DEMOLITION, EXCAVATION AND SERVICE LAYOUT

SITE EXCAVATED TO BELOW INFLUENCE LINE WHERE PARALLEL TO EXISTING SLABS AND FOOTINGS. POSITION OF SERVICES DETERMINED PRIOR TO CONCRETE POUR. PACKING SAND AND 0.2MM POLYTHENE TAPED ON TOP FOR WATERPROOFING.

2.1 All concrete sampling, testing, workmanship and tolerances conducted in accordance with AS3600. 2.2 Site maintenance and construction requirements for the raft slab carried out in accordance with AS2870 2.3 Trench mesh run continuously through pads. 2.4 RF-hard drawn steel wire reinforcing fabric supported on chairs with upturned edges at 800 cts. and with 50mm lap. 2.5 Concrete with 80mm slump and 20mm aggregate poured at 100mm thickness. 2.6 Concrete thoroughly vibrated and compacted using rubber tipped immersion vibrator. 2.7 Slab was moist cured for 14 days to minimise shrinkage and cracking.

3.1 All steelwork, fabrication, tolerances and erection conducted in accordance to AS4100 3.2 C1 and C2 2/125x125x12L steel members with cap plates erected by bolting into slab. C3 and C4 89x89x6 SHS with cap plates also erected by bolting into slab. 3.3 90x45 MGP10 timber studs spaced at 450 cts joined by noggings to form load bearing walls. 3.4 LBWs tilted up and supported by 30x0.8mm crossed strap bracing. Construction in accordance to AS1684. 3.5 Stud walls bolted to steel members and concrete slab. Top plates anchored into brick walls with hoopiron at 1200 spacing.

5 FIRST FLOOR FRAMING

GROUND FLOOR STRUCTURAL SYSTEM

DEMOLITION, EXCAVATION AND SERVICE LAYOUT

1.1 Demolition of existing structure carried out to the extent noted in architectural drawings, in accordance with AS2601. 1.2 Existing shed, rainwater tank, trees and western paling fence demolished. 1.3 All debris, roots, grass, fill and soft soil removed from site. 1.4 Trenches for footings excavated to below influence line if parallel to adjacent slabs or footings. 1.5 Ground tested for shrinkage cracks and where present, site is watered for five day or as directed. 1.6 Compact 50mm packing sand placed on prepared ground with 0.2mm polythene lapped and taped on top. 1.7 Position of services determined prior to concrete pour. Plumbing work installed with flexible connections as to permit relative movement of the ground and slab. Service pipe trenches excavated to above influence

4.1 B1 380PFC and B2 310UB32 welded to span vertical steel members in accordance to AS1554 using continuous full perimeter 6mm fillet weld. 4.2 B2 310UB32 steel member inserted to provide structural support for first floor cantilever. B4 2/360x45 LVL beam bolted to steel framing perpendicular to members to support cantilevered first floor external wall. 4.3 90x45 F17 seasoned hardwood joists nailed to top plates at 450 cts. Under parallel walls, joists are doubled up. 4.4 FJ1 300x45 LVL joists at 450 cts inserted to span intermediate flooring structure. 4.5 Studs to be located directly under floor joists, or otherwise provide 90x45 blocking under top plate.

5.1 Steel framing and timber LBWs used for ground floor structure act as a base for the first floor building frame. 5.2 First floor stud walls inserted on intermediate level, joined using steel brackets and nails. Appropriate scaffolding used to access first floor during construction of the frame. 5.3 Temporary bracing used to ensure safety and correct alignment during erection.


6.1 Internal stud partition walls are erected and joined to existing timber framing. 6.2 Service piping and cables run through internal walls for provision of electricity, water and gas. 6.3 IN-02 insulation with 88mm thickness installed in partition walls to bedrooms and bathrooms. 6.4 IN-05 insulation with 140mm thickness installed in ceiling. 6.5 10mm plasterboard adhered then nailed to timber members on ceiling.

7.1 125x38 FBHW rafters and R1 200x45 LVL battens joined to beams using cleat plates in accordance to AS1684. 7.2 IN-05 insulation inserted into roof cavities. 7.3 Upstands nailed to battens in order to support roofing. 7.4 Sarking laid on top of upstands to weatherproof structure. 7.5 Lysaught Klip-Lok 700 roof sheeting nailed to upstands with appropriate lapping to prevent water ingress. Two degree fall towards gutters. 7.6 Anticon blanket fixed to underside of ground floor roof sheeting. 7.5 Box gutter systems installed at both ground floor and first floor roofing with downpipes placed at ends.

9 WALL SYSTEMS

8.1 Glass installation to comply with AS1288, with correctly graded lamination or toughened glass used. 8.2 Window frame size and locations have been determined during construction of timber and steel framing. Window frames inserted into walls, using packers to ensure correct fit. All dimensions measured on site prior to window manufacture. 8.3 Double glazed glass inserted into window frames. 8.4 Caulking, flashing and weather strips added to window panes to minimise air and water ingress. 8.5 Fly screens installed at all openable windows. 8.6 Skylight fitted with appropriate flashings and weather strips.

INTERNAL WALLS AND CEILING STRUCTURE

9.1 60mm Hardie fire insulation inserted into external wall cavities. 9.2 Hardiewrap weather barrier installed to waterproof external walls. 9.3 External wall claddings of Sycon Axon sheet are attached to both ground and first floor with Whisper White Dulux or Colourbond Nightsky finishing. 9.4 Ground floor brickwork laid out in a stretcher bond pattern with appropriate expansion and contraction joints as specified by the engineer. Brick ties inserted into wall cavity where necessary. 9.5 Brick wall finished with Whisper White Dulux paint.

10.1 All services including water, electricity and gas connected to mains, drainage pipes and sewerage systems. 10.2 Hydronic heating system and polished screed laid out on ground floor on top of 25mm rigid insulation, with control joins as specified in architectural drawings. 10.3 Internal walls finished with 10mm plasterboard. 10.4 Bathroom floors finished with stone tiling and appropriate water-resistant wall cladding. 10.5 Timber floor boards laid over suitable flat substrate according to floor finishes plan. 10.6 All joinery such as cupboards, wardrobes and benchtops assembled and finished. 10.7 Electrical systems including outlets, wireless access points, thermostats and alarms fixed according to electrical layout plan. 10.8 Outdoor paving laid out flat and even substrate.
