Mayacamas, The Historic Winery

ot every wine will benefit from aging. A bottle made to be opened immediately, as most wines are today, will turn brown and lose all of its fruit character if you cellar it for years. The wines that age best have relatively high levels of tannins and acidity. Most ready-to-drink wines are at their best quality within three to five years of production, although they will stay safe indefinitely if properly stored. Fine wines can retain their quality for many decades. Speaking of fine wines, Mayacamas has been an iconic name in Napa Valley for decades, producing one of the longest-lived Cabernet Sauvignons in the region. The historic winery, located in the hills of Mount Veeder, rests high on the edge of an extinct volcano’s crater where the demanding environment offers the potential to cultivate exceptional fruit with concentrated flavors. The latest release of its 2014 Cabernet Sauvignon signifies an extraordinary milestone celebrating 125 years of winemaking for the Mayacamas estate. In 1889, John Fisher, a German immigrant and pickle merchant in San Francisco, initially purchased the rugged mountain land and built the winery still used today. The winery has been carried on by generations of families – Taylor and Travers, among others. The current owners are billionaire entrepreneur Jay Schottenstein and his son Joey.

Since taking over in 2013, they made preserving the Mayacamas legacy and moving the brand into the future a priority. They brought in winemakers Braiden Albrecht and Andy Ericson as well as Phil Coturri, who oversees the vineyards. Now, with meticulous restoration of the winery, an experienced team and a renewed focus on the art of winemaking, the Schottenstein’s vision has been successfully fulfilled. etting out to experience an epic ski adventure in a casual, yet sophisticated family-friendly setting, Jetset's radar pointed toward a world-class ski resort in the picture-perfect Mountain Village of Telluride, Colorado. Flying private to Telluride Regional Airport (TEX) can be slightly intimidating as a passenger. It sits atop a plateau and is the highest airport in North America (9,070 foot elevation with a gasping 1,000 foot drop to the San Miguel River below). Only an experienced pilot with the right equipment can handle the elevation and surrounding terrain. JETSETMAG.COM
With 43 degrees nipping at our noses and jaw-dropping panoramic views of Wilson's Peak, the majestic snow-covered San Juan Mountains welcomed our arrival. A glistening blanket of winter guided our scenic, ten-minute drive to The Madeline Hotel and Residences, set in the heart of Mountain Village. Recently acquired by Auberge Resorts Collection, The Madeline is one of only two FourDiamond hotels in Telluride, with the other being the Lumière Hotel. Designed with upscale flair that fosters relaxation and adventure, this magical alpine resort features 83 rooms and 71 residences nestled among sweeping mountain views overlooking the historic town of Telluride. With ski-in-ski-out accommodations, a ski valet, full-service spa and salon, fitness center, Sky Terrace and outdoor pool and kids club — the resort has it all. It’s a world-renowned allseason destination for recreation, shopping and festivals. Accommodations Spacious, recently-renovated guest rooms, suites and residences are available to accommodate a wide variety of needs. As a family of four, we stayed in a two-bedroom residence catering to privacy for both children and adults. It came complete with a full kitchenette, luxury appliances with washer/dryer, dining table, separate living room and hallway powder room. Each bedroom featured a luxurious king size pillow-top mattress, heated bathroom floors, granite double-vanity bathroom, separate
steam shower and soaking tub. The large balcony overlooked the Sky Terrace pool boasting surreal views of snow-capped mountains, towering spruce trees, the ski lift and snow-covered slopes.
The Ski Experience With the help of Black Tie Ski Rentals, we were assisted with a personalized boot and ski-fitting session prior to our first day on the slopes. In less than 30 minutes, the four of us were all set. All the equipment we needed would be readily available at Madeline's Ski Valet the following morning —just steps away from the slopes. What a relief! After all, it's been 10+ years since we've hit the slopes and this was our children's first ski experience, so convenience was key. Lastly, enrolling the children into ski school was an absolute must. This was easily coordinated through the Telluride Ski Resort. Meeting up with our friendly and knowledgeable ski Instructor, Doug Sanders, brought the fundamentals of skiing back to full circle. Before long, it was off to the "magic carpet" training on the bunny hills in an effort to shoot for our first ski run of the day. When we got to the first lift, the kids learned the proper way to get on the ski lift and we were off. We did appreciate the smooth transition in the lift line. It was short and sweet and I know this can be a hassle. As we glided up the lift, breathing in the fresh air and enjoying the winter wonderland was exhilarating. And the first ski run was eventful with one 14-year-old speed racer and our 10-year-old snow angel. As a

