Your home is more than just four walls and a roof. It's where you experience life and develop memories that will last forever. So, it's understandable that remodeling your home can be quite an emotional experience. For many, the remodeling experience, much like a roller coaster ride, is filled with peaks and valleys. It starts high with excitement as the designs for your project start coming together and momentum carries you through the first weeks as demolition and framing begins. But as the coaster reaches the bottom of the hill, excitement can start to give way to anxiety as the boring phases of electrical, plumbing, and drywall begin. During these phases in most projects, although progress appears to be slow or nonexistent, in reality, your project is likely moving along as planned. Then, momentum starts picking up again as trim, cabinets, and other design features that will determine the character of your home start getting installed. Before you know it, your project is complete, and your friends and family are raving over the transformations that have taken place.
What can you and your contractor do to help keep things on a more even emotional ride? 1. Communicate: If you have a question or concern about the progress or any other aspect of your project, ask your contractor. Express your concerns and make sure your contractor takes as much time as you need to explain things to you thoroughly. 2. Make your selections early: Don't wait until the last minute to nail down a design feature or firm up a selection item. Some items take a long time to come in when ordered, and
if you wait until the last minute, the materials may not be delivered when you need them. 3. Ask for a written production schedule: Your contractor should be able to provide you a written schedule showing you how work will progress. If you start to see the schedule slip a bit and don't understand why it's happening, have a conversation with your contractor (see No. 1 above). Speaking of transformations, the Greater Birmingham Association of Home Builders (GBAHB) Remodelers is excited to launch our new partnership Photo by Melissa Garrison with B-Metro magazine. We've been on a roller coaster ride ourselves as we planned and produced this new exciting "remodeled" magazine. Member Designations
When choosing a builder or remodeler, you want someone with the skill and expertise to do the job right. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty.

Certified Graduate Builder (CGB) The CGB designation means your builder has met the prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s code of ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation. Certified Graduate Remodeler (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, compete a comprehensive education curriculum, and pledge to uphold the program’s code of ethics. Certified Aging-in-Place Specialist (CAPS) The CAPS designation program teaches the technical, business management, and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market-specific information about working with older and maturing adults to remodel their homes for agingin-place. Certified Graduate Associated (CGA) The CGA Certificate program offers associate members an opportunity to enhance their 8

knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses that focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually. Certified Green Professional (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers, and other industry professionals who incorporate green building principles into homes—without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry. Master Builder (MB)/Master Remodeler (MR) The purpose of the Master Builder/Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder of Master Remodeler. They are screened by a committee of their peers who review customer, supplier, and subcontractor references; check or any current or pending litigation; and verify full liability and workman’s compensation insurance coverage. Membership is reviewed on a yearly basis, and failure to meet the program’s requirements can warrant disqualification from the program. Graduate Master Builder (GMB) The ultimate designation for the building professional, the GMB designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, CGR designation, CGA designation with five years of building experience, or ten years of building experience, and have competed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management, and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

Plan for Efficiency When Remodeling Renovating or remodeling a home requires a lot of thought about the design, materials and your quality of life. It’s the perfect time to explore ways to maximize energy efficiency within these renewed spaces. Consider the following components when starting your remodeling project: Design: When considering the design of your remodel, take into account variables such as window placement. You’ll want to position your windows where you can benefit from cross-ventilation and access to light. Also consider attic ventilation, which can have an impact on roof design and landscaping. A strategically placed deciduous tree (one that loses its leaves in the fall) can provide shade in the summer and allow in warming sunlight in the winter. Windows: Choose energy-efficient windows such as double- or tripled-paned models. The additional panes of glass create trapped air space that provides a higher insulating value. Even more efficient windows use argon gas between the panes for increased insulating values. Low-emissivity
(low-E) windows incorporate a coating applied between panes that absorbs and reflects radiant heat and ultraviolet rays. Appliances: If you’re upgrading your home, chances are it’s time to upgrade your appliances. Choose Energy Star products, which can use 10-50 percent less energy than standard models. In addition to refrigerators and ovens, consider upgrading to electric induction cooking. Heat pumps: You can have more design flexibility when building or remodeling a home with an energy-efficient heat pump. No flames or fumes means you don’t have to add vent pipes or flues that take up space and you’ll have more flexibility in placing the indoor portion of the heat pump system. Add a programmable thermostat with your new system and you will maximize energy efficiency.

