Prefabricated Modular Housing System

The ideal home for most people is one that provides comfortable living, restful sleeping, and tailored entertainment. However, with increasing down payments and lifelong mortgages, it is becoming increasingly difficult for people to afford and customize their dream homes. Living a fulfilling life should be as easy as typing a formula - finding a place you love, choosing the spaces you need, and changing your life when you want. This is what our prefabricated modular housing system, Living Formula, aims to offer.

The prototype project consists of four different categories of prefabricated modules - living room modules, bedroom modules, recreation room modules, and balcony modules. Each unit can be constructed using one or more modules, depending on the occupant’s preferences and financial conditions. Before applying for or purchasing the units, tenants can review the available module slots online to see if they are ready to create their own living space.

All the modules are interchangeable and recyclable, allowing tenants to change or add new modules to regenerate their unit’s layout. As a result, people can enjoy their life with less housing mortgage and more options, potentially creating a dynamic and vibrant community.

The modular apartment building utilizes an extendable structural system that enables its application in various living communities. The panel and structural systems are constructed using wood.

There are 5 distinct unit types within the proposed building system, with a total of 19 units in the current building. The system can be developed in phases depending on changes in population density and market conditions.

According to different sizes, the entire building consists of 9 different panels in total. These 9 panels can be combined in different arrangements to form 6 different modules. These 6 different modules include a studio module, independent living modules, and various bedroom modules.

The landscape and architectural design of this project were all completed in a modular manner, allowing for different site requirements and building usage needs to be met through recombination.

The building has a total of four floors above ground and is equipped with a roof terrace that can be accessed by people. In terms of the overall layout of the building, there are more small units, such as studios and one-bedroom apartments, arranged on the lower levels, while three-bedroom and duplex units are more commonly arranged on the upper levels.

The building's atrium not only facilitates bidirectional lighting for the units, but also incorporates the vertical transportation of stairs and elevators.

WOOD STRUCTURE SYSTEM

The building's framework is composed of heavy timber structures with a 3-meter spacing. Pre-designed modular residential modules can be inserted to form any combination of residential matrices.

UNIT MODULES

The unit modules can be freely structured on the heavy timber frame, forming different residential clusters according to pre-set combinations.

VERTICAL

The building's vertical transportation consists of a winding landscape staircase and elevators. They can be illuminated through the skylight in the roof courtyard and the vacant space around the modules.

The building's balconies are also modularly designed. Each balcony is a prefabricated U-shaped wooden structure, complemented by wooden sliding shutters. It has a depth of 1.5 meters and can be rotated and combined into different balcony shapes depending on the unit type.

The landscape around the building is also designed and generated through modular combinations. Landscape modules with a size of 3m x 3m can be combined with modular wooden structures to adapt to different terrain environments.

Plan Analysis

The first floor consists of seven units with a total floor area of 378 square meters, mainly designed as one-bedroom and one-living room units, suitable for young single individuals or couples. There are three main entrances on the ground floor of the building, which can be accessed by pedestrians from the sidewalk or by dropping off at the designated parking area.

The second floor consists of six units with a total area of 396 square meters, featuring three bedrooms apartments. It is suitable for families with three or more members.

The third floor has seven units, with a total area of 414 square meters, featuring duplex apartments that are suitable for families of three or those who highly value privacy.

The fourth floor consists of seven units with a total building area of 396 square meters, mainly composed of two bedrooms apartmens, suitable for families of three.

Concept Analysis

Taking the duplex unit as an example, let's examine its specific structure. The unit features large windows on both sides, allowing for ample natural light, excellent ventilation, and panoramic views. The living and auxiliary areas are relatively spacious, with a compact layout and clear functionality.

The use of double-layered walls facilitates module movement without mutual interference or significant noise, ensuring privacy. There are more than nine variable forms of the unit type, and multiple combinations can cater to diverse populations at different stages and better meet their requirements for living quality.

The living room serves as a multifunctional space for family gatherings, relaxation, entertainment, hosting guests, and audiovisual activities. The interior design is mainly composed of wooden materials, with light yellow and beige as the main color scheme.

The bedroom primarily serves as a private space for rest and sleep. The interior design is predominantly composed of wooden materials, with warm colors as the main color scheme. The use of sliding wooden shutters provides real-time shading in the room.

Concept Analysis

The small living room serves as a space for simple family gatherings, relaxation, and hosting guests. The interior design is mainly composed of wooden materials with light yellow and beige as the main color scheme. Additionally, this space can also be utilized as a guest bedroom, personal office, or game room.

Exoskeleton Tower

In brief, the properties are on the southeast corner of Alberni and Bidwell Streets. The property is relatively level and the site area is 21,607 s.f. The proposed concept development conforms to the West End Community Plan adopted by City Council. The proposal is for a high-rise market residential building. The proposed FSR is 10.7 and a density of approximately 21,402 sm / 238,096 sf.

