THE ACTIVE OVAL AT PIEDMONT PARK ATLANTA, GEORGIA

PROJECT SUMMARY >> TSW was tasked with developing the program, budget, and construction documents for rehabilitation. The work evaluated the environmental, historic, functional and aesthetic needs of the project with an advisory committee. The committee remained involved throughout the planning and design effort relative to scope and budget decisions. TSW managed the review of the plan through three adjacent neighborhoods as well as preparing and presenting the project to the Atlanta Urban Design Commission. TSW worked closely with the contractor throughout the process to maintain the quality and cost controls for the project. The scope of work included design of the site itself from a grading and drainage perspective, sports field design for soccer and softball, turf management, subsurface drainage, materials selection, custom detailing, and cost analysis. The Active Oval is encircled by a one halfmile running track funded by the Atlanta Track Club. This is a 10-foot granular based trail with subsurface drainage and a synthetic 1� x 6� vertical edge on both ends. CLIENT >> Piedmont Park Conservancy

DEIDRA LACKEY MEMORIAL PARK HICKORY, NORTH CAROLINA

PROJECT SUMMARY >> TSW prepared a master plan for the 10-acre Deidra Lackey Memorial Park in Hickory, North Carolina. This project focused on revamping an existing park to handle a wider range of activities and experiences for users based on stakeholder input. This waterfront master plan imagines major new architectural and landscape architectural elements, including: a conservatory, a community gathering building, amphitheater, children’s playground, docks, and a boat ramp. The environmentally-sensitive plan focuses on preserving and enhancing views to the water, protecting mature trees, reducing runoff, and protecting Lake Hickory’s water quality by treating stormwater runoff with rain gardens and bioswales. Master plan deliverables included a vision statement, guiding principles, a concept plan, architectural concepts, a project budget, and a phasing plan. CLIENT >> City of Hickory, Robert Lackey


DEIDRA LACKEY MEMORIAL PARK HICKORY, NORTH CAROLINA

PROJECT SUMMARY >> TSW completed landscape architectural site plans for alterations on a site at an existing office building on One Glenlake Parkway in Sandy Springs, Georgia. Site design included a flexible use ADA-compliant artificial turf lawn, a large shade structure with globe string lighting, concrete and ipe wood slat plinth seat walls, an on-grade ipe wood deck with a fire pit lounge, permeable paver plazas, and sunken rain gardens. Permeable pavers improve on-site sustainability and hydrology while connecting two pedestrian plazas spanning a drive aisle, slowing traffic and giving the exterior space back to the pedestrian. New speed tables in the drive aisles connect the two new plazas to the existing hardscape, further slowing traffic and giving users a completely accessible route to and through all exterior plaza spaces. A suspended sidewalk that at one time bridged a water feature was retained in the design and integrated into the new plaza overlooking the existing waterfall. Permeable pavers fill the void left by the removed water feature, lying flush with the existing suspended sidewalk and creating a hardscape plaza space. The remaining voids were turned into sunken vegetation gardens, planted with vertical, dense horsetail reed that flank walkways through the plaza. CLIENT >> Gensler

PROJECT SUMMARY >> This master plan’s focus was re-imagining an existing public beach as a unique regional destination offering a range of age-appropriate activities, while improving pedestrian access, reconnecting the beach to downtown, and providing flexible venues that function for different event sizes. The goal was to create a waterfront destination fully integrated with the business district of downtown to stimulate revitalization. The plan reconnects downtown to the waterfront and reduces the scale of the State Highway through a series of pedestrian-oriented modifications. These changes include reducing roadway lane widths to minimum standards, reducing the speed limit, using urban DOT standards, and adding pedestrian refuge islands and upgraded crosswalks at intersections. Parking in prime waterfront areas is redistributed to on-street parking or converted into flex event spaces with multiple uses. CLIENT >> City of Gulf Shores

