AVIEWFROM JACKSONHOLE The past year has been unprecedented on many fronts, including unexpected shifts in housing demand. In Jackson Hole, the luxury market has seen a surge in activity alongside other resort communities within the Rocky Mountains, echoing regional trends that, "Wealth Will Settle into Seasonal Towns and Secondary Cities..." (P.12). While the value of what defines a ?luxury?property can vary widely around the world (the most expensive home sold in the USlast year was a US$165million mansion in Los Angles, Calif.), in Jackson Hole the benchmark price is generally accepted to be US$5million or more. Properties offered at US$5M or more were a primary driver within the local real estate market in 2020. Sales volume in this segment (totaling $873.5M) nearly exceeded the entirety of the region's 2019 sales volume, according to Teton Board of Realtors MLSsales data.

RECENTMARKETMOVERS According to TBORdata, the highest single-family home sale in Jackson Hole during 2020 was a US$20M transaction. In an already recordbreaking year, off-market transactions routinely eclipsed these public benchmarks, and accounted for an estimated $500M in additional sales. Stones Throw Estate, a 16,000 sq. ft. home set on 72 acres on the banks of the Snake River south of Wilson was offerred off-market at $US39.9M and closed in 2020? effectively doubling the top-reported MLStransaction.
