THE competitive market analysis
Buyers will do extensive comparison shopping when purchasing a home. An impartial evaluation of market activity provides the best gauge.
The Competitive (or Comparative) Market Analysis (CMA) is our strongest tool for estimating the potential selling price of your home. As members of the Board of REALTORSÂŽ, we have
access to the Multiple Listing Service (MLS), from which we are able to prepare an analysis of similar homes in your area. Using this valuable information, we will work together to establish an accurate and realistic price for your home.
Active Listings Homes that are currently competing with yours for the attention of buyers. While we are able
to view the asking price of these homes for the sake of comparison, remember that none have yet received an accepted offer.
Under Contract Listings Homes that have received and accepted an offer provide a good indication of realistic pricing.
Sold Listings Researching the sales price for similar, recently-sold homes provides an accurate pricing
benchmark in regard to market value. Once adjustments are made for square footage and
feature differences, we are able to make a qualified recommendation for the asking price of your home.
Expired Listings These homes have gone through the duration of a listing period, but failed to sell. Any number of factors could account for the non-sale, such as a lack of marketing or the home’s condition. Most often, the home was simply priced too high for its market.