He needed his teammates to run plays and work alongside him. Business operates in a similar way. One person creating all the strategies, ideas and executions is not likely to win against a team with a range of expertise. There are several characteristics of great sports teams we can all learn from and apply every day on the job.

Diverse Expertise Breeds Excellence A successful basketball team needs more than a great power forward. It requires players with diverse skillsets, all working together. In business, a team with diverse talents will be stronger and more capable of successfully solving customer challenges and developing inspired solutions and ideas. A diverse team means many things, from education and background to experience, age, gender and more. Realizing the full advantage of a multidisciplinary team requires resisting “group think” and embracing ideas from people who think differently than you. It can be those different ideas that help your business stand out and win the next project or client.
Communicate, Communicate, Communicate When you’re on the court playing against the number-one team in the country, communication will win or lose you the game. If the captain or coach is calling plays and the team misunderstands, it doesn’t take long for performance to unravel. Miscommunication in business can result in a failed project, an unhappy client and team members who turn against each other. It takes time and continued effort to maintain effective communication. Teams that work at it will have a distinct advantage over those who continually fall short.
A Deep Bench Wins the Day Any good team needs multiple players who are talented in a particular role. Those with the deepest benches often win because they can adapt to injuries and other unknowns. In the business world, you don’t want to be caught off guard without a knowledgeable, experienced team to tackle the next big project. Customers want to know they can rely on more than just one person to fulfill their needs.
Training Builds Better-Prepared Teams Hard work is fundamental to achieving success. The better trained a team, the more prepared they are to face challenges and win. Putting in the time and effort to train builds strong teams, whether the goal is to win the World Series or the next big job. A talented team requires ongoing training and the right tools and equipment to support their performance. Training comes in many different forms, from traditional training programs and courses to trade conferences and mentorships. Teams Require Trust A team can have the greatest talents in the world, but if they don’t trust each other, they’re destined to fail. Imagine a basketball team where there’s no trust between players. No one would pass the ball, there would be no strategy, no plays, and ultimately no wins. Within a company, trust fosters collaboration. It makes us open to others’ opinions, feedback and ideas. Trust doesn’t always happen naturally. It requires certain ingredients like respect of others on the team, confidence in their abilities to perform their job and a shared vision and goal.
Moving on from a Loss A team can’t win all the time, every time. Even the greatest teams in history have faced difficult losses. It’s what those teams do after a loss that makes them great. They analyze and learn from their errors so they can increase their chances of winning the next game. They don’t let fear paralyze them or turn them against each other. Even when the final seconds are counting down and they’re too far behind to win, the best teams keep pushing ahead toward their common goal. Great Teams Take Chances How many games would have been lost had it not been for one player’s courage to take the last-second, three-point shot, run for a touchdown or attempt a final goal? The most successful teams have taken some unbelievable chances. Whether or not a chance pays off, the team with the courage to put it all on the line is likely to win more often than a team that plays it safe.
Next time you’re watching your favorite sports team, think about how they’re working together and how those actions are impacting their performance. What are they doing that’s helping them win ... or causing them to lose? Then consider how those actions can be applied to business. Even the Experts Can’t Agree

ommercial real estate experts cannot reach a consensus. Over the last couple years, most of the industry experts, economists, property managers and lenders have gathered together annually in hundreds of local and national seminars and conferences around the country. And they all debate on “where we are in the cycle”? Where we are in the real estate cycle is an incredibly important topic. It matters because the entire real estate community hinges on market stabilization. The ripple effect of a declining real estate market can be crippling to nearly every person that makes their living in this space.