PROJECT SUMMARY >> The Bathhouse, originally built in 1911, along with the current swimming pool, built in 1973, were two of the remaining renovations to be undertaken as part of the Piedmont Park Master Plan. The Bathhouse and pool area renovation consists of new restrooms, showers, changing rooms, lifeguard station, and multiuse facilities with space for programs, exhibits, and events. TSW was retained by the Piedmont Park Conservancy to provide schematic landscape design and construction documents for the pool area and surrounding grounds. The project is received Leadership in Energy and Environmental Design (LEED) Gold certification and received the 2010 Atlanta Urban Design Commission Development of Excellence Award. PROJECT SUMMARY >> TSW entered a PlaySpace design completion in 2015 for Infill Philadelphia, placing as a top 3 Finalist. TSW named the park Nixon Park, after the late Blanche M. Askew Nixon, a Philadelphia community leader who dedicated herself to bettering the lives of the city’s youth by providing unique, nature-based play to improve physical health and well-being with playful, didactic park elements that make learning fun. The park is organized as a series of linked flexible outdoor rooms that can function as individual activity spaces, group activity spaces, or be used as a series of progressive outdoor classrooms. Each room includes unique interactive elements and themed landscape based on the curriculums that interpret literature, natural processes, and geology offering children the opportunity to connect with nature with their full range of senses. PROJECT SUMMARY >> TSW’s Landscape Architecture Studio has been working with the City of Lawrenceville on the Lawrenceville Lawn project, which is under construction. The Lawrenceville Lawn, which will include an amphitheater for community events and playground, is the first phase of TSW’s Jackson Street Master Plan to be built. A key feature of the park is the use of bio-swales and bio-retention to manage stormwater runoff. As part of the design for the Lawrenceville Lawn, TSW’s Architecture Studio developed an energy efficient, well-designed bathroom facility that is capable of being moved to other parts of the site as future expansions occur. Special attention was given to specifying vandalresistant light fixtures, plumbing fixtures, interior and exterior cladding, and bathroom accessories. CLIENT >> City of Lawrenceville

PROJECT SUMMARY >> TSW was retained by the City of Peachtree Corners to provide planning and design for the signature urban park space in Peachtree Corners. The park will serve the community as the City Green with a large oval amphitheater. Other important features include an Open Air Pavilion, Interactive Water Feature, Playable Art, Turf Berms, Founders Monument, Community Garden ,and Veteran’s Memorial. Another phase is the Botanical Garden, which will connect the pedestrian bridge to the City Green meandering along an existing stream. The Botanical Garden Area includes a tree house and trees with Identification tags for learning. CLIENT >> City of Peachtree Corners

PROJECT SUMMARY >> TSW was retained by the Gwinnett Community Improvement District (CID) to conduct a feasibility and scoping study for enhancing connectivity via a multi-use trail from McDaniel Farm Park to the Gwinnett Place area. As part of the project, TSW conducted a user spatial analysis identifying possible new redevelopment, existing points of interest, and employment locations to better understand potential trail users. Following the user spatial analysis, TSW developed potential trail alignments, along with cost estimates and typical sections, that would maximize the trails’ user benefits while minimizing known impacts and challenges to develop a preferred trail alignment. Community engagement played a significant role in the development of the preferred trail alignment and included intercept surveys at three different locations, an online survey, and outreach communication in English, Spanish, Korean, and Mandarin. WOODLANDS GARDEN NATURE PRESERVE DECATUR, ATLANTA

PROJECT SUMMARY >> TSW was recently retained to develop the Woodlands Garden Nature Preserve Master Plan. Main elements in the master plan include: An enhanced single entry from the main roadway, Scott Boulevard, improved parking, Improved path system, a new bathroom building, an enhanced open space area including both passive and active uses, enhanced facilities for programing and events like weddings, tours, educational opportunities, etc. The project design was based on preserving and enhancing existing nature, historic trees, and pathways. Tasks include stakeholder and board involvement, the master plan itself, design development, construction documents, bidding services, and construction administration is forthcoming. KENNESAW CITY HALL GREEN KENNESAW, GEORGIA

