their product’s value. Often called branding differentiation, it is how a brand distinguishes itself by promoting the superior aspects of its products or services. Second, their sales network must be educated, trained and equipped to sell based on those differentiators that set their product apart in the industry. Discovering a product’s unique differentiators often requires a deep dive into understanding it on many different levels. Meetings with product experts, engineers and designers, extensive research, assessments, surveys and competitive analysis are all great ways to uncover the unique, sometimes hidden, advantages a product holds over others.
Once the advantages are identified, it’s important to distinguish them as unique in the minds of consumers. That means making them special — branding them. Look at Best Buy’s Geek Squad. It was founded 18 years ago by Robert Stephens, who, along with 65 other technology-minded people, rode around Minneapolis helping others with their technology problems. Best Buy bought the company 15 years ago and today, the Geek Squad is 20,000 geeks strong. Best Buy didn’t just add a technology arm to its customer service division; it incorporated a unique service and diversified its offerings by building upon the Geek Squad’s unique branding and value story. Today, it’s a highly-recognized brand. The same story could be told about Apple’s retail technical support associates. These representatives of the tech giant are
supposed to be knowledgeable about Apple products and offer a high-level of service to customers. So, the company didn’t just give them a uniform and badge — they specifically branded them as Apple Geniuses. It’s a name that alludes to the group’s product expertise and conveys the value they offer customers. Once a brand has uncovered its differentiators and made them special, or branded them, it’s key that the sales network and anyone representing its products understands these unique advantages. That can be achieved through internal marketing that connects sales networks and employees with the differentiators and why they’re important. This can even be turned into a celebration that gets everyone engaged and excited to tell the outside world about these unique features. It can also be a training program, whether in-person, web- or mobile-based. All are great ways to educate and provide the resources necessary to sell based on a product’s key values. Using value-based selling requires listening to a customer’s needs and then identifying the product advantages that best answer those needs. This achieves one critically important thing: it changes the customer’s view of a product from a commodity, which limits it to a strictly price-based negotiation, to a purchase situation where the customer is engaged. In the 2016 Pied Piper Prospect Satisfaction Index, Tesla scored the lowest in almost every category, but received the highest rating for discussing features unique from the competition. While Tesla is
able to sell its cars directly to customers in all but six states, there are Tesla stores located throughout the country. Unlike traditional auto dealerships, Tesla itself owns these stores, and the company’s Product Specialists do not work on commission. Tesla CEO Elon Musk has said, “Their goal and the sole metric of their success is to have you enjoy the experience of visiting so much that you look forward to returning again.” In essence, the company is focusing on selling its value — its differentiators —rather than focusing the experience on price alone. Selling on price, rather than value, turns your product or service into a commodity. And when it becomes a commodity, there is nothing to distinguish it from all the other products like it in the marketplace. Using a value-based selling technique has been shown to increase the price at which a product can be sold. By aligning a prospect’s needs with a product’s unique advantages that answer those needs, you build value, customer trust, enhance the purchase and ownership experience and increase brand loyalty. It turns the sales experience into something more profitable and rewarding than selling merely on price alone. ISSUE 2 . 2018

DEMOGRAPHIC SHIFTS DRIVE OPPORTUNITIES IN REAL ESTATE INVESTING
eal estate has been soaring as of late, and thankfully so. The majority of the industry is hotter than hot as most real estate professionals believe we will extend the current cycle into 2018 and perhaps beyond. A tailwind of demand is expanding real estate across a procession of generations, extending from baby boomers through the millennials and now to Generation Z, and each generation is large in numbers. I have written specifically about these demographics in previous Jetset articles. The impacts these generations will have on real estate should be studied and are not to be ignored.
For the next few years, there will be several indicators on the radar screen, from politics to technology to basic employment and income. Population and job shifts will continue to dominate where capital will be invested. Very few markets in the U.S. are descending and many suggest that we should be viewing this as a long cycle propelled by the “new normal” of generationally-low interest rates that have been defying forecasts of sharp increases. This could minimize the risk of a major price correction. Let’s hope so. At our firm, we have refinanced over 400 million in the last two years and in most cases, our average cost of debt remains in the low four percent range. We wanted more certainty with our cash flow, which is easier to manage when interest rates are low and are fixed. From a fundamental perspective of supply and user demand, markets now are clustered in a place of very good balance when looking at historical real estate cycles. The U.S. economy has been in the stability and upward mobility phase in both the blue-collar and white-collar sectors, which has fueled housing demand, consumer spending, and even office sector growth. This has created strength across most of the real estate state sectors. For multifamily, which makes up the bulk of my real estate holdings, the momentum continues to feed off the firehose of fundamental demand for rental apartments, which only shows signs of strengthening. A major share of the 77 million-strong millennial generation squares up in a big, sustainable way with renting as a housing preference. This is because it is the more affordable way to form a household, it allows for greater flexibility, and, frequently, it provides greater on-demand access to community connectivity. What’s more, renting by choice is trending among other age groups, including the 55-plus households who want to downsize to a more maintenance-free, connected lifestyle, with easy access to health care, culture, entertainment and food.

