1668 - 1684 ALBERNI STREET In brief, the properties are on the southeast corner of Alberni and Bidwell Streets. The property is relatively level and the site area is 21,607 s.f. The proposed concept development conforms to the West End Community Plan adopted by City Council. The proposal is for a high-rise market residential building. The proposed FSR is 10.7 and a density of approximately 21,402 sm / 238,096 sf. This ‘weave’ or ‘exoskeleton’ takes cues from repeated structures found in nature; seemingly simple elements that when assembled together achieve greater strength and beauty.
The challenge was to find a simple and elegant geometry that when repeated and woven together, would become a complex system that is functional and visually attractive.

The project is located amongst the most vibrant neighborhoods of the West End Community Plan and joins other future notable towers planned for the Georgia Corridor.
WEST END NEIGHBOURHOOD
The proposed height of the building is 385’ (based on established building grades) and the City has already confirmed that it does not intrude into restricted view cones.
The 94 units proposed include a mix of types and sizes ranging from one to three bedrooms. The 39-story tower is set into a six-story podium.

HERITAGE REVITALIZATION AGREEMENTS A HRA is required for the heritage building around the street corner. In order to maintain C-2 FSR, the building massing extand on both side (front and back) with city allowed relaxation.
The building massing allows a clear setback for the existing heritage building. However, the building circulations are inter-connected between the heritage and the proposed massing

GROUND LEVEL PLAN There are 11 CRU units on the ground facing West Blvd. The main lobby entrance is on the north side of the building connecting with the water garden.

FUTURE CONNECTION TO WATER
The multipurpose gym and the multipurpose fitness studio are seen as two major program elements. These volumes are raised up and set within the trees and allow natural light to filter through the façade to the interior, creating beautiful lighting effects. The raising of the main building forms combined with material choice adds a feeling of lightness to the design, allowing it to float within the tree canopy.
SITE RESTRICTIONS The major site restrictions include a drainage reserve leading to the water, a maximum building height of 31m (above principle datum = 14m above proposed site) and a no-build setback from the road. The large existing trees located on the site are to be maintained and used as a design opportunity. Parking and Loading 20 additional parking spaces were added on site, with potential for more on other areas of the parking surface. Loading can occur at the existing location for delivery or can be moved to the new area provided for garbage pickup. This scenario would allow for minimal member disturbance.
Pedestrian Circulation A future pedestrian connection was added to connect members and visitors directly to the ocean. The connection begins as a landscaped platform and eventually could be connected down to the basketball court, leading to the water’s edge.

The facade of the circulation space is shaded by horizontal tubes. The tubes allow views in and out while maintaining privacy and natural light to filter in. The shading elements help protect against unwanted solar heat gain.

In the final design, the garbage room and pickup is moved away from the main entrance to the building. Garbage can be carried through the tunnel from the existing building and is kept out of public view. The garbage truck can then drive in and out for garbage pick-up without having to travel through the primary drop off.

This level also provides a large grand stair into the building, which can also be a place to sit and socialize. The high south sun will bring natural light to the stairs, creating a beautiful atmosphere. Elevator access to the building is provided on this level.

The carefully designed building form and facade allow the building to become part of the trees, almost disappearing into the vegetation and sky, and to reflect the immediate surroundings of the club and its existing architecture. The proposed design fully integrates the new sports pavilion with the beautiful Hong Kong Country Club and its core values of maintaining cultural diversity, providing a safe, healthy, and private environment for members and visitors, and respecting the community and the environment.

The new building within the trees will add to the creation of an oasis at the HKCC, providing a rejuvenating and social experience for members.

FLEXIBILITY A moveable wall situated in the main gymnasium allows for flexibility in program. The gym can be sectioned off to provide space for different activities. It is imagined that other events or receptions could take place in this beautiful space. The moveable wall system is based on a product by ASB Squash Courts and is certified by the World Squash Federation.