From the investors and lenders that provide the equity and the debt to the much-needed construction laborer that shows up on-site every day to construct or to renovate, a real estate downturn affects nearly all services providers. This includes appraisers, realtors, property managers and contractors. I talk about real estate cycles in my online training courses at kenmcelroy.com, and most economists and real estate professionals break down the cycles into four different phases: • Recovery • Expansion • Hyper Supply • Recession
Phase 1: Recovery The recovery phase is the bottom of the trough. Occupancies are likely at or near their low point with minimal demand for space and minimal leasing velocity. There is usually no new construction underway, and rental rate growth is either still negative to flat or, later in the phase, possibly occurring, but at levels that are below the rate of inflation. Identifying the beginning of the recovery phase is difficult as the market still feels like it is in recession.
Phase 2: Expansion In this phase, demand growth increases, creating a need for additional space. Due to the tight supply, rapid rent growth (sometimes called “rent spikes”) can occur. Eventually, rents rise high enough, and the market reaches the key point where new construction is cost feasible. This is happening right now in many markets. As long as demand grows higher than supply, vacancy rates will continue to fall and the expansion continues. Many historical expansion cycles were slow, long-term, uphill climbs over long expansionary periods. Eventually, rent growth accelerates faster and faster, and the market reaches another key point. Before this, sellers price land at its current value. After this, sellers price land at its current value plus a premium in anticipation of what it will be worth in the future. This is the birth of the real estate bubble, as prices and rent growth accelerate further. However, at some point, supply finally catches up with demand. This key point is called equilibrium, and marks the end of the expansion phase. Unfortunately, since occupancy rates are at their highest possible levels, most real estate participants don’t recognize when this occurs. ISSUE 4 . 2018

“During the expansion phase, new construction is being built to accommodate the increased demand for real estate and at some point, it will catch up, and the amount of supply will equal the demand.” - Ken McElroy Phase 3: Hyper Supply The third phase in the market cycle is the “boom” time known as “hyper supply.” If you were paying attention to American real estate in the mid-2000s, you’ll recognize this era which was characterized by skyrocketing prices, mass building projects and by everyone and their brother wanting to buy real estate. This hyper supply is largely caused by builders who are paying more for land and construction than they should, basing their numbers on the belief that rents will continue to rise and thus justify their speculation. House flippers do the same thing, as they pay far too much for property because they know someone else will come and overpay them for the completed flip. Demand during this time begins to level off as the supply built during the expansion phase reaches equilibrium. In other words, during the expansion phase, new construction is being built to accommodate the increased demand for real estate and at some point, it will catch up, and the amount of supply will equal the demand. In a perfect world, the market should stabilize nicely at that point because everyone is happy, but developing real estate is a slow process that can take years. In many markets, the supply has overtaken the demand, and vacancies have begun to rise. In these markets, a house of cards is being built on the greater fool theory, and it’s just primed for a gust of wind to come knock it over.
Phase 4: Recession In this phase, massive oversupply along with negative demand growth cause rents to be lowered, and losses to occur. Additionally, the price increases caused by hyper supply often force the Federal Reserve to raise interest rates. This has the positive effect of slowing new construction, but also increases financing costs on existing properties. If interest rates are raised high enough, this can cause potentially painful losses.

As the bid ask spread in property prices becomes too wide, market liquidity can become low or nonexistent, preventing landlords from cutting their losses easily by selling. Property owners stuck in this situation either need deep pockets to ride out the recession, or they are forced to make a distress sale and take catastrophic losses. And since real estate is a large part of the overall economy, the entire economy suffers, which accelerates the real estate recession dynamics. Foreclosures begin to occur, and may even begin to accelerate. At this stage, shrewd investors pick up real estate bargains.
So where are we today? That would depend heavily on what “market” you are talking about. Remember, the market cycles could be different for various niches, different locations and different users. Therefore, you first need to identify exactly what you mean by “the market”: • The commercial or apartment market? (Local or national?) • The housing market? (Local or national?) • The rental market? (Local or national?) Each market is very different. For example, retail commercial is getting clobbered right now due to online sales, but multifamily commercial is hotter than hot due to lack of supply. The rental market is still growing in some markets and is flat in others. Every real estate category is so very different. Real estate demand and supply is highly localized. Thus, a thorough knowledge of local economics is necessary to accurately pinpoint the real estate phases.

