345 Central Ave shows a careful integration of the old and the new, maintaining the history alongside proposing for the future. This existing façade is maintained and refurbished to retain its historical value. The articulation from the existing to the proposed addition is meticulously catered to, to create a seamless transition from old to new. The residential units sit on a vibrant commercial base that integrates with the community at the street level. This L-shaped building graces the streets of Lincoln and Central Avenue adding a modern touch to the existing streetscape. Pockets of patios, balconies and roof garden allows the building to open up to the exterior at consecutive intervals to capture just the right amount of lighting and ventilation that enhances the quality of living for the residence. Roof garden helps us to use the terrace in the most effective way, from improving the aesthetics, better stormwater management, decreasing Urban heat to improving the air quality and providing the residence with an hangout space away from the bustling city streets. We are using the pre existing elements as inspiration, sometimes as a reinterpretation and sometimes as part of the new geometry. Old building: ● Rich texture produce by the beautiful brick pattern and molding projections. ● Beautiful decorative cornice ● The predominant color is the brick (brown) New building: ● No texture in the materials. to emphasize the old texture ● A new simplified cornice that is not just decorative, it is also functional ● The predominant color is the metal (grey)