The project is located amongst the most vibrant neighborhoods of the West End Community Plan and joins other future notable towers planned for the Georgia Corridor.

The proposed height of the building is 385’ (based on established building grades) and the City has already confirmed that it does not intrude into restricted view cones.

The 94 units proposed include a mix of types and sizes ranging from one to three bedrooms. The 39-story tower is set into a six-story podium.

Design Rationale

The form of development is contingent on a continuous architectural spine that runs up the middle of each of the four facades.

This ‘weave’ or ‘exoskeleton’ takes cues from repeated structures found in nature; seemingly simple elements that when assembled together achieve greater strength and beauty.

The challenge was to find a simple and elegant geometry that when repeated and woven together, would become a complex system that is functional and visually attractive.

6103 West Boulevard

The properties are on the southwest corner of West Blvd and 45th Ave. The site area is 35,316 s.f. According to C-2 Zoning bylaw, the proposal is a low-rise market residential building with 52 unit. The proposed FSR is 2.47 and a density of approximately 87,266 sf.

Heritage Revitalization Agreements Neighbourhood Plan

The properties are on the southwest corner of West Blvd and 45th Ave. The site area is 35,316 s.f.

A HRA is required for the heritage building around the street corner. In order to maintain C-2 FSR, the building massing extand on both side (front and back) with city allowed relaxation.

The building massing allows a clear setback for the existing heritage building. However, the building circulations are inter-connected between the heritage and the proposed massing

There are 11 CRU units on the ground facing West Blvd. The main lobby entrance is on the north side of the building connecting with the water garden.

There are 14 units per floor (9 2BR and 5 1BR). Two elevators are designed to be in the middle of the corridor with natural lighting coming from three sides.

Hong Kong Country Club

The new sports pavilion is located in the northeast corner of the site. It is set within beautiful mature trees which are to be maintained and celebrated, and has potential views to the surrounding mountains and ocean. It also provides a view connection to the main club and drop-off.

Multipurpose Spaces

The multipurpose gym and the multipurpose fitness studio are seen as two major program elements. These volumes are raised up and set within the trees and allow natural light to filter through the façade to the interior, creating beautiful lighting effects.

The raising of the main building forms combined with material choice adds a feeling of lightness to the design, allowing it to float within the tree canopy.

FUTURE

The HKCC site offers beautiful views to the surrounding landscape and ocean in Deep Water Bay. The area is filled with different types of trees and lush vegetation.

The existing country club is designed in a modern style, and opens onto a large open lawn facing the ocean. The area is an escape from the business of Hong Kong, and provides a connection with nature.

SETBACK FROM

The major site restrictions include a drainage reserve leading to the water, a maximum building height of 31m (above principle datum = 14m above proposed site) and a no-build setback from the road. The large existing trees located on the site are to be maintained and used as a design opportunity. To accommodate the requirement of 20 additional parking spaces, the majority of the building is raised to provide parking and drop off access beneath. By raising and angling the building, we are able to provide a direct view connection to the existing club entry. 20

The form of the circulation acts as a connective tissue between the gymnasium and fitness studio, and also branches off to encompass the secondary program such as the video library, juice bar, viewing lounge, balcony overlooking the gym and vertical circulation. The main spine of the building consists of the less formal program elements and acts as more of a social/public space for families and members to interact with one another.

The facade of the circulation space is shaded by horizontal tubes. The tubes allow views in and out while maintaining privacy and natural light to filter in. The shading elements help protect against unwanted solar heat gain.

LEVEL 0 CIRCULATION

This level provides a large grand stair into the building, which can also be a place to sit and socialize. The high south sun will bring natural light to the stairs, creating a beautiful atmosphere. Elevator access to the building is provided on this level.

The building is conceived in two phases as a result of programmatic and construction logistics. The structural design takes into account the phasing operations.

The steel building rests on conventional foundations that enclose the lower BOH program of garbage, mechanical and storage spaces. These would be realized prior to the framing installation.

Generally the fitness centre and changing rooms rest directly on the foundations.

LEVEL 1 CIRCULATION

The grand stair rises up to a landscaped platform and the entry to the building. This platform wraps the existing retaining wall and provides shaded outdoor space. The platform terminates at a stair to the east of the site, through a temporary extension which can be used as a nursery, break lounge, or landscape.

The building is conceived in two phases as a result of programmatic and construction logistics. The structural design takes into account the phasing operations.

LEVEL 2 CIRCULATION

For reasons of construction rapidity, steel framing is proposed to maximize off-site fabrication with clean and quick on site erection.

Level 2 provides access to the multipurpose fitness studio which is able to open directly on to a roof terrace within the tree canopies.

The steel building rests on conventional foundations that enclose the lower BOH program of garbage, mechanical and storage spaces. These would be realized prior to the framing installation. Generally the fitness centre and changing rooms rest directly on the foundations.

All the steel framing can be realized in conventional sections readily available in the Hong Kong market.