Right now, during this period in the multifamily market, there are spectacular stories of wealth being generated. For example, my partner Ross and I are currently selling and are in escrow on about 250 million in multifamily assets to willing buyers at record high prices (we had 45 offers). We bought these assets just 8 to 10 years ago for about 175 million. While I’m very happy to sell these assets, the point I want to make is that someone is investing in them. We think these markets and properties are well into the hyper supply phase. The buyers obviously do not. That said, this game of musical chairs will soon come to an end, the music will stop and many people will be left without a chair. I would encourage real estate investors to recognize when they are in this kind of market and not get lured by the stories of wealth being made from the greater fool. Be patient, stick to your numbers, and if your numbers don’t work, find a real estate niche that does or be patient and wait. There is still a lot of money to be made right now. There is still plenty of opportunity in all markets and all sectors. Just know the “why” before you invest, stick to the numbers and don’t get caught up in the hype.

As I have asked millions of people, countless times: What did school teach you about money? That question is a spear, directed into the soul of modern education.

As I learned in Sunday school many years ago . . . “My people are destroyed from lack of knowledge. Because you have rejected knowledge, I also reject you as my priests; because you have ignored the law of your God, I also will ignore your children.” I am not selling religion, I am simply quoting ancient wisdom. In my opinion, the powers behind our modern educational system need to look into a mirror and ask themselves: What knowledge am I rejecting? What are we not teaching? Why is the institution of education under attack? Why do so many people say going to school was a waste of time? Why is the subject of money — a life skill — not taught in school?
It was after midnight and I was supposed to be in bed, asleep. Mom was startled when I entered the room and asked her, “Mom, why are you crying?” “You’re supposed to be in bed,” she said, shifting automatically to her role as mother. “Why are you crying?” I asked again. “What are all those papers in front of you?” Finally, we began to talk, and she answered my questions. “These are bills,” my mom said, holding up several pieces of white paper. She then showed me another piece of paper. This one was darker in color, a golden yellow. “This is our bank statement,” she said to me. Since I was only seven years old, the differences between the white pieces of paper and the darker yellow one were beyond me. Holding up the golden-colored bank statement, Mom said, “Do you

My Inspiration: My Mom I loved my mom. She was my role model for unconditional love. She constantly hugged and kissed all of her four children, as well as all the friends of those four children. You could not be around my mother and not feel loved. She was also a poster child for self-sacrifice, giving more love than she allowed herself to receive. She was like a battery — storing energy, sharing and giving — but not receiving enough in return. Ultimately, her ‘battery’ ran out and she passed away at the age of 49. The story of Rich Dad Poor Dad begins with my mom. One night, when I was about seven years old, I awoke to the sound of my mom crying. My dad was away on a business trip, and my mom was alone, sitting in the dining room, with a stack of papers in front of her.