PROJECT SUMMARY >> TSW worked closely with the local project Engineer to complete landscape design services for The Kennesaw City Hall in Kennesaw, Georgia. The goal of the plaza design was to give the Kennesaw City Hall a place to aesthetically welcome visitors, to serve as the new front door, to give employees a pleasant exterior place in which to be, and to highlight the historic spring on site. TSW helped preserve Big Shanty Spring, turning what was a difficult to get to location, into an ADA accessible plaza celebrating the historic spring. A granite fountain and runnel system was designed to encase the historic spring, giving it life and more attention as an amenity. Formal plantings and classic materials marry the architecture of the City Hall building, framing views and pathways into the building and through the plaza. Vegetation focuses on formal, evergreen plants to provide year round color in what once was predominately hardscape and a long, linear lawn frames the entry to the building and provides flexible-use space for visitors and residents, alike. Concrete plinth walls with built in benches provide seating for visitors and employees while raised planting beds serve as additional seating in the form of seat walls. UNIVERSITY OF SOUTH CAROLINA BEAUFORT MASTER PLAN BEAUFORT COUNT, SOUTH CAROLINA

PROJECT SUMMARY >> The University of South Carolina Beaufort’s compact historic campus in the heart of downtown Beaufort is complemented by the new Hilton Head Gateway campus along Highway 278. Double-digit growth in student population means that facilities on both campuses must grow to meet expanding needs. TSW was retained to perform a space needs analysis, including 10-year projections for campus population growth and deficits in classroom, office, recreation, and other types of space. Significant needs were addressed through proposed expansions. The Master Plan also includes recommendations for transportation and parking, public spaces, building design, and other aspects of facilities on both campuses. To address the needs of the underutilized historic campus, an action plan proposes a new residence hall and classroom building. These will generate much needed activity to make the campus more viable, while providing academic space to expand desired degree programs. The architectural style and scale of the proposed buildings complements the nearby historic homes and businesses. The already growing Hilton Head Gateway campus is proposed to be further expanded in a way that focuses on and energizes the main quad. Improvements to the previous master plan will bring activity from the proposed Convocation Center into the heart of campus, while still preserving an academic focus. PROJECT SUMMARY >> TSW was hired for landscape architecture services for Evans Town Center, a mixed-used development located in Evans, Georgia. As part of the schematic design package, TSW presented the client with two distinct-themed concept plans. TSW then refined one schematic concept plan to advance the design, and rendered a series of still images and a fly-through in order to convey the design intent. The refined schematic design package documented the softscape, hardscape, conceptual grading, and other site elements for the project. It also included design intent images of a fountain feature, and an overall preliminary cost estimation for the project. CLIENT >> Meybohm Commercial Properties

PROJECT SUMMARY >> Las Catalinas, consisting of approximately 1,200 acres in the Guanacaste area of Costa Rica, is envisioned to be a seaside resort town that builds on the design precedents of historic Mediterranean coastal and hill towns. The planning process included an extensive on-site reconnaissance and a week-long design charrette that brought together planners, architects, engineers, and economic analysts to determine areas that should be developed and preserved, character and scale of residential and commercial development and architecture, and transportation networks intended to minimize vehicular use. The resulting master plan framework is a series of beach and hill towns with a mix of residential, commercial, and recreational uses with each town having a unique identity based on topography and purpose. Beach Town, the main activity center, is located on the site’s prime beach frontage and will contain a broad range of retail, restaurant, entertainment, office, recreation, and other supporting uses. The town will be predominantly pedestrian-oriented, but will provide for automobile access and parking. A diverse mix of residential options, often stacked above other street-level uses in multistory buildings, will include hotels, apartments, and attached, as well as detached dwellings. PROJECT SUMMARY >> TSW was retained for landscape architecture services on J&5, a mixed-use residential project located in Atlanta, Georgia. As part of the design services, TSW rendered a tree recompense plan for land disturbance permitting and construction documents, which included hardscape and landscape elements. Two community courtyards were designed as part of the construction documents, and TSW coordinated closely with Smith-Dalia Architects on the overall intent of these on-structure amenity spaces. The northern community courtyard offers more of a passive lifestyle with a fire pit, raised community garden beds, synthetic turf lawn, a custom outdoor grill, unique ambient lighting, and a terraced linear deck. The southern courtyard space was designed with a more active use in mind and includes flex space for outdoor exercise, built-in banquette seating, an elevated pool deck, and green roof pergola structures. SOUTH DOWNTOWN MARTA STATIONS MAKEOVER ATLANTA, GEORGIA