Untold numbers of forecasts predicted that by 2018, the boomers would be swelling demand for resort and retirement communities or at least 55-and-older active adult developments catering to retirees or near-retirees. Freed from the ties of generational dependence, the boomers by now were anticipated to be footloose. If not taking to the road in their recreational vehicles, they were at least expected to be a snowbird generation with Sun Belt second homes or heading south for permanent residence. However, many rosy scenarios were darkened by the Great Recession, and the conventional wisdom about the baby boomers has had to be revisited. American habits of overconsumption and under saving had been noted long before the global financial crisis, but unpreparedness for retirement turned from a theoretical to an actual sticking point in the financial collapse. Many seem to believe that the stock market recovery and the return of average home prices to 2007 levels mean that baby boomers’ financial situation has turned out okay. It has not. A recent survey showed that 37 percent of boomers had less than $50,000 in savings to draw on. Whatever savings they had took a hit in the crisis, when millions lost their jobs and had to tap whatever they had in the bank. The financial crisis placed additional secondary demands on the boomers, too. ISSUE 2 . 2018

Altitude // Estates As millennials piled up student loan debt, many parents took on obligations as cosigners and faced liabilities when entry-level jobs dried up. Then, too, there were the so-called boomerang kids, which are the children in their late 20s and early 30s who returned to the parental home by the millions, straining the household budget. This baby boomer generation is also being labeled “the sandwich generation� because in addition to the current financial costs from the events described above, many boomers have also assumed the financial burdens of their own parents as they have aged. It is clear that many in this generation have not and will not hit their retirement years fat and happy. These are some of the reasons why many boomers have had to spend their nest eggs, so I and many others expect we will see people staying in the workforce longer, or even retiring and picking up a part-time job.

The boomer story is no longer just about senior housing, which truly only starts to kick in with force around age 80 these days. It is, surprisingly, a story of continuity as much as a story about change. On one hand, boomers have been forced to be resilient, and on the other, that resilience has given the economy and real estate markets some flexibility that will be a positive factor as trends evolve through the next few years. From a real estate investment standpoint, more attention is now being given to the significant business and cost of living advantages in the secondary markets. At least for now. This may become even more vital in an economic environment where slower top line growth makes cost containment vital to maintaining profitability. Time will tell on this. JETSETMAG.COM
The average cost of doing business in secondary markets is 16 percent lower than business costs in primary markets. The real estate and energy-related costs, which are 38 percent and 22 percent lower respectively, are where the secondary markets have the largest advantage. Labor costs also are lower on average in secondary markets, with the labor component being 14 percent below that found in the primary markets. Major employers will be looking at their bottom lines when considering relocation or expansion, so expect some big news over the next years for these secondary markets. As a result, we think these markets will continue with modest demand and supply and keep the real estate boom and expansion in the foreseeable future as employers and employees search for affordability.

Along with affordable housing, we are seeing some of the amenities of the secondary markets at a much lower cost. Don’t be surprised to see millennials who had been living in urban areas move to the suburbs when they decide to start a family. But the suburbs they choose may not be in the same metro area. For example, rather than move to a suburb around San Francisco, they could completely relocate and move to a suburb of Portland. Evolving housing demand seems obvious, but the residual squeeze of the housing crisis has not gone away. The trouble is that residential development is overbuilding in the luxury sector in a handful of cities, while the sweet spot in demand is in mid-priced single-family houses that are affordable to a larger buyer pool. These homes are typically smaller than the McMansions that became popular during the last housing boom, especially in the Sun Belt and in select suburbs close to the gateway markets where lot costs are comparatively affordable. Affordable lots generate affordable houses. I see middle market development as an opportunity. The type of product can range from tract housing to urban row-type houses, but the elusive key is getting the price point right while maintaining attractive economics for the developer. At the same time, affordable multifamily rental units for millennials should see solid demand. Similar to the owner-occupied housing market, the rental market has seen more focus on high-end luxury units. Affordability is not just an issue for the urban 24-hour cities, but also for markets thought to be some of the most affordable in the United States. As in the single family segment, opportunities exist across development segments: garden apartments, midrise rentals in the