Again, since I was only seven years old, my mom’s explanation was over my head, save for the significance of numbers going from black to red. I wondered how someone could write a check for money they did not have. Suddenly, anger welled up inside of me. Anger at my dad, anger that he was hurting my mom and our family. n other words, these two fears represent the loss of that which we are infatuated with, desire or seek and the gain of that which we resent, despise or desire to avoid. All other secondary fears ultimately boil down in essence to one of these two basic phobias. These two phobic behaviors are still hardwired into our inner, evolutionary animal brain, the amygdala, as basic neuro-emotional survival reflexes or responses. Anything that we attempt to seek or avoid we can fear the loss, or gain of. If we are infatuated with a new romantic partner, we can simultaneously fear their loss. If we resent a disrespectful client that has refused to fully pay our bills, we can simultaneously fear their gain (coming around and wanting more service). If we are infatuated with money, we can fear its loss. If we resent our added weight, we can fear its gain. Anything that we become philic about, or have an affinity for, we can be phobic about
cannot acquire a monopole, except abstractly in our conceptualizing mind — which could be classified as an imaginary fantasy. The same occurs for the two psychological poles of philia and phobia, or fantasy and nightmare, or any other complementary opposite states of mind. As the Buddha is believed by some to have stated: The desire for that which is unobtainable and the desire to avoid that which is unavoidable is the source of human suffering. When we are momentarily experiencing a fantasy, infatuation, attraction, or philia, we are making an assumption that we are about to experience through our senses or imagination more positives than negatives. We believe there will be more advantages than disadvantages, more benefits than drawbacks, more gains than losses and more pleasures than pains from some person, event or experience. But this turns out to be our illusion and we eventually

its loss and philic about its gain. And anything that we become phobic about, we can be philic about its loss and phobic about its gain. Our attractive philias are inseparable from our repulsive phobias. They are like two inseparable or entangled poles of a bipolar magnet. Whatever we desire to seek, we desire to avoid or repel its opposite. As with any polarized magnet, there are always two poles, not one. Monopoles do not exist (except possibly momentarily in a Planck’s dimensional quantum vacuum in the early sub-seconds of the birth of the universe). If we were to pursue the acquisition of a one-sided magnet with only a positively charged pole and try to avoid its complementary opposite accompanying negative pole, we would attempt to pursue an objective that would be futile to obtain. awaken to the synchronous and inherent balance that exists within our initial monopolar state of mind. When we are momentarily experiencing a fear, repulsion, or phobia, we are making an assumption that we are about to experience through our senses or imagination more negatives than positives. We believe there will be more disadvantages than advantages, more drawbacks than benefits, more losses than gains and more pains than pleasures from some person, event or experience. But again this turns out to be our illusion and we eventually awaken to the synchronous and inherent balance within the initial polarized state of mind.

Nature innately provides us with complementary pairs of opposites with each of our experiences. But we subjectively filter out part of our perceptions and divide our full consciousness into conscious and unconscious halves where we subjectively assume more negatives than positives or more positives than negatives are about to be experienced. This initiates a philic or phobic emotional reaction instead of a fully conscious and rational state of poised presence where and when we can be clear and focused on our most meaningful purpose or primary objective. Now let’s get down to business with all of this basic behavioral insight being stated. If we pursue subjectively-biased fantasies in our lives or careers — those with one-sided polar outcomes (philias) they will assuredly be accompanied by their complementary opposite one-sided polar (phobias) that will simultaneously surface within our minds in order to attempt to keep us balanced, poised or centered. Our minds/brains will not allow us to consciously pursue a one-sided philia without simultaneously bringing into our awareness from the unconscious, the other pole — the other one-sided phobia — to make sure we pursue a fully conscious, truly balanced, reasonable and objective goal that is obtainable. Our minds have entangled memory and anti-memory capacities designed to assure that we are more stable for our maximum potential and survival. To set truly achievable goals, it is wise to set them with more reasonable and objective perspectives — with whole and balanced

The Man behind the Mantra

atthew McConaughey, blessed with such natural charisma, seemingly does everything and anything on his terms. That’s what we love about his onscreen characters. By and large, they’re variations on carefree, liberated livewires. His raw talent, at the core, is that he somehow manages to make the audience feel heard and included, even when he must ostensibly hold them at bay. Since 1993’s “Dazed and Confused,” we’ve seen McConaughey’s evolution from plucky stoner to chiseled romantic hero, then onto top A-list leading man. After years of covering the film festival circuit, observing seasoned actors at intimate parties has become a bit of a sport, like ornithology for cinephiles. McConaughey is easily in my top five most engaging to watch in person. I caught up with the seasoned actor at the Toronto International Film Festival (TIFF). He was in town to promote his turn in “White Boy Rick,” a biographical crime drama directed by Yann Demange. Watching this brazen, bullish Texan greet people is pure joy, especially foreign dignitaries flown in for the annual InStyle Party at TIFF. I swear he dials his wild, wicked grin up a notch, pouring that all-American syrup over the proverbial pancakes.