A Farmhouse TRANSFORMED
BEFORE
AFTER A perfect setting but a less-than-perfect house. That’s where this wholehome transformation began for Tracey Kerbler and Stephane Goyer. Tracey and Stephane own a herd of handsome Highland cattle which Tracey was managing by commuting from their suburban Hoover home to their farm land. They decided to buy a beautiful farm that came with a large home. Originally built in the ‘70s, the home was well-sited on the property and had an attractive façade but the interior was cut up in a way that did not meet their family’s needs. To make the home work, the design/build team at Case changed garage space to game room, porch to eat in kitchen, outdated master bath to study, unused closet into new master bath and raised the ceiling in the master bedroom. Tracey and Stephane’s design goals were ample room sizes for people and large pets, lots of light, finishes that can hold up to wear, a gourmet kitchen

and a luxury bath. Moving the master bath to a better exterior wall with larger windows took care of its light and space requirements as did combining a back porch with the kitchen to make a grand space and allow the light from the beautiful windows to illuminate the kitchen. Porcelain tile on the kitchen and master bath floors was selected for both its organic beauty and wearability. In the master bath, bright white cabinets are complemented by Blue Pearl granite tops. Beadboard detailing on cabinet doors feels at home in this farmhouse setting. Volga Blue granite countertops in the kitchen make a dramatic statement. “Working with Tom at CASE was wonderful. Ask George Q.What should I look for in a remodeling
contractor? A. First and foremost, make sure they are a licensed home builder in the state of Alabama. The public can visit hblb.alabama.gov/content/Search/search.aspx and search for licensed builders, or they can call 1-800-304-0853 for license verification. Secondly, verify liability and workers’ compensation insurance. In construction projects, the homeowner has a lot of exposure, and many times the nuances of policies do not adequately cover every unique situation. Liability insurance provides a third party insurer between yours and the contractor’s. If there was a catastrophic mistake made or accidental damage to your property by the contractor, this insurance provides the financial stability for you to recover. Workers’ compensation will protect the homeowner against the risk of serious financial repercussions if a worker is
injured on your property. Hopefully, most people will tell you the truth when asked a specific question like, “Do you have liability and workers’ compensation insurance?” The best way to verify is to get confirmation directly from the builder’s insurance agent through email or U.S. Postal Service. Third, ask if they are a member of their local home builders or remodelers association. Most high performing business people believe in giving back to their industry and community; this demonstrates their support of the industry from which they make a living. People who hold leadership roles are generally respected and have the leadership skills to work harmoniously with peers across the industry. Inquire about any industry certifications such as CAPS (Certified Aging-In-Place Specialists), CGP (Certified Green Professional), ASID (American Society of Interior Designers), and CGR (Certified Graduate Re-
modeler). These are evidence of someone of whom you can expect a higher level of performance than from builders that have not invested this money, time, and energy to learn. Fourth, look for or ask for pictures of their work and references that you can contact. I prefer to give references from recent jobs we have completed and for work that was completed five years or more ago. This provides support that the company has earned its reputation over a period of time, and the clients are still happy with the work. If further comfort level is required, ask to see some of their work. Most clients are delighted for their contractor to show prospective clients their work at a mutually convenient time. Fifth, ask for a sample of the builder’s proposal. Vague and undefined proposals leave significant room for interpretation. Proposals should verbally articulate exactly