core, housing as part of transit-oriented development. The upper income market is well served at this point, so builders and developers will profit by going where demand has not yet been adequately met. We are now at the point in the cycle where multifamily rent recoveries have matured in many markets and across property types. Capitalization rates have been compressed, but are leveling off. We believe that appreciation is likely to be muted, even in secondary and tertiary markets. That means focusing on cash flow and asset management in the immediate and midterm future. Property management will very important in this next cycle as companies cannot rely on the previous year’s rent growth and higher occupancies. We expect a tightening on all expenses, including capital expenses. While we are very bullish for most of the real estate markets in 2018, be sure to pay close attention to “where the puck is going,” and not just where it is at the moment. This is the same philosophy the great Wayne Gretzky attributed to his success. To apply this theory to real estate investing, spend some serious time on educating yourself of the future market demands and the various components that drive them. This could be the difference in making the next few years a very positive experience.

Y
ou’re in good company if you’re asking yourself: Why are kids killing kids? Parents, politicians, law enforcement, school administrators — students themselves — are asking: Is it guns? Is it today’s kids? Or is it us?
As a Marine Corps pilot and veteran of the Vietnam War, nothing ripped the soul out of me more brutally than seeing a parent grieving over their dead child, murdered by war. My Marine career ended when I had to decide what was right and what was wrong and how I would act. I remember it as if it were yesterday: A young boy, a child soldier, was planting a satchel charge in my aircraft. According to the rules of engagement, I could have shot him. According to the rules of being a human being, I could not. So I did not. My war ended that day. Tragically today, all over the world, kids are killing kids, adults are killing kids, and war is killing kids. I ask myself: What is going on?
Too much change … too fast In 1970, futurist Alvin Toffler (1928-2016) wrote the book Future Shock. That book — written nearly 50 years ago — was a look into today and today’s world. Toffler defines future shock as a perception of “too much change in too short a time.” I, without a doubt, am a victim of future shock. As an adult who grew up in the Industrial Age, I chronically feel obsolete, left behind, alone, out of touch and (most definitely) “not cool.” I often wonder how a child handles “information overload” in the Information Age. It seems to me that many of the kids who kill kids, as well as adult mass murderers, are “outsiders,” not “insiders.” Are these mass murderers suffering from loneliness and depression, isolated due to too much change, too fast? High Tech, High Touch In 1982, John Naisbitt wrote Megatrends. It was his book on the future, and a New York Times bestseller. Like Toffler, Naisbitt was warning us of the coming Information Age. He developed the concept of “High Tech, High Touch.” He theorized that in a world of technology, people would long for human contact. Texting Not Talking As an “old guy,” I sit — puzzled and perplexed — and watch entire families, sitting around a restaurant table, texting, not talking. When I asked a friend’s daughter who this family was “talking to,” she said, “Many are texting a family member who’s sitting directly across from them. They’re texting instead of talking.” Really.
FYI: Many historians count 1989 as the official start of the Information Age. That was the year that the Berlin Wall came down and the World Wide Web went up.
No Touching in Schools In schools, there are strict guidelines that dictate that teachers are not allowed to touch, much less hug, a child. With all the news about inappropriate relations between teachers and students, both male and female, I understand why touching is not allowed. Yet sometimes a gentle hug can go a long way to comfort a child in pain.
The Worst Punishment A few years ago, I was in Australia, visiting the island of Tasmania. Some of the island’s most architecturally-stunning buildings, now abandoned, once served as prisons. When I toured one of them, my guide took me to the worst building on the sprawling property. It was the building where prisoners were held in isolation. Although the building had been vacant for over a century, I could feel the pain those men and women in isolation must have felt. ISSUE 2 . 2018

