THE competitive market analysis

Buyers will do extensive comparison shopping when purchasing a home. An impartial evaluation of market activity provides the best gauge.

The Competitive (or Comparative) Market Analysis (CMA) is our strongest tool for estimating the potential selling price of your home. As members of the Board of REALTORSÂŽ, we have

access to the Multiple Listing Service (MLS), from which we are able to prepare an analysis of similar homes in your area. Using this valuable information, we will work together to establish an accurate and realistic price for your home.

Active Listings Homes that are currently competing with yours for the attention of buyers. While we are able

to view the asking price of these homes for the sake of comparison, remember that none have yet received an accepted offer.

Under Contract Listings Homes that have received and accepted an offer provide a good indication of realistic pricing.

Sold Listings Researching the sales price for similar, recently-sold homes provides an accurate pricing

benchmark in regard to market value. Once adjustments are made for square footage and

feature differences, we are able to make a qualified recommendation for the asking price of your home.

Expired Listings These homes have gone through the duration of a listing period, but failed to sell. Any number of factors could account for the non-sale, such as a lack of marketing or the home’s condition. Most often, the home was simply priced too high for its market.

The Risks of Pricing Too High An asking price that is beyond market range will adversely affect the marketing of a property. Potential buyers will balk at an

unusual asking price, resulting in

a loss of interest in your home and

a comparably-increased interest in competing properties that offer a “better value.”

Marketing time is prolonged and initial momentum is lost.

A higher asking price will cause

competing homes to appear a better value to the buyer pool.

Here are some useful tips for preparing your home for productive showings. Exterior • Curb appeal is the buyer’s first impression of your home. Look at it from a buyer’s perspective­— what stands out? • Landscaping is key— the grass should look healthy and freshly cut; shrubs should be neatly trimmed. • Be sure that gardens, lawn areas, walkways and the driveway are free of weeds. • Clean up yard tools, children’s toys, evidence of pets and additional clutter. • Sweep the front porch, steps and walkway, and paint, stain, or clean the front door, trim and hardware.

Interior • Remove all clutter, personal objects and unnecessary furniture— less is more! • Quickly dust and vacuum shortly before showings. • Leave the lights on and open all drapes and shades. Be sure that windows and blinds are clean. • Be aware of unusual cooking or pet odors. Opening windows provides fresh air. • Turn off the TV, appliances and other distractions.