One of the perennial hot parties of the fall season, our VIP invite draws a bucket list of boldface. I spot McConaughey flashing acrossthe-room cheeky smirks to Lily-Rose Depp and Idris Elba. He reserves the widest grins for Olivia Wilde and Kit Harington. Later, Melissa McCarthy logged bonafide McConaughey face time, while Darren Criss managed a solid conspiratorial tete-a-tete. The reinvention on parade came to a poignant peak when McConaughey caught rising it boy Timothée Chalamet in an affectionate bear hug, quickly becoming the most endearing behind-the-scenes photograph of the festival. The Four Seasons Toronto hosted the jubilant mise-en-scène with such flawless sophistication, a glittering bash for the books. We can’t imagine a more refreshing mentor for young Chalamet than McConaughey. This is, after all, the transformation legend who committed to a 400-calorie-a-day diet in order to play the role of his career. In the heydey of the McConaissance, no one got up earlier or went to bed later than McConaughey. Or was more legitimately lit and woke in the hours in between. McConaissance is the term affectionately given to the revival of his career, the era between 2011 and 2014, when the actor came back from the pop-culture graveyard of “Ghosts of Girlfriends Past” all the way to the Oscar podium with “Dallas Buyers Club.” Producers couldn’t tap a more driven, all-in and committed leading man. McConaughey is set to make waves with his new film “Serenity” co-starring Anne Hathaway and written and directed by Steven Knight. The winning pair, who co-starred in “Interstellar,” reunite for this thriller about a fishing boat captain and his mysterious ex-wife. past after his sophisticated ex (Hathaway) crashes his simple life on a small island in the Caribbean and leaves him questioning everything he’s ever known. He is pulled into a harrowing matrix of deceit when she begs him to save her from her abusive new husband. Newcomer Aviron Pictures has acquired “Serenity.” The company was formed in 2017 with backing from BlackRock. Industry veteran David Dinerstein serves as president, following an illustrious era as the head of Lakeshore Entertainment and a co-founder of Paramount Classics. Up next, McConaughey stars alongside Kate Beckinsale and Henry Golding in Guy Ritchie’s “Toff Guys.” The plot follows a British drug lord attempting to cash out on his highly profitable empire by selling it off to a dynasty of Oklahoma billionaires. Oh, the gleeful fireworks that ensue when European “old money” ignites the modern marijuana industry. McConaughey gets his groove by channeling a chameleon outsider on the inside, making for a roller coaster ride of character eccentricities. When kicking back away from the cameras, he lives in boardshorts whether he’s at his hillside home overlooking Lake Austin, or his summer retreat in Point Dume, Malibu. The actor married Brazilian model Camila Alves at their lake house in 2012 in front of children Levi, then 3, and Vida, then 2. Their youngest, Livingston, arrived later that year. One of his family man pursuits is collecting Airstreams; he’s got four and counting. He loves getting off the grid. One thing I can’t help but notice about McConaughey over the years — he rarely, if ever, checks his phone, or surrounds himself with handlers. Despite global fame, he is very much his own person in the world, living moment to moment.

Indeed, the playful and effervescent style of Guglielmo is hard to miss. Her surname sounds like an insider’s code word for a secret party in Rome, or a deliriously decadent pasta dish. Born in Tampa and now based in Orlando, she continues to blur the lines between style, art and persona. For Emily, personal style is based on true expression rather than a socially-mandated way of being.

Guglielmo is known as The American Mermaid and informs audiences about her mission through aquatic appearances, interviews and partnering up with other like-minded foundations all over the world.

Alexandra was born and raised on heavenly Maui. A model, dancer and vocalist, she is inspired by her travels but isn’t merely lured in by shiny things.