Could the isolation and loneliness of social media, which can be so anti-social, be killing our kids, even if not in a literal way? Technology has always represented change. It has changed us — and our children. And it has impacted who (or what) we look to as a higher authority… our source for information and ideas that shape our thoughts.
The Radio On November 2, 1920, radio station KDKA made the nation’s first commercial broadcast in America. Before radio came into our homes, parents would say, “Listen to me, children, this is the way life is.” And children listened. After the radio entered our homes and our lives, when parents said, “This is the way life is,” the kids would say, “No, that is not true. I heard this on the radio…” The radio replaced parents as the higher authority in the home. During Prohibition, and its ban on the production, transportation and sale of alcoholic beverages, mom and dad were saying “drinking is bad” and “against the law.” Rather than listen to their parents, the kids were saying “drinking is good.” Before long, in came the Roaring ‘20s, the beginning of the end for Prohibition.
The Little Screen Television then became the new higher authority for the baby boom generation, my generation, as we witnessed history being made. President John Kennedy was assassinated on November 23, 1963. I was 16 years old when our school’s principal announced the death of a most popular President. As kids, we were the first

generation to watch a President being killed on TV. We saw the graphic images of Jackie Kennedy’s blood-stained pink suit and Vice President Lyndon Johnson, with his hand on the Bible, being sworn in as our new President.
The Bloody Year: 1968 While Hollywood was pumping out John Wayne movies like The Green Berets that glorified war, television was bringing the horrors of the Vietnam War directly into our homes. On January 30, 1968, Tet, a massive military offensive, caught the United States by surprise. On that day, the North Vietnamese Army and the Viet Cong launched one of the largest military campaigns of the Vietnam War: simultaneous attacks against over 100 cities, towns, and villages in South Vietnam. Tet was a reference to the Tet holiday, the Vietnamese New Year. Among American Vietnam war veterans, the word Tet is spoken with reverence and respect. Tet was a bloody turning point in the war. Thousands of soldiers and civilians, including children, lost their lives during Tet. So much for Happy New Year. I watched the Tet Offensive on television while I was in military school in New York. Many of us knew we would soon be fighting in Vietnam. Television continued to be our window on the world. On March 31, 1968, President Johnson announced: ‘’I shall not seek, and I will not accept, the nomination of my party for another term as your President.’’ Johnson was yet another casualty of the Vietnam War. On April 4 of that year, Dr. Martin Luther King was murdered in Memphis, Tennessee. Just a month later, on June 5, Bobby Kennedy, President John Kennedy’s younger brother and candidate for President of the United States, was assassinated in Los Angeles. The world watched Bobby bleeding to death on TV. And then that summer, on August 26–29, tens of thousands of baby boomers rioted at the Democratic National Convention to protest the Vietnam War. Television was the new authority in the home.

The Times They Are A-Changin’ In 1989, the World Wide Web was born. Many young people today do not listen to the radio, watch television, or even wear a wrist watch. Yet they have access to billions of television and radio networks. A borderless world is their higher authority. Valentine’s Day Massacre On Valentine’s Day, February 14, 2018, 17 students and adults were murdered at Marjory Stoneman Douglas High School in Parkland, Florida by a 19-year-old former student at the school. On February 21, thousands of students across the country left school in protest against military assault weapons. That same day, President Donald Trump held a listening session with students and parents. He suggested arming teachers. Others called for a ban on all firearms. The NRA, the National Rifle Association, fought back. JETSETMAG.COM
My questions are: Will destroying all guns solve the problem? Or is the problem us? Is the problem too much high tech and not enough high touch? Are we hyper connected, but lonely? Let’s pray that students armed with the power of technology, rather than assault rifles, can do what their parents, grandparents, and great-grandparents could not do: bring peace to our world. Are you, at times, distracted by your immediately gratifying passions, or are you consistently inspired by your one meaningful purpose or mission?
Y
our brain is your body’s most intricate and complex organ. It is responsible for both your ungoverned, passionate or animallike behaviors and your governed, purposeful or meaningful behaviors. To fulfill these roles, your brain has two structures or subsystems that guide your basic animal survival functions — your more emotional allocortex and your more reasonable neocortex. Each of these multilayered structures have different information-processing capabilities and different evolutionary ages. 82

