Description Located in the affluent commercial and residential Buckhead neighborhood of Atlanta, Heartis Buckhead was developed with the sole purpose of redefining what it means to grow old. This ambition aligned with the owner’s aim to promote health and wellness through extraordinary facilities that provide exceptional value and improve the quality of care in the communities in which they serve. The Heartis Buckhead project provides the unique opportunity for its residents to remain in the HEART of the community where they have lived and worked, without the need to slink away to the outskirts of the city and leave their familiar lifestyle behind.

Project Description: The 18-story community presents a dramatic statement rising from the hill at the intersection of Peachtree Road and Peachtree Valley Road. The building massing integrates seamlessly with the surrounding neighborhood context as it weaves its way through a heavily sloped and challenging site, paying close attention to its relationship and impact to the other existing structures.

An outdoor plaza engages pedestrians at street level, provides direct access to the adjacent medical office building, and offers visitors and staff the opportunity to rest and recharge via the grab and go bistro. Residents and patrons also have access to a gently spiraling 6-story subgrade parking garage which services both facilities. Levels 02 through 05 contain a mix of 82 Assisted Living and 28 Memory Care residences


which range from private studios to two bedroom apartments. The residents enjoy a full complement of amenity spaces in addition to three separate outdoor healing plazas. Oversized glazing is utilized throughout to enhance wellness through natural daylighting and reinforce the natural cycle of circadian rhythms. Multiple dining venues are available which include smaller informal spaces in addition to the grand

dining room on Level 08 with views out across the city. Levels 06 through 18 contain 103 Independent Living residences ranging in size from just over 600 SF to over 1,600 SF. Residents are free to enjoy a mix of luxury amenities, such as the rooftop pool with indoor/outdoor dining, the fitness club with indoor/outdoor exercise areas, the sky lounge, and multiple dining venues to satisfy even the most discerning palates.

Design Challenges: Many design challenges were present due to the heavily sloped urban location which includes just under 40 feet of grade change across the site. Maintaining access and improving connectivity to the existing medical office center were key design considerations, not only for patrons but for building services as well. To maximize utilization of the compact site, all existing and new services were combined into a shared core, with over-sized vehicular access through the new structure via Peachtree Valley Road. This new core incorporates a shared recessed loading dock, shared refuge services, and shared access to the multi-level sub-grade parking

structure, all of which is shielded from the pedestrian streetscape. Vehicular access is also maintained around and through the existing medical office center for medical professionals and additional visitor drop off. The bulk plane restriction imposed by the City of Atlanta ensures sunlight exposure to the surrounding neighbors, but presented one of the greatest challenges to the building design and had a direct influence on its final massing. The design responded to this diminishing virtual plane through a series of massing steps which create the opportunity to incorporate additional outdoor plaza space as well as decentralized locations for HVAC equipment.

Innovative or Unique Features: With any high-rise building there is a critical balance relative to column layout, between efficiency of structure and efficiency of interior space. This balance becomes even more difficult to maintain in a structure which needs to accommodate several levels of care, each with its own unit module specific to MC/AL/IL, together in a stacking configuration, while simultaneously accommodating the structural spacing requirements of the 6 story parking garage it sits upon. To overcome this challenge, the building façade was developed to accentuate the irregular stack through the use of a highly ordered, yet seemingly random, window wall system. The pattern employs a series of transparent, translucent,

and opaque infill panels strategically located to provide equal amounts of daylight for all residents, while simultaneously promoting resident privacy and well being. With the primary goal of enhancing the resident experience, this facility provides multiple spaces which blur the line between indoor/outdoor and promote opportunities for social engagement and interaction. One of the crown jewels is the rooftop infinity pool, complete with multiple social gathering spaces, grill/pub, and direct connection to the indoor/outdoor fitness center. Being at roof level, the infinity pool provides a unique perspective of the city skyline and Georgia bluebird skies.

Description The proposed Erickson Living Continuing Care Retirement Community is situated on +/80 acres in Sarasota, Florida. CCRCs are a special type of senior living community, offering independent living, assisted living, memory care and nursing care on one site. Residents will enjoy an independent lifestyle with resort-style amenities and services catered to their needs. Higher levels of care are conveniently located so that residents are cared for if their needs change. This continuum of care ensures residents have the stability of remaining in the place they call home.

Design Process: The proposed design began midway through the master planning phase of the project as an investigation into the local and regional vernacular of Lakewood Ranch and the surrounding areas. Our findings depict an architecture that is complimentary of the outdoor environment and utilizes a variety of architectural styles while maintaining a Florida coastal baseline.

Concept three-dimensional modeling and elevations were developed on CB1.0 and RB1.1 as a representative sampling that would then grow to the rest of the buildings on campus in the coming schematic design phase. The intent behind the community building floor plans enabled the big programmatic and architectural moves to come into focus as opportunities to create

incredible views, unique dining experiences, and an incredible amenity experience sculpted the initial design parti. Design Intent: The architectural design as a whole carries the contemporary coastal farmhouse aesthetic and while each building stays within the overall campus character, each is able to have it’s own moments of expression.

This allows for there to be multiple variations on a theme that let each building stand alone, becoming uniquely recognizable as related icons on campus without relying on too much repetition across a campus of ten buildings, one thousand and twenty units, and three amenity-rich community buildings.

Construction Information: The residential buildings (RBs) will be of a non-combustible construction type with five-stories of apartments over the parking podium. The community buildings (CBs) also of a non-combustible construction type are both two-story volumes containing the majority of the campus amenities.

Description Located at 5000 E Arapahoe Road, Centennial, Colorado lies the senior living community Someren Glen. The architectural intent is to build a new 45,100 square foot three-story skilled nursing building that will include forty skilled nursing beds and eighteen transition care beds. After the skilled nursing building is constructed, demolition of the existing skilled nursing building will start followed by new construction of a 119,500 square foot seventy unit three-story independent living building.

Description Erickson Senior Living, Continuing Care Retirement Communities (CCRC) range from 750-1,500 independent living units and twenty percent of healthcare units. A typical master planning effort for Erickson Senior Living extends from one to two weeks of full time effort. Each master plan is accurately depicted to achieve a precise representation of the unit count, required parking, amenity square footage, outdoor areas, and recreational space requirements, etc. all tightly calculated per Erickson Senior Living’s guidelines and standards.

A. 1,350-unit site plan in Westminster, Colorado. Architectural Narrative: A sweeping panoramic view of the Colorado Rockies’ Front Range anchors a new community that truly seeks to embody the spirit of Colorado. The site concept utilizes several new urbanism planning principles that prioritizes the residents’ well being as a whole, promotes a stronger community bond, and higher individual quality of life. Our East-West avenue, The Mountain Run, carves through the heart of our neighborhoods to anchor multiple outdoor amenities, maximizing the communal space to attract residents to come together often. These spaces include: secured trail access, a dog park, an amphitheater, the marketing center which will later convert to a small activity building, a multi-use community plaza, the community pool, and the Life Enrichment Center’s Promenade Plaza.

This avenue will be a very active spine for the residents where, as the saying goes in Colorado, there’s no excuse not to get up and move. Multiple park pavilions flank the resident buildings to provide more intimate gathering spots, acting as nodes along the internal community trails that promote walkability and connect to the greater Westminster trail system for off-site exploration. Our buildings step and cascade with the topography to offer more views of the Rockies and give diverse interactions with both internal and external community spaces and activities. This scheme promotes urban living conditions while still offering moments to find solitude and enjoy every season in Colorado.
