About Us Avillia Developments is a privately owned and operated land development company with several projects in the Edmonton Capital region including Sherwood Park, Leduc, Beaumont, Calmar, and Spruce Grove, as well as in British Columbia’s Okanagan region. We have been creating neighbourhoods for nearly 30 years. What drives us is a passion for developing functional, beautiful and diverse environments for people to live, work and relax.

The Avillia Story In 2005, Avillia Developments began in the basement office in the home of Patrick and Eleni Shaver. It was a dream born at a cross-section of passion for the land development industry and possessing the technical knowledge, background, and experience needed to build communities that matter. Upon returning to Canada from time spent in Australia working for the 2000 Summer Olympic Games and consulting on infill projects in Sydney, Patrick reflected on his background and looked hard at his many career options. So even though Patrick had vast experience in construction, engineering consulting, project management, oil and gas, and government work, he decided that his goal was to become a land developer. Land development is a risky and capital-intensive industry, but Patrick and Eleni were prepared to take the leap into building Avillia. Given their work experiences and education, they believed they could develop a company in an independent and efficient manner. Patrick and Eleni had the goal of delivering quality neighbourhoods that were also profitable. At the onset of Avillia, Patrick spent time consulting for landowners and other developers as he worked towards building a company that would own and manage new land development projects. The first parcel of land that Avillia developed was Laurin Industrial in Strathcona County. The scope of this project included approvals, design, and construction to produce a quality industrial park. Not without its challenges due to changes in County development policies and standards along with the City of Edmonton’s impedance of approvals, Avillia was able to adjust, negotiate, and gain support for this development and still deliver a successful industrial subdivision. In addition to the project’s financial success, Laurin also became the model for future urban-style industrial developments in Strathcona County.

From that very first project, Avillia continued to grow. Through strong partnerships with companies like the Katz Group, Landrex, MLC, and Carrington, Avillia was able to add project after project to its portfolio. In 2018, Salisbury Village won for “Best New Community” at the Awards of Excellence for the Canadian Home Builders’ Association Edmonton. Since then, various Avillia neighbourhoods have been finalists with BILD Alberta and again with CHBA Edmonton. Avillia truly has come a long way from a consultancy in a home office to the commercial space it occupies today in Edmonton, Alberta. Over the years, the Avillia team has grown and has added even more knowledge and experience to the company. Avillia continues to add projects to our portfolio and in 2019, Avillia expanded into the Okanagan region of British Columbia. Though focused to date on land developments, Avillia is now venturing into commercial, resort, and residential property developments. With every new team member, every new project, and every new partner and investor that works with Avillia, our reach expands, and our business grows. Avillia’s values of enhancing relationships, treating people with respect, and delivering quality, have led to where we are today and are the foundation for more growth, more exciting projects, and greater involvement in the community. Avillia manages this process from start to finish or works with clients on any of the pieces in between. What We Do Avillia offers services and expertise in the following areas:

Land Development Developing a piece of land is more than just deciding where each building should go. It involves extensive due diligence, planning the layout, and integrating it with the surrounding neighbourhoods and environment. Working closely with municipalities to obtain approvals and consulting with the community to ensure the development will meet their needs and bring value are also important steps. Once that is all in place and the dirt begins to move, community formation occurs through utility servicing, putting in roads, pathways, and play spaces, and finally, landscaping. Carefully selected homebuilders and commercial developers design and craft the dwellings and spaces in many of Avillia’s communities. This vertical development allows for the communities to spring to life and welcome people to live and work in the community.

Resort Development Hotel resort development is a complex and collaborative process involving investors / owners, developers, and hotel operators. Avillia leads this process to develop a resort that appeals to both end-users and all parties involved.

Commercial Development The development of commercial spaces is a complex process involving planning, design, construction, and leasing. Avillia’s goal when creating commercial spaces is to offer value to tenants, vendors and end-users.

Project Management Avillia works with a variety of partners, acting as Project Manager on developments and handling the day to day management and execution of a project.

Meet the Team Responsibilities • Avillia’s founder and visionary, Patrick leads the Avillia team. He builds relationships and works collaboratively with municipalities, elected officials, and within the land development industry to make our projects successful. • Patrick brings his creativity to the table when it comes to designs, processes, and ideas for future development.