There is a competition for control of your behavior across these “more primitive” and “more modern” brain circuits. Your allocortical reflexes are more core, impulsive and instinctual, while your prefrontal, neocortical reflections are your highest level and are the most flexible, adaptable and goal oriented. Your allocortex includes your brainstem and hypothalamus, which are for your basic survival functions. It also includes your limbic system and related structures such as the amygdala, which are for your complex automatic behaviors including the stress fight or flight response, eating and hunger, sexual impulses and raw emotions. Your allocortex also includes basal ganglia and connected structures which are for your adaptive responses or behaviors.
Your neocortex includes your prefrontal cortex, or executive center, which is for your goal-oriented learning, executive behavior, objective reasoning and self-mastery. Neocortical structures do the job of mitigating and controlling your subjective emotional responses initiated in moments of perceived threat or survival. But your prefrontal neocortex still requires the rest of your brain to function. Your brain, therefore, has overarching structures. The core circuits of your brain are reorganized over time, with certain circuit elements and regions expanding and becoming more complex based upon their need and use. But your brain is a whole system, and all of its neural circuits are engaged and collaborating consistently through time. Your brain also has deep interconnections and cross-connections, and its circuit elements and regions are part of a complex dynamic system that does not easily separate completely into independent
Your passions represent strong and barely controllable emotions driven by your perceptions of pain and pleasure and their corresponding feelings. They reveal where you are a neophyte or an amateur in life more than a master. They emerge when you manically and extrovertly tell in great detail who you intend to become and what you imagine your future success or fantasy will be like. And though “you haven’t gotten there” yet, and might not even be on the right track or a feasible one, you tend to express your fantasy with ease. These passions represent your lower, more reflexive forms of behavior over your higher, more reflective functions. Their intense and fervent zeal can be ambitious, but delusional. When they rule you, you can be naive and unaware of your true surrounding reality. Your passions can stop or plateau you and make you eventually lose interest and become fearful or defeated. Your passions can make you strive for pride and manic excitement. They can be associated with your most subjective state of mind and can lead you to biases that result in irrational beliefs. Given the transient nature of your passions, you may not even discover when you’ve been thrown off by the futile frustrations and setbacks that they create. Aristotle described the greatest life as the one lived in moderation, according to the golden mean — the mean between the oscillations of passionate emotional extremes. Courage is the mean between cowardice and foolhardiness. Temperance is the mean between abstinence and self-indulgence. Generosity is the mean between stinginess and extravagance. Your life of moderation requires your rational control over your emotional appetites.

As a result, your inner emotional brain tries to understand your problems, while your outer rational and logical brain solves them. Your whole brain is therefore responsible for expressing both your irrational, passionate behaviors and your more reasonable, meaningful and/or purposeful pursuits. Your most basic, but often compelling, emotional feelings initiate your impulsive and instinctive passions. These passions can change with the wind and they can be the source of much of your suffering. What you’re interested in and fascinated by today will probably bore you tomorrow. And your passions generally won’t pay your bills or consistently or permanently initiate your long-term and greatest achievements in life. They emerge spontaneously from your subjective biases or the imbalanced and filtered perceptions of the nature of your reality. Though they can sometimes be useful for surviving immediate threats or stresses, they are not reliable keys to great or long-term achievements or fulfillment.
According to Aristotle, when your life is governed by nothing more than the pleasures and pains that come from the satisfaction and frustration of your passionate appetites, you are indistinguishable from the untamed animal. Your allocortical desires manifest in two primary forms: acquisition or consumption and pleasure or enjoyment. In your animal-like nature, you desire to acquire and enjoy more and more in the world. You can become ultimately exhausted in this endless thirst and pursuit, for your thirst can never be quenched. Neither can this endless desire be solved by complete suppression. When you are poised, your prefrontal neocortex keeps your baser emotions and impulses in check. It inhibits them or tones them down. But temporarily shutting down your executive center and turning on your primitive allocortical center allows you to temporarily survive your most immediate and perceived threat. ISSUE 2 . 2018

On the other hand, knowing and pursuing a meaningful purpose is a primary and essential function for your fulfillment. Clearly identifying your primary purpose can make you act wisely and remain more poised and resilient for what lies ahead. It can make you humbled by its magnitude and determined to see it through regardless of your many distracting impulses or instincts. Your purpose gives you direction and it provides you with the more objective reason for which something meaningful is done or created or for which something inspiring exists. Your purpose is a lot more steady and stable and allows you a metric to base your inspiring pursuit on. Your meaningful purpose is not excited by your successes, or flustered by your failures, nor is it sensitive to the praises or criticisms of your peers or superiors. Your purpose does not stop if your results don’t go according to your initial plan during the first or even subsequent tries. Your purpose doesn’t stop if you map out this exact role for yourself and then “fail” to “immediately” obtain it. Your purpose is what truly and intrinsically drives you — it is an expression of your highest most intrinsic value. Your purpose inspires you to leave a marked impression upon the world, which JETSETMAG.COM
becomes eventually well received, if not honored. Your purpose is more realistic, objective and detached from any immediate outcomes. But, before you embark on your life’s journey, it is wise to make sure you know where you’re going and why. It is wise to know that you’re running a race towards a finish line that you are called to, not the finish line that you think others expect, or what will make them impressed. And when you run your race with purpose, because it is what you are inspired to do and destined to be great at, you become relentless and unstoppable. Not because you have a fleeting passion, but because you have a long-term purpose and vision that penetrates through your many assumed setbacks or obstacles. Your purpose is your true north and it is the primary why behind your life. It is the deep reason you have created for your very existence. Your journey will be long. Your road, at times, will be seemingly difficult. And if you are like some, you may have never yet even known or pursued your purpose. But, it is your purpose that allows you to repeatedly triumph over your momentary passions. So dedicate yourself to your purpose or inspired mission and use your forebrain masterfully and wisely and give yourself permission to do something extraordinary on planet Earth. HOLLYWOOD’S MULTITALENTED MASKED MAN BY TOM ZENNER
T
here’s a long list of actors on the hot sheet of Hollywood’s Who’s Who that would love to diversify the portfolio of roles they are selected to play, or scripts they are allowed to receive. Yet stars that get typecast in superhero tentpole franchises often have a hard time segueing into roles that allow them to play the part of a nonmask-and-tights-wearing character. You know what I’m talking about, those characters otherwise referred to as human beings.

