ROSCO 2 RESIDENCE Design/Build/Development Chicago, IL Nicholas Design Collaborative 2014 Design Team: Peter Nicholas, John Roché Renderings by Jacob Wahler
FOR SALE BY ARCHITECT. RoscO2 is a sustainable, modern, efficient upscale design/build/development project in the Roscoe Village neighborhood of Chicago. Our intent was to create a nice open flow through the spaces, while utilizing every square foot possible. The home is elegant but not formal. The kitchen is the center of the house and is open to a large dining room as well as an outdoor dining space that is a virtual extension of the kitchen. A roof deck over the garage connects directly to the courtyard, creating a continuous, flowing entertainment space. The stairway to the second floor literally goes through the roof and brings in light through a skylight that runs the entire length of the stair that filters all the way down into the basement. Upstairs are two good sized children’s bedrooms, seperated from a large master bedroom suite for excellent privacy, with a large master bathroom that gets great natural light. Asking price: $1.9MM I collaborated with Peter Nicholas throughout the design process and was responsible for the entire construction document set as well as coordination with consultants. To Begin Construction Fall 2015.

F L I T E SERIES Design/Build Developer: Entre Partners
Ottawa, IL Nicholas Design Collaborative 2013 Design Team: Peter Nicholas, John RochĂŠ Renderings by Jacob Wahler
The Flite Series, a 4 unit townhouse project in the Heritage Harbor resort community of Ottawa, Illinois, started construction in June with delivery of the ďŹ nished product projected for late fall. Located 75 minutes from downtown Chicago is a planned marina based community. The project is perched atop a bluff overlooking an inlet feeding from the Illinois River. Each unit ranges in size from 2,500 - 3,100 square feet on 3 levels. All levels have views directed towards the water.
The units are placed as close to the water as allowable and the two car garages for each unit were placed as close to the street as allowable which accomplishes two things; it creates a protected semi-private outdoor living space between the garage the main building and separates the garages, reducing the scale of the main buildings in respect to its single-family neighbors.
I collaborated with Peter Nicholas on the design and was responsible for full delivery of construction documents through the entire design process as well as code research and coordination with consultants.

Situated on 156 acres on the Coast of Cambodia, this mixed-use development Master Plan aims to take full advantage of the waterfront via a promenade walk and marinas, while dividing the site into two zones: active and passive. The passive zone includes a hospital, school, elderly housing, eco-tourism destinations and high-end residential homes. The active zone contains a casino, shopping and restaurants, as well as water sports and other tourist activities. This proposal took about 2 weeks to produce. My responsibilities included design in collaboration with Khai Toh, 3D modeling, rendering and drawings.

US NAVAL BASE ROOSEVELT ROADS REDEVELOPMENT for The Government of Puerto Rico Puerto Rico The Chicago Consultants Studio November, 2010 - June, 2011
Total Site Area: Over 8,000 Acres
“Parcel 3” will be the initial phase of redevelopment at Roosevelt Roads. Comprised of Port Caribe, The Caribbean Riviera, El Yunque Grande, Marsh Vista and Eco-Outpost Base Camp they anticipate millions of square feet of new commercial development. Anchored by a casino gaming venue and resort hotel, Parcel 3 will include extensive waterside retail and entertainment, cruise facilities, golf and recreational components, a signature ecotourism lodge and environmentalist retreat – all afforded spectacular views and vistas of the sea and El Yunque. Phasing of Parcel 3 will include an initial infrastructure and pre-development investment, the anchor gaming venue, lodging and retail/entertainment, followed by infill amenities to complete the 15-25 year build-out. My responsibilities with The Chicago Consultants Studio, the Strategic Development Consultant for the Local Redevelopment Authority, included the development of 3D and graphic representation of the Master Plan for the 9,000 acre Roosevelt Roads Redevelopment. I also coordinated the Master Plan during the acquisition process between The United States Navy and the Government of Puerto Rico. This involved collaboration in strategic parcel and site design under numerous major environmental constraints and production of phasing diagrams in order to convey minimal environmental impact. I also collaborated with the production of parcel plans, developer packages and powerpoint presentations during pre-development stage in order to stimulate developer interests.

TRES COCOS VILLA Ambergris Caye, Belize Independent Design Project WORK IN PROGRESS
Situated on two adjacent parcels on the pristine white sanded shore of Ambergris Caye, this concept aims to open up the “back” of the house to celebrate the site’s amazing Caribbean views. The client’s taste for Caribbean vernacular is incorporated into a polite, yet contemporary form. The challenge is to build the entire house using concrete, as is the typical method of construction in Belize, given the tropical climate and tendancies for high winds during the hurricane season. This house includes a Master Suite, secondary suite, two guest bedrooms, office and caretaker’s quarters.

LAKE MICHIGAN HOUSE RENOVATION South Haven, Michigan BEDROOM 2
BATH
MASTER BEDROOM
February - July, 2011 Exterior Work in Progress.
This renovation project in Southwest Michigan aimed to open up this 1960s single-story house, and allow an open view from the kitchen through the living space, and to the Lake Michigan views beyond. Because the house only had one bathroom, a spare bedroom was transformed into a full bath, while the original bathroom became part of the new Master Suite. All bulkheads and soffits were removed to reinforce the openness of the house. Heating baseboards were replaced by radiant heated flooring throughout. The existing electrical and plumbing was also updated. Linoleum and carpet were replaced by 3/4” solid Brazilian Teak flooring and ceramic tile in the bathrooms. The new focal point of the house is the new bar/ dining top, made from a solid piece of Wenge from the Congo, which acts as the central gathering and entertaining space. All demolition and construction was completed in six months.