• B.Sc. in Engineering (Civil Engineering), a Master of Engineering in Transportation and a Masters’ Degree in Business Administration. • Managed the aquatic center for the 2000 Olympics in Sydney, which involved a major infrastructure overhaul within a tight timeline. • Completed part of his studies at the Helsinki School of Economics in Finland. • Awarded the UDI ER Spirit Award in 2013. • Awarded the UDI Alberta Volunteer Award.

Digging Deeper • With three school-aged children, Patrick coaches several sports teams, plus volunteers on other non-profit and community organizations in the Edmonton area.

• As the co-founder of Avillia, Eleni’s role varies and extends into all areas of business operations. • She is the pulse of the organization and her responsibilities vary from office management and human resources to managing many aspects of Avillia’s business relationships and projects.

• Chris leads the financial activities of the company, from planning and arranging funding for projects to financial reporting.

• Canadian Chartered Accountant and US Certified Public Accountant designations. • He has worked for everything from small businesses to the Walt Disney Company.

• B.Sc. in Engineering (Computer Engineering), a Masters’ degree in Engineering and a Masters’ Degree in Business Administration. • Achieved certification through the Project Management Institute (PMI). • Applied her management skills and expertise during a fruitful 15year career in the IT field. • Eleni has managed numerous projects in her career including the implementation of the operational information technology used at the Sydney 2000 Summer Olympic Games.

• Dustin manages the due diligence process, entitlement, design, and construction process for Avillia’s land development projects. • He is responsible for communication with stakeholders, builder partners, contractors, consultants, adjacent land developers, and municipalities and works with various organizations and facilitates agreements.

• Jill works closely with homebuilders, development managers, and marketing consultants to bring raw land to the market and actualize its potential. • From lot sales to market research to creating and managing marketing plans, Jill connects Avillia’s developments to the end-user.

• Holds a Civil Engineering Technologist diploma from the Northern Alberta Institute of Technology (NAIT). • Carries a Certified Engineering Technologist designation through the Association of Science & Engineering Technology Professionals of Alberta (ASET). • Since 2004, he has successfully serviced and managed over 2000 lots.

Salisbury Village • Sherwood Park, AB • 70 acres • Mixed-Use, Residential Land, Commercial Land • Year Development Began: 2013 The entrance to Salisbury Village is located on the south side of Wye Road, a major thoroughfare through Sherwood Park in an established part of the hamlet. Sherwood Park is in Strathcona County, a suburb of Edmonton and is well connected to Alberta’s capital city. It is a mid to upper-end neighbourhood with high-standard architectural requirements. The community is a mix of commercial, high density residential, townhomes, duplex and single-family homes. This diversity in housing types with the retail components and the vast parks, ponds, natural features and pathways reflect the theme and intent of an urban village. The original project was 50 acres; however, another 20 acres were added through the acquisition of part of the Glenmore Cemetery. Converting a cemetery into residential housing was a significant undertaking. There were many regulatory requirements and approvals were required from the County of Strathcona, the Edmonton Metro Regional Board, and various Departments with the Provincial Government.

Morningview on Middleton is a beautiful parcel of land located on the east flank of Middleton Mountain and will boast beautiful vistas over the Coldstream Valley. Morningview is a consolidation of three land parcels. One of these parcels that Avillia purchased was owned by the Middleton family – the same family for which the Mountain was named after.

Port Okanagan • Vernon, BC • 16 acres • Residential Land, Commercial Land, Commercial Development, Resort Development

Port Okanagan, or The Port, is a unique area on the waterfront of Okanagan Lake. This area is identified in the City of Vernon’s Waterfront Neighbourhood Centre Plan as a new and significant development along Lakeshore Drive adjacent to Lakeshore Park and Beach. This mixed-use development may contain retail stores along with various types of residential housing such as condominiums and rental apartments, and possibly a senior’s residence. In addition, offices, restaurants, coffee shops, and other stores will help shape the development. To complement this site and the entire area, a resort-type vision is planned, which includes a high-end hotel. This lake-front development has the potential to be a hub of activity for those living and visiting Vernon and the North Okanagan area. The Port is named such as it was in this area where the roads, rail, and ships all met. People would come by train then board large paddle wheelers to travel down Okanagan Lake. It was a gathering place 100 years ago, and will be again soon. Currently, Port Okanagan is undergoing planning, studies, and approvals in order to proceed with development.