The same thing goes for most accomplished comedic and dramatic actors and action stars who might long for a part that provides the opportunity to show more range, engage in better dialogue, have a larger distribution, require less dancing, have more of a plot. The film world is playing by new rules, where stars have to work harder and smarter to stay in that lofty perch of rarified air that keeps them on magazine covers, on top of movie marquees, trending on social media and first and foremost on the forefront of public consciousness ahead of athletes and reality stars. If any of these actors are looking for a movie role model of how to make themselves believable, and, more importantly, bankable in a full range of quality and memorable characters, they’d do no better than trying to glean all they can from the career of Ryan Reynolds. The primary problem they’ll most likely encounter, however, is this: It’s not as easy and effortless as Reynolds makes it appear, and has made it appear since he burst onto the movie scene in Sabrina, The Teenage Witch in 1995. Think about all the parts you’ve seen the Canadian native play since he entered the American entertainment scene in the early 1990s and ask yourself this: Did he ever seem like he was out of place? Miscast? Was there ever a role he wasn’t believable in? When you include the films that are under production or currently being filmed, Reynolds has starred or will appear in a staggering 48 movies. Four dozen flicks, and he’s only 41 years old. Partly because he’s amassed this career in such a wide variety of films, there’s no audience burnout. You have to move product and put people in theater seats, and Reynolds is making a lot of studios a lot of money. The movie site Box Office Mojo pegs his worldwide unadjusted gross earnings digits at a mind-blowing $3.9 billion. To put that into perspective, it’s more than double what Ryan Gosling, another Ryan from Canada, has done in a career that’s lasted roughly as long. Possibly motivated by George Clooney’s involvement with Randy Gerber and Michael Meldman in their $1 billion liquid goldmine they tapped by selling Casamigos Tequila to Diageo in 2017, Reynolds has another revenue stream that could potentially turn into a tidal wave of riches. Earlier this year he announced on Twitter that he had purchased the Portlandbased Aviation Gin. Though he’s not a long-time aficionado of gin, credit Reynolds for being decisive, as he described it as “the best-tasting gin in the world” after his first sip, and vowed to invest. He now owns the company that sold roughly 25,000 cases in 2017, and adds his name to a roster of superstars that own liquor brands that includes Jay Z, Diddy and Drake.

What strikes me as one of the most commendable features Reynolds has is an incredible self-awareness of what his strengths are. To make a sports analogy, he’s similar to Mike Trout of the Los Angeles Angels of Anaheim. Reynolds is a five-tool actor that combines comedic timing, chiseled good looks, the relatable “every-man” appeal he brings to roles, depth and a glamorous persona that stems from high-profile marriages to leading ladies Scarlett Johansson and Blake Lively. The combination of all those attributes allows him to become an unstoppable force. The special sauce to his persona is that he knows how to be, and how to act, like a dignified movie star without becoming insufferable, pretentious and lazy. His IMBD page takes about five minutes to load, and with upcoming roles including Deadpool 2 (May 2018), the film adaptation of the Detective Pikachu video game, and a live-action adaptation of the board game Clue he is doing for Fox, Reynolds simply doesn’t have enough time to sit around and take himself too seriously. Ryan Reynolds is not a diva. He’s not a head case, a train wreck or an out-of-touch Hollywood weirdo. He’s just a damn good actor and A-list superstar who knows how to have fun, morph himself into a character, and surround himself with quality people. Add to that a work ethic as impressive as any in entertainment, and you have a sure-fire formula for global stardom.