PROJECT SUMMARY >> Central Atlanta Progress hired TSW to create implementation focused design recommendations for the two South Downtown MARTA Stations, Five Points and Garnett. The recommendations address immediate-, short-, and long-term needs, and are considered through the lens of short-term feasibility. Both stations have similar elements that inhibit their success, but because of the differing contexts and environments, require modified recommendations to address the overarching challenges. TSW engaged in a vigorous public engagement process to learn more about the current riders’ desires for the stations and surrounding neighborhoods. Because of feedback from various focus groups, the project design team formed a strategy using pride-building concepts of “I Choose MARTA” and “MARTA Makeover.” The project team visited the two stations, Georgia State University, and Woodruff Park during station “intercepts” to survey people riding MARTA and non-riders. The team synthesized all of the previous feedback and devised guiding principles to attain MARTA’s overall goal of increasing ridership. The design recommendations address the principles through three themes, which are reconnecting interrupted corridors, enhancing views to the stations, and activating underutilized public spaces. TSW is currently receiving feedback on the preliminary design recommendations in order to make adjustments and prioritize needs. Many of the ideas can be addressed through immediate, “tactical” methods or within a short period of time (ideally, within two years) with limited funding. SOUTH DOWNTOWN MARTA STATIONS MAKEOVER

PROJECT SUMMARY >> As part of a major streetscaping project in Midtown Atlanta, TSW was asked by the Midtown Alliance to improve the aesthetics and function of Juniper Street. The $9.3 million streetscape project begins on 14th Street and continues to North Avenue, and 12th Street is included from Juniper Street to Piedmont Avenue. Although Juniper Street is home to some of the city’s most popular restaurants and theaters, and is part of the Midtown Business District, the street had sections that were in need of repair, and weren’t pedestrian or bicycle friendly. TSW’s design keeps three lanes of one-way travel and incorporates a bike lane, as part of the City’s existing bike lane system to provide alternative commuting options. Off-peak parallel parking was realigned, and new trees and more spacious sidewalks will be added. Additional planters, benches, bike racks and trash receptacles will tie the street together visually and make it much more appealing and safer for cyclists and pedestrians. the bioswales will beautify Juniper Street. Each bioswale will be created from local river rock with native plants and trees that adapt to wet soils. CLIENT >> Midtown Alliance / City of Atlanta


ATLANTA BELTLINE HISTORIC FOURTH WARD PARK / EASTSIDE TRAIL GATEWAY

PROJECT SUMMARY >> The Atlanta BeltLine is a 22-mile loop of trails, transit, and parks following an abandoned railroad right- of-way. TSW led a consultant team to provide design and engineering for the Historic Fourth Ward Park / Eastside Trail Gateway. The site is constrained by steep topography and an approximate 30-foot elevation change.TSW’s design for the gateway was guided by two design principles: 1) complement the Angier Overlook with a simple understated design and 2) design a clear gateway that functions for multiple circulation patterns. As part of the design process, TSW incorporated lighting, vegetation, and stormwater management strategies. TSW developed schematic design and construction documentation and provided construction administration. The gateway trail project was completed in August 2014. COLONIAL HOMES REDEVELOPMENT ATLANTA, GEORGIA

PROJECT SUMMARY >> Pool Amenity Area: The pool amenity area was designed to have a direct visual and physical link with the interior club space and leasing center. The plan continues a similar wood paving from the interior space to the exterior amenity deck. The amenity area’s pool, picnic lawn, fire place, and a series of outdoor living rooms are organized around a central view axis from the club looking over an infinity edge water feature. The City required that the pool be completely screened form the street. To avoid completely walling the pool off from the park the design uses a unique clam shell green wall configuration that screens the pool from the street but allows perforated views into the park. Integrated Bioretention: The plan features a completely integrated bioretention area for stormwater treatment. Stormwater from the building’s roof and amenity area is fed into the bioretention area which is planted to emulate a wetland, cleaning the water and allowing it to percolate into the ground. The bioretention area is a landscape feature accessible by boardwalks and visible from the amenity deck, the residences, and the amenity deck. CLIENT >> Colonial Homes Apartment Community