what work is being done, how certain parts of the job will be done, and what materials are being used; where materials have not been selected a specific dollar amount of allowance should be disclosed. Proposals should also be clear in defining what is not included in the proposal and pricing. For example, the proposal might state that all surface-mounted light fixtures are to be supplied by client. Sixth, trust your instincts. Inviting a builder, their employees, and trade contractors into your home to complete any project (particularly a major remodel that will take weeks) is a huge commitment on the part of all parties. Positive answers to all of the issues discussed above should provide a level of comfort. Now, finally, you have to determine the chemistry. Do you trust the builder? Have they communicated effectively with you? Have they demonstrated an ability and willingness to listen to your ideas and what you want? How did you feel about trade contractors that were part of a walk through to discuss the scope of work and provide pricing? Are you confident that this builder can deliver what you want and are you comfortable working with them in a relationship where you need to trust them and their people? This comfort and trust is essential in obtaining the best possible results.
Q. I need to remodel my kitchen, but I’m worried that once it’s all torn up the contractor will come to me jacking up the price. How can I make sure this doesn’t happen?
A. Most of our kitchen projects are design-build projects. Our ASID-accredited in-house designer and sales representatives work with the client to define and design every aspect of the project. We like to make as many selections as possible before the contract is signed so there are no surprises. If certain selections are not made, we provide allowances. The key is to make sure the builder/designer understands the level of finishes you expect. Most of our clients are looking to go beyond builder grade fixtures of $1 per square foot for tile, for example. Make sure
up front that allowances are at reasonable levels for all items that have not been specifically identified. Builders should inform you up front and include in their proposal any items that will have to be brought up to code. The most common items are the required upgrade in smoke detectors. Some items will not be discovered until demolition has started or is complete and unseen items are uncovered. Some of these items are unavoidable, but good builders will have their key trade contractors visit the job site early on to help uncover as many of these items as possible. The final written proposal should detail every aspect of the job: what is going to be done, how it is going to be done, what materials are to be used and what is not include if anything. The greater the detail, the fewer questions should be unanswered and the less the chance of unknown cost that may be incurred once the job starts.
Q. We need to remodel our bathroom, but
what I want and what my husband wants are totally different. Can someone help us make these design decisions?
A. That depends on what you disagree on and your willingness to compromise and/or make final decisions based on investment return, accessibility, or functionality if they are some of the items affecting the difference of opinion. If the difference is purely stylistic, the challenge will be greater, but we make every effort to work through the process with you. Technology allows us to draw the space so that it can be seen in 3D, providing a real-life perspective. This often helps both parties better see exactly what the end product will look like and easily make changes, additions, and deletions before the work begins.
Q.
It’s time to finish out our basement to be the “man cave,” but I don’t know where to start. How am I ever going to get this done?
A. Start with design-build remodeling contractors who have a proven track record. I will assume that you will do your home-
work in researching the contractor. Once you meet to discuss your project, the key ingredients in my mind are: A) Are they listening to your ideas and what you want? B) Have they shared any ideas that you like? C) Can they provide you with a design that includes schematics, elevations, and a 3D walk through? D) Are they able to articulate a clear understanding of what your expectations are? For example, investments in basements have one of the lowest returns in the resale value of your home in an appraisal. Having said this, finished basements also often add some of the most used and enjoyed areas of the home. These spaces can serve from everything man caves, to in-law suites, and everything in between. How this space will be used will determine the ultimate design.

By Joe O’Donnell They are among the most popular programs on television, an obsession for millions of viewers who see in the images of homes brought back to glorious life a pathway to a home they’d like for themselves. The stable of remodeling shows on HGTV and other cable networks like the DIY Network brings the wonders of restoring or reimagining a home to life, though this slice of reality TV often leaves viewers with an unrealistic view of the 16

remodeling process. Kiplinger wrote a story about the phenomenon back in 2014. At that time, HGTV sent Kiplinger the following statement: “Our goal is to respect the homebuying, selling, or renovation process, while still creating fun and entertaining programming for viewers. When we’re telling a real estate or renovation story for television, we may abridge and adjust
timelines to help manage production and time constraints. In some cases, a program is a competition series or a crazy experiment designed to play out the ‘what if ’ fantasy of our viewers. Today’s viewers are savvier than ever and know that the development of an entertaining program does require the occasional use of a creative license.” Elliott Pike owns Elm Construction, which was founded in October 2008 in a spare bedroom of Pike’s house. company is a full-service design/build firm that has enjoyed significant growth in the last 18 months, remodeling kitchens, baths, outdoor living spaces, and master suites. “The most important thing to remember about remodeling shows on television is that they are there for entertainment purposes and to sell advertising,” Pike says. The reality as Pike and his clients
experience it is quite different. “Our first conversation with the client is always about expectations and the motivation for taking on the project,” Pike says. “We want to be certain we understand what we are doing and why. If, for example, you are fixing up a home for a sale, that factors into both the expense and the design. We always try to give relevant advice, and to do that you have to understand the customer’s needs and goals.
“Expectations always include budget and timetable. Then comes design and feasibility with plenty of time on the front end for renderings and drawings, so that when are ready to start, we are in great shape and really understand the project.” George Williams of Precision Homecrafters understands the value of managing both the remodeling process and the expectations of customers. “Our goal is truly to exceed client expectations in REMODEL BIRMINGHAM

