MAKING AN OFFER Once you have found the home that you wish to purchase, your LivPortland Sales Associate will apply their professional training and do all the necessary research to help you structure an effective offer. This is where your Sales Associate’s negotiation skills come to play. When an offer is made, the seller will have the option of accepting, rejecting or counter-offering. Your Sales Associate will negotiate the best possible terms for you. In the case of multiple bids, your Sales Associate will work with you to structure the best offer you are comfortable with. Your Sales Associate will draft the purchase agreement, advising you of protective contingencies, customary practices, and local regulations. Home warranty, title, and escrow arrangements will be detailed in the offer. Although your Sales Associate will give you advice and information, it is your decision as to the exact price and terms that you wish to offer. MANAGING THE ESCROW When the purchase agreement is accepted and signed by all parties. Your Sales Associate will open escrow for you and your earnest money will be deposited. The escrow company is a neutral third party that will receive, hold, and distribute all funds associated with your transaction. INSPECTIONS AND DISCLOSURES Your agent can assist you in finding resources for inspections of all types. They will gather all the required disclosures from the seller and any other documents provided by the seller. Disclosures and reports should be reviewed by you and your Sales Associate so that any questions or concerns are satisfied. REMOVING CONTINGENCIES Prior to closing escrow, all contingencies of a Purchase Agreement must be met. Your Sales Associate will help you understand each contingency and will help coordinate this process. CLOSING ESCROW When all conditions of the purchase agreement have been met, loan documents and closing papers can be signed. You will deposit the balance of down payments and closing costs to escrow and your lender will deposit the balance of the purchase price. Once these steps are complete, the deed can be released for recording. MOVING IN Your LivPortland Sales Associate is a valuable resource. They can connect you with their network of service providers and can provide tips for planning and coordinating your move.

PROPERTY INSPECTION

ONCE UNDER CONTRACT…

As part of the sales contract, you have the right to inspect the mechanical, electrical, plumbing, and structural portions of the property along with any concerns that you have about anything that affects the property. In short, the property inspection is for things that you cannot see or things that require further investigation. We encourage you to meet the inspector at the end of inspection so that they may point out any concerns about the property and also answer any questions that you have. They will give you an itemized report for your review. If repairs are needed, you can request that the seller make them in accordance with the provisions of the sales contract, or if they are unacceptable, you may cancel the contract, provided contingencies have not been removed, meet with your Sales Associate for additional details. The initial measurement is for the purpose of marketing, may not be exact and is not for loan valuation or other purposes. If exact square footage is a concern, the property should be independently measured prior to the inspection deadline. My husband and I were nervous about buying an older home. After we had the inspection, we had a call with our LivPortland team and they were able to break down what the inspection meant to us, what we should be asking for repair wise and how to maintain the home after we took possession. How to Buy in a Tight Market

We're sure you've noticed that buying a home has become an extremely competitive process. Here are some tips:

GET PREQUALIFIED FOR A MORTGAGE You’ll be able to make a firm commitment to buy and your offer will be more desirable to the seller. STAY IN CLOSE CONTACT WITH YOUR REAL ESTATE AGENT. Your agent will be on the lookout for the newest listings that meet your criteria. Be ready to see a house as soon as it goes on the market — if it’s a great home, it will go fast. SCOUT OUT NEW LISTINGS YOURSELF. Browse your favorite sources and local real estate listing sites. Set up alerts for the neighborhoods and characteristics you’re looking for. Drive through your target neighborhoods, and if you see a home you like for sale, send the address and listing agent’s name to your agent, who can schedule a showing for you. BE READY TO MAKE A DECISION. Spend plenty of time in advance deciding what you can afford and must have in a home so you won’t hesitate when you have the chance to make an offer. BID COMPETITIVELY. Your first inclination may be to start out offering something less than the absolute highest price you can afford, but if you go too low in a tight market, you will likely lose out. KEEP CONTINGENCIES TO A MINIMUM Restrictions such as needing to sell your home before you move can make your offer less appealing. Remember that, if the market is tight, you’ll probably be able to sell your house quicker with fewer contingencies in place. You can also talk to your lender about getting a bridge loan to cover both mortgages for a short period. If your agent is experienced, they can help you with a strategy to sell and buy without making two moves. BUT DON’T GET CAUGHT IN A BUYING FRENZY. Just because there’s competition for a home doesn’t mean you should buy it. And even though you want to make your offer attractive, don’t neglect inspections that help ensure the house is a sound investment. Get your agent's opinion on what is a maximum offer price and ask why.

Vocabulary

Listening to a mortgage professional can sometimes sound like a foreign language. Here is some help with what they are talking about.

LOANS AND LENDING TERMS TERM Mortgages are generally available at 15-, 20-, or 30- year terms. In general, the longer the term, the lower the monthly payment. However, shorter terms mean you pay less interest over the life of the loan. FIXED VS. ADJUSTABLE INTEREST RATES A fixed rate allows you to lock in a low interest rate as long as you hold the mortgage and, in general, is a good choice if interest rates are low. An adjustable-rate mortgage (ARM) usually offers a lower rate that will rise as market rates increase. ARMs usually have a limit as to how much and how frequently the interest rate can be increased. These types of mortgages are a good choice when fixed interest rates are high or if you expect your income to grow significantly in the coming years. NON-TRADITIONAL MORTGAGES Also sometimes called “exotic,” these mortgage types were common in the run-up to the housing crisis and often featured loans with low initial payments that increase over time. BALLOON MORTGAGE This is a form of non-traditional financing where your interest rate will be very low for a short period of time - often three to seven years. Payments usually only cover interest so the principal owed is not reduced. This type of loan may be a good choice if you think you will sell your home at a large profit in a few years. GOVERNMENT-BACKED LOANS These loans are sponsored by agencies such as the Federal Housing Administration or the Department of Veterans Affairs. They offer special terms, including reduced interest rates to qualified buyers. VA Loans are open to veterans, reservists, active-duty personnel, and surviving spouses and are one of the only options available for zero down payment loans. FHA loans are open to anyone, and while they do require a down payment, it can be as low as 3.5 percent. Drawbacks include a slower loan process and—for FHA loans - the need to pay mortgage insurance. HOWEVER… As the housing market shifts, so do lending practices. A mortgage broker - an independent professional who acts as an intermediary between you and lending institutions - may be able to help you find a better rate than you can on your own. Also, be sure to shop around; slight variations in interest rates, loan amounts, and terms can significantly affect your monthly payment.

Buying a Home Worksheet TRACKING CLOSING COSTS Be prepared and know who’s responsible for the variety of fees and expenses at the closing table.

*Lenders keep funds for taxes and insurance in escrow accounts as they are paid with the mortgage, then pay the insurance or taxes for you. ** Because such costs are usually paid on either a monthly or a yearly basis, you might have to pay a bill for services used by the sellers before they moved. Proration is a way to even out bills sellers may have paid in advance, or that you may later pay for services they used. We're happy to help by providing you a sheet detailing your unique situation.