PROJECT SUMMARY >> TSW was retained by the City of Kennesaw to provide planning and design for restoration of Depot Park, a park in the historic downtown of Kennesaw. The master plan’s focus was maintaining a connection to the existing museum while enhancing and expanding the existing park. The main park program included the event lawn/fl ex parking, Overlook, Dog Park, Amphitheater with a capacity of 4,000, Restrooms and Concessions, Shade Structures, Bocce Court, Grass Contours, and Interactive Fountains and Art. parking or converted into flex event spaces with multiple uses. DULUTH DOWNTOWN MASTER PLAN & IMPLEMENTATON DULUTH, GEORGIA

PROJECT SUMMARY >> TSW was retained by the City of Duluth to develop their Downtown Master Plan to help establish a vision for the future of the downtown area as a true hometown and a regional magnet for commerce. The Master Plan details an implementation strategy of municipal projects, needed policy changes, and catalytic projects to fulfill that vision. Following the Master Plan, TSW designed streetscapes for the downtown area focusing on a balance between vehicles and pedestrians. The streetscape is a two phase project on historic Main Street designed to accommodate outdoor dining, buskers, and mid-block crossings. The project has also increased the amount of on-street parking available in downtown Duluth. Another implementation project that resulted from recommendations in the Master Plan is the catalytic project, the Parsons Alley Block. TSW is designing Construction Documents for the site that includes a plaza area to serve the downtown area and adjacent restaurants with seating, bocce ball court, entertainment screen, play art structure, public art, and redesigned surface parking area. DULUTH DOWNTOWN MASTER PLAN & IMPLEMENTATON DULUTH, GEORGIA



BLUE HERON NATURE PRESERVE MASTER PLAN ATLANTA, GEORGIA

PROJECT SUMMARY >> Set along historic Nancy Creek, the Blue Heron Nature Preserve offers the local community beautifully preserved and restored wetlands, woodlands, pond ecology, and meadows. Blue Heron Nature Preserve (BHNP) updated its 2008 master plan to create a vision for the future of the Preserve. Much of the previous plan was implemented and new land was acquired, resulting in the need for a vision and plan update. BHNP retained TSW to assist with the planning process and to create the master plan illustration and supporting documents. TSW met with multiple stakeholder focus groups and a smaller steering committee with representatives from each group. The focus groups included BHNP staff and volunteers, neighborhood residents, City of Atlanta staff (Parks and Recreation, Department of Watershed Management), a group of partners, and the Project and Facilities Committee. Following the input review process, TSW developed design and planning recommendations based on the BHNP vision were organized by art, wildlife, habitat, and history categories. Recommendations ranged from entrance signage and art to trail connections to new buildings and areas for educational activities. CLIENT >> Blue Heron Nature Preserve



STUDIOPLEX ON AUBURN ATLANTA, GEORGIA

PROJECT SUMMARY >> TSW and Smith Dalia Architects were retained by the Orinda Corporation and their partner, Historic District Development Corporation, to prepare a master plan for repositioning Studio- Plex on Auburn. Originally conceived after the 1996 Olympics as a combination of mixed-income rental housing and work studio spaces, StudioPlex failed to live up to its potential. Instead, the site languished as the surrounding Old Fourth Ward neighborhood blossomed with new homes and businesses. The master planning effort focused on repositioning the existing StudioPlex building by upgrading units and creating opportunities for mixed-income, owner occupied housing. Following completion of the master plan, TSW’s Landscape Architecture Studio was retained to redesign the central open-air corridor within the existing StudioPlex structure. The design focused on creating private spaces for corridor-fronting units, while still creating a unified palette of planting materials to tie the space together and make the space more pleasant for future residents and businesses. 100 PEACHTREE PLAZA ATLANTA, GEORGIA