Fenwyck is located on the eastern boundary of Spruce Grove, north of Highway 16A. The Fenwyck development is over 30% natural and open space due primarily to the vast fen complex on the south portion of the site and a constantly flowing trickle creek along on the west side of the lands. Both large natural features have heavy vegetation and therefore offer a great amenity lots in the community. The community is primarily low-density residential with large single-family homes, smaller single-family homes, duplexes and some townhomes. It also has a 2.5-acre community commercial site and large multi-family parcel slated for a seniors development. Fenwyck was a finalist for the Best New Community in the 2019 Canadian Home Builders’ Association – Edmonton Awards of Excellence in Housing. Stages 1 and 2 were serviced in 2017 and 2018, and neighbourhood details such as landscaping, masonry and decorative fencing have recently been completed. Fenwyck is a multi-stage development where approximately 10 more stages will be developed in this mid to upper end neighbourhood over the next few years.

Quarry Landing is a small parcel of land located in north Edmonton near the North Saskatchewan River and Quarry Golf Course. The community concept prepared by Avillia contains 114 single-family and semiestate homes. This low-density approach to development provides a transition from the adjacent Quarry Ridge neighbourhood to other future higher density development. The plan features quiet streets, cul-de-sacs, and a number of amenity lots. With such fragmented ownership in Horse Hills Area Structure Plan – Neighbourhood 1, Avillia’s Development of Quarry Landing will finally help kick-start development in the area since the Area Structure Plan was approved. Avillia is currently undergoing detailed planning of Quarry Landing. Avillia plans to develop the community over one or two stages, with construction beginning in 2021.

Les Ciels is ideally located in the southeast quadrant of the City of Beaumont. This fast-growing municipality is located on the southeast periphery of the City of Edmonton and is contiguous to an actively developing neighbourhood. Multiple land uses create the community over 5 stages of development. Residential (single-family, duplex, townhomes and multifamily), commercial space, parks and a school site. With the first-stage connecting to the existing community to the north and / or the newly upgraded range road 241 to the east, this neighbourhood is easily accessible.

Forest Heights • • • • •

Forest Heights is a residential development located on the east side of Beaumont just south of 50th Avenue. The community contains primarily low-density residential, which includes semi-estate, large single-family homes, smaller single-family homes and duplexes. The natural large tree stand on the property has been incorporated into the design of the neighbourhood and this amenity has contributed to creating a high-quality community in Beaumont. Forest Heights was able to offer residents with fully fibre optic – super high-speed internet. The development is home to the first resident in western Canada to have 1 GB internet. Different ownership began construction of the neighbourhood in 2008, however the first stage had difficulty gaining momentum. Shortly after purchase, Avillia redesigned the entire neighbourhood with success and immediately noted positive results. Forest Heights completed paving its final stage in October 2020. Nine Stages were completed over 8 years of development. The pace of development and sales have been high, which were attributed to a variety of home sizes, amenities such as trails and parks and the retention of a good portion of a large natural tree stand. Forest Heights is a 9-stage development where the first 8 stages are complete and the last stage commenced construction in 2020.

Thomas Creek

• Calmar, AB • 155 acres • Residential Land, Commercial Land The name Thomas Creek comes from the original homesteaders of the land, the Thomas Family. Thomas Creek boasts a beautiful ravine on its west site which allows for an abundance of amenity and green space. Located on the southwest side of Calmar right on Highway 39 (10 minutes from Leduc Common shopping centre), Thomas Creek provides convenience with nearby amenities both in Calmar as well as in Leduc and Devon. Plans for the neighbourhood include a community commercial space, country estate homes, single-family homes and more. Calmar was impacted by the market slowdown in 2010 and Avillia continues to work to launch the community when the timing is right

Located on Highway 39 and only minutes away from the Leduc Common shopping area, Woodbend is a comprehensive community which, when builtout, will contain various low, medium, and high-density residential homes, a 15-acre commercial site, a school, and a vast pedestrian trail network. In addition to the significant on-site requirements, Stage 1 required major offsite infrastructure Improvements such as highway upgrades and a large lift station / forcemain. The construction of this offsite infrastructure means the planned new high school and recreation centre to the south of the neighbourhood can proceed with construction and development. It also will allow for the continual development of Woodbend without delays or infrastructure required by others. Stage 1 was serviced in 2017 and 2018 and neighbourhood details, such as landscaping and masonry features, have just recently been completed. The first Stage boasts 123 single family, duplex, and townhome lots, as well as the 15-acre commercial site.