every way possible,” he says. “The workers we have in client homes are people they are comfortable with. They are polite and take care of the home the way they would take care of their own, and they respect the homeowner’s privacy.” Williams went into business in 1997 after a 30-year career as a banker. He had always been a do-it-yourselfer who loved construction projects. “We felt there was a niche for honest remodelers who would do what they said when they said,” he says. “It was the start of a second career for me and doing something I loved doing. It is fun to get up everyday, love what you are doing, and know that you are helping people along the way.”
Williams says reality remodeling shows can be misleading when it comes to timing and cost. “You are getting a 30- or 60-minute compression of a job that takes six, eight, 12 weeks, sometimes longer,” he explains. “You are getting a snapshot of what is really involved and what really happens. I think that does set up some unreasonable expectations in people’s minds about how easy or how fast remodeling projects are. Most people we deal with…just kind of laugh about it and say, ‘Oh, you mean you can’t get this done in a day?’” Jeff Rogers of Southern Pipe & Supply and Southern Bath & Kitchen (a consumerfocused designer showroom) watches remodeling shows along with his wife. “We

enjoy watching them even though, since we are in the business, I understand the unrealistic expectation that projects can be done over a weekend or a few days,” Rogers says. His company sells everything in the kitchen except cabinets and countertops. Viking is their flagship brand, but the company also carries Whirlpool, KitchenAid, Samsung, and LG, among other brands. “There is so much out there, and technology plays such a big factor now,” Rogers says. “It can be difficult for consumers to make a choice. Design/build remodelers bring so much value to the process it is unbelievable.” There are many aspects to a remodeling project that viewers don’t see on television shows. Rogers explains that the “real world” has to take into account manufacturer delivery times, freight lines, and other factors. “Stocking and transportation plays such a big role in the scheduling of a project,” he says, reiterating once again that shows create unrealistic expectations. Still, the reality remodeling shows do have an upside for the remodeling industry in increasing awareness and consumer appetites for remodeling project. Clint Lovette’s company, Lovette Construction, has had back-to-back record-breaking years. “There is definitely an uptick in the market,” he says. “We stayed busy even through the downturn because people always have things to do to their houses, but the quality of the projects have really picked up in the last two years. Luxury items have become popular like outdoor kitchens, wine cellars, things people don’t have to have. You are seeing more of that now with media rooms, smart house technology, things like that. “Reality television is a double-edged sword. Those shows get people interested in remodeling and doing projects. It is great for us for having three or four shows on every night showing remodeling, so it is wonderful from that perspective. The other side is completely unrealistic budgets, unrealistic schedules, and all of the stuff that goes along with it. We have kind of joke in our office that if someone calls in

and wants a kitchen totally remodeled for $12,000, we tell them to move to Waco (home of the popular HGTV show, Fixer Upper with Chip and Joanna Gaines). “The reason Chip and Joanna can do a $12,000 kitchen is because the product is donated and they are not making money on their remodeling work, they are making it off the TV show.”
the space, and come up with two or three different concepts. At that point they come into our office, and we do presentations. Usually we will end up creating a plan out of various parts of two or three plans that we suggest. We price the job but also do our due diligence. A lot of the housing stock we work with is old, from the 1950s or ’60s or earlier. The due diligence part is just as important as the initial pricing. It tells us what we can do in terms of the infrastructure of the building itself.” The process takes probably about a month, maybe six weeks. If there is a good match on all sides, the construction process begins. Lovette’s online job system chronicles the work, and the customer can access the schedule and check in at any point to see what is happening with the job. “It should be on cruise control at that point,” Lovette says. “I shouldn’t be calling you on the second day of demo, saying we found a $10,000 surprise. HGTV loves that kind of call, but it should never happen. If you get that call, it means the contractor did not do what they should have done.” The drama, after all, is best left to television.

Product manufacturers or suppliers are anxious to give away products or offer them at a reduced cost for promotional value. “They are making money off the television show as opposed to the actual remodel,” he explains. Lovette’s process is very measured and precise, and he believes that is the key to a successful remodeling project. “We meet with a prospect to understand their needs and goals,” he says. “Then we do a feasibility study, bring a designer out and measure 20

1. The exterior of the home was restored with window restorations, the original slate roof removed and reinstalled as well as new copper gutters. 2. The kitchen was gutted and the ceiling was raised back to the original 10 foot height. Custom inset beaded cabinetry was used throughout along with calcutta marble on the counters and backsplash. 3. An old laundry area was gutted and replaced with a new bar area for entertaining.