PROJECT SUMMARY >> TSW was retained by American Capital Partners to provide planning and design for the a signature urban plaza space and streetscape project in downtown Atlanta. The plaza is the key entrance element and outdoor gathering space for 100 Peachtree (Equitable building), including outdoor seating cafe space, an interactive water feature, granite paving, signage, and a custom sculpture. One of the key challenges was designing around the MARTA ventilation system that is located on the site, which included design review meetings with MARTA to discuss aesthetic modifications and the approval process. TSW is developing schematic design through construction documentation, which includes site plans, construction details, utility plans, erosion and sediment control plans, site lighting plans and details, fountain plans and details, and cost estimates. PROJECT SUMMARY >> In 1992, Pemberton Hotels selected TSW to prepare a master plan for a 450-acre country club community near their prestigious Royal Pavilion and Glitter Bay Hotels on the Platinum Coast. The plan features a 27-hole Robert Trent Jones, Jr. golf course, and totals approximately 400 units. Our contributions to the project included master planning, clubhouse site planning, conceptual design for residential products, design guidelines, and golf course landscape architecture. Currently, TSW is working on an expansion plan for the adjoining Lancaster Plantation, which will include an 18-hole course designed by Rees Jones and a neotraditional village to be built around the redeveloped sugar mill. RIVERTOWN COMMUNITY PARK ST. JOHNS COUNTY, FLORIDA

PROJECT SUMMARY >> RiverTown, a 4,000-acre master planned community along the St. Johns River, which was designed by TSW, includes a variety of residential and retail in distinct districts. Within the districts are a variety of park spaces, including swim and tennis centers, a riverfront boathouse and dock area, and a regional recreational park. To connect all of the districts and park spaces, TSW’s Landscape Architecture Studio designed a network of multiuse trails and pedestrian-friendly streetscapes that allow convenient and safe access to all of the amenities. One of the signature parks of the development is RiverTown Community Park. Once completed, RiverTown Community Park will be a county-owned park with softball/baseball complex, known as RiverTown Fields, two soccer fields, eight tennis courts, parking areas, a dog park, passive field areas, restrooms, and multi-use paths. TSW was responsible for the design from concept to schematic and completed design development and construction documents for the park. Construction was completed in Fall 2008 for RiverTown Fields. CROOKED CREEK COMMUNITY AMENITIES MILTON, GEORGIA

PROJECT SUMMARY >> Crooked Creek is a 640 home community in Milton, Georgia. This active community prides itself on providing a variety of park and recreation amenities for its residents. In 2008, Crooked Creek Homeowners’ Association contracted TSW to provide a schematic plan and construction documents for updating and enlarging the community’s 4.5-acre amenity area located at the entry to Crooked Creek. The new amenities include a new clubhouse to replace the existing clubhouse, family pool, lap pool, pool bathhouse, an addition of two tennis courts to the existing eight tennis courts, new 2-story tennis pavilion, basketball court, an enlarged playground area, new event field, and additional parking. TSW architects and landscape architects worked together to ensure these gateway amenities function well for the required sport and recreation activities and allowed for a blending of the architecture into the existing residential community. Heavy timber wood columns, stone, board and batten siding, and brick are used to create landmark Tudor and rustic buildings that add to the overall atmosphere of the Crooked Creek Community. ROGERS BRIDGE DOG PARK AND RAIN GARDEN

DULUTH, GEORGIA


PROJECT SUMMARY >> TSW was retained by the City of Duluth to plan Rogers Bridge Dog Park and Rain Garden and design a dog park and surrounding passive parkarea. The dog park consists of two off-leash areas: one acre enclosed area for small dogs and a two acre enclosed area for large dogs. The remainder of the park includes: a rain garden; bioswale; interactive water fountain; pervious paving area for approximately 30 cars; seating areas; soft surface paths; and pergola structures. The rain garden and bioswale, two of the other key features of the park, serve as a stormwater detention area that captures rainwater and slowly releases the water into other parts of the park, including ephemeral streams. WOODSTOCK MIXED-USE WOODSTOCK, GEORGIA PROJECT SUMMARY >> • The Woodstock Downtown mixed-use building, the centerpiece of the Hedgewood development in Woodstock, Georgia, is six stories and totals approximately 168,000 square feet. • The brick building, which combines regionally historic architectural elements with contemporary elements, encompasses a 400-foot block that fronts the new square and mirrors the existing retail along Main Street. • The structure includes 28,000 square feet of retail with four floors of condominiums homes above CLIENT >> Hedgewood Properties
