WELLNESS CENTER –

THE EDGE TULSA MASTER PLAN RESEARCH AND PLANNING

FALL 2021- SPRING 2022 (CURRENT) / MIXED USE

This site is in the heart of downtown Tulsa, Oklahoma. This sites main issues are the lack of activities, walkability, and services. Since the site is lacking activities and services on and around the area, it is negativity impacting the environment, culture, connectivity and walkability to the area. The Edge Masterplan addresses the problem by focusing on activation, walkability, and connectivity. With these in mind, making the blocks feel shorter, adding in mixed use buildings, and density in population. Downtown Tulsa lacks a grocery store, healthy food options, class A office buildings and more than we thought about adding to make it pedestrian friendly and active. This causes people to be less active, drained mentally, physically and overall decline in health. The Wellness Center, “Emerge,” helps address these issues by providing activates inside and outside that are engaging, mixed use buildings, and a healthy balance of wellbeing education. This project is being currently, worked on.

RESEARCH & PLANNING LOCATION

INFLUENCES / ACTIVATION ON SITE

HISTORY OF TULSA Tulsa was founded in the late 1800’s and has a very interesting history behind its making. Today the main attraction for Tulsa is the art deco architecture, and the culture. It has many interesting points throughout history which is shown below. Much of Tulsa’s wealth is from the oil industry. It is a town that is upcoming but needs some attractions to make it more pleasant of a stay. The site is also located within the boundaries of the Cathedral District, which also adds to the program of the masterplan and the wellness center.

SWOT DIAGRAM

ANALYSIS OF THE SITE / LOCATION

Using the surrounding environment allows for placement and topography to be made to allow the buildings to use full extent of the site.

By looking at the demographics of the area and big “connections” to the site allows the project to model depending on the needs of the site. This area is mainly younger adults that want to be connected to the community and their overall wellbeing. .

PROGRAM / LAYOUT POTENTIAL

The placement of the program is based on the surrounding buildings and having short line of sight.

The program in the master plan is also influenced by these pocket parks to help break the downtown building feeling. There is also a flow of water feature that is present to allow for the connection to nature and helps cools off the area.

OLDER MASTER PLAN

10th ST Existing

This street has 4 lanes that are light traffic even during rush hours. There are some trees planted to the edge but has a high heat island effect and not walkable or enjoyable.

10th ST proposal Vehicular capacity is trimmed down significantly to increase walkability. Bioswales and landscape (native) are planted along the edges of the streets to filter run off water. Bioswales included will reduce the heat island affect, limit contaminated runoff, and provide connection to nature.

DEVELOPING SITE PLAN

N This is the 1st floor access of the Wellness Center. There is a strong pathway to allow visitors to get from the Cathedral or the parking garage on the south side to the food court or Innovative office building on the North side. There is different decking to allow for transition into different areas based on the program. There is a track around which allows for a natural nudge.