4. Reclaimed wooden beams and shelving were used in the kitchen to add a rustic touch to the traditional white marble. 5. A combination of traditional marble tile along with contemporary fixtures were used throughout the master bath to create a transitional space.

Bluestone Building Creates Unique Family Home A few years ago, the Kassouf family saw the opportunity to truly transform a space in downtown Birmingham. David and Jean Kassouf were ready for a real change from their Mountain Brook home and the JT Massey Mercantile building on 2nd Avenue North in downtown Birmingham presented them with the challenge of converting a historic 19th century building into a modern, 21st century living space. David Kassouf, CPA, and his wife Jean purchased part of the building and hired Rob Walker Architects LLC and Kelly Watson of Bluestone Building to transform the two- story building into a modern, urban loft. With over 9,000 square feet of living area, the home was perfect for entertaining friends and grandchildren. Bluestonetone Building was a

tailor-made fit for this project, having experience in both commercial and residential construction. They started this challenge by listening to the Kassoufs and being sensitive to their needs. They provided the clients with formalized schedules, comprehensive checklists, and monthly status reports throughout the construction process. Owner Kelly Watson says, “Success in building and renovating is all about being meticulous about the details.” And the Kassouf build-out is a great example of how details can transform a space. One of the most unique details of the home is the original Coca Cola sign that was painted on the exterior of the original building-now an interior wall. The wall had been covered in plaster that had cracked and broken away over time. That’s where Da-
vid discovered the artwork peeking through an area where the plaster had fallen off. After painstaking revoval of the old plaster by David and his son, the roughly 40 foot long and 30 foot high billboard-which spanned from the first to second floor- was brought back to life. This original painted billboard is a very rare find and The Kassoufs decided to restore the sign and make it part of their home. The Kassouf ’s primary living area is the second floor, which features 14-foot ceilings in the kitchen, living and dining space, a guest room, and master suite. The owners wished for the home to have an eclectic feel of old and new. The open kitchen provides a contemporary style and easy access from the main living area. Bespoke cabinets with
inset doors, Sub Zero and Wolf appliances, and stone counter tops gave the desired modern look. The original heart pine floors refinished beautifully. Adding a first floor garage was no easy task. The exterior wall of the building is
above. To accomplish this task, a steel beam was placed in the opening above the new garage door. With 16-foot ceilings on the first floor, a large commercial elevator was added to make access from the first to second floor easier for the family. The first

floor space also features two bedrooms with private baths, a powder room and roughly 1800 square feet of open area with stained and sealed concrete floors which create a
beautiful modeled brown finish. Loft living is increasing in popularity. Restoring an older building is a great investment but a loft is a challenging project because nothing is straight, level or plumb. KITCHEN AND BATH DESIGN: Where do I start?
Most clients are not sure where to start for their kitchen or bath project. A lot of time can be saved by using this ONE STEP: First you need to start with a design professional! There is no need in asking a contractor to quote your project if you are unsure of what you want. The design is the most important part of the process. If contractor A comes over and you just tell them that you want a new kitchen with an island, you can certainly get a price from them. However, when contractor A and contractor B have a price difference of tens of thousands, they could likely be on totally different pages for your project. Hire a designer first when thinking about a renovation project. You must have a “plan” to get accurate pricing for construction. There is a massive price difference between designs that keep all appliances and walls in their current locations versus moving walls and re-locating appliances. This is where the “plan” is essential to getting a good estimate for your project. It is important to invest in hiring a designer that will work with your space, listen to your goals and requests, and formulate a functional and beautiful design for your home. A designer’s experience is worth the investment and will save you time and money in the long run. Get a proper plan going first and work from there. Specifics like color selections will come later in the process. Selections are the fun items that come after “the plan” is settled!

The Alabama Remodeling Excellence Awards (AREA) competition was founded by the Greater Birmingham Association of Home Builders Remodelers as a means of bringing greater recognition to Alabama’s remodeling professionals. Seeking to truly make this a statewide competition, in 2008 the GBAHB passed the torch to the Home Builders Association of Alabama (HBAA) Remodelers, who now plan and organize the competition. The Alabama Remodeling Excellence Awards competition is open to all remodelers, contractors, kitchen and bath specialists, and other remodeling industry professionals in Alabama. You do not have to be a member of the Home Builders Association of Alabama (HBAA) to submit entries; however, members do receive a discount on their entry fees. All entries are judged by a panel of independent judges based on a number of factors including the scope of the project, challenges faced, and project accomplishments.
